In 2021, on-the-market luxury properties were in high demand in San Francisco. In 2022, the trend flip-flopped: buyers were no longer pinning for on-the-market, high-end homes, which rarely fetched over-asking bids. This year has instead seen record-breaking prices for off-market luxury properties in San Francisco.

As best as we can decipher, the top three off-market home sales each represent transactions of approximately $30 million. In contrast, the three on-market giants were $17 million, $19 million and $29 million. Interestingly, most of the aforementioned homes — sold on and off market — are similarly proportioned, with similar architectural pedigree. (The outlier property is the all-cash $29 million sale of two penthouse condos in the Summit Tower.)

Deborah Svoboda of Sotheby’s International represents high-end sellers and buyers in San Francisco. She believes 2022 “proved to be a challenging year in San Francisco real estate due to the consecutive interest rate hikes, stock market volatility and tech layoffs.” But, she added, “the luxury market held steady, as evidenced by the three top annual sales between $29.5 and $34.5 million, all of which occurred off market.”

Why go off market? Alex Clark, broker and founder of the FrontSteps real estate firm, handles pocket listings regularly. There are many reasons sellers and their agents choose off-market sales, he told SFGATE.

“To put a pin on one main reason is not easy,” he said. “For some, it’s privacy, getting only approved and verified buyers through the door. For others, it’s a way to test the waters on price and interest, and for many, it’s because they don’t want to go through the pressure and stress of properly preparing a home for sale. Ideally, that means often being just shy of a small remodel… moving out, fixing bathrooms, floors, kitchens, lighting, yard, or at the very least, painting and staging. It can be a lot.”

Below are what appear to be San Francisco’s three biggest off-market residential sales of 2022.

2790 Broadway

In late summer of this year, 2790 Broadway sold off market at $34.5 million. Reportedly, the 12,000-square-foot Pacific Heights mansion was purchased by an LLC with ties to the ultra-wealthy Glazer family. Malcolm Glazer, founder of the First Allied Corporation holdings company, died a billionaire in 2014. His heirs now own the Tampa Bay Buccaneers and the wildly popular English soccer team Manchester United. And now, it seems, the Glazers own a 1927 Beaux Arts beauty designed by Arthur Brown Jr., the architect who created San Francisco’s City Hall and Opera House, the California School of Fine Arts and even worked on Coit Tower.

Previously, this 14-room mansion was the home of art collectors Norah and Norman Stone, who filled some of its enormous halls with prominent works of modern art.

3450 21st St

In July, Mark Zuckerberg sold this Liberty Hill mansion for $31 million, attempting to do so quietly, off market. The quiet part didn’t actually happen, because Zuckerberg’s sale was, up to that point, the most expensive San Francisco home deal of 2022. It quickly became a news story, and not for the first time.

Zuckerberg originally purchased this 1928 home in November 2012 for $10 million, meaning he made a pretty penny here. The Real Deal reported that “the [new] buyer for the Zuckerberg property is 3450 21st Street LLC,” which, incidentally, is also the address of the property. In other words: We have no idea who bought this place. (It’s blocked on Google Street View too!)

The home previously made news in 2016, when Zuckerberg’s then neighbors complained about the security team he’d hired to oversee a renovation. That renovation appeared to be substantial, expanding the property’s existing 7,400 square feet by adding space on three floors, adding a bathroom, remodeling the remaining bathrooms and kitchen, as well as tacking on a roof deck.

3355 Pacific Ave

A Google Maps image of 3355 Pacific Avenue in San Francisco, California.

Google Maps

3355 Pacific Avenue is a 1926 mansion that bestows breathtaking views of the Presidio. It brought in a whopping $29.5 million in an off-market deal this Novemberaccording to Redfin’s listing as well as property records.

Redfin records also tell us the mansion is 9,081 square feet with four bedrooms, seven bathrooms and an elevator. Inside, large windows in the formal dining room frame the Golden Gate Bridge, while outside is an oversized landscaped lot of 7,661 square feet. So yeah, lots and lots of space to this one.

2022 was a very different real estate year from 2021. Last year, San Francisco homes were selling in 16 days on average — and 72.9% of those homes sold above listing price. In 2022, that craziness ended, as factors such as rising interest rates and a downturn in the tech market returned power to the home buyer in the second half of the year.

The most expensive home sales in San Francisco in 2022 bear witness to this shift in power. Though they show deals in the tens of millions, these residential sales, recorded on the multiple listing service, don’t represent the feeding frenzy luxury real estate enjoyed in 2021.

