<p>Moving into a new home is supposed to be joyful.  Before moving day, you may have pictured yourself spending the next several weeks painting walls, decorating, and breathing a sigh of relief after a grueling buying process.  The t&#8217;s are crossed, the i&#8217;s are dotted, and you can finally chill.  Congrats—you&#8217;re a homeowner!</p>
<p>But amid all of that excitement, many new homeowners have found unanticipated expenses due to a laundry list of items that need fixing.  This is often the case with homes that were purchased as is.  But even homes that went through a thorough inspection can be ticking time bombs for unexpected repairs.</p>
<p>We reached out to real estate pros and recent homebuyers to uncover the most common reasons why new owners call a handyman.  Read on for what home inspectors might overlook, what kind of fixes they entail, and what to watch out for the next time you&#8217;re in the market for a new home.</p>
<h2 id="1-dryer-vents">1. Dryer vents</h2>
<p>If a washer and dryer are blocking the vents, home inspectors often skip inspecting them.</p>
<p>“When home inspectors are unable to check dryer vents, it can be a big issue,” says <strong>Patty Sakunkoo</strong>a homeowner and real estate investor who has purchased seven homes in California, Nevada, and Texas in the past 11 years.</p>
<p>&#8220;After closing, we&#8217;ve found that sometimes vents are so clogged, the dryers couldn&#8217;t even dry clothes,&#8221; she adds.  “Plus, those clogs create fire hazards.  If the vents are relatively easy to access and straight enough, you can clean them yourself.  But you may need to hire a technician.”</p>
<p>Hiring a specialist will run you $50 to $150 per hour, depending on your location.</p>
<h2 id="2-faulty-major-appliances">2. Faulty major appliances</h2>
<p>In general, major appliances have a fairly standard shelf life.  But even if home inspectors give yours the green light—and you believe they have a few years of life left—proceed with caution.</p>
<p>“Many appliances—especially things like water heaters and gas stoves—can fail with little or no warning, even after passing a home inspection,” says <strong>Troy Portillo</strong>, director of operations of Studypool.  “This is one area where I&#8217;ve found that buying a home warranty or extended warranty on key appliances can be a worthwhile investment.  If you&#8217;re cash-poor after buying a new home, a warranty can be a good hedge against the risks of a catastrophic appliance failure in the short term.”</p>
<p>Depending on the location and size of your home and the cost and age of the appliance, a home warranty or extended appliance warranty will run you anywhere from a few hundred dollars to a few thousand.  But both options are much cheaper than buying a new gas stove or water heater.</p>
<h2 id="3-hvac-breakdown">3. HVAC breakdown</h2>
<p>Maintaining your home&#8217;s temperature is essential to comfort.  But often, home inspectors simply don&#8217;t have the time to assess real issues with your heating, ventilation, and air-conditioning system in one short visit.  Therefore, you can start to see problems after move-in day.</p>
<p>“The HVAC system, specifically the AC, has been a big issue in almost half of the homes we&#8217;ve bought,” says Sakunkoo.  “Sometimes, the inspector says the delta of the temperature is not optimal, but they wouldn&#8217;t elaborate.  Then, sellers argue that it&#8217;s because the weather was unusually hot so the AC couldn&#8217;t keep up when the inspector happened to be there.”</p>
<p>Sakunkoo says she&#8217;s discovered leaks in the system or that the coil or evaporator needed to be replaced after a few months of homeownership.</p>
<p>“Sellers often try to hide AC problems because they&#8217;re costly to fix, but hard to prove unless you actually live there,” Sakunkoo says.  “And problems with heating system are often difficult to identify in the summer when heaters aren&#8217;t operational.”</p>
