<p>The LJ Kruse Company in Berkeley, California, is celebrating its 100th anniversary this year. The plumbing and heating company has been continuously owned and operated by the Kruse family since it was founded by Louis Joseph Kruse in 1916. Andy Kruse, president and part of the third generation of leadership, said in a statement, &#8220;We are very excited to enter our second century of plumbing, heating and cooling services in the Bay Area. I often think about what my grandfather Louis would say if he saw the operation today. While the past is important to us, we are more focused on the future as the fourth generation is now about to take over.&#8221;</p>
<p>Founder Louis J. Kruse was the son of a German immigrant who came to California to prospect in the gold fields of the Sierra foothills. Louis was born in Grass Valley in 1889, and when his father died in a mysterious mining accident a few years later, the family moved to San Francisco. Louis grew up in the city, enjoyed working with his hands, and learned to be a gasfitter at Lick-Wilmerding, then a vocational school.</p>
<p>After the great earthquake of 1906, Louis saw the tremendous potential for tradesmen in the East Bay and moved to Oakland. He built a home in the Rockridge neighborhood and opened his <a class="wpil_keyword_link" href="https://losgatosnewsandevents.com/san-francisco-recycled-water-program-is-performative-environmentalism/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> shop on College Avenue in 1916. After his death in 1946, his son, Edward H. Kruse, presided over the company&#39;s rapid postwar growth. The firm now operates in all five Bay Area counties and is run by the third generation, Dave and Andy Kruse. The fourth generation of Kruse leadership is ready to take the lead. They include Janell Kruse Yates VP, Nathan Kruse VP, Ben Kruse union plumber and Will Kruse dispatcher. &#8220;We need the youth and the energy that comes with it,&#8221; Andy says. &#8220;When our grandfather was young, he had a vision, and the next generation does too.&#8221;</p>

<p>The LJ Kruse Company operates two divisions from its 20,000-square-foot headquarters in Berkeley, California. (The building was renovated to LEED GOLD standards in 2012.) The construction division focuses on large commercial and residential projects with a strong emphasis on healthcare and design-build capabilities. The company utilizes in-house CAD, BIM and prefabrication techniques to install complex plumbing and piping systems in new and existing buildings throughout the region. The service division focuses on repairing and maintaining commercial, industrial and residential plumbing, heating and cooling systems. All field work for both divisions is performed by unionized plumbers, pipefitters and sheet metal workers and supported by an office staff of experienced managers and executives. The company is one of the few plumbing companies in the region that offers a range of services, from a one-hour service visit to your home to a multi-million dollar plumbing installation at a hospital.<br />

<p>Two San Francisco residents filed a lawsuit Tuesday against the construction company and contractors involved in a gas line rupture that caused a three-alarm fire on Geary Boulevard earlier this month.</p>
<p>According to the lawsuit, plaintiffs Carina Kouyoumji and Nora Wixom are suing Mastec Services Company Inc.;  Mastec Renewables Construction Company Inc.;  Kilford Engineering Inc.;  and Advanced Fiber Works Inc. Verizon Communications Inc. was also named as a defendant.</p>
<p>Both plaintiffs live in one of the five buildings that were severely damaged in the fire on February 6th.  The fire ignited after workers installing fiber optic lines near Geary Boulevard and Parker Avenue encountered a PG&#038;E gas line.</p>
<p>The lawsuit alleges the explosion was a direct result of defendants&#39; &#8220;reckless and willful violation of California law to use an excavator to dig a trench near underground facilities.&#8221;</p>
<p>The California government code requires anyone excavating near an underground installation, such as a gas line, to use hand tools such as a shovel.</p>
<p>The defendants are also accused of negligence, harassment and trespassing.</p>
<p>The lawsuit further alleges that the fire destroyed the property of the two plaintiffs, leaving them homeless.  In addition, the two suffered from mental anguish and were therefore forced to take time off from work.</p>
<p>“Ultimately, there are contractors who work near high-pressure gas pipelines in a high-density area like San Francisco.  One would think that all precautions would be taken in accordance with state law, including not using heavy machinery near gas pipelines,” said Ara Jabagchourian, lawyer for the plaintiffs.  “We’re lucky no one was hurt here.”</p>
<p>Immediately after the gas line burst, flames shot into the air for over two hours before emergency crews stopped the flow of gas.</p>
<p>Residents in the neighborhood were evacuated.  According to police and fire departments, two buildings were left with significant structural damage and three others with significant water damage.</p>
<p>According to PG&#038;E, before excavation began, contractors had called 811 to check for utility lines beneath the area.  PG&#038;E then sent crews to the area to do markings.</p>
<p>Days after the incident, the National Transportation Safety Board announced that it had begun an investigation into the cause with assistance from the FBI.  The investigation should include interviews with the contractors and subcontractors involved.</p>
<p>Florida-based Mastec and New York-based Verizon were not immediately available for comment.  Kilford Engineering could not be reached for comment.</p>
<p>The lawsuit seeks unspecified damages, Jabagchourian said.</p>

