<p>	This storied San Francisco home might be half finished, but it&#8217;s certainly full of history. </p>

<p>	Members of the Pacific Palisades community will likely know the architectural significance of this particular Tudor Gothic Revival mansion.  For the unsed, here&#8217;s the skinny: The landmark Tobin House in the Bay Area was built in 1915 for Michael H. de Young, a journalist and the founder of the San Francisco Chronicle.  Now, the last remnant of his medieval-looking estate has just been listed for $13.85 million. </p>

<p>	More than a century ago, de Young commissioned architect Willis Polk to construct the stately California property.  It was initially designed to be two adjacent homes, one for each of his daughters.  The current residence was meant to be built alongside a twin house that was connected via an archway, but the right side was never completed.  No one knows for sure what caused Polk to stop halfway through, although local folklore suggests de Young&#8217;s daughter Helen wanted to remain in her own estate.  </p>

	“Anyone who has been in this part of San Francisco for a long time has noticed this home&#8217;s beauty,” listing agent Stacey Caen of Sotheby&#8217;s International Realty told the Wall Street Journal.  “The incomplete arch makes people wonder what could have been.”</p>

<p>	The sellers, husband-and-wife duo Anthony and Celeste Meier, bought the Tobin House in 2004 for roughly $6.5 million and carried out nearly $5 million worth of renovations.  Currently, the couple runs an art gallery on the first floor.  &#8220;As a stand-alone, it&#8217;s a beautiful piece of sculpture,&#8221; Anthony said. </p>

	The 8,990-square-foot home has five bedrooms and five bathrooms spread across its four stories.  While the exterior comes off as foreboding thanks to its gray concrete plaster facade and copper chimney stacks, the inside tells a much brighter story.  There are diamond-patterned lead windows that let in ample amounts of natural light in the living room.  In addition, the third-floor sitting area features a vaulted ceiling with a skylight.  The modern floor plan also includes a wine room, a gym, a gourmet chef&#8217;s kitchen, a walkout terrace and a large library.  </p>

<p>	If you&#8217;re wondering why the couple has chosen to part ways with the historic property, it&#8217;s because, like many empty nesters, they&#8217;ve decided to downsize.  Their loss could be your gain. </p>

<p>With a storied, celebrity past and almost a century of careful preservation paired with with high-end, careful renovation, 2500 Divisadero is a San Francisco legend.  You could write the next chapter for this historic mansion, on the market now for $15.995 million.</p>
<p>This 9,125 square-foot home was built in 1933 by locally renowned architect Angus McSweeny, a partner in Willis, Polk, and Company, an architectural partnership that produced hundreds of significant commercial and residential buildings in the Bay Area, including the Palace of Fine Arts . </p>

<p>Later McSweeny would go on to form his own firm.  Along with this home, other notable buildings to McSweeny&#8217;s credit are 1200 California and St Mary&#8217;s Cathedral on Gough, the latter of which he served as part of collaborative team to create and construct.</p>

<p>The grandeur of those buildings is clearly present in 2500 Divisadero, with its classic Tudor craftsmanship.  hand-carved woodwork;  hand-laid stone and brick;  dramatic arches, peaks, beams, built-ins and embellishments;  all of these features are still present.</p>

<p>But the plethora of famous owners have kept the six-bedroom, five full bathoom and three half-bathroom abode current with modern day luxury. </p>

<p>The home has illustrious history.  Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, &#8220;The Navigator.&#8221;  Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.</p>

<p>The home has also housed the Canadian Consulate, and has featured in San Francisco&#8217;s Decorator Showcase.  Previous owners and philanthropists Jeff and Laurie Ubben used the home to host fund raisers for a variety of causes.  At one point, Martha Stewart stayed in the upper floor guest room while she and Jeff Ubben worked together.  </p>

<p>The current sellers are Mike Depatie, financier and former CEO of Kimpton Hotels and his wife Holly, an interior designer.  Holly Depatie&#8217;s design sensibilities adorn the home&#8217;s interior.</p>

<p>&#8220;The house itself inspired me with its rich history, grand entrance, extraordinary hand-carved wood, custom ironwork, and gorgeously proportioned rooms,&#8221; Holly Depatie told SFGATE.  &#8220;Because of the house&#8217;s connection to the visual arts I wanted it to exude a sense of dignified drama, a grown-up modern aesthetic that embraced both its glorious past and its most relevant place in the present as one of the great San Francisco houses. &#8220;</p>

<p>In the Depatie family&#8217;s hands, this home has continued to serve philanthropic causes as well as play host to a plethora of distinguished guests.  Whoever buys the property next will enjoy almost a hundred years of history included with the sale.</p>

