<p>When the San Francisco 49ers signed Jimmy Garoppolo to a five-year, $137.5 million contract extension in February 2018, the organization seemed set at the most important position in sports for years to come.  But after watching Tom Brady&#8217;s former backup struggle to stay healthy, the franchise made the bold decision to trade up to the No.  3 pick in the 2021 NFL Draft to secure the uber-talented but incredibly raw Trey Lance. </p>
<p>Naturally, the move led to immediate speculation about Garoppolo&#8217;s future with the 49ers.  And while he maintained his spot atop the depth chart for one season, it&#8217;s clear the 30-year-old signal-caller will throw his next pass for another team. </p>
<p>In fact, the 49ers have opened the door for their longtime starters to secure $25 million elsewhere.</p>
<h2 id="h-the-49ers-seemed-primed-to-make-a-transition-at-quarterback">The 49ers seemed primed to make a transition at quarterback</h2>

<p>This week represented a monumental moment for the 49ers as a franchise.  After all, it&#8217;s rare for a team to give one of its most popular players the chance to find a new NFL home. </p>
<p>Adam Schefter of ESPN reported the organization granted Garoppolo&#8217;s agents permission to seek a trade.  San Francisco&#8217;s starter since 2017, Garoppolo has spent most of the offseason rehabbing from shoulder surgery.  With just one year left on the pricey extension he inked during the 2018 offseason, the veteran quarterback needs to play well to prove he deserves another multi-year deal. </p>
<p>While the 49ers can trade Garoppolo to any team of their choosing, putting the ball in his agents&#8217; court suggests they&#8217;re willing to do what&#8217;s best for him.  However, it remains to be seen whether potential suitors will find the ninth-year pro&#8217;s contract palatable.</p>
<h2 id="h-jimmy-garoppolo-has-an-opportunity-to-secure-25-million-from-another-nfl-team">Jimmy Garoppolo has an opportunity to secure $25 million from another NFL team</h2>

<p>Set to count nearly $27 million against the salary cap, Garoppolo will certainly force other franchises to consider the financial implications of a trade.  Between his $24.2 million salary and $800,000 in per-game roster bonuses, he has a chance to earn just north of $25 million in 2022. </p>
<p>Of course, given Garoppolo&#8217;s injury history (he&#8217;s played a total of 63 games since 2014), it would be a mild surprise if he remained healthy and appeared in every game.  However, with no semblance of financial or job security, he should have no shortage of motivation heading into his ninth year in the league. </p>
<p>Still, it isn&#8217;t easy to gauge the market for a quarterback who comes with several red flags.  Not only does Garoppolo have a lengthy injury history, but he&#8217;s also unlikely to be back to 100% until the middle of August. </p>
<p>Plus, will a team want to surrender draft capital and significant cap space to acquire a passer who hasn&#8217;t exactly performed at a high level in the playoffs?  With a 74.1 rating and six interceptions in six postseason starts, it&#8217;s not as if Garoppolo has impressed when it&#8217;s mattered most.</p>
<h2 id="h-where-are-the-best-landing-spots-for-jimmy-g">Where are the best landing spots for Jimmy G?</h2>

<p>Ultimately, some NFL team will employ the veteran quarterback this season.  Assuming the 49ers don&#8217;t release Garoppolo, there are several potential trade partners who could look to secure his services. </p>
<p>So, what are the most logical fits? </p>
<p>First, don&#8217;t count out the Cleveland Browns.  Despite trading a considerable haul for Deshaun Watson and handing him the largest contract in NFL history earlier this offseason, the AFC North franchise remains in limbo at the most important position in sports.  With the ex-Houston Texan facing the possibility of a lengthy suspension over alleged inappropriate sexual conduct, the Browns may have to play a large chunk of the season without him. </p>
<p>Could Garoppolo be viewed as the best fallback option?  Despite his shortcomings and durability concerns, he boasts more upside than Watson&#8217;s current backup, Jacoby Brissett.  In addition, the Browns have almost $50 million in cap space, which gives them plenty of wriggle room to take on Garoppolo&#8217;s $24.2 million salary. </p>
<p>Sticking in the AFC, Houston has to be considered a top landing spot, too.  Sure, the Texans are in the middle of a rebuild.  But don&#8217;t forget general manager Nick Caserio was the Patriots&#8217; director of player personnel when New England selected Garoppolo in the second round of the 2014 draft.  Acquiring the veteran and pitting him against promising second-year per Davis Mills wouldn&#8217;t be the worst move for a franchise that will have incredible spending power next offseason. </p>
<p>The only hangup? </p>
<p>According to Adam Coleman of The Athletic, Houston only has about $9 million in cap space at the moment.  So, if Jimmy Garoppolo wants to take his talents to the Texans, he may have to sacrifice some of his $24.2 million salary to make that happen.</p>