The three biggest winners in 2022 show what San Francisco real estate agent Alexander Clark, founder of the FrontSteps, calls a “general shake-up” in the SF metro. “What stands out is the shift in dynamics of the market beginning in June of this year,” he said. “That is when rates really started to climb, and buyers became increasingly more stubborn.”

Real estate broker Herman Chan with Golden Gate Sotheby’s International Realty said the game has completely changed. Based on data from the end of the year, “sellers and listing agents no longer can play the ‘price it low, watch it go’ strategy. That only works when the market is hot and buyers are afflicted by [the fear of missing out]. Listings consequently have pivoted to the ‘transparent pricing’ strategy where the price tag is, give or take, what the seller would accept.”

Of the top three on-market sales, only one experienced the indignity of a below-list offer. It seems the furious overbidding that characterized 2021 may have disappeared in 2022.

1. 999 Green St., no. 3201 and no. 3202

Two adjoining penthouse units at 999 Green St. sold for $29 million, making the sale San Francisco’s most expensive this year.

Screenshot via Google Maps

The priciest sale of the year was not, for a change, a single-family mansion but was instead a pair of adjoining penthouse condos. These units in the Summit tower, coined as the “crown jewel” of the San Francisco skyline, were once combined for use as one home as the dwelling of former Secretary of State (and defrauded Theranos investor) George Shultz, who lived there with his wife Charlotte.

The property was listed as two penthouse units, a north penthouse (No. 3201) asking $17 million and a south penthouse (No. 3202) asking $12 million. Together, the units combine to offer more than 10,000 square feet of panoramic views in the sky. Someone bought them both for cash, presumably to live in them as one, in the style the Shultz family did. The $29 million transaction made news as the most expensive condo sale in San Francisco in 2022 and is indeed the most pricey on-market sale this year.

It’s notable though that this sale does not represent an overbid transaction. The ask was a total of $29 million, and that’s precisely what was paid.

2. 2006 Washington St., no. 2

Unit No. 2 at 2006 Washington St. in San Francisco was sold for $19 million.

Screenshot via Google Maps

The second highest-priced public sale in San Francisco this year wasn’t a quick one: 2006 Washington St., No. 2, is a co-op that listed for $30 million in January, got a major price cut down to $19 million in September and sold in November for that exact price.

The home is a luxury four-bedroom unit, offering six terraces, 12-foot ceilings and two parking spaces, and it is situated in one of Pacific Heights’ most recognizable trophy buildings, a 1920s tower designed by Conrad Alfred Meussdorffer.

This list price/sell price match is novel to this city, at least in terms of the last two years. In 2021, it wasn’t uncommon for as much as 73% of homes in a particular San Francisco neighborhood to be selling over asking. By year’s end, data showed that more than 70% of the homes that sold in 2021 sold above their list price in this city.

3. 2950 Pacific Ave.

2950 Pacific Ave. in San Francisco sold below asking for but was still the city’s third-highest sale in 2022.

Screenshot via Google Maps

This is the only on-market home that made the top sales list but was also sold below asking. The mansion has two addresses because it’s in the middle of a still-incomplete remodel — the front door was projected to move to 2895 Broadway. Inside the historical Gold Coast abode are eight bedrooms and 12 bathrooms. The plans for the remodel, a project designed by Snohetta (SFMOMA) and Troon Pacific (whose work is recognizable in LEED-certified new construction in the city’s most expensive neighborhoods), were part of the overall package for this deal. The buyer got an existing mansion of 12,000 square feet, with permits and approved architectural plans to allow expansion of up to 20,000 square feet.

Originally priced at $29.5 million, it was later delisted and reemerged with a $20 million sale price a few months later. This listing eventually sold at $17 million.

What’s coming in 2023?

With 2022 so very different from 2021 due to interest rate hikes and a tech downturn, experts expect 2023 to start in a similar fashion. “I suspect it will be more of the same as we come to a place of balance. I suspect sellers that were unrealistic might finally come to grips that the market shifted under their feet, they’ll adjust their prices (down) and buyers will pounce,” Clark said.

But history shows San Francisco never stays down for long, and gauging when this balance might shift back to sellers might require a crystal ball. “Buyers are still hanging out trying to time the bottom, and then, as is almost always the case in SF, many of them are going to miss it,” Clark said.

As prices for heating oil and gas go up customers are looking for alternative heating options—such as the old-fashioned wood stoves—according to Carol Turner, co-founder of the nearly five-decade-old Chimney Sweep Energy store in Orange County, New York.

Sales for wood and pellet stoves have both increased compared to last year, with total store sales up by at least a quarter, she told The Epoch Times on Nov. 4.