<p class="bodytext">WALNUT CREEK &#8211; As Cheryl Dumesnil and Tracie Vickers prepared for their wedding a decade ago, they thought about living in San Francisco, where other gay and lesbian families would surround them, or retreating to the suburbs where they grew up were.</p>
<p>Their choice of central Contra Costa County made them pioneers, the first two-mother family in their leafy Walnut Creek neighborhood.</p>
<p>&#8220;This is Tracie&#39;s suburban dream,&#8221; Dumesnil said Tuesday at their ranch house, as the couple&#39;s 6-year-old son, Brennan, quietly read a book and 4-year-old Kian marched around the kitchen, a singing troubadour playing a white guitar Guitar.  Neighbors welcomed this family with cookies and open arms.  </p>
<p>“After saying I would never move to the suburbs again, here I am,” Dumesnil said.</p>
<p>The family of four is among nearly 1 percent of California households &#8211; about 126,000 households &#8211; headed by same-sex couples, according to 2010 Census statistics released Thursday.  If the numbers are accurate, they show that nearly a quarter of same-sex couples in California are raising children.</p>
<p>While San Francisco remains a gay hub &#8211; the city has more than 10,000 gay and lesbian couples, compared to fewer than 300 in Walnut Creek &#8211; the census found same-sex couples in every corner of the state, making it clear that Same-sex couples in many parts of the state, suburban and rural areas have far higher chances of having children.</p>
<p>“We are not just a special interest group concentrated in large urban centers,” Dumesnil said.  “We’re basically everywhere, just trying to live a legally protected and fulfilling life.”</p>
<p>Fifteen years after the federal Defense of Marriage Act banned gay marriage and seven years after San Francisco Mayor Gavin Newsom defiantly ordered licenses to be granted to same-sex couples, gay and lesbian families remain at odds political crosshairs, but also say that society is increasingly at risk. I&#39;m getting used to having them &#8211; and their children &#8211; with us.  In turn, whether they have been previously counted or not, more same-sex couples are aware of identifying themselves on census forms.</p>
<p>Demographers warn that the numbers may overcount same-sex couples because opposite-sex couples miscoded each other in a confusing way.  The errors are compounded because there are far more opposite-sex couples than same-sex couples. </p>
<p>Gay and lesbian couples are identified in the census when the head of the household reports living with a “husband” or “unmarried partner” of the same sex.  Changes in the way the Census Bureau counts same-sex couples make it difficult to accurately compare with the 2000 census, when the count found more than 92,000 same-sex couples in California.<br />However, it is clear that the number of open same-sex couples nationwide has increased significantly over the last decade.</p>
<p>&#8220;We have evidence that over time, more and more people are willing to report (same-sex unions),&#8221; said demographer Gary Gates of UCLA&#39;s Williams Institute on Sexual Orientation Law.  “We saw that these increases were the largest outside of well-known gay neighborhoods.  I expect these increases would be larger in the Central Valley than in San Francisco.”</p>
<p>Same-sex couples in suburban and rural areas are far more likely to be raising children than their urban counterparts.  National studies show that about 19 percent of children of same-sex couples are adopted, Gates said.  Many more are children from previous heterosexual relationships.</p>
<p>“This type of pattern is much more common in conservative areas where people come out later in life,” Gates said.  “The further you get from San Francisco, the greater the proportion of same-sex couples raising children.”</p>
<p>For some same-sex couples, life in the outskirts of the Bay Area still seems like living on a cultural frontier.</p>
