<p>Rooter Hero expands into Bay Area North with a new location in Rohnert Park that will serve both Sonoma and Marin counties.</p>

<p>AUSTIN (KXAN) — The owners of Oilcan Harry&#8217;s, STS Warehouse, LLC, filed a lawsuit Wednesday against their new landlord, claiming they have not been given access to their new location at 219 W. Fourth St. (down the block from their current location) and that an HVAC system has not been installed in the building.</p>
<p>The move precedes a redevelopment of Fourth Street.  A residential building will be built at Oilcan Harry&#8217;s current location. </p>

<p>STS signed its new lease on May 18. In it, the landlord was to install an HVAC system by July 1 and secure a change of use for the property to operate as a bar/nightclub.  STS began hiring architects and consultants to design the new space.</p>
<p>However, the move has stalled.</p>
<p>According to the lawsuit, landlord Thomas C. Calhoon refused to give STS access.  Allegedly, Calhoon told STS on Oct.  4 He has a pending sale of the land to LV Company, an Austin-based real estate investment firm, and he could not allow STS to do anything without LV&#8217;s approval.</p>
<p>In response, STS sent a formal demand letter on Oct.  11.</p>
<p>&#8220;Defendant refused to act and told Plaintiff that he will not approve anything requests related to the Lease Property unless David Kanne approves the request on behalf of LV Company,&#8221; the lawsuit reads.</p>
<p>LV responded to STS on Oct.  14</p>
<p>&#8220;Counsel for LV Company asserted that Plaintiff is required to obtain approval prior to submitting a permit request but did not reference where the obligation in the lease such obligation is,&#8221; the lawsuit reads.</p>
<p>KXAN reached out to Calhoon and LV Company for comment.  LV responded, but Calhoon has not yet.  We will update this story when we hear back. </p>
<p>LV responded with the following statement: </p>
<p>LV Collective does not currently own the space that Oil Can Harry&#8217;s occupies and can&#8217;t accommodate specific requests.  We plan to purchase the property, are excited for the bar to occupy the space and fully intend to honor the lease.  </p>

<p>STS had asked LV to meet with counsel on Oct.  14, which LV asked to reschedule to Oct.  25. On Monday, LV allegedly told STS it would need another week to review.  Both parties&#8217; legal teams have not yet met.</p>
<p>&#8220;Despite several requests, neither Defendant nor LV Company has agreed to provide access to the Leased Property so that Plaintiff can fulfill its obligations under the Lease,&#8221; the lawsuit reads.</p>

<p>The lawsuit, filed in Travis County Civil Court, accuses Calhoon of breaching the contract.  It asks for the court to compel action and monetary relief of $1,000,000 for lost income and legal fees.</p>

