The LJ Kruse Company in Berkeley, California, is celebrating its 100th anniversary this year. The plumbing and heating company has been continuously owned and operated by the Kruse family since it was founded by Louis Joseph Kruse in 1916. Andy Kruse, president and part of the third generation of leadership, said in a statement, “We are very excited to enter our second century of plumbing, heating and cooling services in the Bay Area. I often think about what my grandfather Louis would say if he saw the operation today. While the past is important to us, we are more focused on the future as the fourth generation is now about to take over.”

Founder Louis J. Kruse was the son of a German immigrant who came to California to prospect in the gold fields of the Sierra foothills. Louis was born in Grass Valley in 1889, and when his father died in a mysterious mining accident a few years later, the family moved to San Francisco. Louis grew up in the city, enjoyed working with his hands, and learned to be a gasfitter at Lick-Wilmerding, then a vocational school.

After the great earthquake of 1906, Louis saw the tremendous potential for tradesmen in the East Bay and moved to Oakland. He built a home in the Rockridge neighborhood and opened his plumbing shop on College Avenue in 1916. After his death in 1946, his son, Edward H. Kruse, presided over the company's rapid postwar growth. The firm now operates in all five Bay Area counties and is run by the third generation, Dave and Andy Kruse. The fourth generation of Kruse leadership is ready to take the lead. They include Janell Kruse Yates VP, Nathan Kruse VP, Ben Kruse union plumber and Will Kruse dispatcher. “We need the youth and the energy that comes with it,” Andy says. “When our grandfather was young, he had a vision, and the next generation does too.”

The LJ Kruse Company operates two divisions from its 20,000-square-foot headquarters in Berkeley, California. (The building was renovated to LEED GOLD standards in 2012.) The construction division focuses on large commercial and residential projects with a strong emphasis on healthcare and design-build capabilities. The company utilizes in-house CAD, BIM and prefabrication techniques to install complex plumbing and piping systems in new and existing buildings throughout the region. The service division focuses on repairing and maintaining commercial, industrial and residential plumbing, heating and cooling systems. All field work for both divisions is performed by unionized plumbers, pipefitters and sheet metal workers and supported by an office staff of experienced managers and executives. SAN FRANCISCO (KGO) — Residents of a San Francisco building that has flooded twice since June report theft and people breaking into their vacant apartments.

At 2:27 a.m. on June 10, Kate Sutherland received a notification. A person was discovered in her empty apartment at Tehama 33.

“When I opened the video, I happened to see a person strolling through my device and taking a video with a flash. That sent goosebumps down my spine,” Sutherland said.

The eerie video showed what looked like a person moving slowly in the dark. The building was empty for several days after a burst water pipe flooded the building. Kate ended her lease four days after recording this video.

Luz Pena: “How did they explain what happened?”

Kate Sutherland: “You really know how to explain it. They kept saying it was unauthorized.”

Kate's story is just the tip of the iceberg. This week another resident caught a contractor using the toilet in one of the apartments and taking something on the way out. Hines, the real estate company that owns the building, confirmed the theft on Monday, saying in part:

“It was recorded that a contractor performing repairs on one of the units at Tehama 33 removed items from the unit. This contractor was terminated immediately.”

In the case of Stephanie Sunwoo, thousands of dollars disappeared from her bank account this morning.

“Two fraudulent checks were cashed on my account. They both total over $1,500 each in my bank account,” said Stephanie Sunwoo, 33, a Tehama resident.

Residents of the San Francisco high-rise that was damaged by a massive burst water pipe may not be able to move back in until the end of this year or possibly 2023.

Sunwoo says her entire checkbook is in her bedside table in her empty apartment.

“The thought of someone going through the bedside table in my bedroom, taking a box full of checkbooks is really alarming, and now I'm very afraid of identity theft,” Sunwoo said.

Residents also report theft in the bike room.

“Our bike room was completely looted. There are remains of people's bicycles. Some people’s bikes are completely missing,” Sunwoo said.

