<h4>These 10 hotels embody environmental sensitivity plus energy and water efficiency.</h4>
<p>Hotels consume more energy and water per square foot than just about any other building type, according to the ULI report Sustainability in Hotels: Opportunities and Trends Shaping the Future of Hospitality.  At the same time, guests are paying closer attention to a hotel&#8217;s environmental impact when choosing where to stay.  As an additional incentive, design strategies that cut energy and water consumption pay off in lower utility bills.</p>
<p>The following 10 projects—all completed during the past five years—include adaptations of a film warehouse, a tire factory, an airport terminal, and an oil company&#8217;s headquarters, as well as newly constructed buildings that reduce energy waste with ethernet cables, integrate photovoltaics into their facades, and deploy cooling methods borrowed from African termites.</p>

<p>Amsterdam-based CitizenM opened its first West Coast hotel in Seattle&#8217;s South Lake Union neighborhood in 2020. The seven-story building consists of 264 rooms in modular units that were prefabricated and finished off site, a strategy that minimizes construction waste as well as cost.  The local office of engineering firm Arup adapted the modular cage design of other citizenM hotels to meet the stringent requirements of local seismic codes.</p>
<p>The heating and cooling system conserves energy by relying on an active chilled beam in each room, a dedicated outdoor air supply, and heat pumps that capture excess heat to pre-warm domestic hot water.  CitizenM&#8217;s smartphone app allows guests to check in, open the room&#8217;s doors, and control the lighting, blinds, room temperature, and entertainment options.  An art piece by local artist Jesse LeDoux wraps a corner of the facade.  The hotel was designed by the Amsterdam-based design firm Concrete in collaboration with the local office of Gensler.</p>

<h4>2. Four Elements Hotel<br />IJburg, Netherlands</h4>
<p>Ben Bronsema of Voorschoten, Netherlands, studied the techniques that African termites use to moderate temperatures inside their mounds.  The Four Elements Hotel draws on his findings, relying on the sun and wind to heat and cool its 198 guest rooms as a kind of natural air-conditioning system. The 11-story structure has two solar chimneys facing southwest.  These glazed vertical voids use sunlight to heat air, which rises through a heat exchanger that captures it for the building&#8217;s water supply.  An underground thermal energy storage area captures any excess heat for later use.</p>
<p>As the warm air rises, it draws outside air down through another vertical shaft, the “climate cascade,” where sprays of water cool or heat it for ventilation.  This passive design strategy reduces the need for mechanical fans.  Guests can control their room temperatures and the level of air flow.  Photovoltaic cells cover the facade, rooftop, and canopies to provide energy.  Completed in 2019, the hotel was designed by Amsterdam firms OZ and NwA architecten and Stockholm-based Doos Architects for developers Amstelius/Dutch Green Company of Amsterdam and Borghese Real Estate of Nijkerk, Netherlands.</p>

<p>The only on-airport hotel at San Francisco International Airport, the Grand Hyatt at SFO provides views of airplanes landing nearby through its curved glass facade.  Designed to be 26 percent more energy efficient than a typical hotel of the same size, the building has rooftop photovoltaic panels that generate 133,000 kilowatt-hours of electricity each year.  Occupancy sensors power down lighting, heating, and cooling in rooms when guests are absent in order to lower electricity consumption.</p>
<p>Low-flow faucets and shower heads, cooling towers with high-performance water-flow controls, and efficient-flush toilets are estimated to save 6.7 million gallons (25.4 million liters) of water each year.  The hotel&#8217;s dual <a class="wpil_keyword_link" href="https://losgatosnewsandevents.com/san-francisco-recycled-water-program-is-performative-environmentalism/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> system will enable it to use reclaimed water for toilet flushing and irrigation.  Guests can reach the hotel via an automated people mover that also connects to rapid transit and local and regional bus service lines.  Designed by local firm Hornberger + Worstell with its associate ED2I, the hotel opened in 2019.</p>

