The kitchen features Thermador appliances, dual sinks and a large Mystic White marble island.

Local firm Noz Design took the lead on the interior design of the house.

A jury rejected a handyman who claimed that he injured his neck and a shoulder in a fall while renovating a Miami home.

On March 28, 2019, plaintiff Eduardo Rivero, 47, a handyman, worked at a residence that was located at 2901 SW 67th Ave., in Miami. The home was undergoing extensive renovation. Rivero claimed that he fell into a hole in an unfinished floor. He claimed that he suffered injuries of his neck and a shoulder.

Rivero sued the home’s owner, Cesi Properties Inc. The lawsuit alleged that Cesi Properties’ president, Cesar Rodriguez Sotolongo, negligently created a dangerous condition that caused Rivero’s fall. The lawsuit further alleged that Cesi Properties was vicariously liable for Sotolongo’s actions.

Rivero claimed that, while he was working on a ladder, installing a beam, Sotolongo removed plywood that had been covering the hole. Rivero claimed that, when he descended the ladder, he inadvertently stepped backward, into the hole. He claimed that he sunk about six feet but secured himself before completely descending through the hole.

Sotolongo claimed that he was not involved in the accident or at the premises when the accident was said to have occurred.

Defense counsel contended that Rivero should have avoided the hole. Defense counsel also suggested that Rivero fabricated the accident. Rivero had been disabled and unable to work for about a year but had resumed working shortly prior to the date on which the accident was said to have occurred. Defense counsel argued that Rivero may have resumed working with the intent of fabricating an accident, for the purpose of initiating a lawsuit.

Rivero visited HCA Florida Kendall Hospital in Miami. He underwent minor treatment.

Rivero ultimately claimed that he suffered a comminuted, nondisplaced fracture of his left, nondominant arm’s shoulder. The fracture involved the head of the left arm’s humerus. Rivero also claimed that he suffered a tear of the same shoulder’s glenoid labrum; a mild tear of the same shoulder’s subscapularis tendon, which is a component of the rotator cuff; herniations and annular-tissue tears of his C2-3, C4-5 and C6-7 intervertebral discs; a herniation of his C3-4 disc; and trauma that disrupted the cervical lordosis, which is the normal curvature of the spine’s cervical region.

He claimed that each herniation disc caused impingement of a spinal nerve. He also claimed that his left shoulder’s rotator cuff developed tendinopathy, and he further claimed that the shoulder developed bursitis.

Rivero’s left shoulder’s injuries were addressed via his use of a sling, which was discarded after some six months had passed. His remaining injuries were addressed via about five weeks of chiropractic treatment.

Rivera claimed that his left shoulder experiences excruciating residual pain that restricts his performance of physical activities. He also claimed that he required further treatment. He sought recovery of future medical expenses, and he sought recovery of damages for past and future pain and suffering.

Defense counsel contended that Rivero’s left shoulder’s fracture predated Rivero’s work at Cesi Properties’ premises. Text messages sent by Rivero during the four months that preceded the job, referenced injuries of Rivero’s left arm and shoulder. Defense counsel also noted that the fracture was not deemed acute when it was diagnosed.

Defense counsel further contended that Rivero’s herniated discs were degenerative conditions that also predated Rivero’s work at Cesi Properties’ premises.

The jury rendered a defense verdict. It found no evidence of negligence attributable to Cesi Properties.

The Transamerica Pyramid, a landmark in the skyline of San Francisco, is undergoing a revitalization project led by Foster + Partners and luxury real estate developers SHVO. Built in 1972, the 48-story Brutalist-style project was designed by American architect William Pereira, and was the tallest building in San Francisco for nearly half a century. The renovation will be the largest in the building’s 50-year history, will also see the expansion and upgrade of the adjacent Three Transamerica (545 Sansome).

Foster + Partners’ design seeks to restore the site’s historic Redwood Park, tying Two Transamerica (505 Sansome Street) and Three Transamerica (545 Sansome Street) with the landmark through a series of interventions at ground level. The project creates a vibrant new destination in the heart of the city, while honoring its unique heritage and cultural significance. The offices are reimagined as living spaces, emphasizing comfort, hospitality, and flexibility. Taking into account the importance of the “return to the office post-pandemic”, two glass-wrapped floors are allocated in the middle of the tower, dedicated to wellness, a lounge, and conferencing facilities. In addition, the top floor below the spire further promotes the notion of leisure with a private bar and lounge.