<p>Mayor London Breed&#8217;s office and the SF Board of Supervisors recently announced the completion of a deal between housing developer Crescent Heights and Maximus Real Estate Partners that will lead to an affordable housing project of 330 low-income units at 1979 Mission Street.</p>
<p>The $42 million land sale to Crescent Heights comes with the caveat that the developer hands the land over to the city, fulfilling its affordable housing requirement for a different project — a 55-story residential tower at 10 South Van Ness Avenue.</p>
<p style="font-size:20px;margin:0;"><span style="font-size:40px;"><img src="https://s.w.org/images/core/emoji/17.0.2/72x72/2604.png" alt="☄" class="wp-smiley" style="height: 1em; max-height: 1em;" /></span> This sizable project is considered by many to be a win for housing advocates, SF realtors and developers, and San Francisco, as a whole. <span style="font-size:40px;"><img src="https://s.w.org/images/core/emoji/17.0.2/72x72/2604.png" alt="☄" class="wp-smiley" style="height: 1em; max-height: 1em;" /></span></p>
<p>The planned project at 1979 Mission was notably nicknamed the “Monster in the Mission” when it was first proposed in 2013, due to neighborhood objects both to its scale and its lack of affordability.  Maximus Real Estate&#8217;s plans to turn the current property — the site of a BART station entrance, a former Walgreens, and a Burger King that closed in 2018 — into 331 mostly market-rate homes faced significant backlash from Mission residents, and locals feared that it would just be another force driving the working class, largely Latino population out of the neighborhood.  The Plaza 16 Coalition, an activist group made of nearly 100 local groups, spent years pushing Maximus to sell the property.</p>
<p>In 2020, Maximus listed the property for sale and then made a deal with the city last November to sell it to Crescent Heights, on the condition that Crescent Heights would deed it to the city for affordable housing.  The deal satisfies Crescent Heights&#8217; affordable housing requirement for its approved 966-unit tower at 10 South Van Ness Avenue — the former Honda Dealership that has lately been an event venue.</p>
<p>The Chronicle reports that the Office of Housing and Community Development is now seeking a nonprofit to build the affordable housing units.</p>
<p>&#8220;It&#8217;s not only a material victory but a symbolic one as well,&#8221; said Supervisor Hillary Ronen, who helped negotiate the deal, in a statement to the Chronicle.  &#8220;For better or worse, that property became the symbol of the fight against gentrification in the Mission.&#8221;</p>
<p>When this deal was signed off on by the Board of Supervisors in December, The Real Deal noted that the “approval marks a major victory for housing advocates in the city.”</p>
<p>The transaction finally closed on Friday, February 11, and now the Board will set about selecting a non-profit developer for the affordable project.  The original &#8220;Monster&#8221; plan called for three separate building wrapping around the corner, with buildings facing both 16th Street and Mission Street, but Ronen is now talking about the new project going up &#8220;on top of&#8221; the BART station entrance.  No designs have yet been created.</p>
<p>Before development starts, Ronen says she is working on temporary uses for the BART plaza site that&#8217;s become a hot spot for drug dealing, with the goal &#8220;to enliven it and make it safer.&#8221;</p>
<p>The mayor&#8217;s office touts that &#8220;Since 2018, six new affordable housing developments have opened in the Mission, including 509 homes for families and 140 homes for seniors, with another [130-unit] housing development currently under construction.&#8221;</p>
<p>And while the city gets to build 330 new units of low-income housing here, mitigating some of the gentrification in the Mission District, Crescent Height&#8217;s luxury residential tower — with three times as many units — will be going up about five blocks away with no affordable units at all.</p>

<p>AUSTIN, Texas (CBS / AP) &#8211; Tesla has officially moved its headquarters from Silicon Valley to a large factory under construction outside of Austin, Texas.</p>
<p>The company announced on Wednesday in a filing with the US securities regulators.  CEO Elon Musk had said at the company&#8217;s annual meeting in October that the change was imminent.</p>

<p>The documents state that Palo Alto moved to what Tesla calls a &#8220;Gigafactory&#8221; &#8220;Gigafactory&#8221; on Harold Green Road near Austin on Wednesday.</p>
<p>In US approval applications late last year, Tesla stated that it had around 71,000 employees worldwide.  According to the company&#8217;s press releases in 2020, around 10,000 will work at its headquarters in Palo Alto and 10,000 at its Fremont facility.</p>
<p>It was not clear whether all employees at headquarters would have to move.  A message was left on Wednesday by Tesla, which has disbanded its media division.</p>
<p>During the October annual meeting, Musk insisted that moving the headquarters doesn&#8217;t mean the automaker is leaving the Golden State.  “But to be clear: We will continue to expand our activities in California.  It&#8217;s not about Tesla leaving California, ”he said.</p>
<p>The CEO said the company will continue to ramp up production at its huge Fremont factory, but acknowledged that there are limits to expanding auto production at its Silicon Valley facility.</p>