<h4>4. Hotel Marcel New Haven, Tapestry Collection by Hilton<br />New Haven, Connecticut</h4>
<p>When noted modernist architect Marcel Breuer designed a brutalist structure for the Armstrong Rubber Company in 1967, he inserted a two-story void between the research labs on the lower levels and the offices above, shielding offices from noise and giving the building its distinctive profile at the intersection of two interstate highways.  Though listed on the National Register of Historic Places, the structure (later the Pirelli Tire Building) was largely abandoned in the late 1990s until local architect/developer Bruce Redman Becker&#8217;s firm Becker + Becker purchased it in 2020. Becker adapted the concrete building as the Hotel Marcel with the goal of creating a net zero energy hotel.</p>
<p>Opened in 2022, the all-electric, 165-room hotel relies on a rooftop solar array as well as solar canopies over the parking area to generate all its electricity.  A power-over-ethernet (PoE) lighting system minimizes the amount of energy required for lighting.  High levels of insulation and triple-glazed windows keep heating and cooling costs low.  The design team, which also includes Brooklyn-based interior designer Dutch East Design, retained existing board-formed concrete and repurposed other building materials from the site, including light fixtures and wood-paneled walls.</p>

<h4>5.House of Choice<br />Solna, Sweden</h4>
<p>In the Arenastaden neighborhood of Solna, the House of Choice brings 336 hotel rooms, 88 long-stay apartments, and offices for the Swedish headquarters of Oslo-based Nordic Choice Hotels under one roof—a roof with a sawtooth shape that maximizes the amount of energy its photovoltaic panels can generate.  The entry facade, which faces south, is also covered with solar panels made of different sheets of glass: dark gray and ribbed, dark gray and smooth, and pearl beige.  Etching on the solar panel glazing adds further visual interest.</p>
<p>Solar panels are also integrated into the roof of the light-well courtyard.  A ground-source heat pump system with 25 boreholes supplies cooling and heating.  Opened in 2021, the building is targeted to generate more electricity than it consumes.  White Architect of Gothenburg, Sweden, designed the building for Solna-based developer Fabege and Nordic Choice Hotels.</p>

<h4>6.Lodge at Gulf State Park<br />Gulf Shores, Alabama</h4>
<p>Gulf State Park Lodge opened on state parklands on the Gulf of Mexico in 1974;  30 years later, Hurricane Ivan destroyed it.  The site was abandoned until another disaster, the Deepwater Horizon oil spill, ironically provided settlement funds to build a new lodge and heal the surrounding dune ecology.  Sasaki of Watertown, Massachusetts, oversaw restoration of the 6,150-acre (2,490 ha) park.  The existing manmade dune was removed and dune grass planted to encourage the natural growth of sand dunes, enhance wildlife habitat, and protect the site from future storm surges.</p>
<p>Lake/Flato of San Antonio and Rabun Architects of Atlanta designed the new five-story, 350-room lodge on a much more compact footprint than that of its predecessor, set well back from the Gulf.  Shaded porches and natural ventilation moderate temperatures inside.  Pervious parking lots allow stormwater to percolate into the ground, and air-conditioning condensation is collected, filtered, and used to supplement water in the swimming pool.  Guests have access to new trails and a 900-acre freshwater fishing lake.  Operated by Hilton, the lodge opened in 2018.</p>

<h4>7. The Sinclair, Autograph Collection<br />Fort Worth, Texas</h4>
<p>Sinclair Oil Holdings built its 17-story Fort Worth headquarters in 1929 with a zigzag modern exterior and art deco interiors, embodying the Texas oil boom&#8217;s exuberance.  More than 90 years later, the structure has found new life as a hotel with cutting-edge energy-saving technology.  Farukh Aslam, chief executive officer of local company Sinclair Digital, purchased the building in 2013 and chose a PoE system to supply electricity for lighting, automatic window shades, smart mirrors, and minibars.  Because PoE reduces the energy loss that comes from converting AC power to DC, the light fixtures also run much cooler, relieving strain on the air-conditioning system.</p>
<p>The system is estimated to reduce the hotel&#8217;s energy use by more than 30 percent.  Occupancy sensors and smart thermostats conserve electricity as well.  Opened in 2020, the hotel forgoes a diesel generator in favor of a lithium-ion battery as its backup system during power outages.  Dallas-based Merriman Anderson Architects renovated the exterior, and the Dallas office of Forrest Perkins handled interior design.</p>