The iconic Redwood Park consists of approximately 50 100-ft-tall mature redwood trees planted back in 1974. The landscape will also be upgraded and complimented with additional greenery. Mark Twain Street, the alleyway from Sansome Street, will also be lined with plum blossom trees all the way up to the base of the pyramid, where curated cafes, shops, and restaurants are allocated.

The Foster team, known for the sensitivity of its juxtapositions of historic and modern structures, conceived a design highly responsive not only to Pereira’s spectacular original architecture, but to the nature of downtown San Francisco: not a generic redo of a 1970’s tower, but a unique project intended to celebrate a unique modern building, making the most of its exclamation point on the skyline and its presence on the street, uniting the two to become a place like no other. — Paul Goldberger, SHVO advisor for Transamerica Pyramid Center

Sara Fenske Bahat and Heather Peterson forged their friendship 20 years ago, rearranging furniture in their small New York City apartments.

“After grad school, I moved to Manhattan for a job I didn’t love and didn’t stay with for long,” said Mrs. Bahat, 45, “but I got this amazing friend out of it.” Mrs. Peterson, 47, and Mrs. Bahat met at the advertising agency where they both worked. They bonded over a shared interest in home décor and spent weekends poring over design magazines, combing the Chelsea Flea market for cheap finds, painting walls and DIY-ing curbside freebies.

Eventually, life and love (both married and had children) took them away from New York—Mrs. Bahat to San Francisco, where she teaches at California College of the Arts, and Mrs. Peterson to her hometown of Minneapolis, where she started an interior design business. They stayed in touch as well as they could, considering they were separated by 2,000 miles and busy raising children and building careers.

The friends found an opportunity to work together again in 2015 when Mrs. Bahat and her husband, a venture capitalist, purchased a 1909 free-standing Edwardian in the Noe Valley neighborhood of San Francisco for $4.1 million. The couple was deep into planning a renovation of their existing home when the property came on the market. At 4,500 square feet on 0.2 acre with a rare-for-the-neighborhood full driveway, side yard, and well-preserved period details, it offered the space their current house was lacking, said Mrs. Bahat.

Unfortunately, the entire main floor had originally been designed as an obstetrician’s office, according to Mrs. Bahat. The space still had vestiges of the practice, including a long corridor with a series of what were probably once examination rooms and a large area with a dropped ceiling and fluorescent lights. The kitchen, living areas and bedrooms were all located on the second floor, where the doctor lived. It would need a major overhaul. But the property also included a 1,600-square-foot, three-bedroom, two-bathroom cottage in the back that Mrs. Bahat, her husband and two children, then ages 4 and 7, could live in during construction. Mrs. Bahat knew it would be a huge undertaking, so she called her old friend for a reality check before making an offer.

Mrs. Peterson said her jaw dropped when she saw the listing photos, especially the architectural features and blank-slate potential of the first floor. She told her friend to go for it. Then, to her surprise, Mrs. Bahat asked her to come on board as the interior designer working alongside architect Antje Paiz of Berkeley-based Raumfabrik architecture + interiors. “At the time, I’d never done anything on that scale,” said Mrs. Peterson. But Mrs Bahat was resolute. “Heather has an amazing eye. I knew she would push me in a way that felt safe.”

The main level was reconfigured to open up the small rooms and create space for a kitchen and dining area with easy access to the yard. Moving the staircase from the front of the house to the back and topping it with a large skylight yielded a big impact, creating brighter, better-flowing spaces throughout. Upstairs, the old kitchen was converted into a guest bathroom. Mrs. Peterson used the home’s original trims and finishes as inspiration and outfitted each room with the simplest versions of what might have been to keep the spirit of the 1909 home intact while incorporating a more casual, modern aesthetic to suit the family.

Mrs. Bahat is interim CEO at the Yerba Buena Center for the Arts and has a growing collection of contemporary art. So, it was essential to create space for her rotation of pieces. White walls were a logical choice. Then Mrs. Peterson warmed them up with furnishings and textiles in colors she knew her friend loves, including deep green, saddle brown, and tiny touches of hot pink (a “very Sara color,” she said) to keep the rooms from feeling sterile .

On the second floor, the color story gets bolder, and nowhere is this more evident than in what Mrs. Bahat calls “the pajama lounge,” a family room located near the home’s four bedrooms. Previously the dining room, the space features the original coffered ceiling and an ornate built-in buffet. Now painted a deep teal, the room is a moody jewel box where the family’s two children, now 11 and 13, like to hang out and host sleepovers, said Mrs. Bahat.

