<p>SAN FRANCISCO&#8211;(<span itemprop="provider publisher copyrightHolder" itemscope="itemscope" itemtype="https://schema.org/Organization" itemid="https://www.businesswire.com"><span itemprop="name">BUSINESS WIRE</span></span>)&#8211;Andersen — the leader in tax, valuation, financial advisory, and related consulting services — and The University of San Francisco (USF) have extended their partnership to create The Enterprise MBA program, in which eligible Andersen employees can earn an MBA in three to five years, fully funded by Andersen on behalf of its employees.  Modeled after the USF Masagung Graduate School of Management&#8217;s rigorous Part-Time MBA offering, the new program offers a standard MBA curriculum with courses tailored to address the specific professional development needs of Andersen employees in today&#8217;s complex, global business environment.
</p>
<p>The new program is available to employees of Andersen member firms and collaborating firms, starting with US employees and rolling out worldwide in 2023. Full- and part-time Andersen employees from senior associates to partners — regardless of tenure — are eligible for the program.  Participating students must take three to four courses per year, delivered online and asynchronously, to complete the program requirements in five years.  The first cohort of nearly 50 students started the pilot program in June 2022. USF welcomed 14 new Andersen students to the program in November 2022 and is targeting another 25-50 for January.

<p>Andersen&#8217;s offering is unique in the degree to which the firm was involved in course development, and the fact that the program is global in nature, fully funded by the firm, and does not have any kind of clawback, employees should choose enrolled in the program to leave the firm.

<p>A Customized MBA to Meet Andersen&#8217;s Business Needs
</p>
<p>Andersen and USF&#8217;s Masagung Graduate School of Management worked together to create a customized program, including content, delivery, modality, structure and timing, and even jointly creating a special elective class on the importance of company culture.  In addition, in certain classes, Andersen senior staff may serve as adjunct professors to aid in instruction.  Three trimesters of courses are offered each year: from early January to mid-to-late February;  from early May to the end of August;  and from early-November to mid-December.  Given Andersen&#8217;s tax-centered business, program courses are offered outside of the busy tax seasons between March 1 and April 15 and between September 1 and October 15.

<p><span>Tesla may soon be bringing an HVAC with a HEPA filter on its systems in the future, which Elon Musk recently talked about online with a fan asking for the technology.  The tech CEO said that this device is already on the &#8220;future product list&#8221; of the company&#8217;s future ventures, which is highly applicable in Austin, Texas. </span></p>
<h2>Tesla HVAC with HEPA Filter for Better Air Quality</h2>

<p>Tesla may have something other than clean energy in its future ventures, especially with an upcoming focus on a product that is somehow different from its current releases.  A Twitter user asked the tech CEO regarding the possibility of having an HVAC with a HEPA filter that would help him with his allergies, and it is something that the fan asks from Tesla.</p>
<p>HVAC is heating, ventilation, and air conditioning in one system, primarily for ducts in public places like malls, restaurants, gyms, coliseums, stadiums, and more.  The user asked if it could be applicable as a device, something that Tesla or Elon Musk would make available from its devices that debut to the public.</p>
<p>The focus is to improve air quality, which would help avoid allergies to the air.</p>

<h2>Tesla HVAC: Musk Says it&#8217;s on the Future List</h2>
<p lang="en" dir="ltr">It&#8217;s on the future product list.  Especially important in places like Austin, which has next-level amounts of pollen in the air.</p>