<h4>8. Paramount House Hotel<br />Sydney, Australia</h4>
<p>In the Surry Hills neighborhood of Sydney, local developer Citadin repurposed the 1940s art deco headquarters of Paramount Pictures Australia as the Paramount House, containing a cinema, bar, café, and coworking space.  In 2018, Citadin revamped the adjoining 80-year-old film warehouse as the 29-room Paramount House Hotel.  Architecture firm Breathe of Brunswick, Victoria, topped the three-story brick warehouse with a copper screen to give guest-room balconies privacy from the street while filtering daylight.  The screen&#8217;schevron patterning references the streamline modern style of the Paramount House next door.</p>
<p>The design team minimized building waste by using locally sourced and recycled materials, such as recycled timber floorboards.  Historic brickwork is exposed, with remnants of former stairwells, parapets, gable ends, and joists visible in places.  Every guest room is different in shape.  A former film vault turned atrium contains the reception lounge.  On the roof, a seven-kilowatt photovoltaic array contributes to the building&#8217;s electricity supply.</p>

<h4>9. TWA Hotel<br />New-York, New-York</h4>
<p>When the TWA Flight Center opened in 1962 at JFK International Airport, its design, by noted modernist architect Eero Saarinen, embodied flight in the building&#8217;s sweeping curves.  The air terminal closed in 2001, its future uncertain.  The Port Authority of New York restored core interior spaces, and the local office of hotel owner/operator MCR/Morse Development added an underground event space and deferentially set new hotel wings back from the historic structure, which houses restaurants, shops, a ballroom, and a fitness center.  A triple-glazed curtain wall provides both thermal and acoustic insulation.</p>
<p>Opened in 2019, the hotel produces all its own energy with a highly efficient cogeneration plant that runs on natural gas and recaptures engine heat for hot water and space heating.  Ultra low flow water fixtures reduce water use.  Roof and plaza drains pump stormwater into the airport&#8217;s watershed storm system for filtering.  Local firm Beyer Blinder Belle Architects and Planners served as project and preservation architect in a team with Brooklyn-based Lubrano Ciavarra Architects and New York City-based firms INC Architecture &#038; Design and Stonehill Taylor.</p>