Medallia&#8217;s Leslie Stretch with 2626 Larkin (Medallia, Lunghi Studios)</p>
<p>This week, Leslie Stretch, CEO of customer experience software company Medallia, will list the Russian Hill home he bought with his wife Heather just before the pandemic for exactly what they paid for it: $20 million.</p>
<p>Listing agent Nina Hatvany of Compass gave TRD an exclusive first peek of the five-bedroom house, which includes a separate guest apartment one level below the main entrance.  The home&#8217;s centerpiece is a floating helix-shaped limestone staircase with hand-forged railings circling a three-story Venetian glass light fixture hanging from a central skylight.  There&#8217;s also a walnut-clad elevator that services all floors.</p>

<p>The chandelier alone was rumored to cost $1 million and is an indication of the high-end finishes throughout the home, Hatvany said.</p>
<p>The house was built in 2013 by hedge fund manager Chris Hansen, according to public records.  It has six floors plus a bay view roof deck just around the corner from Lombard&#8217;s “crookedest” street.  The 10,000-square-foot home at 2626 Larkin Street was the biggest residential sale in the neighborhood when it sold at the end of January in 2020 for $2,000 a square foot, according to Redfin.  It would be the biggest Russian Hill single-family sale of 2022 thus far if it sells for anywhere close to that amount, although the combined $29 million paid for a pair of penthouse suites owned by former secretary of state George Shultz in July is the bigger overall neighborhood residential sale.</p>
<p>Hatvany, who also represented the Stretches when they bought the home from Hansen in 2020, said her clients are selling now because the youngest of their four children has gone off to college and they are moving to a smaller pied a terre in the city.  They also purchased several “spectacular” secondary homes during the pandemic, she said.</p>
<p>They made only minor decorative changes to the property during their two-plus years there, but spent hundreds of thousands of dollars upgrading the smart home features of the property, such as the AV system and light switches, she said.  They also added two car lifts to make room for five cars in the three-car garage.</p>
<p>Otherwise the home is much as it appeared when they bought it in January 2020, she said, with “glowing” lime plaster walls, french white oak floors and a glass wall off the kitchen-family room that leads out to a backyard with a pizza oven, quartz stone patio and a fireplace bookended by two bronze fountains.  The back of the home overlooks the garden, while the front, including the fourth-floor primary suite and fifth-floor family room, has northwest views of the bay.  Both have decks to take in the views, and there&#8217;s also a panoramic view roof deck with a fire pit.</p>
<p>Even with the SF luxury market seeing millions in price cuts, Hatvany said the home is priced to bring in high-end buyers who she said are still actively house hunting despite the slower market.</p>
<p>“We have other houses on the market in the $18 [million] to $25 million range, and not one of them is as done as this house is,” she said.</p>
<p>Most of those properties are in Pacific and Presidio Heights, which Hatvany said are still tops for high-net-worth individuals with young families, given the proximity to parks and prestigious private schools.  The Larkin home&#8217;s buyer may not be someone with “masses of children,” since it has a “more sophisticated feel,” Hatvany said, but otherwise she expects it to draw the same well-heeled crowd of house hunters to its “Pacific Heights- ish” location.</p>
<p>&#8220;It&#8217;s as close to Pacific Heights as you can be on Russian Hill,&#8221; she said.</p>

<p>With a storied, celebrity past and almost a century of careful preservation paired with with high-end, careful renovation, 2500 Divisadero is a San Francisco legend.  You could write the next chapter for this historic mansion, on the market now for $15.995 million.</p>
<p>This 9,125 square-foot home was built in 1933 by locally renowned architect Angus McSweeny, a partner in Willis, Polk, and Company, an architectural partnership that produced hundreds of significant commercial and residential buildings in the Bay Area, including the Palace of Fine Arts . </p>

<p>Later McSweeny would go on to form his own firm.  Along with this home, other notable buildings to McSweeny&#8217;s credit are 1200 California and St Mary&#8217;s Cathedral on Gough, the latter of which he served as part of collaborative team to create and construct.</p>

<p>The grandeur of those buildings is clearly present in 2500 Divisadero, with its classic Tudor craftsmanship.  hand-carved woodwork;  hand-laid stone and brick;  dramatic arches, peaks, beams, built-ins and embellishments;  all of these features are still present.</p>

<p>But the plethora of famous owners have kept the six-bedroom, five full bathoom and three half-bathroom abode current with modern day luxury. </p>

<p>The home has illustrious history.  Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, &#8220;The Navigator.&#8221;  Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.</p>

<p>The home has also housed the Canadian Consulate, and has featured in San Francisco&#8217;s Decorator Showcase.  Previous owners and philanthropists Jeff and Laurie Ubben used the home to host fund raisers for a variety of causes.  At one point, Martha Stewart stayed in the upper floor guest room while she and Jeff Ubben worked together.  </p>