Turner’s daughter and salesperson Ruth Loria said the growth had to do with recent world events, such as the pandemic and Russia’s invasion of Ukraine, which greatly disrupted the energy market.

According to the New York Home Heating Oil Monitoring Program, heating oil costs $6.18 per gallon on Nov. 7 for residents in the lower Hudson Valley region, including Orange County.

The price is up nearly 70 percent from the past year and more than doubling that of the year before.

Ruth Loria at Chimney Sweep Energy showroom in Orange County, NY, on Nov. 5, 2022. (Cara Ding/The Epoch Times)

Loria said in an energy crisis like this, people—especially those with conservative views—are looking for stability in non-manufactured fuels, such as wood.

Some rediscovered the value of a wood stove in an old house, others chose to install one in a new house—which could cost around $8,000, she told The Epoch Times.

Rich Staffer, a customer at the store, said he installed a pellet stove in addition to his propane heating system eight years ago when the price of propane quadrupled due to a severe shortage.

The decision saved him money, he said. “pellet [prices] go up and down but not as much as propane.”

Wood pellets on display at Chimney Sweep Energy showroom on Nov. 5, 2022. (Cara Ding/The Epoch Times)

supply crunch

Due to significant supply chain disruptions, the store orders have waiting times between 2 to 29 weeks, depending on the products and models, Loria said.

In February, Loria ordered 11 stoves—eight of which were already sold—but none of the stoves has arrived at the store yet; in August, she ordered another 24 stoves, which won’t arrive until March 2023.

That means some customers will not be able to use their purchased stoves until next winter.

Even so, Loria encourages them to plan ahead.

“Last year, I had customers walk out because of the waiting time. They come back this year to find the waiting time is even longer—they placed an order right away,” Loria said.

For stove installation, quality service providers in the area have a six-to-eight-week waiting time, she said.

A burning gas stove on display at Chimney Sweep Energy showroom on Nov. 5, 2022. (Cara Ding/The Epoch Times)

How About Gas Stoves?

Gas stoves remain popular for customers who like the ease of pressing a button to turn on the heat as opposed to the trouble of adding wood or pellets, Loria said.

Freestanding gas stoves do well at zone heating, perfect for resort-area cabins owned by people in New York, she added.

The Chimney Sweep Energy store was founded by Turner and her husband Jack Turner during the global fuel crisis caused by the Arab oil embargo in the 1970s.

They started with one stove in their basement and grew it into a full-service business carrying various hearth products and providing related services.

What do San Francisco’s most expensive residential home sales in 2021 have in common? It’s not a look — they are all very different in terms of aesthetics and style. It’s not age — some are mid-century while others are well over 100 years old. So what is it? In a word: popularity. This year was all about the speed of sales of luxury homes in San Francisco, with properties over $10 million dollars in hot demand, most selling quickly and some in as little as a few weeks.

The median sold home price for all property types in this year-end quarter is $1,528 million (this includes tenancy in common, condos, co-ops, land, multi- and single-family homes), up 7.6% year-over-year compared with December 2020. On the elite end of the spectrum, luxury properties continued to enjoy extreme (and expensive) popularity this year, with multiple homes closing at prices well over $19 million in San Francisco proper.

According to Compass’ December 2021 Bay Area Market Reports, we’re better served looking back to 2019 to understand the dramatic nature of this trend, since 2020 was such a strange anomaly. The pandemic was an unforeseen and unprecedented factor in the city’s real estate prices, as well as home buyer behavior. Data shows, strikingly, that the surge in luxury home demand and price points from before the pandemic to now is likely to continue as the pandemic itself surges on.

Luxury homes exploded in popularity during the pandemic in 2020, a trend that continued through this year. Data via Compass.

SFMLS, SFARMLS

Alexander Clark, founder of TheFrontSteps Real Estate, confirmed that the 2020 emphasis on private sanctuary continued this year. San Francisco home buyers with means are investing in larger, more expansive residences, and paying premium prices for the right location, extra outdoor space and extra rooms inside their homes that can be used for work, exercising, hobbies, extended family and guests. “More people are placing more value in their main residence than ever before,” Clark said.

As to who’s paying these luxury prices, Clark said “it appears the buying profile in SF is much the same. Finance, tech, real estate, generational wealth, and those ever-present buyers with an unwavering desire to be in San Francisco.”

Among the top six home sales this year are properties ranging from $17.45 million to $43.5 million. Here’s what their multi-million dollar prices bought their new owners:

This home at 2920 Broadway broke records when it sold off market at $43.5 million. The 11,000 square foot abode, built in the early 1930s, boasts a 5,000-bottle wine cellar. This Pacific Heights mansion’s 2021 sale broke its own previous record of $39 million when it sold in 2018.