<p>Amid a nationwide shortage of veterinarians, animal hospitals and pet owners have at times found themselves in dire straits.  Many veterinary practices are critically short-staffed, and pet owners — even in a city as large and pet-friendly as San Francisco — have found that pet care is not always accessible.</p>
<p>In a bid to adapt to the unrelenting vet shortage and boost access to local care, the San Francisco SPCA announced Thursday that it is selling its Pacific Heights animal hospital to a team of local vets and opening a new, low-cost community veterinary clinic in the Excelsior District.  The goal, SFSPCA officials said, is to bolster the city&#8217;s pet care landscape while further aligning the nonprofit with its mission of serving the neediest pet owners and their companions.</p>
<p>The Pacific Heights animal hospital on Fillmore Street, which sees nearly 16,000 patients annually, is being sold to a group of Bay Area veterinarians who have partnered with Curo Pet Care, a veterinary services company based in San Francisco.  With revenue from that sale, SFSPCA will establish a community clinic that will primarily serve the Excelsior, Bayview and Hunters Point neighborhoods — an area of ​​the city that is considered a “vet desert” for its relative lack of care providers, said Jennifer Scarlett, president of SFSPCA.</p>
<p>“It feels like we&#8217;re sort of coming home to what is our true calling, and that is thinking about those animals that are not going to get care unless we come up with creative ways to do it, and do it where it&#8217;s in the greatest need,” Scarlett told The Chronicle.  Selling the Pacific Heights hospital is bittersweet, she said, &#8220;but I am absolutely 100% sure it is the right thing to do, for Pac Heights as well as the area that we&#8217;re trying to serve.&#8221;</p>
<p>The idea is that by selling the Pacific Heights location to a veterinary group, neighborhood residents will not lose the access to pet care that they already have, and that SFSPCA will be able to divert some of its resources to support communities that are currently lacking vet services.</p>
<p>&#8220;We didn&#8217;t want to leave the Pac Heights neighborhood in a lurch,&#8221; Scarlett said.  “Our overall mission is to expand access to care, and that&#8217;s for everyone.”</p>
<p>Scarlett stressed that the decision to sell the hospital is entirely “mission-driven” and not about saving money.  The SFSPCA Mission District campus will continue its current operations.</p>
<p>The need for a community clinic in the Excelsior became apparent a couple of years ago, Scarlett said, when the SFSPCA began taking a closer look at which parts of the city its patients were coming from.  A large share of animals that were arriving at the animal hospital or shelter with parvovirus infections, which can be prevented with a vaccine, were coming from San Francisco&#8217;s southeastern corner.  The SFSPCA set up vaccine clinics in the area and heard from residents that limited transportation and high costs for care were deterrents to seeking out veterinary services.</p>
<p>&#8220;San Franciscans love their animals but unfortunately, veterinary care is often available only to those who can pay substantial fees,&#8221; Supervisor Ahsha Safaí, who represents the Excelsior, said in a statement to The Chronicle.  “The SPCA&#8217;s investment in the Excelsior will provide essential low-cost veterinary services.  I look forward to working with the SPCA and stakeholders to expand low-cost veterinary services across San Francisco.”</p>
<p>The clinic is expected to be open by the end of the summer and will be modeled after a walk-in clinic that SFSPCA has been piloting for two years on its Mission District campus.  The clinic will not be a full-service care center, Scarlett said, but it will provide some low-cost basic vet services that the city&#8217;s southeastern corner has been largely missing, such as general wellness check-ups, vaccinations, anti-parasitic medications and treatments for skin and ear issues.</p>
<p>&#8220;The whole idea is to keep the overhead low so that we can keep the costs low,&#8221; Scarlett said.  &#8220;We know it&#8217;s not a complete answer, but we&#8217;re marching along this path of trying to figure this out in real time because there is such a shortage and need.&#8221;</p>
<p>The new Pacific Heights hospital — to be named San Francisco Animal Medical Center, or SF AMC — will expand on the services that the SFSPCA hospital there already offers.  It will open on Monday for general practice and in the coming months will add specialty care such as oncology and cardiology, as well as 24-hour emergency services — something that SFSPCA officials were forced to end last summer because of the vet shortage.</p>
<p>The incoming veterinary group has said it will honor all existing appointments at the Pacific Heights location, and Curo Pet Care is planning to offer jobs to every SFSPCA employee at the hospital, allowing them to stay at the practice.</p>
<p>&#8220;San Francisco can count on us to provide them with the same great, quality care that the SF SPCA has always provided, and Pets Unlimited for generations before,&#8221; Margo Mehl, one of the incoming veterinarians, said in a statement.  &#8220;We&#8217;re honored that the SFSPCA has chosen us to take over this renowned facility, carry on its legacy of excellence, and build an unrivaled center for veterinary care.&#8221;</p>

<p>A San Francisco-based company specializing in financial technology formally opened its Omaha office on Wednesday.  It will eventually welcome more than 100 employees.</p>
<p>Unison will operate out of the Landmark building at 13th and Farnam streets.</p>
<p>Unison lets homeowners pull equity out of their homes without incurring debt or making any payments, said President Ryan Downs.</p>
<p>The company extends a cash payment to homeowners in exchange for sharing in the home&#8217;s value, whether it increases or decreases.  No payments are made until the homeowner sells the home or until 30 years passes.</p>
<p>At that time, the homeowner will pay Unison an amount equal to the cash payment received, plus or minus a percentage of the home&#8217;s change in value.</p>
<p>The company is headquartered in San Francisco, although some employees work remotely across the country, Downs said.  Unison currently employs about 120 people.</p>
<p>Omaha will be the company&#8217;s second US office.</p>

<p>Officials settled on Omaha after analyzing several metropolitan areas across the country.  Omaha stood out because of the reasonable cost of living, highly qualified workforce and business-friendly environment, Downs said.</p>
<p>The biggest factor: the people.</p>
<p>&#8220;Everything we do is virtual and a financial instrument,&#8221; Downs said.  “We don&#8217;t have factories.  We don&#8217;t build tangible things.  The value of our business comes from the people, and that&#8217;s where Omaha really stood out.&#8221;</p>
<p>Downs said the company started its expansion about five months ago and decided on Omaha early this year.</p>
<p>People aren&#8217;t surprised to see growth in the financial services sector in Omaha, said David Brown, president and CEO of the Greater Omaha Chamber.  But they may be surprised to see a San Francisco-based company put down roots here.</p>
<p>&#8220;This cements in people&#8217;s minds that we are a center for financial services,&#8221; he said.</p>

