<h3><strong>Sales volume plunged 38%.</strong></h3>

<p>The median price of single-family houses in the San Francisco Bay Area peaked in April and has dropped every month since then.  By July, the median price, at $1.33 million, was down by about $220,000 from the peak and by 2% year-over-year, undoing most of the huge gains in 2021 and early 2022.</p>
<p>In San Francisco itself, the median price of single-family houses also peaked in April – at $2.06 million, according to the California Association of Realtors.  And then it sagged, and then it plunged.  In July, it hit $1.68 million.  Median prices are volatile from month to month, and they&#8217;re easily skewed by a change in the mix of what is sold, and by other factors, so we need to be careful here.  But this is nevertheless a huge plunge at the wrong time of the year.</p>
<p>Year-over-year, the median price in San Francisco dropped by 9% in July, the second month in a row of year-over-year declines, following the 4% year-over-year decline in June.  The first time the median price hit this level was in February 2018. In this chart, the seasonal low points are generally Decembers and Januarys.  The summer months tend to be in the upper part of the range – but obviously not this July.  The purple line connects the Julys.</p>
</p>
<p>Sales volume in July plunged by 38% year-over-year in the Bay Area, according to MLS data cited by Patrick Carlisle, Chief Market Analyst at Compass, San Francisco Bay Area.</p>
<p>“Across the Bay Area, markets have continued to slow and cool, with dramatic changes in demand, inventory, overbidding, price reductions, and year-over-year buyer appreciation rates,” Carlisle said.</p>
<p>&#8220;Median home sales price appreciation rates in the Bay Area have generally seen steep declines from those in 2021/early 2022, with some counties experiencing year-over-year median price declines in July,&#8221; Carlisle said.</p>
<p>“These changes vary in degree by county and market segment – ​​and monthly data can be volatile, fluctuating according to a wide variety of factors, including market seasonality – but the direction of these shifts is near universal,” Carlisle said.</p>
<h3><strong>San Francisco&#8217;s extra-special stew of housing market factors.</strong></h3>
<p>The spike in mortgage rates to over 5% is tough for homebuyers to digest, and for home sellers to adjust to, and it&#8217;s tough for them everywhere.</p>
<p>But San Francisco, with its focus on tech and startups, has become heavily dependent on venture capital funding, and on SoftBank&#8217;s funding, and on the hiring by these and other companies, with employees getting huge salaries and fantastic stock options, and all this has become dependent on booming stock and crypto prices.  So here we go:</p>
<p><strong>Prices of the most speculative assets have plunged</strong>, such as cryptos and stocks that recently had their IPOs or SPAC mergers.  Many of these stocks of companies that are headquartered or were headquartered in San Francisco have collapsed by 70% or 80% or 90% and have made it into my Imploded Stocks column.  And more broadly, despite the blistering summer rally, the Nasdaq is down 21% from its November high.</p>
<p><strong>The funding of startups has fizzled,</strong> particularly the huge amounts that SoftBank used to throw willy-nilly at Bay Area startups, at valuations that turned them into instant pop-up unicorns.  But SoftBank got waylaid by the plunge in stocks and disclosed a gazillion dollars in losses on its investments so far this year, and then shut off the money spigot.</p>
<p><strong>Venture capital firms have pulled back</strong> from funding the craziest stuff as the exits via IPO or via merger with a SPAC that they rely on to cash out have been barricaded by the brutal collapse of many of these stocks.</p>
<p><strong>Population declined</strong>.  From July 2020 to July 2021, the population of San Francisco dropped by nearly 55,000 people, or by 6.3%, to 815,000 people, the lowest since 2010, according to the Census Bureau.  But the decline started in 2019. According to estimates by California&#8217;s Department of Finance, the population peaked in 2019 at 890,000.  So since 2019, the population has dropped by about 75,000 people, or by 8.4%.  For people who live here, the City is still immensely crowded and congested, but just a little less so than during peak craziness.</p>
<p><strong>Working remotely and corporate move-outs</strong> have left the previously bustling Financial District and the South of Market area a shadow of its former self.  According to the Savills, 26% of the entire office space in the City is on the market for lease, which is huge.  Among the big cities, only Dallas/Fort Worth and Houston are in worse shape.</p>
<p><strong>New housing units have been added </strong>at a rate of 2,000 to 4,500 every year.  All of them have been multifamily, as no single-family housing has been built in over a decade.  Density in the city is growing, and huge areas are being redeveloped.  This includes Candlestick Point/Hunters Point Shipyard, Treasure Island, Parkmerced, Potrero Power Station, and others, most of which are industrial wastelands, some of them decorated with nuclear contamination from the US military during the Cold War, the cleanup of which has become its own forever soap opera of scandals.  Tens of thousands of housing units are planned for these areas.</p>
<p>But much lower home prices would solve a host of big economic and business issues in the Bay Area &#8211; including the entire phenomenon called Housing Crisis.</p>

