<p>Jessica and Stig Olson&#8217;s home is a common enough sight in San Francisco&#8217;s Outer Sunset neighborhood: a stucco-clad 1928 row house with living spaces stacked atop a two-car garage.  The garage was also pretty typical, with exposed joists, pipes, and wires at the ceiling, a sloping concrete floor, and little natural light to infiltrate the gloom.  The couple purchased the property in 2018, and rather than park the cars inside and call it a day, they decided to tap into the garage&#8217;s potential.</p>
<h4>Before: Garage Interior </h4>
<p>Before: Jessica and Stig Olson bought their San Francisco home in 2018. The two-bedroom, one-bath home had about 1,300 square feet of living space above a large, unfinished garage, which has about the same square footage.  In a 2020-2021 remodel, the couple kept one parking spot, and turned about 700 square feet of the garage into living space.</p>
<p>The Olsons previously lived in a rented flat in a Hayes Valley Victorian, and while they were excited to have a place of their own, their previous home had much more connected living spaces.  &#8220;This house was never remodeled, so it was really chopped up,&#8221; says Jessica.  &#8220;We said, &#8216;Oh no, we don&#8217;t have any of that big, open space we used to have—how are we going to create it?&#8217;  That was the seed of the idea for the downstairs.&#8221;</p>
<h4>After: Living Room </h4>
<p>Jack Hotho Architecture + Design and Innen Studio helped the couple convert the garage into livable space.  The team excavated a portion of the floor to gain ceiling height, and the lounge now connects to the backyard via a glass bifold door.  &#8220;On beautiful days, it becomes this indoor/outdoor room that can host twice as many people,&#8221; says Hotho.  A Timothy Oulton Haven sectional in Old Loom provides plenty of seating capacity, joined by a Chairish Rush House rug, vintage coffee table, and &#038;Tradition Little Petra chair.</p>
<p>Two iron sconces by Steven Handelman Studios flank original photography by Bess Friday.  The design team furred out foundation walls in key places—such as behind the couch here—to create functional ledges, and straighten sloping walls.</p>
<p>In 2020, Jessica reached out to her friend, interior designer Hana Mattingly of Innen Studio, for help.  In short order, Mattingly brought in another friend, architect Jack Hotho—and when the design meetings started, they felt more like dinner parties than work sessions.  &#8220;Jess is an amazing cook—she would make this fresh bread, and then Stig always had a signature cocktail waiting for us upon arrival,&#8221; says Mattingly.  &#8220;It was definitely not your typical project in that regard.&#8221;</p>
<p>In fact, the couple&#8217;s love of entertaining informed how they wanted to use the new downstairs space.  &#8220;The primary goal really was hosting, because that&#8217;s such a big part of our lives,&#8221; says Jessica.  The first step for the design team would be to address the challenges of the existing space.  &#8220;There was almost no light,&#8221; says Hotho.  &#8220;We knew from the very beginning that diffusing light throughout the garage was going to be our goal.&#8221;</p>

<p>Before: It was difficult to introduce natural light to the middle of the garage.</p>

<p>Hotho added a clerestory window and an open shelving unit, which divides the space without limiting the flow of light.  The vintage campaign table serves as a desk, but it can be broken down and swapped for a mattress so that the room can serve as a guest suite.</p>
<p>The streamlined shelving system is from Ikea.</p>
<p>The team opened the garage up to the backyard by installing a bifold glass door and a new exterior concrete slab, for seamless indoor/outdoor flow.  At this end of the space, they placed a comfortable lounge that can seat 12, and they painted the walls and ceiling white.  &#8220;I like to do that in a lot of my projects—painting the ceiling the same color as the walls,&#8221; says Mattingly.  &#8220;It&#8217;s a bit more dramatic when you use a color, but with white it just makes the whole space feel bigger.&#8221;</p>
<p>An adjacent kitchenette has its own trick for accessing the sun: A serving window runs along the counter, enabling it to serve as a bar with stools positioned outside.  Open shelving lines on one side of the living room, partitioning off an office space without blocking light.  &#8220;We wanted to define different spaces within the one larger space, but we also needed light to pass through to each of them,&#8221; says Hotho.</p>