Regarding theft, Hines said, among other things:

“While we have not yet confirmed the validity of these claims, we have temporarily withdrawn all contractors’ access to housing units while we work on a solution to increase safety measures.”

And for residents like Maarya Abbasi, these reports make them want to get all their belongings out of the building quickly. She says Hines makes it difficult.

“It just feels like a nightmare that never ends,” Maarya Abbasi said.

Hines does not allow residents to enter the building and only lets them use Hines-hired movers.

“That's something I asked Tehama too: 'What can we do if our property is damaged?' I was just told we had to get our own renters insurance,” Abbasi said.

Hines said they are providing locked storage units for residents who are scheduled to move out by the end of the month.

As for the theft of bikes, they said they did not know if bikes were stolen, but said a large number of bikes were left behind.

Statement from Hines on 33 Tehama – August 16, 2022

“It has come to our attention that on August 15, 2022, a contractor performing repairs on one of the units at 33 Tehama was on record removing items from the unit. This contractor was terminated with immediate effect. All construction workers in 33 Tehama are licensed. We are bonded and insured and work with reputable subcontractors. We ensure security on site 24 hours a day, 7 days a week and keeping our residents' belongings safe is our top priority.

There are very few allegations of other security issues in the units. Although we have not yet confirmed the validity of these claims, we have temporarily withdrawn all contractors' access to housing units while we work on a solution to increase security measures. These measures include, at a minimum, a comprehensive video surveillance system to capture footage while contractors are in residents' units to protect their property on an active construction site.

When we learned that the timeline for re-occupancy of 33 Tehama would extend into 2023 and informed residents that they would need to find alternative housing, we began working with the city government and local building owners to find housing for our am to secure most vulnerable residents, which include residents of the 60 units below market rate (BMR) at 33 Tehama. We were successful with the city, who responded promptly to the request. We continue to work with local building owners to find housing solutions for these residents. We hope that building owners in San Francisco with vacant BMR units will agree to support these 33 Tehama residents by offering them housing at this time.

As financial and lodging assistance for 33 Tehama residents ends tomorrow, August 17th, we have extended financial and hotel lodging assistance to tenants who meet certain income requirements through August 31st. We continue to work closely with building owners and in Partner with Supervisor Dorsey and other government officials to find a longer-term solution. “

While handymen can handle many household repairs, they might not be licensed for some projects, like plumbing or electrical work.

“A remodeling contractor and handyman are essentially the same thing in terms of ability,” says Dirk Hoerr, president of Budget Right Kitchens in Oak Park, Ill. “Where a remodeling contractor and a handyman typically differ is the size and the scope of the work they perform.”

THE HANDYMAN CAN

Handymen usually charge by the day or hour. They’re often cheaper than a contractor because most small projects don’t require multiple workers, and usually don’t have much overhead cost.

Some states limit how much a contractor can do. In California, a handyman can perform up to $500 of work, including parts and labor. Because California doesn’t offer specific licensing for handymen, any handyman who wants to surpass that limit must hold state licensing in the area of ​​work he or she is doing. For example, a handyperson who does a bathroom remodel with minor plumbing work and floor installation would have to hold both plumbing and flooring contractor licenses to charge more than $500 for that project.

The cost of a handyman project can range from $75 to $5,000 or more, depending on the scope, but many are as low as $50 to $400, according to member reports.

TIPS FOR HIRING A HANDYMAN OR CONTRACTOR

Before hiring, interview several candidates. For handymen, pick one who you’re comfortable with, because you’ll be working closely with them around the house.

Be wary of any handyman or contractor who asks for full payment before doing any work. Ask for a written agreement that details the job, the cost and the payment schedule, and make sure to get a guarantee in writing.

Do your homework when hiring a contractor, especially since you may spend a lot of money on a project.

Home improvement experts say to get at least three bids. Because some contractors mark up the cost of materials, you may want to call the supplier to determine the cost of supplies to see if the contractor was reasonable.