<p>According to Ed Holmes, the Bay Area is home to the world&#8217;s fastest growing “snack religion”: the First Church of the Last Laugh.</p>
<p>&#8220;150% less dogma, it&#8217;s a light religion,&#8221; said Holmes, who also goes by the moniker Bishop Joey, the &#8220;seminal and secular head&#8221; of the church.  The group celebrates only one holy day, April 1, which they&#8217;ve dubbed Saint Stupid&#8217;s Day.  In addition to the fastest growing low-cal religious organization, Holmes also claims that they&#8217;re the world&#8217;s most dangerous church (because they dare to tell the truth) and also the largest.</p>
<p>“Our religion is based on the DNA that we share with all humanity.  Seven and half billion people share a little link, and that is a stupid gene.  Everybody&#8217;s a member of the church, they just don&#8217;t know it,” Holmes said.</p>

<p>Beginning in 1979, Holmes has gathered a motley crew of pranksters at noon on April 1 at Embarcadero Plaza and inducted the crowd into the church before embarking on the Saint Stupid&#8217;s Day Parade, soundtracked by drummers, horn players and lots of chanting.  An Associated Press story published in the Midland Reporter-Telegram in 1983 summed up the ethos of the attendees: “&#8217;What you&#8217;re doing is totally stupid,&#8217; a woman yelled at [a man] who was wearing a business suit and sandals while hauling his dollar-sign cross.  &#8216;Thank you, that&#8217;s a compliment,&#8217; he said.&#8221;</p>
<p>Over the years, the event has developed a set path through the Financial District.  Paraders take part in a series of elaborate rituals like throwing lottery tickets up in the air outside the Federal Reserve Building or banging on a utility door at 101 California dubbed the “Tomb of Saint Stupid” to see if he&#8217;ll come out.  There&#8217;s a “union-mandated” parade resting at the sunken Hallidie Plaza, and a tradition of screaming at people looking down from office buildings, compelling them not to jump or calling them slackers that need to go back to work.  Along the way, pennies are tossed on the ground as tribute to the city&#8217;s temples of commerce. </p>

<p>Back in 1985, Holmes told the San Francisco Examiner that the vision for the event came to him while he was high&#8230; on dessert.</p>
<p>“One day I was overdosing on frozen yogurt right down here on the Embarcadero when I had a vision: It was a 600-foot Saint Stupid trying to panhandle me for $249.  My sinuses started thawing out as I realized there were big bucks in religion.  Immediately I appointed myself head of the First Church of the Last Laugh.&#8221;</p>
<p>Holmes, who has lived in Berkeley for the last 32 years, first arrived in San Francisco in 1969 by way of the US Navy.  For seven years, he was a mechanic on submarines and an aircraft carrier stationed in Alameda.  The GI Bill funded his education, but then he fell into theater “by accident” and has been a physical performer ever since in groups like the Fratelli Bologna (which appeared in the 1983 film “The Right Stuff”) and the San Francisco Mime Troupe , where he worked from 1986 to 2014 until he retired because of back and knee problems.  He still teaches occasionally but identifies as a retired physical comedian, making an exception to head back into the office every April 1 to carry on one of San Francisco&#8217;s silliest rites of passage.  Pre-pandemic, the event would draw a few hundred people when it was held on a weekday, and a thousand on a weekend.</p>