<p>The tech CEO replied to the tweet and said it is already on the future product list, which the company is already working on alongside the top executive.  Musk said that it is &#8220;especially important&#8221; for Austin and other places that suffer from the same situation, particularly with &#8220;next-level&#8221; pollen in the air.</p>
<p>It may be a device that the company would work on, as its electric vehicles have already adapted HEPA filters for its HVAC system.</p>
<h2>Tesla and its Many Ventures on Tech</h2>
<p>There are many technological advancements to Tesla&#8217;s releases, and it does not end with its electric vehicle ventures that bring the world clean energy transportation for mobility.  One of the top focuses of the company is its power delivery for all. It includes a Virtual Power Plant that the company will answer with Powerwalls that will send electricity to the grid.</p>
<p>Another of Tesla&#8217;s focus is to bring more features to its electric vehicle that the drivers or passengers may use along the drive, and it would help them with entertainment and access to the many possibilities with it.  Its latest addition to its infotainment system is the Steam Integration, which would allow the platform to run and bring its games to the car&#8217;s radios.</p>
<p>Now, there would be a different focus for Tesla and Elon Musk as it aims to enter something that would border on health technology which will be integrated into its innovations.  However, Musk did not clarify whether this venture would be for the house as an appliance or in addition to its electric vehicles and HVAC system.</p>

<p>I do not know much about the San Francisco Bay Area, but I do not remember a time when 1) San Francisco wasn&#8217;t being ruined somehow 2) commutes in and around the SF Bay Area didn&#8217;t cause heads to spin or 3) everyone around San Francisco didn&#8217;t like those people moving into their suburb.  Sacramento is a suburb of &#8216;The Greater Bay Area.&#8217;  big deal</p>
<p>From watching this report I learned that remote working lets more people work from locations they like, rather than being forced to live someplace they do not like in order to be close to their place of work.  Happy people sound great to me.  I also learned that Sacramento is suffering from the same problems of homelessness and affordability as every other major metropolis in the US. </p>

<p>SAN JOSE (KPIX) &#8211; Mobile home parks in the Bay Area are affordable but also very vulnerable to soaring property prices.  This has led some South Bay RV owners to scramble to take control of their home.</p>
<p>Two years ago, homeowners at the Westwinds RV park in San Jose received a letter from the park administration stating that property owners would &#8220;not give rental renewals&#8221; and may &#8220;displace over 720 households and over 1,600 residents.&#8221;</p>

<p>&#8220;We were alarmed,&#8221; said homeowner Patrick Grimes.  &#8220;We said, &#8216;Hey, we have to do something to keep our park going.'&#8221;</p>
<p>“This is the last thing you would like to do to remove this from our inventory.  Because we don&#8217;t have enough affordable housing at all, ”said homeowner Jim Conova</p>
<p>RV owners are in a difficult position because they own a home but not the land below.  Moving out would also mean moving.  So Grimes and a group of residents formed a homeowners group called the Westwinds Residents Organization.  </p>
<p>The group submitted a petition to the town hall and won in March 2020. The city council unanimously decided to create a mobile home zone not just for west winds, but for every mobile home park in the city.</p>

<p>&#8220;What we&#8217;re looking for is the security of knowing that our houses aren&#8217;t sold out among us,&#8221; Grimes said.</p>
<p>But knowing that the city&#8217;s protection could one day be undone, the Westwinds homeowners are now working to set up a cooperative that would buy the park and make the residents co-owners of the land themselves.  </p>
<p>Paul Bradley runs a nonprofit called Resident Owned Communities USA that helps RV owners set up cooperatives.</p>
<p>&#8220;When the homeowners move up and buy the community, they remove this property from the speculative real estate market and remove the pursuit of profit from running the community,&#8221; Bradley said.</p>

<p>The Westwinds Co-op&#8217;s efforts still have a long way to go in building membership and attracting investors.  But they hope that one day no one can take their home away from them.</p>

<p>MOUNTAIN VIEW (BCN) &#8211; Mountain View is using a grant from Google to create a new habitat for monarch butterflies in the city&#8217;s Shoreline Park.</p>
<p>The $ 30,000 grant will help the city develop and maintain three &#8220;pollinator&#8221; habitats on nearly two acres in the city&#8217;s popular wildlife and recreation area, city officials said Monday.</p>