<p>Before: Fortunately, the garage was on-grade with the backyard, which made connecting the interior and exterior easier.</p>

<p>The design team retained the old supports, which now frame the kitchen.  Jessica picked DeVol cabinets and systems for their traditional-meets-streamlined style.</p>
<p>The window wall counter is M. Teixeira Soapstone: &#8220;We needed something durable for both outdoor and indoor use,&#8221; says Mattingly.  Stig stained and installed the wood counters, sourced from Home Depot, for both the sink wall and island.</p>
<p>A DeVol marble sink and faucet are lit by Ramsey Conder 8&#8243; brass sconces.</p>
<p>The wall shelf with rail and cabinet hardware are also by DeVol.</p>
<p>Hotho and Mattingly then strategized how to make the garage feel less like a garage, and more like a living space, while still incorporating key existing features.  &#8220;I&#8217;ve always loved the process of keeping the good things that are old, like the patina and the history of the home,&#8221; says Jessica.</p>
<p>To that end, the team retained the exposed joists and wood support columns while adding acoustic insulation to dampen sound from upstairs—which has the added bonus of hiding <a class="wpil_keyword_link" href="https://losgatosnewsandevents.com/san-francisco-recycled-water-program-is-performative-environmentalism/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> and wires.  They repoured the concrete floors, creating a new base at a wood support post and flared steps at the bottom of the stairs.  &#8220;We had this idea of ​​dipping the whole floor plan into polished concrete,&#8221; says Hotho.</p>

<p>Before: The couple wanted to keep the connection between the main house (upstairs) and the new living space (downstairs)—down to the patina on the steps.</p>

<p>&#8220;Jess is a treasure hunter at heart,&#8221; says Mattingly, noting that she brought the antique metal handrail back from New York.  The team repoured and reshaped the bottom two steps, and framed a new alcove and drop zone with a bench.  The walls are covered in wood paneling.</p>
<p>An oversized antique mirror (sourced from friends) bounces light throughout the space.</p>
<p>The new scheme had to be comfortable, inviting, and not skimp on the patina, so the team carefully mixed Jessica&#8217;s favorite vintage finds with functional new pieces, like the oversized sectional in the living room and Ikea shelving units.</p>
<p>&#8220;Hana was able to take all of my eclectic, wayward, crazy ideas—and all of my pieces, from random antique things to stuff that I had inherited from my mother—and then help us bring it all together and edit,&#8221; says Jessica .  &#8220;That simplifies the aesthetic so that it doesn&#8217;t get cluttered.&#8221;</p>
<p>In the kitchen, the team opted for a suite of DeVol cabinets and accessories, paired with butcher-block counters Stig found at Home Depot and stained, as well as a large apothecary cabinet that&#8217;s now topped with a new counter to serve as a central island . </p>
<p>In the bathroom, where no outdoor connection was possible, the team &#8220;embraced the dark and decided to go with a lot of different textures to make it feel really cozy,&#8221; says Mattingly.  Here, rich, dark tile meets a textural plaster finish on walls and ceiling, a vintage concrete sink, and brass faucets.</p>
<h4>After: Bathroom </h4>
<p>A custom mirror and cabinet by the contractor conceals full-height storage.  Jessica found the oversized concrete sink on Craigslist, and Mattingly matched it in scale with the brass faucet.  A ledge made of leftover soapstone from the kitchen forms a shelf that runs into the shower.</p>
<p>The walls are covered in Portola Paints Roman Clay in Anchor, and the floors are Bedrosians penny tile.</p>
<p>Mattingly encased the shower in two-inch-by-two-inch zellige tile from Clé, in Battled Armor.</p>
<p>The project wrapped in 2021, and the couple have used the new space for all sorts of gatherings with friends and neighbors—from children&#8217;s birthday parties, to movie nights, to casual dinners.  &#8220;Ever since we&#8217;ve been done, we have a weekly, or biweekly, gathering with some families—we meet down there and do dinners together, and then sit around the couch and sort out our lives,&#8221; says Jessica.  &#8220;It has really turned into the space where we do a lot of our communal living.&#8221;</p>
<p>Architect Jack Hotho and interior designer Hana Mattingly in the Olsons&#8217; new living space.  &#8220;This was a group of friends really coming together, because we trusted each other&#8217;s vision of what could be done,&#8221; says Hotho.</p>