<p>The event channels the attitude of San Francisco&#8217;s Merry Pranksters, an absurdist &#8217;60s collective influential in the Summer of Love, and even counted founder Ken Kesey as the parade leader one year in the mid-&#8217;80s.  As far as beliefs are concerned, main tenets of the church seem to be simply poking fun at authority and relishing in the absurd, with their main gathering space being a meme-filled Facebook group.  But in addition to falling into the legacy of San Francisco counterculture, Holmes sees the event as a modern day extension of ancient traditions like Europe&#8217;s blasphemous Feast of Fools and rebellious archetypes that exist in every society. </p>
<p>&#8220;Around the world in every culture there&#8217;s this character called the trickster,&#8221; Holmes said.  “For American Indians, it&#8217;s the coyote or the raven.  In the South, it&#8217;s Br&#8217;er Rabbit.  In China, it&#8217;s Sun Wukong, the Monkey King.  In Africa, it&#8217;s Anansi, the spider.  These are all characters that criticize and comment on culture and people.  They teach lessons through these stories and events.  Saint Stupid is just an update on this ancient tendency that happens in society.”</p>

<p>Unfortunately, the event has been on pause since 2020, and won&#8217;t officially return this year due to lingering COVID concerns and Holmes&#8217; health problems.  However, based on how active the community is online, the future of the parade seems to be in good hands.  You can find countless videos of the parade on YouTube, and even a 33-minute documentary uploaded to Vimeo last year.  There&#8217;s been talk of a last-minute Zoom edition of this year&#8217;s rituals (check the Saint Stupiders page for updates).  And despite the fact that the bishop will be on the sidelines, Holmes has heard reports that some followers of Saint Stupid will still crawl through the Financial District flash mob-style, something that gives him hope that San Francisco hasn&#8217;t lost its counterculture charm .</p>
<p>&#8220;There&#8217;s still this wild spirit happening in San Francisco,&#8221; he says.  “It&#8217;s getting squeezed out, it&#8217;s getting shut down, but there&#8217;s folks still doing it.  I haven&#8217;t given up, San Francisco is still my favorite city.&#8221;</p>

<p>The San Francisco Giants have followed up their surprising 2021 campaign with a scorching-hot 11-5 start to this season.  They will send another promising young arm to the mound in Sam Long, who will go as an opener against the Brewers in a solo makeup game in Milwaukee from the lockout postponements.</p>
<p>The Brewers will send 2021 NL Cy Young Winner Corbin Burnes to the mound, hoping he can put together another dominant performance Monday after a strong start to the campaign.</p>
<p>Will the Giants be able to hang around pitching a bullpen game vs one of the league&#8217;s very best?</p>
<h3><strong>Giants&#8217; offense looks legit</strong></h3>
<p>It&#8217;s early, but San Francisco has offered a lot of indications that its 2021 breakout season was no fluke.  The offense has been sound and the pitching staff features a wealth of excellent arms.</p>
<p>The Giants crushed right-handed pitching last season, posting a fourth-best wRC+ of 110 with a .332 wOBA.</p>
<p>In 471 at-bats in 2022 they managed up similar results, with a 112 wRC+ and a .322 wOBA.</p>
<p>This order features a number of batters who are simply irritants to try to get out.  The Giants have a chase rate of just 25% this season, and love to just hang around and make life tough.</p>
<p>Long will open the game for San Francisco, and appears unlikely to progress past six outs as he pitched in a similar role just Friday against Washington.  Long has been very effective so far this season, allowing zero earned runs in 4 2.3 IP with an xERA of 2.41.</p>
<p>Long has shown better command of his four-seamer and sinker, which have both averaged more velocity this season sitting around 94.</p>
<p>Behind him lies a strong Giants bullpen which should have a lot of quality arms available, and we can expect Gabe Kapler to find some tough matchups for the Brewers in this one.</p>
<h3><strong>Brewers Will Need Dominant Burnes</strong></h3>
<p>After a slow start to the campaign, Milwaukee has fired off wins in six of its last seven and now paces the NL Central with it&#8217;s 10-6 record.</p>
<p>The offense has struggled badly vs left-handed pitching, however, and has not been overly dominant altogether.  Milwaukee has managed a lowly 62 wRC+ against lefties, with a wOBA.  of .257.</p>
<p>We know Kapler will probably find some tough matchups for each part of the order out of the &#8216;pen, and the Brewers have posted middling results at the plate overall with an xwOBA .323.</p>
<p>This means it will be crucial for Burnes to provide yet another excellent outing Monday.  Burnes has bounced back after a rough opening start at Wrigley with 18 Ks and 2 ER in 14 innings.</p>
<p>Burnes has pitched to an xERA of 3.28 this season, with a much more average hard hit rate of 45.5% and an xwOBA of .310.  I do not think counting on a lot of regression in results from Burnes moving forward would be overly wise, but this spot certainly dictates he will need to be sharp again.</p>
<h3><strong>Giants Brewers pick</strong></h3>
<p>With how Long has pitched in the early going of this season, he should open this one up with some effective innings for a Giants club that should have the majority of its quality bullpen available.</p>
<p>The Brewers&#8217; lineup is looking pretty soft to begin this season, and I think we should see the Giants able to keep them to a reasonable total.</p>
<p>San Francisco&#8217;s order also figures to be a tough matchup for Burnes, and it could be possible we see him allowing more than average in this spot.</p>
<p>I think we will see the Giants hang around, and I see value at +105 for the game to be even or better for San Francisco through five innings.  Playing San Francisco to win the first five innings at +170 also looks good, and would likely provide about the same value.</p>