<p>The current sellers are Mike Depatie, financier and former CEO of Kimpton Hotels and his wife Holly, an interior designer.  Holly Depatie&#8217;s design sensibilities adorn the home&#8217;s interior.</p>

<p>Everywhere you look, everywhere you go, there&#8217;s a face of someone who needs you&#8230; and wants to call you their home.</p>
<p>Fans of the iconic sitcom “Full House,” which famously starred Mary-Kate and Ashley Olsen — as well as the late comedian Bob Saget, who passed away unexpectedly in January at age 65 — can now own part of the show&#8217;s history.</p>
<p>A San Francisco house that&#8217;s one of the city&#8217;s rarely available Queen Anne- and Victorian-style “Painted Ladies” — a row of seven properties that appeared on television screens in the show&#8217;s intro sequence — has listed for $3.55 million, its listing brokerage told The Post.</p>
<p>The property snoops at the Wall Street Journal first reported the news, adding that the seller — Leah Culver, a senior software engineer at Twitter — is looking to break even.  She purchased the Queen Anne house, formerly dressed with a pink exterior, for $3.55 million in January 2020. </p>

<p>Culver lives nearby and bought the 1890s spread, which was in a state of disrepair after the same family had owned it for some six decades, with hopes of a renovation.  Two months after her January 2020 purchase came the stateside outbreak of COVID-19 — and the pandemic reportedly caused delays in securing permits for the work, which the Journal has not yet started.  However, Culver told the Journal that she has the permits needed from the planning department, and anticipates to receive the same from the building department this summer.  Simply put: She&#8217;s selling because she no longer has the time required to see the renovation through.</p>
<p>In a message to The Post, the brokerage added that the sale includes approved permits from David Armor Architecture to restore the two-unit structure, at 714 Steiner St., to “its former glory.”  That includes the creation of a large upper unit with five bedrooms, three full bathrooms and a powder room that&#8217;s roughly 3,000 square feet in size with a three-level floorplate.  The lower level will have a two-bedroom, one-bathroom unit that&#8217;s 845 square feet with its own entrance and laundry—and could be used as a guest suite or income-producing property.  (The home was split into two units in 1960.)</p>
<p>“I really want to find a buyer who cares about San Francisco, and this property and the location,” Culver, who has an Instagram account for the home, @pinkpaintedlady, which boasts 19,500 followers, told the Journal.</p>

<p>Living in the city by the bay has traditionally come with a heavy cost, and now is no different.  The Journal notes that the market has low supply and high demand.  And in the first quarter of 2022, median sales climbed to $1.87 million — a 21% increase from the $1.55 million tallied during the same period a year earlier.</p>
<p>For those who can pay the price, the home delivers a nice dose of history.  All seven homes, otherwise known as the “Seven Sisters,” were built by a man named Matthew Kavanagh between 1892 and 1895. Born in Ireland, Kavanagh immigrated to America in 1869, and began with his own home, at 722 Steiner St., then completed the others.  This listed home, at No.  714, which was completed in 1895.</p>
<p>Features inside No.  714 include views of Alamo Square&#8217;s hills from oversize bay windows on all three levels.  The kitchen, at the rear of the home, looks to the dome of City Hall, while the second and third floors look to San Francisco&#8217;s downtown skyline.</p>
<p>The listing images indeed show a home in a state of disrepair — but look past them to see a spindled staircase, hardwood floors, wood-framed windows, moldings, high ceilings and the change to have a large kitchen.</p>

<p>After offloading his lavish East Bay mansion (and the custom treehouse in the garden) earlier this year, retired San Francisco Giants legend Buster Posey has now listed his sprawling California hunting getaway as he heads back to his native Georgia. </p>
<p>The 106-acre Springer Lodge in Butte County has been listed by California Outdoor Properties for $3.9 million this week.  The ranch, around 150 miles outside San Francisco, features a lake, two creeks and many acres of land for duck hunting and fishing.</p>
<p>&#8220;I grew up hunting with my dad and my brothers, and I formulated great childhood memories through that,&#8221; Posey told the Wall Street Journal, &#8220;The kids have enjoyed it for sure.&#8221;</p>
<p>The Poseys added to the 3,300 square-foot home during their time there by building a 4,800 square-foot red barn, complete with an events space, game room and five sleeping areas.  The family also built a workshop and caretaker house on the land that&#8217;s described in the listing as a &#8220;one of a kind sportsman&#8217;s paradise.&#8221; </p>
<p>Posey&#8217;s sale of their Lafayette home in March saw them make a significant profit, selling for $9.28 million after purchasing the house for $4.585 million in June 2013 during his long tenure at the Giants, the only MLB team he ever played for.  Posey won three World Series championships and was a seven-time All Star in San Francisco.  Buster and his wife Kristen, who met in high school in Georgia, are moving back to the Peach State. </p>
<p>The Oroville ranch was bought by the Poseys in 2016 for $1.6 million.  A cinematic promotional video for the property showcases the home.</p>
<p>&#8220;Far removed from public access, and behind locked gates, the journey into the ranch unfolds as if opening a picture book,&#8221; the narrator, who sounds a lot like Sam Elliott, boasts over footage of the sprawling acres and many taxidermied animals.</p>