<p>SAN FRANCISCO (KPIX) — A pair of brazen garage break-ins were captured on video in San Francisco&#8217;s Bernal Heights neighborhood.</p>
<p>One video shows Burglars intentionally ramming a garage with their car.  It happened on Friday, March 4 around 5:30 pm on Franconia Street, in Bernal Heights.  The driver casually gets out of the car and approaches the damaged garage.  Another camera captures the passenger getting out as someone walks by with a dog across the street.</p>

<p>The two burglars walk out with stolen production equipment, and even hold up traffic on the residential street.  </p>
<p>“The idea that these people could drive a car through my garage door in broad daylight, surrounded by witnesses and casually walk out with more of my property is a clear sign that there is no consequences to that type of action here in the city,” said resident Alex Cruzvergara.</p>
<p>This was actually the second time in two weeks Cruzvergara believes the same crooks hit his garage.  </p>
<p>Video shows what appears to be a Subaru Outback outside his garage on February 18 around midnight.  The burglars stole $25,000 worth of production equipment.</p>

<p>He said he lost nearly $7,000 worth of gear in the most recent break-in.  One thief even dropped his hat in the garage, which police have as evidence.  </p>
<p>Cruzvergara is a cinematographer and owns a small production company.  He believes he was targeted.</p>
<p>“It was clear to me that they knew what they were taking.  They knew what they had missed the first time, and wanted to come back and get the rest of it,” he said. </p>
<p>He&#8217;s since canceled and lost out of several jobs without his gear.</p>
<p>&#8220;They just didn&#8217;t really have any second thought, or anything just drove up, looked at the garage for a few minutes,&#8221; said neighbor Campbell Yore.  &#8220;It&#8217;s pretty disturbing to see that.&#8221;</p>

<p>Over the weekend, Cruzvergara noticed the same Subaru driving around his neighborhood and he followed it at a safe distance while he called the police.  He said SFPD later found the car abandoned but identified two suspects.</p>

<p>A 21-year-old veteran from the San Francisco Fire Department died on the morning of Jan.</p>
<p>Christopher G. Yock, 58, died at home just hours after fighting the incident with a &#8220;medical emergency,&#8221; which a San Francisco Fire spokesperson told the San Francisco Chronicle was cardiac arrest.  (SFGATE and the San Francisco Chronicle are both owned by Hearst, but operate independently.)</p>
<p>The fire broke out on the top floor of SFO&#8217;s private parking garage, affecting eight cars and treating one person for shortness of breath.  The fire was extinguished after an hour.</p>
<p>Yock, a San Rafael resident, was remembered as a dedicated firefighter, San Francisco lover, and &#8220;beloved fire chief&#8221; with an intimate knowledge of the local food scene, according to his obituary.  He leaves behind his son Cayden and siblings Jennifer and Jeffery.</p>
<p>A vigil will be held on Thursday at 4 p.m. at St. Ignatius Church in San Francisco and donations can be made to a scholarship fund for Cayden.  There will also be a memorial service in St. Ignatius on Friday at 1 p.m.</p>