<p>Even a minor problem in the HVAC system will end up costing several hundred dollars, at a minimum, with the potential to cost thousands.</p>
<h2 id="4-roof-damage">4. Roof damage</h2>
<p>In general, home inspectors are looking for cosmetic damage to a roof, or obvious structural concerns.  But that means many issues fall through the cracks that inspectors aren&#8217;t trained to detect.</p>
<p>“While inspectors rarely miss major roof damage, they often flag issues in the inspection report by recommending a professional roofer takes a second look at it,” says <strong>Eric Waller</strong>, owner of Total Roofing Systems, with branches in Dallas and Grand Junction, CO.  But because hiring a separate roof inspector will cost a few hundred dollars, many cash-strapped homebuyers ignore the advice.</p>
<p>&#8220;Please don&#8217;t ignore the warning,&#8221; says Waller.  &#8220;Home inspectors aren&#8217;t qualified to assess the true functionality of roof systems, and they look for cosmetic damage like missing shingles and scuffs.&#8221;</p>
<p>Waller learned his own lesson the hard way in 2018, when he bought a large home with a damaged ridge section.  He ignored the inspector&#8217;s red flag and ended up spending $35,000 soon after to replace the roof.  The mistake did inspire him to launch Total Roofing Systems, and now he offers proactive roofing assessments to real estate agents.</p>
<h2 id="5-poor-insulation">5. Poor insulation</h2>
<p>Insulation is—or should be—everywhere in a home, but because it&#8217;s hidden from immediate view, it&#8217;s hard to assess its condition.  Inspectors often don&#8217;t have the tools to truly analyze the soundness of the home&#8217;s insulation in one short visit.</p>
<p>“There are many types of insulation hidden behind walls, in attics, and under floors, so it&#8217;s difficult to assess all of it,” says <strong>Cynthia Cummins</strong>, a real estate agent in San Francisco and the owner of Kindred SF Homes.  &#8220;Poor insulation, such as air gaps between window frames, may not be noticed until the house has been occupied for some time.&#8221;</p>
<p>Gaps in insulation can result in higher utility bills and excess energy use.  If certain areas of your home are consistently too hot or too cold, you&#8217;re going to need to call a handyman, Cummins says.</p>
<p>“Often, they can use infrared cameras to detect temperature fluctuations caused by inadequate insulation, and make repairs to damaged materials safely and securely,” she adds.</p>
<p>Depending on the extent of the damage and your home&#8217;s location, the fix will run from several hundred dollars to several thousand.</p>
<h2 id="how-to-protect-yourself">How to protect yourself</h2>
<p>All of these issues may leave you feeling flummoxed and fearful.  But you can protect yourself.</p>
<p>“There is a general misunderstanding about how much a home inspector truly knows,” says <strong>Denise Supplee</strong>, a real estate agent and the founder of SparkRental.com.  &#8220;A good home inspector knows a little about a lot.&#8221;</p>
<p>So what can homebuyers do to make sure they&#8217;re not buying a money pit?</p>
<p>&#8220;Read all of the contracts thoroughly,&#8221; Supplee advises.  “Make sure to also pay close attention to any seller&#8217;s disclosure.  Some states, like Pennsylvania, require them.</p>
<p>“I had a situation myself where a homeowner did not disclose a mold issue,” she adds.  “The home inspector missed it.  Less than a few weeks of living in the home, the mold started coming through.  I contacted a mold inspector.  He found that the mold had been there and was painted over.  Because they knowingly left out the mold issue in the seller&#8217;s disclosure, the sellers had to pay for the remediation.&#8221;</p>
<p>Read your contracts, do your homework, and, when in doubt, hedge your bets and spend an extra few hundred dollars on additional inspections from specialists, or invest in extended warranties.</p>