<p>“We only hit the sides of the bowl.  If you go to our factory in Fremont it will be clogged, ”he said.</p>
<p>Wedbush analyst Daniel Ives said in October that he expects some of the 10,000 employees in Palo Alto not to want to leave the Bay Area, but a large number will because of Austin&#8217;s lower cost of living.  He said he believes Tesla will give many the option to stay, but expects 40 to 50% to make the switch.</p>
<p>&#8220;We believe future tax incentives will be massive when you compare taxes to California,&#8221; said Ives.  &#8220;It&#8217;s a lot cheaper and easier to get employees in Texas.&#8221;</p>
<p>CEO Elon Musk suggested taking a step since a dispute with Alameda County health officials over reopening the Fremont factory last year at the start of the coronavirus pandemic.</p>
<p>Musk said he moved from California to Texas, where there is no state income tax.</p>

<p>The series was given a writers&#8217; room in August 2021 in the hope that anything the writers could come up with could go straight into a series order.  That was the case here too, and &#8220;The Lives of the Mayfair Witches&#8221; received an eight-episode commission for its first season.  The series is the second in an expanded Anne Rice universe, as the series &#8220;Vampire Chronicles&#8221; received the green light in June 2021 and had its protagonist, the vampire Lestat, occupied by August. </p>
<p>The series was written by Esta Spalding and Michelle Ashford, best known for their work on the Showtime drama &#8220;Masters of Sex&#8221;.  Spalding will act as the show runner for the series under her overall contract with AMC Studios. </p>
<p>Spalding and Ashford shared their excitement with Deadline, explaining their solidarity with the franchise:</p>
<p>“The world of witches has fascinated and terrified for centuries, and yet Anne Rice&#8217;s particular focus on witches has explored something entirely new &#8211; women who are powerful, often brutal, and always determined to undermine our current power structures.  We are very excited to be helping our partners AMC and Gran Via Productions to bring this mysterious and provocative world to life. &#8221;</p>
<p>The women in Rice&#8217;s world are indeed wild creatures, whether they are witches, vampires, or common people caught up in supernatural nonsense.  Hopefully the series will be good enough to be an adaptation of Rice&#8217;s seventh &#8220;Vampire Chronicles&#8221; book, &#8220;Merrick,&#8221; which follows a forgotten daughter of the Mayfair witches who falls in love with the eternal vampire sad boy Louis de Pointe du Lac.  Louis is the narrator of Interview with the Vampire and is played by Brad Pitt in the 1994 film adaptation.  Their romance is truly one of star-crossed lovers destined for tragedy.</p>
<p>&#8220;The Vampire Chronicles&#8221; should appear at the end of 2022, shortly afterwards &#8220;The Lives of the Mayfair Witches&#8221; should follow. </p>