										<content:encoded><![CDATA[<p>EMERYVILLE, Calif. (KGO) &#8211; A terrifying witness video shows the moment a woman visiting the Bay Area from abroad was attacked and kidnapped in a car in the parking garage of the Bay Street Mall in Emeryville.</p>
<p>The woman who does not want to be identified was with a friend who wanted to return a pair of jeans.  No sooner had they parked in the garage on Monday afternoon than the attack began.</p>
<p>&#8220;They kicked and hit me,&#8221; said the woman in the video, who heard the attackers screaming over and over again.</p>
<p>“Two men just ran out and approached me.  It felt so quick, like I just closed my eyes and opened my eyes and the car was gone, everything was gone, ”she told ABC7.</p>

<p>The woman stated that she thought she and her friend were going to be kidnapped, but her friend, who was driving her rental car, managed to kick her attacker and run away.</p>
<p>&#8220;I didn&#8217;t register it in my head that it was a robbery.&#8221;</p>
<p>What remained: two black eyes and both women hurt and shaken, but grateful to be alive.</p>
<p>&#8220;Good luck,&#8221; said the woman in the video as she pointed out her injuries.</p>

<p>Emeryville Police Department provided ABC7 News with information on the most recent incidents through their crime statistics reports.  There have been at least three victims of robbery and car theft in the Bay Street parking garage since May.  There were also a number of armed thefts in the various stores such as Victoria&#8217;s Secret, Uniqlo and Lenscrafters.</p>
<p>When the victim learned of the recent crime in the area in the video, the victim asked how further incidents could be prevented.</p>
<p>&#8220;If it&#8217;s happened multiple times, the mall should do a little more to make people feel safe and secure while shopping.&#8221;</p>
<p>ABC7 News reached out to the Bay Street property manager and did not get a response in time.</p>
<p>The woman in the video hopes that she can use her voice to help catch her perpetrators and serve as a warning and “thank you” to the couple who recorded the video of their attack and stayed with them until the police arrived .</p>
<p>&#8220;I think this could have happened to anyone, if it hadn&#8217;t been for us, it would have been someone else,&#8221; she said.</p>

<p>No suspects have been arrested yet.  The Emeryville Police Department is continuing their investigation into the incident and has requested that anyone with information call Detective John Corcoran at (510) 596-3734.</p>

<p>Basil Yaqub, of Fremont, California, visited San Francisco with his family on Saturday to celebrate the purchase of a new car.</p>
<p>After dinner at a restaurant, Yaqub said he parked in the city&#8217;s garage in Union Square so the kids could run around the square.  This was his family&#8217;s first trip to Union Square since before the pandemic, and his children were excited.</p>
<p>When Yaqub returned to the garage with his wife and children, he found three broken windows on his new Maserati, which he had just bought the day before.  The broken window panes chipped off the paint, and he said repairs would cost in the range of $ 20,000.  The child&#8217;s desk hidden in the trunk was stolen.</p>
<p>&#8220;It was really an awful experience,&#8221; he told SFGATE.  &#8220;I&#8217;ve lived here for 22 years and have been going to SF for years. I love it but then this.&#8221;</p>
<p>A family friend drove them into town and the windows of his Lamborghini were also smashed. </p>

<p>&#8220;There were eight cars in a row with broken windows,&#8221; said Yaqub.  “Our two cars and six others.  It was a nice car.  It is the first time in our lives that we have spent money on a beautiful car.  I wouldn&#8217;t be so sad if it was a normal car life. &#8220;</p>
<p>  Yaqub took his family to an Uber home and drove in his car covered with broken glass.</p>
<p>Smashed car windows are a well-known scene in San Francisco, and KGO, who first reported the story, pointed out that Yaqub &#8220;represents one of 6,911 other car break-ins cases reported across the city this year, just a decrease from one percent is &#8220;.  from that time last year. &#8220;</p>
<p>The city operates 22 parking garages.  The San Francisco Municipal Transit Agency confirmed that security is reduced as occupancy is only 40% of pre-pandemic levels. </p>
<p>&#8220;Out of necessity, we had to prioritize those employees who provide the most comprehensive services to our workshops,&#8221; SFMTA said in a statement.  &#8220;Security is not being replaced, but currently responsibility has shifted to other employees who maintain our parking facilities. We are focused on tracking vehicle intrusion metrics on a daily and weekly basis and have the ability to provide additional security.&#8221;  if necessary, with a one-day notice period.  It is important to note that the security contracts of our car park operators are not being terminated, but are being put on hold.  Break-ins into urban garages remain minimal. &#8220;</p>
<p>According to SFMTA, the city&#8217;s garages with new lighting, signposts, acoustic alarms, cameras, gate arms and payment machines with digital intercoms are safer than ever. </p>
<p>&#8220;In addition, there is a completely new parking management system behind the scenes and a 24/7 command center that is connected to every machine,&#8221; said SFMTA.</p>
<p>The San Francisco police were not immediately available for comment.</p>