<h4>10. Wren Urban Nest<br />Dublin, Ireland</h4>
<p>Opened in 2021, the 137-room Wren Urban Nest hotel relies on 100 percent renewable energy by means of a variety of carbon-reduction strategies.  Heating and cooling are supplied by air source and water-to-water heat pumps, with help from a high thermal mass, a tight building envelope, and a design that shares solar heat gain from one side of the building with the other during the winter .  In warmer months, heat gain is diverted to the building&#8217;s hot water system.</p>
<p>The designer, the Dublin studio of BDP, equipped the west elevation with a folded, glazed facade that halves the time of exposure to direct afternoon sunlight at any given period.  Smart building technologies turn off lights and heating/cooling as well as automatically close and open blinds when guest rooms are unoccupied. These steep facades are innately precarious, lending a sense of adventure to whomever dares to stand atop one. Or, in the case of the roundup ahead, who dares to build a hotel on one. The best cliffside properties around the world can be found perched in picturesque regions and with outstanding views, some situated along rocky coastlines and others within mountain ranges or escarpments. The unifying trait? A front-row seat to unparalleled beauty.</p>
<p>With 2023 around the corner, planning a memorable getaway in a scenic destination feels all but necessary. And regardless of where you’re looking to travel to — the Caribbean, Mexico, South Africa, or beyond — just about every pocket of the globe boasts a jaw-dropping cliffside hotel to enjoy it from. Below, take in TZR’s favorite properties perched atop a cliff in breathtaking locales around the world and explore the different activities that enhance the drama (think: mountain-top picnics, desert wall climbing, and more). And even if an international trip isn’t in the cards for the new year, there are plenty of equally magnificent cliffside resorts to book a stay at right here in the states. All of that, and more, ahead.</p>
<h2>Amalfi Coast</h2>
<p>You need little introduction to the natural splendor of Italy’s famed Amalfi coast, a UNESCO-listed region defined by its steep cliffs and dazzling blue Tyrrhenian sea. Along the coastline lie 13 picturesque towns and miles of hiking trails offering panoramic views, like the legendary Sentiero degli Dei (Path of the Gods). In short — it’s the perfect destination to build a cliffside hotel. Perhaps the most iconic is Le Sirenuse Positano, which opened in 1951 and is on every aesthete’s travel bucket list. A few miles away, Borgo Santandrea recently made a splash with its debut (it’s the first Amalfi hotel to open in 15 years). The cliffside property perches 90 meters above sea level and features 29 rooms and 16 suites, all with sea views (two suites even have private infinity pools). Also worthy of a cliffside callout: Monastero Santa Rosa. The property was originally a Dominican monastery built in the 17th century and is perched atop a cliffside at the edge of the fishing village of Conca dei Marini.</p>
<h2>California Coastline</h2>
<p>California’s vast coastline stretches nearly 900 miles, giving way for countless cliffside hotels to crop up. One such property that tends to top the lists of dramatic view seekers is Post Ranch Inn along the breathtaking Big Sur coastline on Highway 1. The property has been open since the early ‘90s and sits atop cliffs soaring 1200 feet above the Pacific Ocean. A few hours north near San Francisco, The Ritz-Carlton Half Moon Bay is nestled on a cliff beside the rocky coastline. The resort was designed by HKS Architects and taps into the nostalgia of 19th-century seaside lodges with its vignette of dormers, gables, and chimneys creating a unique silhouette against the vast blue sky.</p>
<h2>Bali</h2>
<p>The dazzling Indonesian province of Bali is replete with mind-bogglingly beautiful landscapes well-suited for adventurous travelers. Taking it up a notch, Six Senses Uluwatu is located on a dramatic cliffside at Bali’s southern tip, giving visitors front-row seats to the Indian Ocean. The property is also the location of Pura Uluwatu, which is one of this Hindu island’s most sacred temples, all adding to the spiritual quality of this scenic setting. Also in the region, Bulgari Resort Bali is another traveler favorite thanks to its position 150 meters above the sea and breathtaking sunrise and sunset views each day. If you’re ready for a dip, the resort has a private funicular that travels directly to a pristine stretch of beach.</p>
<h2>Turkey</h2>

<p>Surrounded on three sides by the Black, Mediterranean, and Aegean Seas, Turkey is a large, beautiful peninsula that bridges Europe and Asia and is home to some of the oldest settlements in the world. Mountains and cliffs are abundant in the country, and at Yunak Evleri guests can stay in this unique hotel that was carved into a mountain cliff. The property is a collection of cave houses dating back to the 5th and 6th centuries beside a 19th-century Greek mansion. There are two swimming pools and and outdoor fireplace to relax and watch the sunset at. If you’re looking for a stepping-back-in-time kind of travel experience, this is it.</p>
<h2>Jamaica</h2>

<p>One comes to Jamaica for many things — the culture, the history, the food, the scenery, and more. This Caribbean island nation is lush and awe-inducing, and a property that exemplifies all of its best traits lies on the north coast of Jamaica in Negril. The Caves offers 12 cottages perched along limestone cliffs plus unique amenities like private cave dining, a seaview spa, and The Blackwell Rum Bar that’s accessed by taking a coral staircase down to the water’s edge, crossing a wooden footbridge, and arriving at the secret cave. The walls of the bar are the volcanic cliffs, making for a thoroughly immersive cocktail experience.</p>
<h2>Mallorca</h2>
<p>For a travel locale that delivers on scenery, history, cuisine, and accommodations — Mallorca isn’t a bad place to start. The Mediterranean island has long been a destination for those transfixed by its turquoise waters and limestone mountains, perhaps best experienced at a cliffside hotel. Cap Rocat is located within a fortress and the building is a Heritage Asset and listed as a National Monument. It’s located in the secluded area of the Bay of Palma and the Sentinels room, specifically, offers magnificent views. Jumeirah Port Soller is another cliffside retreat on Mallorca and sits high above the port on the edge of the Serra de Tramuntana mountain range. </p>