<p>&#8220;We have identified locations that would be good for establishing pollinator habitats in Shoreline,&#8221; said Brenda Sylvia, assistant director of Mountain View Community Services.</p>
<p>The areas will be planted with milkweed, which supports monarch larvae, as well as other native plants such as buckwheat, sage, sunflowers, asters and goldenrod that the adult butterflies enjoy, Sylvia said.</p>
<p>&#8220;I grew up in Santa Cruz and we used to go out to the redwoods in school to see the monarchs and they are ahead of the pack and things like that, so I&#8217;m really excited about this project,&#8221; said Sylvia.</p>
<p>Phase one begins on half an acre within 9 acres of North East Meadowland, followed by 2.7 acres near Pond 1 at Shoreline Golf Links and 4.5 acres in the Close to Pond 2 on the golf course.</p>
<p>According to the city, both habitats are to be completed in 2022.</p>

<p>The pollinator habitats are also home to a rabbit owl population, and the butterflies will be a welcome source of food for the owls and other small birds and insects in the park.</p>
<p>The project will provide areas to breed, migrate and hibernate for butterflies, whose populations have declined due to habitat loss, Sylvia said.</p>
<p>In addition to creating the new butterfly rooms, the city has also been certified as a habitat for monarch butterflies by the National Wildlife Federation.</p>
<p>The Google grant will also help the city reach the community and get volunteers to help.</p>

<p>As a kid, I loved a board game called Stratego, which is different every time you play it.  You are trying to protect your flag while exposing the other person&#8217;s.  This requires that you move your stones just right to avoid the obstacles your opponent puts in front of you (miners can disperse bombs, for example).</p>
<p>I find retirement planning a bit like playing Stratego.  They have many pieces of different values ​​- IRAs, 401 (k) s, social security, etc. &#8211; that you can move around in different ways.  There are hidden bombs, like rampant inflation or serious illness, that can blow up part of your wealth.  But there are also strategic ways to avoid or circumvent these challenges.</p>
<p>The first step in setting up your retirement plan is to determine how much money you will need.  For this article, let&#8217;s say you&#8217;ve already calculated that total.  Now you need to think about where that money is coming from every month.</p>
<p>A good rule of thumb is to spend your taxable accounts and savings first.  Then turn to tax-privileged vehicles like IRAs and 401 (k) s and finally, tax-free Roth accounts.  In this way, the tax advantages are retained for as long as possible.</p>
<p>Here are some other steps to consider:</p>
<p><strong>Be strategic in taking social security income.</strong></p>
<p>There is more to apply for SSI than we have room here, but these are some key points: By the age of 62, those of you who are eligible may begin to claim your benefit, although it is significantly less as if you were waiting.  This reduced amount will last for the rest of your life.  At full retirement age &#8211; 67 or 66 and a change for those born in the 1950s &#8211; you will receive your full benefit.  Wait until 70 to take SSI and your monthly payment will be 32% higher.</p>
<p>Health, savings, marital status, and other factors all influence your timing.  But in general, if you have additional sources of income to bridge the gap, waiting as long as possible to start earning SSI is a good move.</p>
<p><strong>Install financial guard rails.</strong></p>
<p>One tactic is to recreate your paycheck by bundling all of the income you get from various sources into one bucket and then taking out what is needed every month or two weeks.  This provides the discipline and structure to help you spend what you should.</p>
<p>Also, knowing the market is volatile, you can create a shock absorber by funding an emergency account with expenses for 1 to 2 years.  Use this account in ugly years instead of selling assets at a loss and then replenish the fund when the market recovers.  Repeat this over and over and you can help ensure that your plans are not ruined when the market collapses.</p>
<p><strong>Watch out for taxes.</strong></p>
<p>Your retirement income can have a significant impact on your healthcare costs.  Unlike tiered income taxes, Medicare spending is a steep cliff.  For example, individuals earning $ 88,000 or less in 2021 ($ 176,000 or less for co-filing couples) will pay the standard $ 148.50 per month premium for Medicare Part B. Earn more than half / three quarters of a million for individuals / Pairs and now you&#8217;re paying $ 504.90 every month for the next calendar year &#8211; nearly 3.5 times that.  So if you buy a large inheritance or sell your home, it can lead to significantly higher healthcare costs.</p>
<p>Also, at 72, Uncle Sam gets impatient and demands that you withdraw some money from tax-privileged instruments.  These Minimum Payouts Required (RMDs) are based on your account balance and life expectancy.  Note that tax-free Roth money will not have RMDs in your lifetime &#8211; since the government already has their money &#8211; although your beneficiaries may have to pay RMDs to avoid penalties.</p>
<p>RMDs for high balance IRAs could put you in an expensive tax bracket.  Instead, you could convert to a Roth IRA or significantly reduce your traditional IRA before deploying RMDs.  Those planning to donate pots of money to charities can use Qualified Charity Payouts.  This will give all or part of your RMDs to charities you designate.  You will not count the gift as taxable income and your charity will not pay any tax on it.  Win win!</p>
<p>In a nutshell, Stratego is a game;  Your retirement isn&#8217;t.  But in either case, smart planning can help protect what is most precious &#8211; your flag on the board and your dreams in real life.</p>

