<p>South San Francisco home owners will now need to bring their sewer lateral lines up to code before selling their homes, following a City Council vote establishing the new rule.</p>
<p>Sewer laterals are the pipes that connect toilets and drains from private properties to the city&#8217;s main sewer lines.  The city estimated more than a third of houses in the city had such pipes that were at risk of failure and would likely be affected.</p>

<p>“These provisions help to ensure that the new property owner is not stuck with an unanticipated costly repair,” said Public Works Director Eunejune Kim.  &#8220;We estimate that 35% of residents have orangeburg sewer laterals in our city, and those are the ones that have that material that is basically paper and tar that are beyond their useful life.&#8221;</p>
<p>Kim said the city had worked with the San Mateo County Association of Realtors to draft the ordinance such that it &#8220;exports expedient real estate transactions while protecting our environment and our community.&#8221;</p>
<p>The rule puts the city in compliance with a regional water board requirement for cities that discharge into the San Francisco Bay, according to City Manager Mike Futrell.</p>
<p>Council member Mark Addiego estimated replacing the pipe can cost upwards of $15,000.  He requested the city also look at ways to connect multiple nearby property owners who need the pipes replaced as a means of reducing individual costs as well as mitigating disruptions to road paving.  He pointed out the task usually entails tearing up a portion of the street.</p>
<p>&#8220;I have always thought this was the least we could do at the point of sale,&#8221; he said.  “We probably know from permits where these are failing, and anything that was built in the &#8217;50s and &#8217;60s and expected to last 50 years is decades beyond that currently.”</p>
<p>Kim said most homes that have undergone major renovations or rebuilds have been brought up to code, but “those homes that haven&#8217;t done any major triggering events, a lot of them haven&#8217;t been inspected for a very long time.  This is hoping to capture those that are going through the sale process.”</p>
<p>San Mateo, San Bruno, Millbrae and Burlingame are among other cities in the county that have passed similar ordinances in recent years.  Some cities have rebate programs to help offset costs.</p>

<p>Ken Fulk, whose unique style has made him one of San Francisco&#8217;s — if not the world&#8217;s — most celebrated interior designer, has listed his magical live/work warehouse in the city&#8217;s SoMa District.  All it takes to command the Magic Factory, as it&#8217;s called?  A listing price of $8.9 million.</p>
<p>Locally, Fulk is well known for his remarkable interior and staging creative genius.  His work has transformed the likes of mansions (his remodeling of tech power couple Michael and Xochi Birch&#8217;s home included the import and installation of an actual British pub) as well as businesses (such as the Battery Social Club in Jackson Square). </p>

<p>Nationally, Fulk&#8217;s work has great reach.  Fulk&#8217;s official website describes how he, together with his team of San Francisco- and New York-based “Fulkers,” has gained international acclaim for “residential and hospitality projects from Mexico to Miami and Provence to Provincetown.”  Among many accolades, Fulk has been named to “Architectural Digest&#8217;s AD 100, Elle Decor&#8217;s A-List, Luxe&#8217;s ​​Gold List, and was twice-nominated for a James Beard Design Award.”</p>
<p>According to the Wall Street Journal, Fulk is “considered to be San Francisco&#8217;s secret social weapon.  He&#8217;s the man trusted by society swells and Silicon Valley heavyweights alike to help plan perfect parties, decorate jaw-dropping homes or curate any aspect of their rarefied lives.”  His parties extend well past the Silicon Valley: Gigi Hadid hired Fulk to help her transform a space for a truly over-the-(roof)top party. </p>
<p>Fulk&#8217;s innovations have no doubt drawn inspiration from the Magic Factory space, itself a work of art.  Fulk purchased 310 7th St. in 2007, transforming the 14,000-square-foot warehouse, a 1920s building that in former lives served as a furniture store and later as a Mr. S Leather factory.  Fulk, deeply inspired by Warhol, created his “Magic Factory,” preserving the brick and timber features of the building while adding modern live/work features to the four-level structure.  Co-listing agent Brian Leung of Compass told SFGATE that “Ken Fulk and his team have done a masterful job of elevating an iconic landmark for future users.”</p>