More: US$36 Million South African Reserve Has 40,000 Acres—Plus Lions and Rhinos

The project was, in many ways, a continuation of the friends’ home décor adventures that began in New York, albeit with a bigger budget. But the spirit of the hunt was alive and well during the 18-month project. “Sara would go to high-end vintage stores where she was traveling and text me pictures of things,” said Mrs. Peterson. “We were talking almost every day.” The pair also took a weekend trip to Los Angeles to shop at RH, Nickey Kehoe, and Hollywood at Home, where Mrs. Peterson pitched a four-poster bed for the primary bedroom. They climbed into it to make sure it didn’t feel claustrophobic.

The renovation, which came in at around $1.5 million, was completed in 2017. Since then, Mrs. Peterson has been an overnight guest on several occasions, giving her the chance to experience what it feels like to live in the house, something not many designers get to do. Better yet, both women say the project deepened their bond. Mrs. Bahat said, “It felt so easy, and I loved seeing my friend come into her own. I’m a mega fan.”

Like many new homeowners, Kevin Sawyers and Peter Steinauer knew they wanted to make some changes when they bought a house in the Dolores Heights neighborhood of San Francisco in 2015.

And as an interior designer, Mr. Sawyers, now 53, the founder of Sawyers Design, figured he might go further than most in updating the look of the place. (Mr. Steinauer, 51, is a software engineer at Apple.) But even he didn’t realize how much the project would eventually expand — that it would include a top-to-bottom, almost total rebuild of the house.

“It was very rustic, with a lot of wood, and sort of dilapidated,” Mr Sawyers said. The house had been updated and expanded in fits and starts after the original portion was built in the early 1900s, which had created an awkward hodgepodge of architectural styles.

Kevin Sawyers, left, and Peter Steinauer renovated a house in San Francisco with help from the architecture firm Jones Haydu. Credit…Matthew Millman for The New York Times

Nevertheless, he and Mr. Steinauer liked the way the home was set back from the street on a steep hill, and they were awe-struck by the enormous Monterey cypress tree in the backyard. They bought the property for $2.1 million that March, knowing that the loose floor tiles, beige carpeting and 1970s appliances would all have to go.

“I wanted to put a modern layer on the house, for sure,” Mr. Sawyers said. “I had grand ideas for what we could do on the inside — basically gutting it, which we did — but everything eventually changed on the exterior, too.”

The couple moved in before starting the renovation, and the longer they lived there, the more they sensed opportunities to make some big architectural moves. For help, Mr. Sawyers contacted Hulett Jones, a partner at the architecture firm Jones Haydu, whom he had worked with at the architecture and design firm Gensler before the two founded their own studios.

“I went with an architect instead of just trying to do it on my own, because I did want that bigger vision,” Mr. Sawyers said. “I had some ideas about what it could be, but they really just took it somewhere else and created a much larger project than we had anticipated.”

The footprint of the house, which wouldn’t be permitted under current zoning regulations, provided some unique opportunities, Mr. Jones said: “The nice thing about the house being sited at the rear of the property is that it gets these amazing views downtown and north, and great views from different angles, which became a driving factor of the design.” He and his partner, Paul Haydu, also wanted to create sightlines to the big tree in back.

Jones Haydu eliminated many interior walls and added new floor-to-ceiling windows, along with decks at various levels, to open up the home. At the first floor, which was elevated above the street and had been used as a stand-alone workshop, they added a cantilevered addition on the front that contains a guest suite and shades a new patio below. Behind the guest suite, they designed space for Mr. Sawyers’s home office, which is large enough to accommodate a few employees, and added a staircase that connects it to the rest of the house.

In the second-floor living room, they blew out walls that had just a few windows and replaced them with floor-to-ceiling expanses of glass under a cathedral ceiling, again pushing a few feet closer to the street. To create more headroom for the third-floor primary suite, they raised the roof and changed its pitch. In the primary bathroom, they positioned a free-standing tub in a nook with glass walls.

“That’s probably my No. 1 favorite thing in the house,” Mr. Sawyers said. “You’re sitting in the tub and can look out the window up to Twin Peaks. It just makes you feel like you’re in this glass box.”

For exterior cladding, Jones Haydu replaced the old cedar-shingle siding with a mix of standing-seam metal, used as roofing and siding, and cedar slats.

With such a modern, clean-lined architectural envelope, one might expect a series of pristine white boxes inside. But that wasn’t going to happen on Mr. Sawyers’s watch. To create a personal color palette, he drew inspiration from unusual sources: a luxurious Tibetan coat and the sets of the 1980 movie “American Gigolo.”