<p>SAN FRANCISCO (BCN) – The California Department of Fish and Wildlife on Friday announced the closure of the commercial Dungeness crab fishery for a large portion of the state&#8217;s coast due to recent entanglements involving humpback whales.</p>
<p>The commercial Dungeness crab fishery between the Mendocino-Sonoma County line to the US-Mexico border is set to close at noon on April 8, CDFW officials said.</p>

<p>The closure is being implemented due to two recent incidents in which humpback whales became entangled with ropes from commercial crab traps — one happening in San Mateo County and another in the Monterey Bay.</p>
<p>Commercial Dungeness crab season traditionally starts in mid-November, however, in recent years the seasons have been continually delayed due to either domoic acid or concerns for whales.  This year, the commercial season began on Dec.  29</p>
<p>&#8220;The past few seasons have been difficult for fishing families, communities and businesses, but it is imperative that we strike the right balance between protecting humpback whales and providing fishing opportunity,&#8221; CDFW director Charlton Bonham said in a statement.</p>
<p>The non-profit organization Center for Biological Diversity applauded the state&#8217;s move and called for a transition to commercial traps that don&#8217;t use ropes.</p>

<p>&#8220;We&#8217;re glad to see this closure protect whales from crab gear off California&#8217;s coast, but recent entanglements show that California has to do more to protect these animals,&#8221; said Catherine Kilduff, attorney with the Center for Biological Diversity&#8217;s Oceans program.</p>
<p>“Humpback whales migrate hundreds of miles to Monterey Bay, and state officials should protect every single one while they&#8217;re feeding there.  It&#8217;s time to get serious about moving to ropeless gear that keeps whales safe off the California coast,” she said.</p>
<p>CDWF officials are asking fishermen and boaters to keep an eye out for entangled whales and report them immediately to 1-877-SOS-WHALE or to contact the US Coast Guard on VHF Channel 16.</p>

<p>It is assumed that this record was not from an actual earthquake.  This may be due to some other (unknown) event that causes tremors, e.g.  B. Explosions, sonic booms, weather or other human or natural causes.  Even officially reported earthquakes are sometimes removed again later when seismic signals that were initially processed automatically are later manually reinterpreted so that they do not originate from real earthquakes.</p>
<p> This can happen when initial automatic calculations return an earthquake, but turn out to be incorrect in subsequent (manual) revision.</p>

<p>Our surveillance service AllQuakes received reports of an earthquake in or near San Francisco, California, USA at around 7:56 GMT.  Unless at least one national or international seismological agency confirms this, their status remains unconfirmed.</p>