<p>As currently configured, the property&#8217;s four levels are basically open to any interpretation, although Fulk has housed his studio, office, living quarters, and event venue here.  The building is topped with Fulk&#8217;s former home, a 4,000-square-foot loft space with no interior walls and an expansive terrace overlooking the city. </p>

<p>Also in the building: a private supper club.  Over the years, this loft-like space became one of SF&#8217;s best-known venues for the designer&#8217;s famously over-the-top parties, hosting such celebrated guests as Tom Cruise, Stevie Nicks, Jean Paul Gaultier (celebrating his de Young Museum exhibition in 2007 with an event featuring Dita Von Teese and a mechanical bull), Ryan Gosling, Emma Stone, Mila Kunis, Alan Cumming, Andy Cohen and Chaka Khan.</p>

<p>The Victorian-style home, one of the city&#8217;s &#8220;Painted Ladies&#8221; near Alamo Square Park, is listed for sale for $3,550,000. </p>
<p>The 2,500-square-foot 19th century home made headlines in early 2020 when a San Francisco software engineer bought the property with hopes of remodeling. </p>
<p>The home was built in the 1890s and has three bedrooms, two-and-a-half bathrooms and a two-car garage. </p>
<p>The current owner of the “Painted Pink Lady,” Leah Culver, documented her time in the home and the remodel via social media over the last two years. </p>
<p>The homeowner announced her intent to sell the property on Instagram on Friday. </p>
<p>“I&#8217;ve come to realize that I do not have enough time or resources to dedicate to truly restoring this home with the care and attention to detail that it deserves,” the Instagram post said. </p>
<p>The home is located in San Francisco&#8217;s Alamo Square neighborhood and is one of seven “Painted Ladies.” </p>
<p>The home was previously listed in January 2020 for $2.75 million and sold for $3.5 million, according to Zillow at the time. </p>
<p>The Victorian home was last remodeled into a duplex in the 1960s. </p>
<p>San Francisco&#8217;s Painted Ladies are one of the city&#8217;s most famous (and photographed) landmarks. </p>
<p>The homes face Alamo Square Park, along the 700 block of Steiner Street. </p>

<p>When former San Francisco Mayor Ephraim William Burr wanted to give his son a wedding gift, he went big.  He chose one of the largest parcels of land available in the city and enlisted Edmund M. Wharf to design a grand Italianate Victorian on the still mostly rural land known as Cow Hollow. </p>
<p>In the 1870s, there were still about 30 dairies in the area, hence the neighborhood moniker, but the land was quickly transforming into housing for the city&#8217;s elite.  1772 Vallejo became the home of Edmond Burr and his bride, Anna Barnard, in 1875. It stayed within the family for almost 100 years as a home for their daughters before being passed to new owners, and has only been in the hands of a few families since.  Now, it&#8217;s on the market for $12.9 million.</p>

<p>&#8220;The land is highly unusual in San Francisco,&#8221; said listing agent Janet Schindler with Sotheby&#8217;s International Realty.  &#8220;The light in that house is like nothing I&#8217;ve ever seen. There&#8217;s never a dark room since it&#8217;s totally detached.&#8221;</p>
<p>Sitting on more than a quarter of an acre, the original lot was even larger but was split into two in 1971.</p>

<p>Many of the home&#8217;s original details have been impeccably preserved, most notably an original, redwood-paneled family/media/playroom.  The home was spared in the 1906 earthquake and fire. </p>
<p>There are six bedrooms and four and a half bathrooms.  While plenty of modern updates in the kitchen and bathrooms were made over the years, everything matches the original style of the home.</p>

