<p>Back in the early 1900s, a trolley ran down Euclid Street and ended in front of the house.  That history is clearly present more than 100 years later.  Though it has been well-preserved, this home features important and attractive improvements.</p>

<p>The current owners explained to SFGate that one such improvement is the actual size of the home, though you&#8217;d be hard-pressed to see an seams in this expansion.  &#8220;A woman stopped by who said she played there with a friend when young in the &#8217;50s and the house was one-half to two-thirds the size,&#8221; one owner said.</p>
<p>The owner also said the home &#8220;survived both the &#8217;06 and &#8217;89 earthquakes on its original brick foundation, which has since been replaced.&#8221;  Other updates include the home&#8217;s configuration.  Now, the property is a duplex, and each unit could be sold separately. </p>
<p>Unit A sprawls across more than 3,100 square feet and offers two bedrooms, two baths, plus two primary suites (so an additional two bedrooms and baths, making the total offering four beds and four baths).</p>

But according to listing agent Michell Nuñez (who co-listed this property with Dan Fitzpatrick), the sellers most hope for an offer from a buyer who will treat the home as a gorgeous single-family dwelling. </p>

<p>&#8220;The current owners have called Unit A home, but have thoroughly enjoyed the flexibility of using the spacious downstairs unit for both work and play,&#8221; she said.  The owners&#8217; families live in the South and East Coast, so having the downstairs unit was so wonderful for their family,&#8221; she said. </p>

<p class="p1">San Francisco may have suffered a painful population loss in 2020, but the city&#8217;s luxury real estate market is now rolling back like fog from the bay.  Expensive home sales and prices are skyrocketing, and one particularly confident high-end developer just got one <span class="s1">special house</span> in Cow Hollow for $ 46 million.</p>
<p class="p1">If that were achieved, it would be one of the most expensive sales ever in San Francisco, which has one of the highest income inequality rates in the US and according to data it lost 4 percent of its population in May <span class="s1">a migration report from the analysis company Placer.ai</span>.</p>
<p class="p1">Despite these strong headwinds, Neal Ward, the realtor for 2582 Filbert Street, a newly built six bedroom mansion on triple the width of lot, is optimistic about the city&#8217;s prospects.  &#8220;After a very uncertain 2020, the market took off in March 2021 in ways we have never seen or expected,&#8221; he told Robb Report.  &#8220;What made San Francisco and Silicon Valley wonderful living environments is now being brought back to life after a sleepy Covid, and the city&#8217;s pulse has never felt stronger.&#8221;</p>

<p class="p1">Retiring “families and influencers”, he said, have been replaced by “an enormous number of new upstarts” [who] have been very successful. ”Awards, he said, are supported by San Francisco&#8217;s“ limited geography and available properties ”.  The $ 46 million price tag, he says, isn&#8217;t as unusual as it seems.  &#8220;While other properties exist at much higher prices, they are not for sale or are not publicly marketed.&#8221;</p>
<p class="p1">One recently <span class="s1">report</span> by Compass supports Ward&#8217;s optimism.  Sales of four or more bedrooms rose 22 percent year-over-year, while the average selling price of a home in Pacific Heights, just around the corner from 2582 Filbert Street, rose to a new high of $ 6.75 million a year is to this day (although there were only 16 sales, the supply is so tight.)</p>

The house is an emblem of biophilic design, a new trend in which a house is built to prioritize natural materials, light, ventilation, and technology for filtering air and water.  This room has a cornucopia of energy-saving and wellness-promoting facilities: solar collectors, pollutant-free paints, triple-glazed windows and doors, rainwater harvesting and a MERV-13 air filter system that changes the indoor air nine times a day.</p>

<p>Inside, the 19-foot high motorized front door (accessible via biometric entrance, of course) opens to a two-story atrium with a 30-foot stone wall.  The prospective buyer can also find a floating glass staircase and reflective indoor pools.  Further exploration reveals three indoor fireplaces and two outdoor fire pits, a fitness room with a terrace for open-air workouts, a 72-foot lap pool and built-in stainless steel spa, a separate &#8220;wellness spa&#8221; with a glass sauna and steam shower with waterfall chromotherapy -Rain head.  Other delights include a private movie theater, wine bar, Tesla Powerwall, and must-have lighting fixtures that &#8220;mimic natural shapes like water waves, plant vessel systems, lightning bolts, and other fractal shapes.&#8221;</p>
<p class="p1">Outside, a small but very well-kept garden behind the house has a stone terrace, a lawn, an outside kitchen and evergreen plants to hide from the neighbors.  The upper floors also open to terraces, while the roof is crowned by an outdoor lounge with views across the bay from the Golden Gate Bridge to Alcatraz.</p>

<p class="p1">According to the developer of the house, Gregory Malin, CEO of Troon Pacific, the look is “San Francisco meets Los Angeles.  An open, airy, modern, newly built house on such an extensive plot of land in San Francisco is unique. &#8220;</p>