<p>For those who have explored its many national parks and breathtaking Pacific Northwest beauty, Washington is a slice of heaven right here in the states. <p>A country already famous for its steep sea cliffs, Ireland is a natural fit for those seeking a dramatic hotel. Cliff House Hotel is near Cork and Waterford and is a privately owned luxury hotel that’s been around since 1932, with a complete rebuild in 2008. The property is rooted on a cliff on the south side of Ardmore Bay and offers 39 rooms plus an Irish destination spa and one Michelin-star restaurant. The design is timeless and atmospheric — white walls, cups stone columns, and sedum moss-covered roofs with limestone terracing.</p>
<h2>Greek Islands</h2>
<p>A visit to the Greek islands proves this magical destination is, indeed, vertically oriented. It’s only natural then that cliffside properties abound in this part of the Aegean Sea, beginning with Mystique Hotel Santorini. It was carved into the Caldera cliffs that overlook the water, and is a collection of 41 stone-crafted, cave-style suites and villas located across from an active volcano. Also a staple in Santorini, Grace Hotel, Auberge Resorts Collection sits atop a cliff and boasts one of the best infinity pools in the region. The cuisine here is also a major draw, with Michelin-awarded chef Lefteris Lazarou at the helm of the Greek and Mediterranean flavors.</p>
<h2>Pacific Coast of Mexico</h2>
<p>Referred to by some as the Mexican Riviera, the country’s Pacific coast is an enclave of beach resorts that highlight the region’s arresting beauty. In Acapulco, Banyan Tree Cabo Marqués is an eco resort with 45 private pool villas and residences that cling to the dramatic hillside of Punta Diamante. Here, guests soak in sweeping views of the Pacific Ocean while enjoying amenities like al fresco dining. Just a few minutes from Zihuatanejo, Cala de Mar is a resort and spa perched atop the cliffside of Ixtapa. <h2>British Virgin Islands</h2>
<p>The British Virgin Islands are situated in the Caribbean to the east of Puerto Rico and are composed of the main islands of Tortola, Virgin Gordo, Anegada, and Jost Van Dyke (plus many other smaller islands and cays). One of these smaller escapes is Moskito Island — an all-inclusive resort with four grand estates offering striking views and unparalleled beach access. Witness views of the Caribbean Sea on one side and the Atlantic Ocean on the other, plus a picturesque overwater restaurant and bar.</p>

<p>With 21 national parks, 10 UNESCO World Heritage Sites, and remarkable biodiversity, it’s no wonder that South Africa is such an appealing destination for travelers. Here, on the cliffs of the Cape Winelands region, guests at Birkenhead House can overlook the whale watching enclave of Walker Bay from the cliffside pool or from one of the 11 individually designed rooms located in three separate houses that make up the property. At The Twelve Apostles in Cape Town, visitors get the unique vantage point of being positioned above the Atlantic Ocean and between the Twelve Apostles Mountain Range and Table Mountain National Park. This luxury boutique hotel has two restaurants, both excellent for watching the evening sunset from.</p>
<h2>Kenya</h2>