<p>Hundreds of workers at the Tenderloin Housing Clinic, the largest operator of single-room occupancy buildings in San Francisco, said they were planning a one-day strike expected to commence on Wednesday.</p>
<p>The employees overwhelmingly voted to authorize a strike in May, with 99% in support.  Since then, the union and THC have continued meeting for bargaining talks that have now been grinding on for nearly eight months.</p>
<p>While the two sides made progress addressing worker fatigue — agreeing to allot three mental health days for each employee — they remain at odds over wages, the key issue driving the strike.</p>
<p>“Wages pay rent, they pay rising gas bills, they pay for groceries,” said Evan Oravec, a THC community organizer and president of its union, which is affiliated with Service Employees International Union Local 1021.</p>
<p>So far, THC&#8217;s position on wages increases “is not satisfactory for workers,” Oravec said.  &#8220;It doesn&#8217;t raise everyone enough,&#8221; he said, referring to the proposed scale of $19 to $21 an hour for desk clerks, $20 to $22 for janitors and $22 to $24 for maintenance workers.</p>
<p>That range is too low, Oravec said, and has triggered fears of pay compression, which occurs when employees with different levels of experience earn roughly the same amount.  A desk clerk with one or two years of experience already makes $18.40 an hour, Oravec said, fearing the new rates would effectively lock these employees in at a salary barely better than their current earnings.</p>
<p>Tenderloin Housing Clinic&#8217;s executive director, Randy Shaw, said he shares the union&#8217;s concerns about setting the bottom of the pay scale too low.  Though Shaw believes that Wednesday&#8217;s action will have little impact on SRO residents — given its short anticipated duration — he and other managers have pressed the city to raise the proposed bar as contract negotiations wear on.</p>
<p>“We know it&#8217;s disruptive to not go in for a day,” clinical case manager Marissa Roarty said, indicating that without janitors, toilets might get clogged and trash might not get taken out, and without desk clerks, guests might not be able to come and go.</p>
<p>She said the workers &#8220;feel like this is a last resort.&#8221;</p>
<p>Union organizers were threatening to strike for several days, even as they continued bargaining with management.  Though the talks appear amicable, workers sent a strong message when they held a picket sign-making party last Wednesday.</p>
<p>Mayor London Breed and the Board of Supervisors boosted funding in San Francisco&#8217;s budget this year for city-contracted nonprofits — and specifically those that oversee permanent supportive housing — with an eye toward increasing wages.  The budget includes a 5.25% pay increase for all employees of nonprofits funded by the city, plus a 2.5% increase for all nonprofit contracts, which could also go to worker earnings.</p>
<p>Additionally, the city is providing $3 million annually to nonprofits in the permanent supportive housing sector, to bring case manager salaries up to $28 an hour, according to the mayor&#8217;s office.</p>
<p>However, Shaw said he&#8217;s been assured only that case managers&#8217; salaries would rise to $25 an hour.</p>
<p>Another item in the budget allocates $12 million annually to raise wages of other frontline workers in the permanently supportive housing sphere.</p>
<p>Shaw said he agrees with the union that the minimums established in the current proposed pay scales for desk clerks, janitors and maintenance workers are all too low.  He said the Department of Homelessness and Supportive Housing set those ranges, and the Tenderloin Housing Clinic has emphatically pushed to increase them.</p>
<p>A representative of the Department of Homelessness and Supportive Housing said officials have prioritized “wage equity” in this year&#8217;s budget.</p>
<p>&#8220;We&#8217;ve been pounding HSH as hard as we can,&#8221; Shaw said, adding that clinic management also tried lobbying members of the Board of Supervisors&#8217; Budget and Appropriations Committee, but could not persuade the majority of its five members to mandate that the department set pay at the higher end of the scale.</p>
<p>Robert Crockett, a custodian at THC who currently makes $17.37 an hour, said he&#8217;s confident his union will negotiate a better wage.</p>
<p>“The cost of living in San Francisco is very high: telephone bills, washing clothes and then I have grandkids,” Crockett said during a phone interview Thursday afternoon from the Raman Hotel, one of the clinic&#8217;s buildings on Howard Street.</p>
<p>Crockett lives in the Galvin Apartments, a separate Tenderloin Housing Clinic property in SoMa.</p>