Paying attention to how long it took the contractor to come up with the estimate is also important. If he or she says they’ll get it to you Monday but you end up waiting until Thursday, that could be a reflection of how they’ll perform the job.

(NewsNation) — A HVAC utility repair man was reportedly at the University of Idaho crime scene, and some are speculating that the technician might be helping with the investigation.

Veteran investigator Mike King, who hosts the “Profiling Evil” podcast, told NewsNation’s “Banfield” on Wednesday that people should wait until more information is released before speculating.

“They’re getting pretty close to what appears to be winding down. Could it be that they’re starting to look at disaster cleanup? Or maybe the heat went out?” King said.

King, who has been a director of a cold case unit, says he doesn’t believe that the Idaho case is “in any way shape or form close to being cold.” King believes that more information will come from students in interviews now that they’ve returned from Thanksgiving break.

“That said, you got to treat it like a cold case and start bringing all the resources you can to support. And this department has done a pretty impressive job of rallying the state and federal resources to back them up. It doesn’t look like there are real egos that are standing in the way of trying to find the truth,” King said.

On Wednesday, police announced that they need help locating a white 2011-2013 Hyundai Elantra that was seen near the University of Idaho murder scene.

SAN FRANCISCO – From car break-ins to shoplifting, much has been said about property crime in San Francisco. For one set of victims, theft doesn’t just come with a cost, it’s making it difficult to work.

“Remodel,” contractor Dan McCann explained as he walked through a home under renovation in Oakland. “Total interior. Addition, front and back.”

From full remodels in the Oakland Hills, to foundation replacements in San Francisco.

“One section at a time,” he said of another project in Haight-Ashbury. “So the house doesn’t fall down.”

McCann is a city native who built his contracting business from scratch, now employing teams of workers on various sites. For all of the complexities that come with running jobs around the bay, his work in San Francisco has presented one particular challenge.

“We usually bring the tools home, but one day we left everything here,” McCann told KPIX 5. “Maybe somebody was staking us out. They broke the lock off, let themselves in. Three jackhammers, a concrete saw. A bunch of smaller items. It came out to about $14,000 worth of equipment.”

“The ladder isn’t on it, no pipe racks,” plumber Tony Campos said of his work van.

Campos is another victim, even though he tries to keep his van as inconspicuous as possible.

Had a couple jobs like Dan’s where we had all of our equipment, all of our plumbing gear, all of our tools stolen,” Campos said of his experience with thieves. “I’ve had one of my cars broken into, in my garage, everything taken from that.”

“This is the third time I’ve been hit pretty big,” McCann added.

The third time convinced him to take on another job, tracking down his stolen property, and he said it wasn’t that hard to find: A resale website and a seller who may not be the thief, but has thousands of items for sale.

“This is the guy who tried to sell me my stuff back,” McCann said, pointing to an online profile. “You can see here, 2,600 items sold on OfferUp. So I met up with him.”

Zeroing in on the saw he recognized, McCann set up a parking lot meeting in which he confronted the seller. They demanded proof of a serial number, which he produced the following day.

“Gave him the serial number the next day,” McCann said. “He told me I made a fake receipt and he wouldn’t meet up with me. Told me to call the cops and have them come deal with it. The cops want me to find him again before they do anything about it. So that what a frustrating thing.”

Police say they cannot comment, as they now have several ongoing investigations into the fencing of stolen property. They encourage everyone to record serial numbers, and put distinct markings on tools in case they do go up for sale. This is a frequent, and costly problem.

“Not only in money and what those tools cost us, but in time,” Campos said of his experiences.

“Missing a day at work, or missing a couple days of work because we have no tools could be a big problem for most of my workers,” McCann said for his crew.

Not one to quit on a job, McCann now has a private investigator working to build a case that he hopes to pass on to police. A mission borne out of frustration.

“These burglaries are devastating to contractors, like myself,” McCann said. “These criminals have made a business off of stealing the livelihood of honest people. Hopefully we can start catching these guys.”