<p>There’s nowhere on earth quite like Kenya — this east African country has coastlines along the Indian Ocean, mountain highlands, dramatic savanna grasslands, and much, much more. For those traveling here for a safari, Angama Mara is a luxury lodge in the Maasai Mara. It’s placed on the edge of the Oloololo Escarpment and the property’s name is a nod to the Swahili word for ‘suspended in midair.’ While here, guests will stay in 30-foot-wide tens with floor-to-ceiling glass fronts that look out over the Great Rift Valley.</p>
<h2>Canada</h2>
<p>Fogo Island Inn</p>
<p>It is said that Fogo Island Inn is located at one of the four corners of the world. This 43,000 square-foot Newfoundland luxury hotel overlooks the Atlantic Ocean and was designed by architect Todd Saunders. The property is perched on stilts and its 29 one-of-a-kind rooms hug the North Atlantic coastline with floor-to-ceiling views. The island has seven singular seasons and offers activities ranging from stargazing and bird watching to hiking and snowmobiling.</p>
<h2>Dominica</h2>
<p>To know the Caribbean Island of Dominica is to know unspoiled natural splendor. This lush escape is abundant with rainforests, rivers, and mountains and a visit is nothing short of spectacular. At Secret Bay (a property renowned for its cliffside location), guests can book one of 12 residential style villas. The Zabuco Villa was built on a clifftop promontory and is on the furthest point, lending 180-degree vistas over the mountain peaks. And even if you don’t book it, there are other special spots around the property with cliffside facets like the new Gwiyavye&#8217; Lap Pool &#038; Bar and the resort’s Gommier Spa. Coulibri Ridge is a newly-opened property also on Dominica and is a 14-suite, 285-acre resort perched atop a mountain ridge near the village of Soufrière. The resort is off-grid and uses solar energy as its main power source; also, rainwater is collected through their unique roof design and funneled to guest suites and two chlorine-free pools.</p>
<h2>Hawaii</h2>
<p>Hawaii and its network of breathtaking islands is one of those places with indisputable beauty. It’s an otherworldly destination that celebrates nature in all of its facets, from volcanos and rainforests to coastlines and coral reefs. Not at all shocking: there are many striking hotels here. At Timbers Kauai at Hokuala, the oceanside cliffs of Kauai cradle this luxury resort and private residences. It sits on the oceanside edge of 450 acres and is surrounded by 13 miles of nature trails. On the island of Maui, Montage Kapalua Bay hugs a coastal cliff on the west coast, giving prime views for whale watching and turtle spotting. The resort is set on 24 acres and this past spring it welcomed back Champagne Hale at Cliff House — an intimate cliffside venue that was originally built in 1940 as a facility for the managers of the historic Honolua Plantation.</p>

<p>A regal resort that once hosted Princess Diana, Anantara Al Jabal Al Akhdar in Oman is located a two hours’ drive inland from Muscat and up in the mountains. Here, you’ll be surrounded by cliffs and can enjoy activities like a climb wall, hiking, cinema under the stars, and yoga atop the scenic lookout of Diana’s Point.</p>

<p>With a storied, celebrity past and almost a century of careful preservation paired with with high-end, careful renovation, 2500 Divisadero is a San Francisco legend.  You could write the next chapter for this historic mansion, on the market now for $15.995 million.</p>
<p>This 9,125 square-foot home was built in 1933 by locally renowned architect Angus McSweeny, a partner in Willis, Polk, and Company, an architectural partnership that produced hundreds of significant commercial and residential buildings in the Bay Area, including the Palace of Fine Arts . </p>

<p>Later McSweeny would go on to form his own firm.  Along with this home, other notable buildings to McSweeny&#8217;s credit are 1200 California and St Mary&#8217;s Cathedral on Gough, the latter of which he served as part of collaborative team to create and construct.</p>

<p>The grandeur of those buildings is clearly present in 2500 Divisadero, with its classic Tudor craftsmanship.  hand-carved woodwork;  hand-laid stone and brick;  dramatic arches, peaks, beams, built-ins and embellishments;  all of these features are still present.</p>

<p>But the plethora of famous owners have kept the six-bedroom, five full bathoom and three half-bathroom abode current with modern day luxury. </p>

<p>The home has illustrious history.  Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, &#8220;The Navigator.&#8221;  Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.</p>

<p>The home has also housed the Canadian Consulate, and has featured in San Francisco&#8217;s Decorator Showcase.  Previous owners and philanthropists Jeff and Laurie Ubben used the home to host fund raisers for a variety of causes.  At one point, Martha Stewart stayed in the upper floor guest room while she and Jeff Ubben worked together.  </p>

<p>The current sellers are Mike Depatie, financier and former CEO of Kimpton Hotels and his wife Holly, an interior designer.  Holly Depatie&#8217;s design sensibilities adorn the home&#8217;s interior.</p>

<p>&#8220;The house itself inspired me with its rich history, grand entrance, extraordinary hand-carved wood, custom ironwork, and gorgeously proportioned rooms,&#8221; Holly Depatie told SFGATE.  &#8220;Because of the house&#8217;s connection to the visual arts I wanted it to exude a sense of dignified drama, a grown-up modern aesthetic that embraced both its glorious past and its most relevant place in the present as one of the great San Francisco houses. &#8220;</p>