<p>A one-bedroom, one-bathroom cottage sits behind the home, which was added sometime between 1886 and 1893 according to historical research gathered by Sotheby&#8217;s, and was originally used as a photography studio.</p>

<p>If you&#8217;ve been to Baker Beach in San Francisco, you&#8217;ve probably looked up at 1 25th Avenue.  The home, which sits among several stunning homes along the bluff facing the ocean, was once the only residence on what later became an iconic street in one of San Francisco&#8217;s most coveted neighborhoods.  This mansion&#8217;s history is fittingly illustrious — it was even home to actress Sharon Stone and her husband, journalist and San Francisco Chronicle editor Phil Bronstein.  Now, it&#8217;s for sale with a $39 million price tag.  </p>
<p>When the Brown family built this home, the neighborhood of Sea Cliff had not yet been established.  In fact, in 1908, though the view would still have been spectacular, it would not yet include the Golden Gate Bridge.  According to the official listing, the family&#8217;s daughter, Phoebe Hearst Brown, was just four years old when the home was constructed and recalled “nothing else there but sand dunes, lupine and rabbits.” </p>

<p>The Browns survived the 1906 earthquake and built this home as a sanctuary, in part to repair themselves from the trauma of that catastrophe.  Phoebe Hearst Brown&#8217;s mother, Helen Hillyer Brown, wrote of the Browns&#8217; experiences after the earthquake and subsequent fires decimated the city, including her own family&#8217;s home on Van Ness Avenue.  She described how the family &#8220;piled their belongings into a light horse carriage called a Victoria (after Queen Victoria)&#8221; and &#8220;parks (including Dolores Park in the Mission) were turned into tent cities, with both the Army and civilians acting as overseers to enforce health and safety rules,&#8221; according to Outside Lands.org.</p>

<p>Phoebe&#8217;s father, Phillip King Brown, was a physician whose downtown office burned to the ground.  He moved quickly to find an empty house that could serve as a makeshift clinic and used it to care for the sick and injured after the quake.</p>

<p>Despite the fact that these disasters killed thousands of people and leveled tens of thousands of buildings, the city made a fast recovery.  By 1908, &#8220;the Brown family moved into their new home, the first residence built on the bluff at Sea Cliff, overlooking Baker Beach and the inlet to San Francisco Bay,&#8221; wrote Florence Holub in the Noe Valley Voice.</p>

<p>The design is a blend of European-inspired details, drawing from the grandeur of both Italianate and Victorian traditions in the towering arched doorways, dark wood floors and moldings and the Juliette balcony overlooking the sea. </p>

Each ownership has involved careful preservation balanced by luxurious renovations: there&#8217;s a surround sound system that serves two levels of the home as well as updated bathrooms. <p>714 Steiner St., also known as the “Pink Painted Lady,” has been listed for sale for $3.6 million — the same price it was purchased for in January 2020.</p>
<p>Owner Leah Culver told SFGATE that unfortunately, it was “possibly the worst timing ever.”  The pandemic hit the US just months later, which slowed down permitting and design plans.  Then, supply chain issues followed while they searched for materials.  Plus, with a booming housing market and so much economic uncertainty, the project has become much more expensive than she anticipated.</p>
<p>When Culver, a software engineer and angel investor, first spoke with SFGATE in February 2020, the house was in terrible shape.  She estimated that renovating the interior would take about three years and $3 million.  Now, she said she couldn&#8217;t even make a new estimation of how long it would have taken if she had kept at her quest.</p>
<p>&#8220;I had to just make the call,&#8221; she said.  &#8220;I didn&#8217;t see an end in sight.&#8221;</p>