Jacob Elliott, SFMLS, SFARMLS

San Francisco’s second-highest sale this year was 3414 Washington St., a stately mansion that closed at $24.95 million after only 20 days on the market. The home is a rebuilt-from-the-studs mansion of 8,930 square feet, offering six beds, seven baths in Presidio Heights. “Consider that the last time this address was sold in 2003, for just $3.7 million — about $5.56 million after inflation,” wrote Adam Brinklow of TheFrontSteps.

The third-most expensive sale was 490 Avila St., which closed at $19.75 million. This home is across the street from Marina Green, making it a strong contender for best location in the city for folks who want quick access to a beautiful outdoor space. The home has seven beds and 10 baths, with 7,809 square feet.

Just $25,000 less is 2590 Green St., which took fourth place this year when it sold for $19.5 million. There are five bedrooms and eight bathrooms inside this 8,630-square-foot mansion. After previous listings didn’t yield a sale, this year the Pacific Heights mansion sold in just three weeks.

SFMLS, SFARMLS

In fifth place, 150 Glenbrook Ave., atop Mount Sutro, is a more modern luxury option. This home, which sold this year for $17.5 million, is purported to be San Francisco’s highest residence above sea level. The six-bed, eight-bath, 7,440-square-foot abode, circa 1981, last sold for $2.63 million in 2012.

Coming in sixth at just $5,000 less than the home in fifth place is 2820 Scott St., an Italianate beauty built in 1904 in Cow Hollow. Behind its butter yellow facade are seven beds and nine and a half baths, with a sprawling 16,000 square feet of living space.

SAN FRANCISCO (CBS SF) – The annual 4/20 celebration in Golden Gate Park is returning Wednesday after a two-year hiatus, but San Francisco officials said there would be differences compared to pre-pandemic gatherings on Hippie Hill.

The city announced Monday that regulated and tested cannabis would be sold for the first time at the event. As a result, no one under 21 would be allowed at the celebration.

READ MORE: Over A Century Later, Point Reyes Trail Still Shows Where 1906 Earthquake Left Mark

City officials said the celebration area at Hippie Hill would be surrounded by fences and event staff would check identification and bags.

“This year marks an important moment in the history of 420 at Hippie Hill,” said Nikesh Patel, who directs the city’s Office of Cannabis. “For the first time, regulated cannabis will be available for sale and consumption at this year’s event. This novel opportunity showcases the strength of San Francisco’s vibrant cannabis community and brings new requirements to help create a safe, clean, and enjoyable experience for everyone who attends.”

dr Grant Colfax, the city’s director of health, offered advice to revelers. “Know where the substances you’re consuming come from and only trust reputable vendors. Support yourself and those around you by being on the lookout for signs of breathing difficulty or unresponsiveness,” he said.

Mayor London Breed said Monday, “I look forward to another successful 420 in Golden Gate Park, but we need everyone to remember to pick up after themselves, stay respectful, keep things peaceful, and of course, have a good time.”

Officials said 40 park rangers and private security will manage safety of the event. The fire department will be fully staffed, EMS services would be provided and police will have an increased presence outside the venue.

The celebration of all things cannabis has drawn large crowds to Golden Gate Park for years, long before the state legalized recreational use.

An estimated 14,000 people attended the most recent 4/20 celebration at Hippie Hill in 2019. Officials anticipate up to 20,000 for this year’s event.

What do San Francisco’s most expensive home sales of 2021 have in common? It’s not a look – they’re all very different in terms of aesthetics and style. It’s not the age – some are mid-century while others are well over 100 years old. So what is it? In a word: popularity. This year has been all about the speed of luxury real estate sales in San Francisco, with properties valued at over $10 million in hot demand, most selling quickly and some in just a few weeks.

The median home selling price for all property types for this year-end quarter is $1.528 million (this includes co-tenancy, condominiums, cooperatives, lots, multi-family and single-family homes), up 7.6% year-on-year compared to December 2020. At the elite end of the spectrum, luxury real estate has continued to enjoy extreme (and expensive) popularity this year, with several San Francisco homes closing at prices well over $19 million.

According to Compass’ December 2021 Bay Area Market Reports, since 2020 was such a strange anomaly, we’d be better off looking back at 2019 to understand the dramatic nature of this trend. The pandemic has been an unforeseen and unprecedented factor in the city’s housing prices, as well as homebuyer behavior. The data strikingly shows that the rise in luxury home demand and price points from before the pandemic to today is likely to continue if the pandemic itself continues to ramp up.