<p>The city offers a pool of people who would be a good fit for Unison, Brown said, citing business schools at the University of Nebraska at Omaha and Creighton University.</p>
<p>The company&#8217;s move to downtown Omaha fits in with other development happenings in the area, including the riverfront park revitalization, Mutual of Omaha&#8217;s relocation plans and the proposed streetcar line.</p>
<p>&#8220;Those are all significant investments that will make that a vibrant, vibrant neighborhood,&#8221; Brown said.  &#8220;That&#8217;s exactly what I think the investors were looking for.&#8221;</p>

In 2004, the railroad opened a new 19-story headquarters downtown that serves about 2,900 of the company&#8217;s 42,000 employees.</p>

<p><strong>History</strong>: Three sons of Peter Kiewit took over their father&#8217;s Omaha construction company, with the youngest, also named Peter, credited with turning it into one of the nation&#8217;s largest.  The company took off while building military installations during World War II and the Cold War.  It also built more miles of Interstate system than any other contractor, causing Fortune to dub Peter Kiewit “the Colossus of Roads.”  Today, it is one of the largest employee-owned firms in the world and one of only a handful of construction companies big enough to take on billion-dollar projects.</p>

<p><strong>History</strong>: Got off to a humble start in 1909 as the Mutual Benefit Health and Accident Association, initially struggling to attract policyholders.  Under the leadership of Creighton medical student CC Criss and later VJ Skutt, it grew and by the 1950s had emerged as a leading health and accident insurer.  The name was changed to Mutual of Omaha in 1962, and a year later it became a household name with sponsorship of the popular “Wild Kingdom” TV show.  The company rebranded its familiar Native American head logo in 2001, expanded into banking in 2007, and renewed its commitment to its midtown Omaha headquarters by developing the mixed-use Midtown Crossing.</p>

<p><strong>History</strong>: In 1946, Robert B. Daugherty spent nearly his life&#8217;s savings — $5,000 — to buy a small manufacturing company on a farm near Valley to build farm elevators.  Years later, with the invention of center-pivot irrigation, Valmont found its niche.  It then expanded into steel pipe and tubing manufacturing for irrigation systems and other industries.  Through acquisitions and new construction, the company grew to be a global player in certain segments of the agriculture, communications and utilities markets. <p>A San Francisco-based company specializing in financial technology formally opened its Omaha office on Wednesday.  It will eventually welcome more than 100 employees.</p>
<p>Unison will operate out of the Landmark building at 13th and Farnam Streets.</p>
<p>Unison lets homeowners pull equity out of their homes without incurring debt or making any payments, said President Ryan Downs.</p>
<p>The company extends a cash payment to homeowners in exchange for sharing in the home&#8217;s value, whether it increases or decreases.  No payments are made until the homeowner sells the home or until 30 years passes.</p>
<p>At that time, the homeowner will pay Unison an amount equal to the cash payment received, plus or minus a percentage of the home&#8217;s change in value.</p>
<p>The company is headquartered in San Francisco, although some employees work remotely across the country, Downs said.  Unison currently employs about 120 people.</p>
<p>Omaha will be the company&#8217;s second US office.</p>

<p>&#8220;Both offices will be pretty sizable,&#8221; Downs said.</p>
<p>Officials settled on Omaha after analyzing several metropolitan areas across the country.  Omaha stood out because of the reasonable cost of living, highly qualified workforce and business-friendly environment, Downs said.</p>
<p>The biggest factor: the people.</p>
<p>&#8220;Everything we do is virtual and a financial instrument,&#8221; Downs said.  “We don&#8217;t have factories.  We don&#8217;t build tangible things.  The value of our business comes from the people, and that&#8217;s where Omaha really stood out.&#8221;</p>
<p>Downs said the company started its expansion about five months ago and decided on Omaha early this year.</p>
<p>People aren&#8217;t surprised to see growth in the financial services sector in Omaha, said David Brown, president and CEO of the Greater Omaha Chamber.  But they may be surprised to see a San Francisco-based company put down roots here.</p>
<p>&#8220;This cements in people&#8217;s minds that we are a center for financial services,&#8221; he said.</p>
<p>The city offers a pool of people who would be a good fit for Unison, Brown said, citing business schools at the University of Nebraska at Omaha and Creighton University.</p>
<p>The company&#8217;s move to downtown Omaha fits in with other development happenings in the area, including the riverfront park revitalization, Mutual of Omaha&#8217;s relocation plans and the proposed streetcar line.</p>
<p>&#8220;Those are all significant investments that will make that a vibrant, vibrant neighborhood,&#8221; Brown said.  &#8220;That&#8217;s exactly what I think the investors were looking for.&#8221;</p>

