The system can offer a considerable reduction in sitter labor costs and greatly enhance overall patient safety.  This solution can conduct telemedicine consultations and integrate industry standard nurse call platforms once available for integration at the San Francisco facility.

<p>AHP grants are awarded annually to FHLBank San Francisco members working in partnership with affordable housing developers and community organizations.  Tri Counties Bank successfully nominated three organizations to be considered for the grants: Collier Avenue (Nice, Calif.), Piper Way Senior Housing (Redding, Calif.), and Siskiyou Crossroads (Yreka, Calif.).
</p>
<p>AHP awards are highly competitive, ranked based on an extensive scoring process and granted to the highest-ranking projects.  Basic eligibility requirements include projects demonstrating a need for subsidy and both developmental and operational feasibility.  Further, rental housing projects must reserve at least 20% of units for households at or below 50% of the HUD area median income (AMI) while owner-occupied housing projects must serve households at or below 80% AMI.
</p>

<p>Jun. 6—A Madison Village-based company has secured national recognition for superior accomplishments in its profession.</p>
<p>Hearn Plumbing, Heating &#038; Air recently was named 2022 Medium Contractor of the Year by the National Comfort Institute.  NCI presented that award as part of its annual conference in Scottsdale, Arizona.</p>
<p>This honor salutes a heating, ventilation and air conditioning contracting firm&#8217;s outstanding achievements in high-performance contracting, quality workmanship and dedication to customer service.</p>
<p>Companies in the Medium award category attained between $2 million and $6 million in annual sales.</p>
<p>Hearn Administrative Manager Dennielle Hearn said the company was delighted to win the award.</p>
<p>&#8220;It was a very pleasant surprise,&#8221; she said.  &#8220;We&#8217;re extremely proud of our team, and excited to see their hard work recognized on a national level.&#8221;</p>

<p>—Must be in the process of, or already completed, implementing high-performance testing as prescribed by the National Comfort Institute.</p>
<p>—Must have in place or be in the process of having in place a performance-based business culture.</p>
<p>—Must have a strong service department, and sell and maintain service agreements.</p>
<p>—Must target system renovation sales in addition to equipment replacement sales.</p>
<p>—Must include training as part of the company culture.</p>

<p>David&#8217;s son, Dan, then became an official employee after graduating from high school.  Eventually, the company evolved into David Hearn and Son Inc. Plumbing &#038; Heating Supplies and Service.</p>
<p>In 1980, the father-and-son duo relocated their business from the backyard barn to a building on West Main Street in downtown Madison Village.</p>
<p>David and Dan bought the Kimball Brothers Hardware Store, where the elder Hearn once worked.</p>
<p>The Hearns simultaneously operated Madison Hardware and ran the plumbing and heating business from the rear section of the building.</p>
<p>In the early 2000s, David retired, and a decision was made to close Madison Hardware.  But the plumbing and heating business continued, with Dan welcoming aboard son Tom to help lead the company.</p>
<p>Around that same time, Dan and Tom built Hearn&#8217;s new shop at 319 Lake St. The business is nearly across street from the house and barn owned by David, who died in 2004.</p>
<p>In the years that followed, Tom played a pivotal leadership role in helping to chart a new course for the company&#8217;s success.</p>
<p>Today, Hearn Plumbing, Heating &#038; Air focuses on working in residential homes and providing excellent service to its customers.  The company employs 16 people and tallied more than $2.7 million in sales in 2021.</p>

<p>LOS ANGELES &#8212; Julia Shwayder and Breyon Jackson&#8217;s battles to overcome adversity throughout their college careers and the examples they set for others are being recognized.</p>
<p>Shwayder, a lacrosse player at Occidental College in Los Angeles, and Jackson, a basketball player at San Francisco State, are the recipients of the first CalHOPE Courage Awards.</p>
<p>The CalHOPE Courage Award is presented by the College Sports Information Directors Association (CoSIDA) and CalHOPE, a crisis support resource for communities impacted by public health emergencies or national disasters, operated by the California Department of Health Care Services.  The award recognizes student-athletes at California colleges and universities who have overcome the stress, anxiety and mental trauma associated with personal hardships, injury or life circumstances.</p>
<p>The winners were selected by CoSIDA and an Associated Press panel.</p>
<p>Shwayder, a senior defender for Occidental&#8217;s lacrosse team, has dealt with numerous challenges.  Her father, Scott, died by suicide during the summer of her freshman year in 2019. A teammate, Zoe Nussbaum, died two years later.  She did not play last year while battling depression and a mysterious liver ailment forced her to return home.</p>
<p>&#8220;It&#8217;s hard. Obviously, ups and downs,&#8221; Shwayder said.  &#8220;I think given these circumstances, when you are faced with them it is on you to decide how to deal with those circumstances. As difficult as it was, I&#8217;ve had to go through them, grow up and learn.</p>
<p>&#8220;In the Torah, we talked about walking through the valley of death, and you just keep walking. You just have to keep going and you don&#8217;t get to stop until you&#8217;re out of it. And that&#8217;s exactly what it felt like it. I had no other option than to just keep going.&#8221;</p>
<p>Shwayder missed most of this season due to injury, but started all eight games she played, including the Tigers&#8217; final three contests of the season.  She majored in psychology and plans to attend graduate school to become a therapist.</p>
<p>While at Occidental, Shwayder was a member of Active Minds, a mental health club on campus, and organized team walks with the American Foundation for Suicide Prevention.</p>
<p>Jackson has found a home at San Francisco State, his fourth school since graduating high school in 2017. He began his college career at Cloud County Community College in Concordia, Kansas, before he transferred to Long Beach State.  Jackson&#8217;s father died from a heart attack while he was a freshman.  While at Long Beach, three childhood friends were shot and killed in Cincinnati, where he grew up, which led to more bouts with anxiety and depression.</p>
<p>Jackson left Long Beach after just 10 games during the 2019-20 season.  He transferred to West Virginia State University to be closer to home, but didn&#8217;t play in any games and ended up living out of his car.</p>
<p>After working with a trainer, Jackson transferred to San Francisco State.  He was forced to sit out the first half of the season because he was unable to track down his college transcripts in time for the regular season, but played the final 13 games and averaged 5.9 points with 4.4 rebounds off the bench.</p>
<p>Jackson is an international relations major.  He hopes to work in the NBA or with NBA Cares, NBA Africa, or the NBA Foundation after graduating.</p>
<p>&#8220;I just want to push the narrative that seeking help with mental health is OK. I know a lot of times as athletes and then even in minority communities, mental health is underrepresented. It is told to you just be all right, or shake it off or whatever the case may be,&#8221; Jackson said.  &#8220;I think that is something that you definitely need to pay attention to. I hope to be an example, or just someone somebody could just look at for inspiration because I had those people for me.&#8221;</p>
<p>Donations of $2,500 will be made by CalHOPE in Shwayder and Jackson&#8217;s names to support mental health services at Occidental and SFSU to support &#8220;Between The Lines,&#8221; a free and confidential counseling service for student-athletes operated at both campuses.</p>
<p>CalHOPE Courage Award finalists were named in March and April before this year&#8217;s winners were selected.  The other finalists were Butte College&#8217;s Peter Andrews (baseball), Chico State&#8217;s Kelsey Blaylock (golf), The Master&#8217;s University&#8217;s Johnny Buchanan (volleyball), USC&#8217;s Julia Scoles (beach volleyball) and Academy of Art University&#8217;s Alisha Wilson (basketball and track).</p>
<p>Athletes will be nominated for the 2023 award monthly beginning in September.</p>