<h4 class="title">Atlanta government employee union leader raises concerns over work conditions</h4>
<p>The Professional Association of City Employees of Atlanta President Gina Pagnottas says the working conditions at Atlanta&#8217;s 911 call center are &#8220;horrible.&#8221;</p>
<p><span class="dateline"><strong>ATLANTA</strong> &#8211; </span>Workers at Atlanta&#8217;s 911 call center are back in their facility on Friday just days after it had to be evacuated.</p>
<p>AN HVAC failure stemming from crews trying to repair an ongoing issue with the facility&#8217;s generator.  That generator has caused problems on its own in the past.</p>
<p>The staff had to make do in a tiny space next to the Fulton County communications office.</p>
<p>A Union leader said up to a dozen employees were packed &#8220;almost on top of each other&#8221; making it difficult to hear the calls coming in.</p>
<p>They said moving back into their rightful facility will help as the weekends are the busiest time of the week for 911 calls.</p>

<p>ANTIOCH (KPIX) — Families demonstrated in front of the Antioch Police Department on Saturday to demand transparency and accountability related to in-custody deaths.</p>
<p>This came as the FBI and the Contra Costa County District Attorney announced last month it had launched an investigation into multiple Pittsburg and Antioch police officers.</p>

<p>“We&#8217;ve joined the club that nobody wants to be a member of,” said Robert Collins, stepfather of Angelo Quinto, who died in police custody on December 23, 2020.</p>
<p>About 30 people gathered to listen and share stories of alleged police brutality.  Some families accused Antioch police of killing their loved ones.</p>
<p>&#8220;When Angelo was killed, there were two crimes committed that night.  One was his actual death.  And the second one was the cover up,” said Collins.</p>
<p>Quinto&#8217;s family filed a wrongful death lawsuit against the city of Antioch.  They claimed an officer put his knee on the 30-year-old man&#8217;s neck for almost five minutes, cutting off his oxygen.</p>
<p>&#8220;This process of grief that&#8217;s always going to be prolonged because we don&#8217;t have any sense of closure,&#8221; said Quinto&#8217;s sister, Bella Quinto Collins.</p>
<p>The family said it trusted the police.  That was why they called the police for help when Quinto was dealing with mental illness.</p>

<p>&#8220;Such a life-changing moment that you will never forget that,&#8221; cried Quinto&#8217;s mother, Cassandra Quinto-Collins.</p>
<p>Some demonstrators are even asking for the ouster of the Contra Costa County Sheriff David Livingston.</p>
<p>“We are calling for Sheriff Livingston to resign in light of his irresponsible and dangerous remarks made following the sentencing of Andrew Hall.  If he doesn&#8217;t resign, we&#8217;re calling on the Board of Supervisors to at least publicly censor him.  And if neither of those happens, we&#8217;re calling on the public to vote him out this June,” said Veronica Benjamin, co-founder of police watchdog group Conscious Contra Costa.</p>
<p>The FBI and the Contra Costa County district attorney are investigating multiple Pittsburg and Antioch police officers.  Pittsburg police said three officers are on paid leave during the investigation.  </p>
<p>But Antioch has so far to decline to say how many of its officers are under investigator.  The DA&#8217;s office and the FBI declined to say what the investigation was about or answer any questions.</p>
<p>Antioch Mayor Lamar Thorpe said he fought for police reform and will work with the new interim police chief to bring change to the department.</p>

<p class="text | article-text">BOWLING GREEN, Ky.  (WBKO) &#8211; “I want the public to know that there&#8217;s always two sides to every story,” said Liz Nelson, owner of Providence Homes.</p>
<p class="text | article-text">In August of 2021, the Q Group, owners of Q Coffee Emporium filed legal action against their landlords, Steve and Liz Nelson, for what they call an “inadequate HVAC system.”</p>
<p class="text | article-text">Providence spoke exclusively with WBKO news.</p>
<p class="text | article-text">“We too had a part in Q&#8217;s dream.  We were invested very heavily both physically, mentally, and spiritually with the family and we had a big financial part in this location that they were in,” said Liz Nelson.</p>
<p class="text | article-text">WBKO uncovered legal actions filed last summer.  Court documents indicate Providence did not push them out of the building.  The court said the landlords needed to take the *steps* necessary to upgrade to the HVAC system.</p>
<p class="text | article-text">“We were deeply disheartened by the choices that they chose to make.  We tried to work with Q regarding the HVAC and the water leaks.  We believed we were on a good plan through the courts to follow, to be able to get everything taken care of,” Nelson said.</p>
<p class="text | article-text">Q coffee emporium recently made a post on Facebook that went viral.  They stated they were pushed out of the building.  They also claim those same landlords then made plans to open their own coffee shop in the same building.</p>

<p class="text | article-text">“The last thing we ever wanted was for Q to abandon the building.  They left us in a devastating financial situation,” Nelson.  “The building was built and equipped to be a coffee shop for Q. Our only option was an attempt to put it back as a coffee shop.  Renovating again to make it a different business would have only added more cost.”</p>
<p class="text | article-text">They say they&#8217;ve taken every step to assure the HVAC system is fixed and stop water leaks, but their Q decided to vacate the property in January.</p>
<p class="text | article-text">&#8220;I want the public to know that there is a lot of emotion in this because of the relationship and how long we were friends, but that emotion should not effect our business and it should still be very professional,&#8221; Nelson said.</p>
<p class="text | article-text">The lawsuit is still pending</p>
<p class="text | article-text">Nelson says she holds no animosity towards Q and wishes them the best of luck in the future.</p>
<p class="text | article-text">“In fact, we encourage the public, if you enjoy their products to please enjoy their product.  It&#8217;s been extremely stressful, it&#8217;s been a lot of heartache, but we feel like we&#8217;ve put all that behind us and we&#8217;re just moving forward,” said Nelson.</p>
<p class="text | article-text">Providence Coffee House and Marketplace is now open on 3031 Nashville road from 5AM-5PM.</p>