<p>Chotto Matte, a high-voltage destination for Nikkei cuisine, is growing.  Not just with one new locale or a souped-up renovation — new locations in Doha, Riyadh, San Francisco, and London (the brand&#8217;s second location in the city) are in the works, with properties in Washington and Manchester to follow.  “We&#8217;ve also secured Rome, Beverly Hills and Milan,” describes founder Kurt Zdesar, “and we&#8217;re in the final stages of signing Philadelphia, Las Vegas and Nashville.”</p>
<p>Doha will open at the end of next month, with Marylebone, London, to follow in April.  Riyadh and San Francisco are set to open by the end of 2022. </p>
<p>It&#8217;s an ambitious expansion, particularly in the wake of a global pandemic that shuttered over 100,000 restaurants in the US alone. </p>
<p>&#8220;Warren Buffet said it best,&#8221; explains Zdesar via Facetime.  “When everyone else is buying, selling.  When everyone else is selling, buy.”  The pandemic left restaurant real estate ripe for the picking, and he in a position to negotiate on pricing.&#8221;Not only was I getting AAA sites but I&#8217;m getting huge support from landlords.  While I likely would have opened five restaurants over these next few years, I&#8217;m taking on upwards of 10.”</p>
<p>Global expansion isn&#8217;t a green concept to the Australian-born, British-based food magnate.  Zdesar started his career at KFC franchise Southern Fast Foods (as a manager by 18, no less), moving upwards to open Nobu&#8217;s first London restaurant before launching Ping Pong, his brand of dim sum restaurants.  Add in a consulting gig or two (at London&#8217;s Hakkasan and Paris&#8217; Les Bains) and he&#8217;s well versed in bottling lightning.</p>
<p>He sold his shares in Ping Pong and opened Chotto Matte on London&#8217;s Frith Street in 2013, offering Nikkei cuisine as a buzzing, bicultural dining experience with blown-out theatrics and art-covered spaces.  Miami followed in 2018 — an impressive space with a retractable roof and a 33,000-pound volcanic boulder — and a two-level space in downtown Toronto in 2019.</p>

<p>What is Nikkei cuisine?  A hyper-specific facet of Peruvian cuisine born from the Japanese migrants who arrived in Peru in the late 1800s to work on coastal sugar plantations.  Japan&#8217;s government wanted to relocate young farmers by moving them to countries experiencing agricultural booms.  Tens of thousands made the journey. </p>
<p>Like many marginalized immigrant communities, they adapted their culinary traditions to fit their location, making familiar recipes with foreign Peruvian ingredients.  Nikkei &#8211; the Japanese word for emigrants &#8211; now signals the cuisine of this diaspora.  (For guests who are confused about these bi-cultural offerings on the menu, servers are quick to explain Nikkei&#8217;s roots.)</p>
<p>At Chotto Matte, that means black cod carefully marinated in yuzu, aji and miso and caramelized on a binchotan grill, or broccoli and huacatay (a Peruvian black mint sauce) similarly charred.  Vibrant yellowtail ceviches are plush with leche de tigre, toasted Peruvian corn, sweet potatoes and bright slivers of onions.  Anticuchos, or small pieces of octopus, chicken, or salmon, are sliced ​​small, skewered and grilled until they&#8217;re juicy and packed with flavor.  Drinks pairing run the gamut of local wines, sake and fluffy pisco sours.</p>

<p>On any given weeknight a DJ will set up camp by the entrance.  Weekends are filled with everything from drag brunches to contemporary dance shows.  “We aren&#8217;t in the business of entertainment, but we do entertain,” explains Zdesar.  Dinner at Chotto Matte is a highly sensory experience — sushi is torched tableside, floor-to-ceiling graffiti glows in low light and performers weave between tables. </p>
<p>Zdesar&#8217;s rollout strategy is to “enter markets where something like this doesn&#8217;t exist.”  Are Nikkei ingredients available in that market?  Are there other Nikkei restaurants? </p>
<p>He looks into the locations of top-performing restaurants in the world.  What cities are they in?  What neighborhoods?  “In DC, all the top-performing restaurants surround the White House.  So, we can&#8217;t be too far from there.&#8221; </p>
<p>Zdesar handles much of this research himself.  &#8220;Not only is this a financial commitment and an investment risk, but the space needs to speak to me and have the right space for our concept.&#8221;</p>
<p class="color-body light-text">San Francisco&#8217;s rooftop perch is slick, spacious, and centralized in the city&#8217;s core.</p>