The two-story-high lobby walls are a fabulous showcase for an eclectic mix of abstract art and mirrors, complemented by the brightly colored sofas and chairs. Accommodations are more muted with walls dressed in graphic black and white wallpapers, mid-century-inspired furnishings and vintage Scandinavian rugs. Every room has a view, thanks to the building&#8217;s triangular shape. The result is something that feels preppy and nautical (like a bar adorned with ships&#8217; mastheads) yet futuristic (a glass elevator that takes guests to higher floors). Akin to the city’s opulent living room, the space doubles as the hotel’s dining and lounging area and was given a spiffing up in 2015 along with the rest of the landmark property. <p>With a storied, celebrity past and almost a century of careful preservation paired with with high-end, careful renovation, 2500 Divisadero is a San Francisco legend.  You could write the next chapter for this historic mansion, on the market now for $15.995 million.</p>
<p>This 9,125 square-foot home was built in 1933 by locally renowned architect Angus McSweeny, a partner in Willis, Polk, and Company, an architectural partnership that produced hundreds of significant commercial and residential buildings in the Bay Area, including the Palace of Fine Arts . </p>

<p>Later McSweeny would go on to form his own firm.  Along with this home, other notable buildings to McSweeny&#8217;s credit are 1200 California and St Mary&#8217;s Cathedral on Gough, the latter of which he served as part of collaborative team to create and construct.</p>

<p>The grandeur of those buildings is clearly present in 2500 Divisadero, with its classic Tudor craftsmanship.  hand-carved woodwork;  hand-laid stone and brick;  dramatic arches, peaks, beams, built-ins and embellishments;  all of these features are still present.</p>

<p>But the plethora of famous owners have kept the six-bedroom, five full bathoom and three half-bathroom abode current with modern day luxury. </p>

<p>The home has illustrious history.  Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, &#8220;The Navigator.&#8221;  Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.</p>

<p>The home has also housed the Canadian Consulate, and has featured in San Francisco&#8217;s Decorator Showcase.  Previous owners and philanthropists Jeff and Laurie Ubben used the home to host fund raisers for a variety of causes.  At one point, Martha Stewart stayed in the upper floor guest room while she and Jeff Ubben worked together.  </p>

<p>The current sellers are Mike Depatie, financier and former CEO of Kimpton Hotels and his wife Holly, an interior designer.  Holly Depatie&#8217;s design sensibilities adorn the home&#8217;s interior.</p>

<p>&#8220;The house itself inspired me with its rich history, grand entrance, extraordinary hand-carved wood, custom ironwork, and gorgeously proportioned rooms,&#8221; Holly Depatie told SFGATE.  &#8220;Because of the house&#8217;s connection to the visual arts I wanted it to exude a sense of dignified drama, a grown-up modern aesthetic that embraced both its glorious past and its most relevant place in the present as one of the great San Francisco houses. &#8220;</p>

<p>In the Depatie family&#8217;s hands, this home has continued to serve philanthropic causes as well as play host to a plethora of distinguished guests.  Whoever buys the property next will enjoy almost a hundred years of history included with the sale.</p>

<p>A housing project based out of old hotels in San Francisco became the site of overdoses, rampant crime, violence, and unsafe living conditions, according to a San Francisco Chronicle report.</p>
<p>The hotels are the main components of the city&#8217;s $160 million permanent supportive housing program, which failed in its goal of helping residents gain enough stability to find independence and their own housing, according to the San Francisco Chronicle.  A quarter of the tenants tracked by the government died after exiting supportive housing in 2020.</p>
<p>Overdoses occurred frequently in the hotels, with at least 166 people dying between 2020-2021, the Chronicle reported.  Residents attacked and threatened to kill staff members, lit fires in rooms, and attacked other residents.</p>
<p>Another 21% left for unknown destinations, and only a quarter found steady homes, which included living with friends or relatives or moving into taxpayer-subsidized housing, according to the Chronicle.</p>
<p>Some residents had to use hospital-style portable toilets due to shuttered bathrooms and elderly residents were trapped in broken elevators on numerous occasions, according to the Chronicle.  Rooms had issues with mold, water leaks, and rat infestations, and the hotels accrued more than 1,600 violations from city housing inspectors since 2016.</p>
<p>“I moved in there and the kitchen sink had human s— in it, and the hotel has black mold,” said one former tenant who opted to live on the streets instead of in the hotel, according to the Chronicle, which confirmed such violations occurred through public records.  &#8220;So we said screw that, and we started sleeping on the streets.&#8221;</p>
<p>A wheelchair-bound 57-year-old man missed multiple chemotherapy appointments for his prostate cancer because the elevator wasn&#8217;t working and the building had placed him on an upper floor, according to the Chronicle.</p>