<p>Culver had dreamed of owning a Painted Lady, the homes most recently made famous by the 1990s sitcom “Full House” and its reboot “Fuller House,” for years prior to her purchase.  She&#8217;d even toured the real “Full House” house on Broderick (which is definitely not for sale), and while she said she liked the interior, it ultimately wasn&#8217;t what she wanted.</p>
<p>She is listing the home for the same price she purchased it for since she said she&#8217;s made no improvements aside from some exploratory demolition.  She has, though, had some plans approved by the city and she&#8217;s willing to hand over the architectural plans from David Armor Architecture to the next owner.  Her construction plans are currently with the city&#8217;s building department and she said she hopes those will be approved this summer.</p>

<p>Culver also made the announcement of the sale on her popular Instagram account @pinkpaintedlady, which had amassed nearly 19,000 followers.  She said she&#8217;s happy to hand over the accounts to the new owners as well, though obviously wouldn&#8217;t expect anyone to take the public along on the journey like she did. </p>

<p>Mostly, she just hopes someone with as much passion as she had for renovating such a culturally important part of the city is the next buyer.  &#8220;I&#8217;m looking for someone who really cares about this home and its significance to San Francisco,&#8221; Culver said.  “I&#8217;m super sad about it.  It&#8217;s not really what I wanted or expected.&#8221;</p>

<p>Culver also made the announcement of the sale on her popular Instagram account @pinkpaintedlady, which had amassed nearly 19,000 followers.  She said she&#8217;s happy to hand over the accounts to the new owners as well, though obviously wouldn&#8217;t expect anyone to take the public along on the journey like she did. </p>

<p>Mostly, she just hopes someone with as much passion as she had for renovating such a culturally important part of the city is the next buyer.  &#8220;I&#8217;m looking for someone who really cares about this home and its significance to San Francisco,&#8221; Culver said.  “I&#8217;m super sad about it.  It&#8217;s not really what I wanted or expected.&#8221;</p>

<p>A home on one of San Francisco&#8217;s most recognizable blocks is back on the real estate market. </p>
<p>The Victorian-style home, one of the city&#8217;s &#8220;Painted Ladies&#8221; near Alamo Square Park, is listed for sale for $3,550,000. </p>
<p>The 2,500-square-foot 19th century home made headlines in early 2020 when a San Francisco software engineer bought the property with hopes of remodeling. </p>
<p>The home was built in the 1890s and has three bedrooms, two-and-a-half bathrooms and a two-car garage. </p>
<p>The current owner of the “Painted Pink Lady,” Leah Culver, documented her time in the home and the remodel via social media over the last two years. </p>
<p>The homeowner announced her intent to sell the property on Instagram on Friday. </p>
<p>“I&#8217;ve come to realize that I do not have enough time or resources to dedicate to truly restoring this home with the care and attention to detail that it deserves,” the Instagram post said. </p>
<p>The home is located in San Francisco&#8217;s Alamo Square neighborhood and is one of seven “Painted Ladies.” </p>
<p>The home was previously listed in January 2020 for $2.75 million and sold for $3.5 million, according to Zillow at the time. </p>
<p>The Victorian home was last remodeled into a duplex in the 1960s. </p>
<p>San Francisco&#8217;s Painted Ladies are one of the city&#8217;s most famous (and photographed) landmarks. </p>
<p>The homes face Alamo Square Park, along the 700 block of Steiner Street. </p>

<p>							One of San Francisco&#8217;s iconic Painted Ladies has sold for $3.5 million, $1 million more than the asking price, according to Zillow.  The three-story home on Steiner Street was built in the 1890s and is in need of major renovations.

<p>A Victorian-style home known as the “Pink Painted Lady,” part of the iconic “Painted Ladies” row of houses in San Francisco, is for sale for $3.55 million.</p>
<p>The seven colorful homes unique to the city were built in the 1890s and made famous in countless movies and the TV sitcom “Full House.”</p>

<p>The property is a work in progress.  The home was purchased in 2020 with plans to restore the two-unit building.  Permits were approved for an upper unit with five bedrooms and three-and-a-half bathrooms, measuring 2,996 square feet.  The lower level plan includes an 845 square foot unit with two bedrooms, one bathroom and a separate entrance.</p>