“I was thinking about making ourselves look and feel as good in this home as we could,” Mr. Sawyers said, much the way the sets in “American Gigolo” flattered Richard Gere. “I wanted to create this set that was for us — for me and Pete.”

The result includes walls painted in Benjamin Moore colors like Grape Juice (inspired by the saturated tones in some of the movie scenes); kitchen cabinets finished in teal (which served as a foil for the warm colors, as it did in the movie); a leafy wallpaper mural on one kitchen wall; and a living room fireplace surround Phillip Jeffries grasscloth painted with gauzy clouds.

It took two years of construction, at a cost of more than $1,000 a square foot, but the couple finally moved back in to their largely rebuilt 3,200-square-foot home in September 2020, confident that they had created a one-of-a -child acc.

“It’s fun, it’s open and it embraces the outside as much as possible,” Mr. Sawyers said. It’s also filled with unexpected personal touches, which is the point: “It just really fits our lifestyle.”

After 14 months of construction, $ 5 million spending and the discovery of a 90-year-old mystery box, Point Reyes Lighthouse in West Marin County is slated to reopen in October, the National Park Service has confirmed.

When the crews deconstructed the original tower and replaced 150 years of wear and tear and history, they found a bigger task than initially expected – and in a wall, something like a time capsule.

A worker found an old wooden box that was traced back to the lighthouse keeper in the 1920s and 30s. In the box were old papers from the San Francisco Examiner and the Defender (from Marin).

In one of them, the August 9, 1929 issue of the Examiner, a large map was published showing the planned course of the Hearst Zeppelin “round the world flight”. Then, on a sports page dated April 22, 1929, a Yankees boxing score listed Babe Ruth and Lou Gehrig beating 3-4, each with a hit against the Philadelphia A in a 7-4 loss. Magical stuff.

When visitors get their first glimpse of the lighthouse’s renovation, it will feel similar too. A restoration project started in August 2018 was originally supposed to take two months. It was delayed again and again due to surprise discoveries and additional work. The exact date for the reopening next month has not yet been set, park officials said, but it is imminent. It is possible that the newspapers from the mystery box are displayed behind glass for the visitors.

In 2017, 2.45 million people visited the Point Reyes National Seashore, 400,000 of them according to the park staff about the lighthouse. One of the Bay Area’s most popular parks is now back on the radar.

A visit to the light

From the park’s headquarters in the Bear Valley Visitor Center, the drive to Point Reyes Lighthouse is further and takes longer than many expect. It’s more than 20 miles (one way) and takes about 45 minutes. There is no cell phone service. Then, when you get there, some underestimate the short walk to the lighthouse and back.

From the parking lot, it’s a 0.6km walk with a steep descent that leads to the base of the lighthouse. At the leading edge over the rock there is a railing and a fence. Then when you go back the climb, according to rangers, is the same as walking up the stairs of a 25-story building. Some visitors are not ready for this.

During the renovation, the 35 meter high lighthouse tower was reconstructed. The huge clock-like machinery that controls the lights has been dismantled and rebuilt. The footpath to the lighthouse has been dug and replaced. The buildings next to the lighthouse were painted and re-covered. The visitor center was gutted and redesigned with a new floor and cupboards.

When the facility reopens, the park inside the lighthouse provides access to the lower chamber with exhibits and a view of the machines and frame for the historic Fresnel lens, usually limited when faculty are available.

A symbol of the city

Point Reyes – the landform – is a hammerhead-shaped peninsula. It is tilted from the lighthouse to the west, the Chimney Rock Headlands to the east.

Point Reyes is unmatched for whale watching (from land) in winter, ocean views and seabird sighting (on clear days), wildflowers (on the headlands in spring), and fog (in summer).

From the razor-sharp land bridge that connects the Point to the Headlands, you can walk to the base of the headland, turn around and enjoy the ocean and its breakers crashing into the rocks on one side and the calm waters of Drakes Bay on the lap the other side on the bank.

There are times when it can sparkle near Drakes Beach, Inverness Ridge, and Bolinas in West Marin, and yet Point Reyes is in the mist. According to the National Park Service, it is the second foggy place in North America, behind the Grand Banks of Newfoundland, the No. 1 consensus from many polls.

In summer, dead fog often buries the landform protruding 10 miles into the sea – and the nearby boulder-lined shore – creating a treacherous expanse of water. When the lighthouse was built in 1870, park historians believe that more than 50 ships crashed and sank here. Park staff discovered an 1887 story from The Chronicle that read, “God help the unfortunate sailor who drifts on its shores.”