<p>The census counted 138 gay male couples in Antioch last year and found that 30 percent of them have children.  However, partners Joe Horacek and Jonathan Lee only know one other family like them, who lives on the other side of town.</p>
<p>The family moved from South San Francisco to Antioch in 2004 because they wanted a larger, cheaper home to raise their three adopted children.  Horacek and Lee were among about 18,000 same-sex couples who married for six months in 2008, when gay marriage was legal in the state, before voters passed Proposition 8.  Life in Antioch was simpler when the children were small;  Her oldest children, 14 and 13, now struggle to fit in in a community where two fathers are a rarity.</p>
<p>“My son encountered some negative reactions from kids on Facebook,” said Horacek, a local teacher.  “We don’t want to be the ones putting the targets on their backs.  All children get teased about something, but usually it has to do with themselves.  We add that additional liability for customization.”</p>
<p>Hosts who greet the family of five at local restaurants sometimes mistake them for two separate parties.  Because her 9-year-old daughter doesn&#39;t have a mother, a school principal recently asked if she could play the role for a Mother&#39;s Day tea.  Usually polite conversation smooths over an adult&#39;s confusion, but the couple sometimes wonders if life would be easier for their children on the other side of the East Bay hills.</p>
<p>“For the most part, no one has questioned us or given us any problems, but there is more assumption here that the children have both a mother and a father,” Horacek said.  “I know that, particularly in places like Berkeley and Alameda County, conversations about different types of families and same-sex relationships are part of the curriculum.  That’s not necessarily the case out here.”</p>
<p>Three percent of households in San Francisco and just over two percent of households in Oakland, Berkeley and Emeryville are headed by same-sex couples, making these Bay Area cities with the highest concentrations of gay and lesbian partners.  Other East Bay cities are close behind, and most of the neighborhoods outside of San Francisco with the census-highest number of same-sex couples are along the East Oakland foothills.</p>
<p>Same-sex couples from the East Bay are also more likely to have children than couples from San Francisco, although the same is true for heterosexual couples as well.  Just over 4 percent of gay male couples in San Francisco and 19 percent of lesbian couples have children, compared to 11 percent of gay male couples and 22 percent of lesbian couples in Oakland. </p>
<p>Maya Scott-Chung and her multi-ethnic family also chose the East Bay because she found it more diverse.</p>
<p>“It wasn&#39;t just because we could afford to buy a house here, although that was part of it,” said Scott-Chung, who lives with her transgender partner and daughter in Oakland&#39;s San Antonio neighborhood .  “It is important to us to live in Oakland because it is one of the most culturally, linguistically and economically diverse places in the Bay Area and probably the world.  There are a large number of lesbian and two-mother families here.”</p>
<p>Nationally, lesbian partners are more likely to raise children than gay men &#8211; 32 percent of lesbian households have children, compared to 17.8 percent of gay male couples.  Horacek said being a minority among minorities in a place like Antioch can be exciting and a little scary.</p>
<p>&#8220;Obviously gays have been in relationships for centuries, but this appears to be the first generation where this is happening in large numbers, particularly through the addition of children into the family,&#8221; he said.  “We sometimes feel like we are soldiers at the front.  Change is happening, but it’s still not mainstream here.”</p>