<p>According to a report by NFL.com, Jim Harbaugh and the Vikings had an &#8220;exploratory meeting&#8221; Saturday afternoon about Minnesota&#8217;s head coaching vacancy.<span class="Apple-converted-space"> </span></p>
<p>The Vikings &#8220;plan to conduct in-person second interviews for their head coaching job with several candidates this week&#8221; while they &#8220;continue to explore the possibility of hiring Michigan coach Jim Harbaugh,&#8221; Tom Pelissero <strong>detailed Sunday morning</strong>.<span class="Apple-converted-space"> </span></p>
<p>According to the report, Minnesota Michigan requested and received permission to speak with Harbaugh.  The interview was held to &#8220;gauge his interest&#8221; and while no further meetings are currently scheduled, &#8220;Harbaugh remains a candidate for the job.&#8221;</p>
<p>&#8220;It wouldn&#8217;t be surprising if the Vikings brought him into the facility this week,&#8221; Pelissero wrote.<span class="Apple-converted-space"> </span></p>
<p>On Saturday, ProFootballTalk was the first to report that it was Harbaugh <strong>Interview with the Vikings</strong>.  This news came a day after Sam Webb of <span>This was confirmed by the Michigan Insider</span> that rumors of mutual interest between the Vikings and Harbaugh have &#8220;merit&#8221;.<span class="Apple-converted-space"> </span></p>
<p>Speculation about Harbaugh&#8217;s future has been rife since the Michigan soccer team wrapped up their best season in a decade.  The Wolverines won 12-2, beat Ohio State, won the Big Ten Championship and made the college football playoffs for the first time ever.<span class="Apple-converted-space"> </span></p>
<p>Harbaugh, who is under contract with Michigan through the 2025 season, took a widely publicized pay cut last January as part of his stimulus-laden deal.  While Harbaugh has said publicly that he doesn&#8217;t mind the contract — &#8220;I&#8217;d do it for free,&#8221; he once said of his job — his name has been linked to several NFL job offers in recent weeks. </p>
<p>The newest and the one that seems to have the most steam right now is in Minnesota.</p>
<p>The Vikings fired coach Mike Zimmer and general manager Rick Spielman after Minnesota finished 8-9 and missed the playoffs.  Kwesi Adofo-Mensah, the Vikings&#8217; new general manager, was a staffer with the San Francisco 49ers at the end of Harbaugh&#8217;s tenure there. </p>
<p>Earlier this week, Adofo canteen <strong>explained</strong> as he approaches Minnesota&#8217;s coach search.</p>
<p>&#8220;We will dive into this head coaching quest and bring a partner to me and this organization that will take us where we want to be,&#8221; said Adofo-Mensah.  “We&#8217;ve had some initial talks, but those were just the first;  of course, we will go into more detail on that as the week progresses.” </p>
<p>The Vikings have not commented on the Harbaugh report, but the organization says it interviewed Nathaniel Hackett, Dan Quinn, Kellan Moore, Jonathan Gannon and Todd Bowles for the head coaching role.</p>
<p>Sunday <span>NFL.com</span> The Vikings will reportedly be conducting multiple second interviews with NFL coordinators this week &#8220;while they continue to explore the possibility of hiring Michigan coach Jim Harbaugh.&#8221;</p>

<p>Last weekend, the San Francisco Department of Emergency Management advised city residents not to call 911 unless it was a life-threatening medical emergency due to both the rapid spread of the Omicron COVID-19 variant in of the region as well as medical emergencies, staff and city workers are stretched thin due to the number of medical workers remaining isolated at home due to exposure or testing positive for the virus.</p>
<p>Since late December, the number of COVID cases in California has skyrocketed, with most contracting the Omicron variant.  While far less deadly than other variants, it has proven to be more vulnerable.  While hospitalizations and deaths have declined, the number of new positive test “cases” each day continues to break records.  The total number of new cases as of Monday statewide was 56,810.</p>
<p>Cities have seen some of the worst of these, with Los Angeles and San Diego a big contributor to the new daily case count.  San Francisco has also shown high rates but has handled it in a very different way.</p>
<p>Last week, teachers and other school staff held a &#8220;sickout,&#8221; during which healthy educators stayed home to try to force implementation of additional COVID-19 measures at the city&#8217;s school district.  As of Friday, Mayor London Breed was reporting that COVID-19 and COVID-19 precautions had forced hundreds of city workers to stay home, including over 400 emergency workers.</p>