The coming season

In the high season, gray whales migrate, where their routes often take them in close proximity as they pass Point Reyes. This begins at the end of December and lasts until spring. With high runs and sightings, it can get tight in the viewing area at the foot of the lighthouse.

To remedy this, the park must be accessible by shuttle bus on fair weather weekends from late December to early April. Rangers will block the main road to the lighthouse at South Beach Junction. A ticket for the shuttle bus is $ 7 and is available at the nearby Drakes Beach Visitor Center. The park does not assume the shuttle bus will be needed on weekdays or weekends with storms.

Often times the best clarity for views is in October and November. Very few people are in the fog of death on weekdays in the morning or at any time.

During winter storms it can be exciting to see the gust lines over the ocean. Under a dark blanket of clouds, a cell sends pounding rain, often for half a mile or so, into the ocean below. It can rain so hard that the surface of the sea pits like the surface of a golf ball.

When you stand at the base of the lighthouse, you can sometimes see a gust that moves across the territorial sea and then envelops you. Suddenly the view is close to zero. The water pours from the brim of your hat. The breakers hammer on the rocks below.

At this moment you realize how lucky you are to be on land and not on a boat at sea, like so many over the years who have faced the old sea and its dangers and secrets here.

For more information, call Point Reyes National Seashore at 415-464-5100 or visit www.nps.gov/pore.

In San Francisco, the Clift, now known as The Clift Royal Sonesta Hotel, recently reopened after a complete renovation by Gensler. The design team was inspired by the hotel’s centuries-old history and architectural elements found in the original 1915 drawings.

Every room in the hotel, from the lobby to the guest rooms, was given a lighter color palette of white, gray and metallic accents.

The Spanish suite, part of the original residence of the hotel’s first owner, Frederick Clift, has also been renovated. The outside deck is now enclosed to create additional event space. It also has new windows that blend in with the existing exterior.

The artwork for the guest rooms and corridors was inspired by the 1915 Pan American Pacific International Expositions, which show images of the structures erected for the event. (The paintings were discovered in the warehouse.) They have been renovated and placed in their original locations. The design team had the exhibition poster printed on a mirror and placed in an antique frame on the elevator walkway.

The Redwood Room has been refreshed with new seating and recessed lighting while maintaining the classic Art Deco style. The room also received original Gustav Klimt paintings that were found on site and have been restored.

Fredericks, a cafe that has been redesigned and replaced in its original location on the first level, has a black and white floor that was first seen in the room in the 1920s.

The facade will be restored and the building will be equipped with all new electrical, sanitary and mechanical systems.

Paris-born design and branding expert Guillaume Coutheillas, who runs the frenchCALIFORNIA agency, and his husband Michael have made their dream come true since they moved to Parnassus Heights in San Francisco.

Guillaume Coutheillas at his home in San Francisco.

“We love this area as it is one of the last remaining parts of the city that still feels like a recall back to the days of the Tales of the City. In fact, the author Armistead Maupin lived just a few doors down,” says Guillaume. “A regular pastime for my husband and I over the years has been hiking through Sutro Forest Reserve to Tank Hill and then back down Farnsworth Steps – only 50 feet from our front door. We would always stop and dream of the beautiful houses on Farnsworth and Edgewood and imagine what it would be like to live here. “

When the couple saw that a house was for sale, they immediately called their real estate agent friend to seal the deal.

IN FRONT: Before the renovations, the house had a bold Spanish-style interior.

AFTER THIS: The living room features an XYZ chandelier by Adir Yakobi, a Pottery Barn sofa, a yellow stool by Oskar Zieta, a Yayoi Kusama print from a collaboration Guillaume worked on, and a Ben Eine artwork (on the Wall leaning on the lower right). .

The 1,700 square meter property with an additional converted carriage house, which now serves as a home office and fitness studio, was originally built in 1924 by Robert Haight. Robert, the contractor for famous architects Bernard Maybeck and Julia Morgan, lived here until his death in 1994. “It is believed that Robert built the house as his builder’s cottage while he was working on the stately mansions attached to the house on Edgewood Ave. adjoin, ”says Guillaume. “As a result, the house has unusually large windows and doors that we believe he saved from the surplus of the neighboring projects.”

Although the second owner had converted the interior to Spanish Revival, Guillaume wanted instead to pay tribute to the house’s English cottage heritage and take on the renovation project under frenchCALIFORNIA to work with his favorite design partners while adding a contemporary and personal touch. The original doors, windows and moldings have been preserved; The brick floor was painted white and the rest of the house was covered with wide oak parquet. and the plaster walls were smoothed.