<p>A centuries-old 47-acre estate south of San Francisco is for sale from its owner &#8211; who happens to be Elon Musk. </p>
<p>The tech entrepreneur and Tesla CEO tweeted early Monday that he had &#8220;decided to sell my last house.&#8221;  The price is $ 37.5 million. </p>
<p>Mr Musk, 49, has not hired a broker and listing directs prospective buyers to contact the owner.  Calls to the given phone number went directly to an answering machine. </p>
<p>SpaceX&#8217;s CEO, Mr. Musk, has also sold almost his entire real estate portfolio in the past few years to get rid of his property as he focuses on “multiplanetare” life.  Only that house in the Bay Area remained, and it was &#8220;rented out for events,&#8221; he stated in a tweet last week.</p>

<p>In fact, he tried to sell the property in the town of Hillsborough last year.  The six-bedroom, ten-bathroom home went on sale in May 2020 for $ 35 million, according to listing records.  It was removed in November. </p>
<p>Mr Musk bought the property in 2017 for $ 23.4 million through Gatsby LLC, which is affiliated with another company, Excession, that is affiliated with Mr Musk&#8217;s family office.  By the time he completed the purchase, the property had been on the market since 2013 when it was listed for $ 100 million, Mansion Global reported. </p>
<p>The historic European style mansion dates back to 1916 when it was built by Count Christian de Guigné, a French nobleman.  He came to California and married Mary Katherine Parrott, whose father John Parrott had made a fortune in the gold rush era, Mansion Global previously reported. </p>

<p>Located on one of the largest private lots in the area, property amenities include San Francisco Bay views, a ballroom, banquet dining room, and &#8220;preserved but fully modernized professional kitchen,&#8221; according to the listing.  There is also a pool, walking trails, a three-car garage, and an eight-car carport.</p>
<p>Mr. Musk did not immediately return the request for comment. </p>

<p>An oceanfront home in San Francisco hit the market for the first time in over 50 years for $ 15.95 million. </p>
<p>The 5,930-square-foot Italian home is in the exclusive Sea Cliff neighborhood and overlooks the Golden Gate Bridge, San Francisco Bay, and the Pacific Ocean, according to the listing, posted last week with Steve Gothelf and Neill Bassi of Sotheby&#8217;s International Realty &#8211; San Francisco Brokerage.</p>
<p>&#8220;It&#8217;s on the most desirable block of Sea Cliff and is literally sitting on a cliff,&#8221; said Mr. Gothelf, calling the view &#8220;dramatic &#8230; you are staring at the full span of the Golden Gate Bridge across the water.&#8221;</p>
<p>Although the house has been well cared for, it is one of the last apartments on the block that has not been fully renovated. </p>
<p>&#8220;It&#8217;s an opportunity for a buyer to renovate and settle in there,&#8221; said the agent. </p>
<p>Spread over four floors, the five bedroom, six bathroom residence has a living room with a fireplace, solariums with arched windows overlooking the water, a kitchen with a breakfast nook and a formal dining room, depending on the floor plan. </p>
<p>The master bedroom has an oceanfront seating area, den and space for an office.  Upstairs is an additional office space lined with oversized windows to take advantage of the view. </p>
<p>Additional features include hardwood floors, exposed beams, a fireplace, and wood-paneled rooms that show photos. </p>
<p>Outside areas include a rooftop deck and a deck that extends to a cliff-top dining area.  The house is on a large lot with space for a garden and additional entertainment room, noted Mr. Gothelf.  There are currently terraced gardens that lead to Baker Beach.</p>
<p>&#8220;You can see porpoises out there and low-flying birds and a whale or two from time to time,&#8221; he said. </p>
<p>There is also a gated driveway and an underground two car garage with an elevator that is listed as serving the entire home.  The lower level could be expanded, added Mr Gothelf. </p>
<p>After a slow summer, San Francisco&#8217;s luxury market is picking up again, according to the agent.  The house has already been viewed several times and potential buyers are returning with architects and contractors. </p>
<p>&#8220;It was sturdy at the top end and I expect it will continue like this for the next few months,&#8221; he explained.  &#8220;We have a limited supply &#8230; and a disproportionate number of wealthy people interested in buying real estate.&#8221;</p>
<p>Mansion Global was unable to determine how much the property was last traded for.  The sellers were not available to comment.</p>