Luxury real estate surged in popularity during the 2020 pandemic, a trend that has continued this year. Compass data.

SFMLS, SFARMLS

Alexander Clark, Founder of TheFrontSteps Real Estate, confirmed that 2020’s focus on private havens will continue this year. San Francisco homebuyers are investing in larger, more spacious homes and are paying premium prices for the right location, additional outdoor space, and additional rooms in their homes that can be used for work, sports, hobbies, extended family, and guests. “More people care more about their primary residence than ever before,” Clark said.

Asked who pays these luxury prices, Clark said: “It seems that the buying profile in SF is very similar. Finance, technology, real estate, generational wealth, and those ever-present buyers with an unwavering desire to be in San Francisco.”

The top 6 home sales this year include properties valued at $17.45 million to $43.5 million. Here’s what their multi-million dollar prizes bought their new owners:

This home at 2920 Broadway broke records when it sold out for $43.5 million. The 11,000-square-foot residence, built in the early 1930s, features a 5,000-bottle wine cellar. The 2021 sale of this Pacific Heights mansion broke its own previous record of $39 million when it sold in 2018.

The second-biggest sale in San Francisco that year was 3414 Washington St., a stately mansion that closed for $24.95 million after just 20 days on the market. The home is an 8,930 square foot, six bed, seven bath converted stud house mansion in Presidio Heights. “Remember, the last time this address sold was in 2003 for just $3.7 million — about $5.56 million after inflation,” wrote TheFrontSteps’ Adam Brinklow.

The third most expensive sale was 490 Avila St., which closed for $19.75 million. Located across from Marina Green, this home is a strong contender for the best location in town for people who want quick access to a lovely outdoor space. The home has seven beds and 10 baths, with 7,809 square feet.

Just $25,000 less is 2590 Green St., which ranked fourth this year with a retail price of $19.5 million. There are five bedrooms and eight bathrooms in this 8,630 square foot mansion. After previous offers failed to sell, the Pacific Heights mansion sold in just three weeks this year.

In fifth place is 150 Glenbrook Ave. a more modern luxury option on Mount Sutro. This home, which sold for $17.5 million this year, is said to be San Francisco’s tallest residence above sea level. The 7,440-square-foot, six-bed, eight-bath condo, circa 1981, was last sold in 2012 for $2.63 million.

In sixth place at just $5,000 less than the home in fifth place is 2820 Scott St., an Italian beauty built in Cow Hollow in 1904. Behind its buttery-yellow facade are seven beds and nine-and-a-half baths with a sprawling 16,000 square feet of living space.

Sales tax is increasing across California, including San Francisco County.

Most of these tax changes were approved by voters in the November 2020 election, the California Tax and Fees Authority said. The changes will take effect on Thursday for the beginning of July.

There is a slight difference between sales tax and use tax. The former is collected from retailers. Every time a retailer sells tangible goods, they typically owe sales tax to the state.

A usage tax is levied on the buyer. The law requires buyers to pay use tax on some tangible goods if the retailer does not pay California sales tax, such as: Both tax rates have the same percentage.

Where does the money go? According to the Legislative Analyst’s Office, tax revenues will be distributed among “various state and local funds,” the agency’s website said. About half of the taxes collected go to the state’s General Fund and “can be spent on any state program such as education, health care and criminal justice.”

Another 1% – the Bradley Burns Rate – goes to cities and counties for “general purposes”.

Here are the other cities and counties where sales tax is increasing across California:

When 2920 Broadway on Billionaire’s Row sold for $ 39 million in 2018, it set a new sales record in the city. The seven-bedroom, seven-bath mansion then set another record when it sold for $ 43.5 million on April 26, according to city records.

April was a popular time for high-priced properties to close this year. The second largest deal was 3414 Washington in Presidio Heights, which sold on April 15 for just under $ 25 million.

Third, 2590 Green in Pacific Heights was sold for $ 19.5 million on April 30 after it launched in 2018 with an offering price of $ 40 million, and went just weeks after it did in late March was listed again for $ 22.4 million, under contract.

It’s also been a long road for sellers at 2820 Scott St., which closed in March for $ 17.5 million after five years of price cuts and a mini-makeover to modernize the 100-year-old home. For the fourth largest sale of 2021, 2,820 Scott were linked to 150 Glenbrook, which was also named the city’s tallest single family home. It sold for $ 17.5 million in February after it launched at $ 22 million late last summer.

In contrast, 2523 Pacific seems to have been priced to begin with. The $ 15.1 million sale closed in May, just a month after it launched, and is the fifth largest deal in the city to date this year.