<p id="4mmIF7">After the recent mask mandate, rumors began to circulate about whether or not San Francisco will introduce a vaccine mandate for indoor eating.  Well, guests, it&#8217;s happening: At a press conference Thursday morning outside the only Vesuvio Cafe in North Beach, officials announced that San Francisco will require proof of vaccination for indoor dining as of Aug. 20.  So when do you want to eat?  At a restaurant or a drink in a San Francisco bar, you better get ready to proudly show your vaccination card. </p>
<p id="bdHvHk">&#8220;We know that in order for our city to recover and thrive from the pandemic, we need to use the best method of fighting COVID-19 and that is vaccines,&#8221; Mayor London Breed said in a statement.  “Many companies in San Francisco are already pioneering the need to provide proof of vaccination for their customers because they care about the health of their employees, their customers, and this city.  This mandate builds on their leadership role and will help us meet the challenges ahead and keep our business open.  Vaccines are our way out of the pandemic and our way back to a life in which we can be safe together. &#8221;  </p>
<p id="rA7bkJ">San Francisco is the second city in the country to have a vaccination mandate after New York City, and is the first and only city and county in the Bay Area to do so.  That announcement comes only from the SF Department of Public Health, not the broader Bay Area coalition that has worked together in the past.  The mandate applies not only to restaurants and bars, but also to fitness studios, clubs, theaters and other indoor event spaces. </p>
<p id="P0enjb">Specifically, guests must provide proof of vaccination with a physical vaccination card, photo of their vaccination card, or QR code obtained through the government website, and restaurants and bars must verify this with photo ID.  Both doses of the vaccine are required (unlike New York, where only a first dose is required).  Negative COVID tests will not be accepted.  The mandate does not apply to children under the age of 12 who are not yet eligible to receive the vaccine, and does not apply to those who collect takeaway orders.  And while guests are required to provide proof of vaccination from August 20th, restaurants and bars have to confirm the vaccination status of their employees by October 13th. </p>
<p id="3qz7Q2">&#8220;At this stage of the pandemic, we need to optimize the vaccines&#8217; powerful tool to protect ourselves while we fully reopen our stores,&#8221; said Dr.  Grant Colfax from the SF Department of Health in a statement.  &#8220;The past few weeks have shown the importance of having all beneficiaries vaccinated when we resume normal activities.&#8221;</p>
<p id="3EkOxH">New York became the first city in the United States to announce a mandate to vaccinate indoor food from August 16, hands.  The SF Bar Owner Alliance has issued a statement recommending that bars be screened for evidence of vaccinations from July 29th, and a growing number of restaurants and bars have volunteered to do so.  But this mandate makes it official: now all restaurants and bars have to double-card. </p>
<p id="zrzdqx">It&#8217;s a direct response to the highly contagious Delta variant that continues to surge in the Bay Area.  San Francisco is currently reporting 247 new COVID cases per day on a seven-day average, back to the levels we saw during the vacation spike, which then resulted in a full lockdown.  The good news is that 85 percent of San Francisco residents ages 12 and over have had at least one vaccination.  Health officials continue to urge everyone to get vaccinated as the unvaccinated are at greatest risk of hospitalization and death, and to require masks indoors because, although rare, even vaccinated people can still get and spread the disease. </p>
<p id="isZW8w">Restaurant and bar owners have mixed feelings about switching to a vaccine mandate for indoor dining.  The current mask mandate is easy to check at a glance, but &#8220;A vaccination mandate would be the next level,&#8221; Pearl 6101&#8217;s Marialisa Lopez told Eater SF a few weeks ago.  &#8220;That would be a lot more complicated to enforce.&#8221;  According to a survey by the Golden Gate Restaurant Association, 66 percent of restaurant owners said they would support an indoor mask mandate.  But even if they did, it is more complicated in practice as restaurants may have to train staff, monitor multiple entrances, and manage customer disputes.  “Unless the city does[s] It is a mandate, then you leave it to endangered restaurant employees to face potentially volatile situations themselves, ”said chef Pim Techamuanvivit of Nari and Kin Khao at the time to Eater.  Now that the city has stepped in, we&#8217;ll see how it works in practice.</p>

<p id="speakable-summary">In its first big step beyond home cleaning, Homejoy is adding carpet cleaning and general handyman services to its Bay Area offering.</p>
<p>Co-founder and CEO Adora Cheung (pictured above with her brother and co-founder Aaron) hinted at this last year, including last week at Disrupt Europe.  Over the summer, Homejoy invited customers to try a number of different home services &#8211; not just the ones officially launched today, but landscaping, electrical work, and pest control as well.</p>
<p>COO Xiao Wei Chen told me that Homejoy will continue to test with these other services and &#8220;solve some problems&#8221;.  On the other hand, he said carpet cleaners and handyman are &#8220;ready for prime time&#8221;.  (These handyman services include air conditioning installation and repair, moving and storage, furniture assembly, interior painting, and TV assembly.)</p>
<p>People who use the Homejoy website or mobile app to schedule house cleanings can now use the same interface to set up other services as well.  This first launch includes San Francisco and San Jose.  Carpet cleaning is $ 50 an hour, while handyman services are $ 60 an hour.  And yes, Chen said there are plans to open up more markets soon.</p>
<p>When asked how Homejoy&#8217;s experience in cleaning has influenced the approach to new services, Chen said the big challenge has always been &#8220;improving the customer experience.&#8221;  It is for this reason that the company has &#8220;introduced these services so carefully&#8221; one at a time.</p>
<p>Specifically, Chen noted that while Homejoy had to recruit a new group of artisans (crafters?), They were also able to use their existing pool of carpet cleaners.</p>
<p>I also pointed out that Homejoy recently changed their prices to encourage regular cleanings, but the recurring model makes less sense with the new services.  Chen replied that the goal is to be &#8220;the one stop shop for all home services&#8221;.</p>
<p>&#8220;If we assemble your TV, we won&#8217;t be assembling it again six months later,&#8221; he added.  &#8220;But when we assemble your television, we want to keep track if you want to assemble shelves or pictures.&#8221;</p>
<p>The expansion of Homejoy could also lead to more competition with Handy, which offers both house cleaning and handyman services.</p>