<p>The lawsuit alleged that a company controlled by Anne Kihagi harassed her for more than a year to force her out of her apartment in order to attract higher-paying tenants.</p>
<p>They were eventually forced to vacate the building when the landlord filed an &#8220;owner eviction,&#8221; which allows eviction if an owner will be living in the building.  Kihagi claimed that a family member who also had an interest in the homeowners company was moving in, which the family lawyer said never happened.</p>
<p>The family moved into a two-bedroom home on rent that was almost three times what they paid for the apartment, according to their lawsuit.</p>
<p>In 2017, a jury awarded them more than $ 3.5 million, which reduced a pre-trial court to $ 2.7 million.</p>
<p>In its 3-0 ruling confirming this award, the First District Court of Appeals said landlords &#8220;ignored or delayed responses to maintenance and servicing issues, were uncommunicative and uncooperative, and became increasingly hostile.&#8221;</p>
<p>The decision included removing recycling bins, refusing to repair a leaky water heater, blocking access to a laundry room, and turning off electricity.</p>
<p>Messages requesting comments from a lawyer representing Kihagi were not immediately returned.</p>
<p>It is the latest of many legal disputes between Kihagi, who once owned nearly a dozen apartment buildings in San Francisco.</p>
<p>City Attorney Dennis Herrera once described Kihagi as &#8220;a ruthless predator who targets tenants in rent-controlled homes for harassment and eviction, and weed out seniors and people with disabilities for particularly despicable abuse.&#8221;</p>

<p>SAN FRANCISCO (AP) &#8211; A San Francisco landlord who was once described as an &#8220;unscrupulous predator&#8221; who allegedly tried to evict tenants from a rented apartment pays them $ 2.7 million, a state appeals court ruled.</p>
<p>The court upheld the award last month in a 2015 lawsuit filed by Dale Duncan and Marta Munoz Mendoza, who lived in the building with their daughter.</p>

<p>The lawsuit alleged that a company controlled by Anne Kihagi harassed her for more than a year to force her out of her apartment in order to attract higher-paying tenants.</p>
<p>They were eventually forced to vacate the building when the landlord filed an &#8220;owner eviction,&#8221; which allows eviction if an owner will be living in the building.  Kihagi claimed that a family member who also had an interest in the homeowners company was moving in, which the family lawyer said never happened.</p>
<p>The family moved into a two-bedroom house with a rent that was almost three times what they paid for the apartment, according to their lawsuit.</p>
<p>In 2017, a jury awarded them more than $ 3.5 million, which reduced a pre-trial court to $ 2.7 million.</p>
<p>In its 3-0 ruling confirming this award, the First District Court of Appeals said landlords &#8220;ignored or delayed responses to maintenance and servicing issues, were uncommunicative and uncooperative, and became increasingly hostile.&#8221;</p>
<p>The decision included removing recycling bins, refusing to repair a leaky water heater, blocking access to a laundry room, and turning off electricity.</p>

<p>Messages requesting comments from a lawyer representing Kihagi were not immediately returned.</p>
<p>It is the latest of many legal disputes between Kihagi, who once owned nearly a dozen apartment buildings in San Francisco.</p>
<p>City Attorney Dennis Herrera once described Kihagi as &#8220;a ruthless predator who targets tenants in rent-controlled homes for harassment and eviction, and weed out seniors and people with disabilities for particularly despicable abuse.&#8221;</p>
<p>In 2017, Kihagi was fined $ 5.5 million in a city attorney&#8217;s lawsuit.</p>
<p>A judge said Kihagi and her co-defendants exhibited &#8220;an ongoing pattern of bad faith harassment, retaliation and fraud&#8221; directed against tenants.</p>
<p>The properties were ordered by a court and some of them were sold.</p>