<p>The units were run by the city&#8217;s Department of Homelessness and Supportive Housing, which, according to the Chronicle, reports directly to Mayor London Breed, a Democrat.  Breed told the Chronicle the nonprofits that operate the hotels were to blame, and said she hadn&#8217;t pressed the department to hold those nonprofits accountable for issues with the hotels because of COVID-19.</p>
<p>A leader of one such nonprofit, Randy Shaw, said the city was placing the most high-need tenants into the hotels without allocating the resources they needed.</p>
<p>&#8220;We throw all these people into our hotels who have no demonstrated ability to live independently, who have severe problems and need to be elsewhere,&#8221; Shaw told the Chronicle.</p>
<p>San Francisco&#8217;s homeless population soared from 12,249 to 19,086 between 2016 and 2020, a time during which the Department of Homelessness and Supportive Housing budget ballooned from $202 million to $600 million, according to the Chronicle. </p>
<p>Yet the housing units are chronically underfunded, receiving less than half the per-unit/per-day funding the department recommends, resulting in caseworkers earning below a living wage and handling five times as many tenants as advised by federal recommendations.</p>
<p>&#8220;I&#8217;ve got to get out of here,&#8221; a woman living in a Department of Homelessness and Supportive Housing hotel told the Chronicle.  “This is a nightmare.  People give up in these places.  There&#8217;s really no hope.&#8221;</p>

<h4 class="title">San Francisco workers are moving from pandemic hotels to homeless people</h4>

<p><span class="dateline"><strong>SAN FRANCISCO</strong> &#8211; </span>San Francisco&#8217;s shelter-in-place hotel program for its non-accommodating residents is coming to an end.</p>
<p>The city said it is working to ensure those staying in the hotels don&#8217;t end up back on the streets.</p>
<p>In April 2020, not long after the COVID pandemic became a looming threat, San Francisco mobilized to evacuate homeless residents from large gathering places.  They relocated 3,700 people to 25 accommodations in hotels across the city.</p>
<p>The city&#8217;s Department of Homelessness and Supportive Housing (HSH) said the scheme had always been a temporary measure and is now being phased out.</p>
<p>&#8220;This program was a FEMA-sponsored emergency response and was always intended to be temporary,&#8221; said HSH&#8217;s Emily Cohen.</p>
<p>The department said it is working to seize this unique opportunity and has already moved 915 people from accommodation in hotels to longer-term housing solutions.</p>
<h4 class="title">San Francisco is dissolving hotels for the homeless program</h4>
<p>KTVU&#8217;s Candese Charles reports.</p>
<p>“As we move through the pandemic, closer to recovery, we are learning more about COVID.  We really want to make sure we build on the opportunity that we&#8217;ve had over the past 20 months to build on those relationships with people in the SIP hotels and transitioning them into permanent homes,&#8221; said Cohen.</p>
<p>Nicole McDonald is in an emergency shelter trying to get out of homelessness.  She said she was frustrated that more people weren&#8217;t being let in.</p>
<p>&#8220;I stay there myself and I see that they don&#8217;t let people into the shelters,&#8221; McDonald said.  &#8220;They&#8217;re getting more people out of the shelters, they&#8217;re telling them there aren&#8217;t any beds available.&#8221;</p>
<p>The Department for Homelessness and Supportive Housing said the city&#8217;s emergency shelters are not yet operating at full capacity.  The department said it&#8217;s not that easy to refill beds.  There must be all-round services for those seeking protection, and with the Omicron variant still posing a threat, security must come first.</p>
<p>&#8220;Congregate Shelters continue to play a very important role in responding to the homeless, but we must do so responsibly in the context of COVID,&#8221; said Cohen.</p>