<p>SAN FRANCISCO (KRON) &#8211; Infectious Disease Doctor Dr.  UCSF&#8217;s Peter Chin-Hong joined the KRON4 Morning News team on Tuesday to share his thoughts on the latest COVID-19 developments. </p>
<p>He is responding to the potential COVID-19 booster that is expected to soon be available to all Americans, as well as San Francisco being the first city to require full vaccination to enjoy indoor dining and other indoor services.</p>
<p>Sources told the Associated Press that U.S. health officials may soon be recommending everyone get a booster vaccination eight months after their last dose.  As of now, people who received the Moderna or Pfizer COVID-19 vaccine needed two doses about a month apart to be considered fully vaccinated.  Johnson &#038; Johnson vaccine recipients only needed one dose. </p>

<p>Chin-Hong says this is not uncommon as some vaccines against other viruses come in three doses. </p>
<p>Last week, health officials gave the go-ahead for people with compromised immune systems to receive a booster vaccination. </p>
<p>With San Francisco leading the way in further vaccine enforcement, Chin-Hong says, “We&#8217;re going to get this force field in the Bay Area, especially as immunocompromised people are given an extra dose, and nursing home residents in particular, my next concern is my concern.  receive an additional dose in September;  I think that with these measures and further vaccinations we can hopefully ward off the next wave or the next coming variant. &#8220;</p>
<p>Chin-Hong says he thinks it will actually be good for business as a large Bay Area population is vaccinated and feels safer to visit. </p>