<p>Looking for ways to add more downtown parking, South San Francisco officials considered building an underground parking garage in the City Hall or converting a lot into a new parking lot.</p>
<p>The South San Francisco city council discussed plans to build a two- or three-story lot under Citizens&#8217; Headquarters or build a six-story garage on an urban lot at 319 Baden Ave.</p>
<p>While no decision was made at the meeting, officials weighed cost concerns against an interest in adding more parking space, which is needed for an increase in downtown development.</p>
<p>&#8220;As surface parking becomes residential and the economy grows, downtown parking will be a bigger problem,&#8221; said City Manager Mike Futrell.  &#8220;So this is definitely a worthwhile company.&#8221;</p>
<p>At 400 Grand Ave.  Officials are considering building a parking lot under City Hall, which could open the door to additional amenities that have also been built on the site.</p>
<p>A two-story underground car park could offer 230 parking spaces, plus 146 new parking spaces from the parking spaces currently available on the site.  The development could also give way to the construction of more office space in the outbuilding of the town hall as well as the development of a childcare center and a new park on the site.</p>
<p>A three-story garage below the town hall would result in 318 spaces, an increase of 234 spaces as well as more office space in the outbuilding and a larger childcare facility.</p>
<p>Proponents of the three-story project see it as an opportunity to add the 220 new spaces that officials claim will be needed to meet downtown demand, while adding essential amenities like childcare facilities and open space in a neighborhood where they do Resources are lacking.</p>
<p>However, critics have weighed the potential benefits against the substantial cost of building the project, which would require an initial $ 10 million investment and a creative financing model to build and operate.</p>
<p>Officials are advocating a public-private partnership for the project that would allow a third party to build, operate and maintain the facility at an annual cost to the city.  Should councilors push the deal forward, it would likely take about 15 years for the garage to generate revenue for the city, according to a report.</p>
<p>Alternatively, officials reckoned that building the garage on Baden Avenue, which could provide 220 parking spaces or 180 additional parking spaces than the current property, would generate revenue in about two or three years.</p>
<p>Officials envision that the garage on Baden Avenue would rely entirely on an automatic parking mechanism that would allow it to accommodate more space in a confined space.</p>
<p>In view of the large price differential for the projects, Vice Mayor Mark Nagales supported the Baden Avenue plan.</p>
<p>&#8220;If the purpose is to generate parking spaces in the most appropriate time and also to generate income, the property in Baden makes the most sense in my opinion,&#8221; he said.</p>
<p>Mayor Mark Addiego apparently also favored the Baden Avenue location, noting that it is in a part of downtown that has a strong development that could soon struggle with a parking shortage.</p>
<p>Alternatively, he said City Hall is a short distance from another municipal parking garage on Miller Avenue.  And while admiring the vision of adding new open space downtown, he questioned the wisdom of building a new park in an area known for high winds and adverse weather conditions.</p>
<p>For his part, Councilor James Coleman suggested that a compromise could be for officials to push ahead with the construction of the Baden Avenue garage while later further exploring the possibility of partnering to rebuild the town hall.</p>
<p>Looking ahead, officials agreed to look into the matter and find ways to meet the variety of interests.</p>
<p>&#8220;We should continue the journey,&#8221; said Councilor Eddie Flores.</p>