<p>Less than 24 hours later, however, the mayor&#8217;s pledge was quickly shattered by a tweet from the San Francisco Department of Emergency Management urging citizens to only call 911 for life-threatening emergencies, largely due to a shortage of medical staff and is due to the need to protect those in need who remained on duty.</p>
<p>&#8220;Please do not call 911 to ask for a COVID-19 test or because you have a cold or mild flu symptoms,&#8221; San Francisco Fire Chief Jeannie Nichols said in a statement.  “We&#8217;re keen to keep our ambulances available for people who are having a heart attack or stroke.  The department has received about 400 911 calls across the city each day for the past few days — about 30% more calls than average.”</p>
<p>Similarly, a nurse at a San Francisco hospital on Monday told the Globe: &#8220;We&#8217;ve lost hundreds over the past few weeks to either having COVID19 or staying home as a precaution.  We don&#8217;t know when these doctors and nurses will come back.  We all have to get as much leeway now.  We&#8217;re all nervous about it.”</p>
<p>With resources now strained and some already assigned, like the police force, which has been diversified in recent weeks to help deal with the ongoing crime wave, many San Francisco residents on Monday expressed growing concern that there were delays in procuring the necessary rescue services.</p>
<p class="dcr-o5gy41">&#8220;It&#8217;s dangerous not to call an ambulance, except for life-threatening injuries,&#8221; Frank Ma, a former law enforcement officer who now works as a security consultant for businesses in San Francisco and peninsular cities, told the Globe on Monday.  &#8220;How do people know if something isn&#8217;t threatening?  Often it is not clear.  It&#8217;s crazy that we&#8217;re at this point, but the city isn&#8217;t allowing everyone emergency service right now.  It&#8217;s embarrassing.</p>
<p>While the 911 request is not mandatory, it is currently unknown how far any type of denial or enforcement could go.</p>

<p>SAN FRANCISCO &#8211; Residents of San Francisco&#8217;s public housing development Potrero Hill and Sunnydale this week urged the city&#8217;s housing authority to deal with what they believe to have failed to repair units, resulting in dangerous living conditions.</p>
<p>The San Francisco Housing Authority owns and operates two public housing developments, the Potrero Hill Property and the Sunnydale Property, located in the Visitation Valley neighborhood.</p>
<p>A total of around 3,800 people live in the two settlements.</p>
<p>Although the city is currently engaged in housing rebuilding and renovation at the Sunnydale and Potrero Hill locations, the project plans to rebuild the rundown council housing and create additional marketable units to create new mixed income housing developments.  t be completed for several years.</p>
<p>According to United Front Against Displacement supporters, the residents of the public housing in Potrero Hill and Sunnydale, who have not yet been relocated to new units, are living in unsafe conditions.</p>
<p>On Thursday, United Front Against Displacement revealed several recent complaints filed with the agency by local residents &#8211; complaints that included issues such as leaking pipes, mold and bedbugs.</p>
<p>The group said the complaints went unanswered by the SFHA.</p>
<p>&#8220;For years, the San Francisco Housing Authority has practiced a consistent pattern of willful negligence in their properties, irresponsibly forcing residents to move into dangerous homes that have major mold problems, pests and the like,&#8221; United Front Against Displacement officials said in a statement on Thursday.</p>
<p>“Residents of Sunnydale and Potrero Hill, the two remaining public housing in San Francisco, are fed up with SFHA&#8217;s inaction and apologies.  Residents are organizing with their neighbors to stand together and demand that their homes and buildings be repaired while remaining public housing and not being turned over to private developers and management companies, &#8220;the group said.</p>
<p>Although SFHA currently manages two locations, a takeover by Eugene Burger Management Corporation is planned.</p>
<p>According to United Front Against Displacement, residents were notified for 90 days in September that their leases with SFHA will be terminated as EBMC will begin managing developments in December.</p>
<p>Under a private landlord, residents would have fewer rights and would be more vulnerable to rent increases and evictions, the group said.</p>
<p>As of last week, local residents have held two separate protest rallies, one on October 15 at the Sunnydale site, when Mayor of London Breed, Lt.  Gov.  Eleni Kounalakis, US Department of Housing and Urban Development Secretary Marcia Fudge, and House Speaker Nancy Pelosi held a media event highlighting the Build Back Better Act.  Local residents held another protest on Monday, this time in front of San Francisco City Hall.</p>
<p>The SFHA did not respond to a request for comment.</p>

<p>SAN FRANCISCO &#8211; In the words of a scout, &#8220;The Warriors machine is back and buzzing.&#8221; He was quick to notice the absence of one player: Kelly Oubre.