<p>Late Wednesday morning, SF Mayor London Breed shared the news that two unidentified people had died in storm-related unrest the day before.</p>
<p>Two San Franciscans died Tuesday, both reportedly suffering injuries from falling trees in the storm, and both were taken to Zuckerberg SF General Hospital. </p>
<p>KRON4 reports that one death occurred when a tree fell on two people at Polk and Post streets around 3:40 p.m.  One person was taken to hospital with life-threatening injuries and a second had non-life-threatening injuries.</p>
<p>The second death, while unconfirmed, appears to have been caused by a fallen tree on 23rd Avenue near Lincoln Way.</p>
<p>Mayor Breed announced the deaths on Twitter and also tweeted a message from the Department of Emergency Management this morning.  In preparation for further showers on Wednesday, it said: “If you drive, cycle or walk, take your time and look after each other.  Wearing bright colors can help you stand out in the rain.  Additionally, stay away from flooded areas.&#8221;</p>

<p>Additionally, Mission Local reports that SFPD Sgt. Kevin Brugaletta, the shooting range master at the Lake Merced police shooting range, was &#8220;seriously injured Tuesday when a tree fell on his city vehicle.&#8221;</p>
<p>Previously, we learned a man was killed and a woman was injured when a tree fell on their car in Walnut Creek.  As NBC Bay Area reported, this incident occurred on Stanley Dollar Drive around 7 p.m. on Tuesday.</p>
<p>Also, a man, possibly a plumber, was killed when a tree fell and smashed his <a class="wpil_keyword_link" href="https://losgatosnewsandevents.com/san-francisco-recycled-water-program-is-performative-environmentalism/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> truck in San Mateo County.  This incident occurred on Tuesday just after 1:30 p.m. on the Alpine Road near Portola Valley.  As KRON4 reports, firefighters were trying to rescue the passenger of the van when a second tree fell and hit a car behind the van, but no one was in that vehicle at the time.  At around 1:55 p.m., firefighters reached the man in the van and he was pronounced dead.</p>
<p>A fifth storm-related death occurred in Oakland.  A homeless man in a tent near Lake Merritt was also killed by a fallen tree that smashed his tent, the Chronicle reports.</p>

<p>The Bay Area Air Quality Management District Board of Directors (BAAQMD) on Wednesday approved new regulations that will gradually reduce nitrogen oxide (NOx) emissions from natural gas furnaces and water heaters in the Bay Area. </p>
<p>According to the Air District, natural gas construction equipment is one of the largest emitters of nitrogen oxides of all stationary air pollution sources, producing a similar amount of NOx pollution as passenger vehicles in the Bay Area. </p>
<p>“The Bay Area’s 1.8 million water heaters and furnaces significantly impact our air quality, leading to dozens of early deaths and a variety of health impacts, particularly in communities of color,” said Dr.  Philip Fine, Air District Executive Officer.  “This groundbreaking regulation will phase out the most polluting devices in homes and businesses to protect Bay Area residents from the harmful air pollution they cause.”</p>
<p>Many illnesses, including cough, wheezing, difficulty breathing, asthma and increased susceptibility to respiratory infections, have been linked to NOx exposure, while asthma and other respiratory diseases, neurological diseases, heart attack, stroke, lung cancer and premature death have been linked to exposure to fine dust.</p>
<p>The new changes will prevent up to $890 million a year in health damage from air pollution.</p>
<p>However, the Air District added that the rule changes apply only to new equipment and do not require the immediate replacement of existing equipment.<strong> </strong>They also do not apply to appliances used for cooking, such as:  B. Gas stoves.  The Air District expects the new regulation to reduce NOx emissions by 90% and significantly improve air quality in the Bay Area.</p>

They meet the royal family, chimney sweeps, newsboys, the Cratchit family and even Mr. Dickens, who gives several readings every day.</p>
<p>Children can giggle at puppet shows (Punch &#038; Judy is a British classic), watch a toy parade, learn to be a chimney sweep and meet Santa Claus.  You can also make gifts to give as gifts: rolled beeswax candles and hand-painted ornaments.</p>