<p>In Manchester, that means “an 18,000 square foot rooftop space in a growing city.  Folks who have opened there in the last few years have done exceptionally well,” says Zdesar.  Designs for the San Francisco outpost are particularly swell — Chotto Matte will sit amidst the skyline atop a former Macy&#8217;s department store currently undergoing a massive renovation that will transform the building into a retail center and expansive event hub.  In Los Angeles, Chotto Matte wants to inhabit a spacious rooftop overlooking Beverly Hills.</p>
<p>Doha (located in the St. Regis Marsa Arabia) and Riyadh (in the King Abdullah Financial District) will fall under a new franchise system put in place by Chotto Matte to facilitate global expansions.  Management will be handled locally, with the brand&#8217;s UK headquarters overseeing strategy and marketing.  Zdesar assures them do limit openings to ensure they launch each new space efficiently and properly.  &#8220;We can only grow to the capabilities of management.&#8221;</p>
<p>Down the road, they plan to open a training school in Miami, where new staff can decamp and train before joining an opening team.  &#8220;We would get better use of our Miami location and it&#8217;s a purpose-driven expansion &#8211; our current biggest limitation is building our teams.&#8221;</p>
<p>To secure success at each new Chotto Matte, key members of new locations — head chefs, executive chef, sushi restaurant managers — are sent to busy locations for a quality-check retreat of sorts.  &#8220;If they can run that location, we know they&#8217;ll be fine wherever they go,&#8221; Zdesar says.  &#8220;It&#8217;s an investment, but we see it as an insurance policy.&#8221; </p>

<p>No matter the location, each Chotto Matte will have the brand&#8217;s signature performative element.  “We&#8217;re thinking of full theatrical nights, proper installations and allocating areas where performers can work freely.”  An Italian company is on board to help boost experiences, curate uniforms and find local artists. </p>
<p>&#8220;Anytime we do anything like that the reaction, uptake and uplift in the business is phenomenal,&#8221; he continues.  “These experiences are garnering us millions of interactions on social media.”</p>
<p>&#8220;I think the whole global dining experience is going to shift towards entertaining,&#8221; says Zdesar.  After years shut inside, does a restaurant exist simply as a place for nourishment, or does it need more reasons to draw in diners?  &#8220;We&#8217;re looking at a new model of what a restaurant is today &#8211; it touches all senses.&#8221;</p>

<p>Just about a month after Whole Foods Market opened a storefront in Oakland&#8217;s Temescal neighborhood, Stonestown Galleria in San Francisco is gearing up for its own grand opening in the new year.</p>
<p>On Wednesday, the popular grocery chain announced that its newest store, at 3251 20th Ave., is slated to open on Jan. 12. It will offer more than 4,000 products from local businesses around the Bay Area.</p>
<p>The vast 50,780-square-foot storefront will have a full-service seafood counter with oysters from Bodega Bay Oyster Company and caviar from Concord&#8217;s Tsar Nicoulai Caviar.  Similarly, the bakery section will feature local businesses, with L&#8217;Artisan macarons, La Boulangerie croissants and Rubicon Bakers cupcakes.  A hot-and-cold bar will include ready-to-eat meals, in addition to the classic standbys of pizza by the slice and sushi to-go.</p>
<p>The new grocery store will be located in the former Macy&#8217;s space, which was sold to Stonestown Galleria in 2017 for $41 million, the San Francisco Business Times reports.  In recent years, Stonestown Galleria has lost some of its anchor tenants like Macy&#8217;s, and later Nordstrom in 2019, but the shopping mall is adding newer stores in its place and expanded into becoming a food destination with offerings like Marugame Udon, Tang Bar and Mochill Mochi donut.  And beyond Whole Foods, new tenants include a Sports Basement and a Regal Cinema.</p>
<p>San Francisco&#8217;s upcoming Whole Foods at Stonestown Galleria is on the larger scale of the grocery chain&#8217;s storefronts, and it will compete with a longstanding Trader Joe&#8217;s.  According to Statista, the average size of a Whole Foods grocery store, worldwide, was at about 40,000 square feet in 2017. By comparison, Oakland&#8217;s Temescal storefront at 5110 Telegraph Ave.  is about 31,000 square feet.</p>
<p>Another Whole Foods grocery store has been in the works in San Francisco&#8217;s mid-Market neighborhood since 2018, but a target opening date has yet to been announced.  The store, at a whopping 55,000 square feet, will be the city&#8217;s largest Whole Foods when it eventually opens on the ground floor of the Trinity Place apartment complex at 1177 Market St.  </p>