<p><strong>MONTGOMERY &#8211; </strong>Governor Kay Ivey announced today that Landing, a company building a nationwide network of fully furnished apartments for members of its member model, plans to move its headquarters from San Francisco to Birmingham, where it will add 816 new full-time jobs, accelerating growth plans.</p>
<p>Landing&#8217;s move is made possible through a partnership with the state of Alabama, Jefferson County and the City of Birmingham.  The hiring boom will bring Landing&#8217;s total workforce to 900 and the company&#8217;s total workforce to over 1,000 nationwide over several years.</p>
<p>&#8220;Landing is a fast growing company with an innovative business model and we are very excited to have its headquarters in Alabama,&#8221; said Governor Ivey.  &#8220;This is great news for Birmingham and for the state as a whole, as it shows we have the workforce and skills needed to be an innovative company breaking new ground.&#8221;</p>
<p>Today&#8217;s announcement comes after a landmark year for Landing, which has seen a surge in flexible living demand that has fueled its rapid expansion across the country.  Last year, the company saw 1,250% year-over-year growth, growing from just nine cities in early 2020 to over 80 today, with the number expected to be more than 100 by the end of the year.</p>
<p>&#8220;As a native of Birmingham, relocating our headquarters and expanding our team in Alabama was a natural transition,&#8221; said Bill Smith, Founder and CEO of Landing.  “I am excited about the opportunity to continue growing Landing and offer my community new jobs and economic opportunities.  As we expand across the country, we will be committed to the vibrant cities in which we operate and will strive to have a positive impact on all of Landing&#8217;s communities. &#8220;</p>
<p>Smith had previously started Shipt, an app-based delivery service that grew rapidly and was replaced by Target Corp. in 2017.  was acquired.</p>
<p>With roots in Birmingham, Landing&#8217;s move demonstrates the company&#8217;s commitment to Alabama &#8211; which brings new business opportunities and jobs to the area.  The economic impact of Landing&#8217;s growth is expected to be significant.</p>
<p>An analysis by the Alabama Department of Commerce estimates the financial benefits of Landing&#8217;s move and expansion project over 20 years:</p>
<ul>
<li>New total wage bill: $ 1.3 billion</li>
<li>Total new state revenue: $ 112 million</li>
<li>Return on investment to the state: 356%</li>
</ul>
<p>&#8220;Bill Smith is a rock star in Alabama&#8217;s innovation economy through his experience with Shipt, and Landing represents an exciting new chapter in a business career that has already resulted in massive success,&#8221; said Greg Canfield, secretary of the Alabama Department of Commerce.  &#8220;The company is off to a good start and Birmingham will provide a solid platform for its growth plans as it shakes up the real estate industry.&#8221;</p>
<p>Landing takes advantage of an apartment rental industry that has long been ripe for innovation &#8211; more flexibility, convenience and guaranteed quality.  Landing offers tenants a more flexible living experience, giving its members the freedom to move around as often as they want without the hassle of strict rental agreements, prepayments for deposits, setting up utilities, or moving furniture.</p>
<p>After the surge in teleworking and the desire for a more flexible life last year, Smith scaled the company to meet exponential demand, increasing Landing&#8217;s network of available homes from 500 in early 2020 to more than 10,000 today.</p>
<p>As part of an economic incentive package to recruit Landing to relocate its headquarters, the state of Alabama has pledged funding through the Alabama Jobs Act and training services through AIDT, the state&#8217;s premier human resource development agency that provides assistance with recruiting, talent development, and more &#8211; On-the-job training.</p>
<p>Pending approval by Birmingham City Council, the City of Birmingham has provided funding through its Talent Investment Program (TIP), Talent Acceleration Program (TAP) and Talent Optimization Program (TOP) &#8211; professional development programs, local talent recruitment programs, and attracting talent in difficult-to-recruit professions.  Jefferson County has funded new job creation pending approval by the Jefferson County Commission.</p>
<p>&#8220;Landing&#8217;s arrival couldn&#8217;t be a better time,&#8221; said Birmingham Mayor Randall L. Woodfin.  “As our city continues to recover from the COVID-19 pandemic, the new jobs and income Landing will bring to our community will fuel our recovery efforts.  The financial incentive we are offering, subject to city council approval, will help recruit and train our citizens for the more than 800 new jobs, and the proceeds from the project will fund the city&#8217;s schools and infrastructure. &#8220;</p>
<p>&#8220;In Jefferson County&#8217;s expanding technology ecosystem, we are delighted that Landing has decided to relocate its headquarters to our region,&#8221; said Jefferson County Commissioner Steve Ammons, chairman of the county Commission&#8217;s Economic Development Committee.  “This is just one more example of how we can work together towards common goals and improve access to high-quality jobs at above-average wages.  We are happy to have Landing as a community partner and look forward to its further growth. &#8220;</p>

<p>Also on May 3, Sebastopol Police Services announced in a Facebook post that a bear was discovered in the Pleasant Hill Rd., Lynch Rd. Area.  and Robinson Rd., about 18 miles from W. Cotati Ave.  away.  Police said the image of a bear came from a camera near Hessel Road, about halfway between the two locations.</p>
<p>It was not known if the bear was the same in each location.</p>