<p>The former Northern California home of Golden State Warriors superstar Stephen Curry and his wife, television cooking personality Ayesha Curry — with panoramic views of the San Francisco skyline, the Bay Bridge and the Golden Gate Bridge — is for sale for $1.69 million .</p>
<p>According to public records, the Currys bought the Oakland bayside penthouse at The Ellington apartment complex in 2012 for $1.475 million, a year after they married and before the Warriors became an NBA dynasty.</p>
<p>The sellers purchased the home from the couple in 2014 for $1.5 million.</p>
<p>“This is a real hit!” says the official property list.</p>
<p>The two-story penthouse&#39;s floor-to-ceiling windows also offer views of downtown Oakland and Mount Tamalpais.  The luxurious 2,084 square feet of living space includes three bedrooms, four bathrooms and a gourmet kitchen.</p>
<p>There is plenty of outdoor space.  There are three balconies and an oversized patio.</p>
<p>Three parking spaces and an electric vehicle charger are among The Ellington&#39;s many amenities, including 24-hour concierge services, a fitness center, a club room, a pool and a spa.</p>

<p>As NBC Bay Area&#8217;s Investigative Unit has learned, the designer of the problematic repairs to the sinking and tipping Millennium Tower recently informed city officials about a particularly unpleasant potential byproduct of subdivision development &#8211; sewage backups.</p>
<p>“Sewer lines must have a slope (at least 1/8 inch per foot) to allow for efficient flow of material,” Ron Hamburger said in an email to city officials in late August. He identified at-risk drains that currently slope south and east — contrary to the current northwest slope — and said those lines “will experience a reduced gradient and potentially become a problem.”</p>
<p>The sewer alarm was part of an assessment of the building&#8217;s &#8220;functionality&#8221; as the building leaned an additional five inches during work on the so-called rehabilitation that began in May. This <a href="https://losgatosnewsandevents.com/current-updates-in-automotive-hvac-system-market-analysis-report-segmented-by-functions-geography-tendencies-and-projection-2028-ksu/">project is currently on hold pending testing and analysis</a>, which triggered the unexpected, accelerated settlement.</p>
<p>Hamburger told city officials that experts were assessing the stress on vertical pipes due to the tilt, while engineers had found no signs of a &#8220;malfunction&#8221; in the elevator system.</p>
<p>With the building now tilted 22 inches to the west, experts believe the sewage problem will worsen because the tilt has flattened the angle of some drain lines by up to 25 percent.</p>
<p>The drains in the owner&#8217;s third-floor eat-in kitchen have already experienced &#8220;some blockages,&#8221; Hamburger said in his email summary to city officials, and they now require &#8220;maintenance through regular chemical flushing.&#8221;</p>
<p>“This and other lines may need to be adjusted to restore the grade,” Hamburger noted in a presentation to city officials.</p>
<p>“There is the problem that the slope is not enough or is too great, in either case there can be problems,” says Mark Savel, an architect and contractor with three decades of experience analyzing building damage, such as the balcony collapse in Berkeley in 2015.</p>
<p>“A blockage or system backup is to be expected – so the existing system should be inspected and monitored,” says Savel.</p>
<p>Meanwhile, <a href="https://losgatosnewsandevents.com/san-francisco-breaks-floor-on-reasonably-priced-housing-for-96-homeless-residents-in-soma-cbs-san-francisco/">residents risk losing entire wooden floors</a> and walls because of the health risks associated with massive traffic jams, Savel says. He adds that the risk is particularly high when people use the system at the same time.</p>
<p>“On those days when the <a href="https://losgatosnewsandevents.com/jon-payne-made-a-house-full-of-music-in-boulder-creek/">house is full</a> of people, you’re celebrating a holiday, or you have a special occasion,” he says, “you end up calling Roto-Rooter. Because your system will be put to the ultimate test.”</p>
<p>Savel says building managers should first order a <a href="https://losgatosnewsandevents.com/san-francisco-drain-cleansing-plumbers-announce-99-san-francisco-drain-cleansing-particular-and-free-video-drain-inspection/">video inspection</a> of all plumbing to identify immediate risks and long-term problems.</p>
<p>Any final solution, which would involve adjusting the height of hundreds of pipes to allow proper flow, would have to wait for the sinking and tilting structure to fully stabilize, he says.</p>