<p>The Warriors will face their former affair for the first time on Wednesday night, which most basketball experts believe does not fit well into Golden State&#8217;s &#8220;read-and-react&#8221; system when they host the 5-3 Charlotte Hornets.

<p>With a 5-1 record in the second of eight home games, the Warriors&#8217; early returnees are looking good in the off-season.  Your biggest steps in the independent agency &#8211; Otto Porter, Nemanja Bjelica and Andre Iguodala &#8211; have already paid off with these victories.
</p>
<p>Additionally, coaches and teammates say they fit the profile of “high IQ” basketball players who tend to be successful alongside the freeform stylings of Stephen Curry and Draymond Green. 	</p>
<p>&#8220;We just added people who know how to play and move the ball,&#8221; said coach Steve Kerr.  &#8220;On the first day of the camp it was already clear how well this team fits together.&#8221;
</p>
<p>If you have it, you have it.
</p>
<p>If you don&#8217;t, it&#8217;s even more obvious.  And not everyone has gelled as quickly over the years as Porter and Bjelica.  Both players&#8217; ability to pass has sparked enthusiasm, and Porter&#8217;s hit rate of 43.8% from a distance ranks second on the team.  While Bjelica&#8217;s shot has cooled, both players know where they are needed on the ground.
</p>
<p>&#8220;I think over time guys make certain moves and you can kind of feel that,&#8221; said Green.  “But if a guy doesn&#8217;t, you know right away.  You know right away.  It&#8217;s not that hard to see.  You know right away.  … I think we don&#8217;t have any this year (that don&#8217;t fit).  We got our fair share, that&#8217;s for sure. &#8221;
</p>
<p>Owner Joe Lacob agreed, but also refused to give names. 	</p>
<p>&#8220;We had some problems with some players last year,&#8221; Lacob said on a recent NBC Sports Bay Area program.
</p>
<p>The Warriors acquired Oubre in a deal with Oklahoma City after the 2019-20 season, and the former Kansas first-round pick provided a constant offensive while he was healthy.  But his relationship with Golden State seemed bitter, and he commented after the season that he &#8220;wants to keep showing all the things I&#8217;m capable of and not being pigeonholed&#8221;.
</p>
<p>Bjelica has credited Golden State&#8217;s offensive system for its revival, while Porter referred to the dressing room culture.
</p>
<p>&#8220;It&#8217;s a very selfless group,&#8221; said Porter.  “(We) hold each other accountable, and it starts with the head of the serpent.  Steph (Curry) was an amazing leader and made sure everyone got acclimatized. &#8221;
</p>
<p>How do you find someone who fits your profile?  There&#8217;s no metric Kerr knows better than a good old-fashioned feature film.
</p>
<p>“Usually passing and cutting is a good barometer of whether a man can play.  Does he keep moving the ball and make the cut at the right time when the defense shifts? ”Said Kerr.  &#8220;If you see a guy on tape doing these things, it&#8217;s a pretty good sign he&#8217;s a high-IQ player.&#8221;
</p>
<p>Oubre&#8217;s smooth transition to Charlotte shouldn&#8217;t be overlooked.  With his fourth team in seven seasons, he signed a two-year deal worth $ 24.6 million.  He is one of only two NBA players this year with multiple 20-point benefits from the bench and has started five more games. </p>
<p>His 14.5 points per game may look better on a stats sheet than Bjelica (5.8 ppg), Porter (6.3 ppg), or Iguodala (4.2 ppg), but the Warriors are thrilled with their contributions alongside scoring.
</p>
<p>They helped the Warriors maintain their place in the NBA elite in terms of assists (28.7 per game; 2nd) and defensive efficiency (99.4 points per 100 possessions; 4th).
</p>
<p>&#8220;I think the vets we added understand the NBA defense,&#8221; Kerr said.  “We had a top 5 defense a year ago and we added Andre to the mix, one of the best defenders in the league and someone who knows our plans and covers and staff.  &#8230; I just think we have a good groove. &#8221; </p>
