When BKV Group was engaged to reimagine a former lumber processing site as a residential campus for active older adults, the objectives were clear but lofty.

“The specific goals were, first and foremost, to be affordable and to start to heal the urban fabric. Effectively, to re-establish urban residential blocks within this larger parcel that had been industrial for at least 100 years,” said Aron Thomas, a senior project architect at BKV.

The project was the Legends at Berry active adult housing complex in St. Paul, Minnesota. The client was Dominium, one of the nation’s largest developers, owners and managers of affordable housing. The challenge for BKV would be managing the transformation of this forgotten industrial site into a welcoming residential campus while keeping an extra keen eye on costs.

A critical part of the solution on both counts came in the form of a single, simple choice: MagicPak All-in-One® HVAC systems.

Not only would the complex need to be cost-effective to build, but the solutions would need to keep rent and utilities within reach—even through brutal Minnesota winters.

Navigating a labyrinth of regulations and stakeholders is nothing new for urban multifamily projects. Local funding incentives were available through the City of St. Paul and HUD, but to qualify, they needed to prove the building would meet Minnesota’s B3 energy standard.

Alex Sawka, Director of Mechanical Engineering and Associate Partner at BKV, and the project’s Engineer of Record, turned to a familiar solution—the MagicPak All-in-One HVAC system.

“There’s a lot of benefits to a MagicPak unit,” said Sawka. “The design is really flexible. There’s a top supply and a bottom return configuration, which helps our architects with where they can place the unit in the apartment. There are options with standard and high efficiency gas and electric, so we’re able to choose which is best for the project.”

Senior project architect Aron Thomas points out that having MagicPak® as a standardized solution helps streamline the design process. “We always know where duct work needs to go. We always know how they’re going to operate. We know that we usually use them in three different sizes based on our bedroom counts and our unit square footages. It is very convenient for us to be able to design around a product that delivers consistent value that way.”

For the Legends at Berry, having a MagicPak high-efficiency gas heat option was critical. Specifying the MagicPak V-Series high-efficiency heating and cooling units enabled the project to meet Minnesota’s B3 energy standard. As a result, the project not only received critical financial support, but the building owners and residents will reap the ongoing benefits of smarter energy use and reduced operating costs.

Residents will benefit from the way high-efficiency MagicPak units help make Minnesota’s harsh winters and hot summers more comfortable and less costly. Meanwhile, building owners appreciate that the system makes maintenance more manageable with easy access to serviceable parts.

An access panel within each apartment houses the MagicPak unit away from extreme Minneapolis weather and simplifies maintenance.

“In Minnesota it’s negative 15 degrees. They don’t have to go up there [on the roof] and do service on a unit. All the components are accessible through somebody’s apartment, which is a huge plus,” said Sawka.

There’s also less centralized equipment and pipes, noted Sawka, which makes his job significantly easier. “We don’t have to locate a chiller. There’s no cooling tower, there’s no central core water loop piping to deal with. It’s all self-contained in the unit. And that’s a huge, huge advantage.”

An Inviting Residential Aesthetic

In addition to its many pragmatic benefits for developers, owners and residents, a MagicPak system offers architects numerous advantages in achieving their aesthetic vision for the project. Most notably, there’s no need for a condenser farm on the roof or in the yard. Instead, the MagicPak All-in-One units are housed discreetly within each living space.

At the Legends at Berry, a pattern of regular bump-outs along the exterior accommodates the mechanical closets for each unit without inching into living space, while also creating a homier-looking façade.

“The MagicPak on the outside of the building also allows us to establish a rhythm that calls a spade a spade. This is multi-family housing. When you look at the outside of the building, you can see how it’s laid out in that regard and that becomes sort of a driving factor in the aesthetics of the building,” said Thomas.

Thomas appreciates that with MagicPak, a building’s HVAC components “can be sort of seamless with the architecture.” The louvers can be color-matched to blend with nearly any exterior color or cladding.

MagicPak enables architects to achieve their vision with discreet color-matched louvers and no unsightly condenser farms.

“I appreciate that it doesn’t look like a hotel. We don’t have a large grille underneath an oversized window. There’s not a big clunky unit on the inside that someone has to look at all the time. It doesn’t require the same kind of wall opening. So, I think it does free up our exteriors by using this product.”

It has been a blessing to be able to breastfeed my child. I am not naive about the fact that not everyone can or will walk this path, but for me I am proud that I can. It was an amazing way to connect.

I knew it was going to be a commitment, a real commitment. I still watch my caffeine consumption and don’t feel like I can enjoy this glass of wine all the time. But it was hard to imagine the true dedication it would take before I was in it.

Even more than pregnancy, breastfeeding is a full-time job. And this job comes with a demanding schedule. It’s one of the things that surprised me the most about breastfeeding.

Because nobody prepared me for how I would live my life in 3-hour steps.

My days and nights are on a three-hour marmot-day-like cycle. Somehow days turn into nights and days again, almost without my noticing. With a child who breastfeeds 8 to 10 times a day, life feels a little messy right now.

Leaving the house alone is a real chore. One that is almost too daunting. But in order not to go crazy, I’ve learned to be smart on my escapes into the world: Preparation is key.

I plan my errands in a breastfeeding friendly place.

When I have a lot to do and have to be out of the house for a long time, I plan my center point so that I know that I can breastfeed without any problems. The car is a great backup in a pinch, but definitely not ideal. Buy Buy Baby with her beautiful nursing and changing room is my focus. (It’s also next to my favorite grocery store, which is a bonus.)

So my day often goes like this:

Feed my baby at home. Until I breastfeed my son, burp and change the diaper and then hold him upright for 10 to 15 minutes (reflux mums, you know what I’m talking about) an hour has passed by in a flash. Then I grab my bag, load him into his car seat, and I’m on my way. I run to the pharmacy, get myself a cup of coffee and do an extra errand, like washing my car. Then it just happens that my little one eats again! I go to Buy Buy Baby, feed and change my little guy, then browse the store. Because while I’m here, why not ?! I’ve found that I usually need (at least) one thing there. Then I go to the grocery store. With this easy-care center, I can extend my excursion by at least an hour.

The same rules apply to being at home.

Nurse, burp, move. The clock starts ticking. About two hours before his next feeding. While he’s napping, I can do my homework – prepare dinner even if it’s 11 a.m. Throw in a load of laundry that is often forgotten (and needs to be washed again) for a day or two. Take a quick shower – sweet moment for me. I’m amazed at what I can achieve while the clock is ticking.

But then it’s time to breastfeed again in no time.

Since this is my second time, I know this time is so short.

Is it a big commitment? Yes sir. Do I feel like I’m in a hamster wheel? Yes sir. Am I totally exhausted? Yes sir. Some days do I wish that someone else in my house could also produce milk from their body? Yes sir. Do I long to leave the house more often? Yes sir.

But that’s how motherhood works.

He needs me now. I am his lifeline. So I keep fighting, in three-hour blocks. And then I’ll just blink like that and he’ll go to preschool. Don’t need me so often during the day. You no longer want to snuggle up for those grooming sessions. Not my baby anymore. So I’ll hold out for now, just a little longer.

We know these days are not easy. But as moms who were there, we found a few important things that can help.

Towards the end of April, the San Francisco Giants got off to a surprisingly good start for everyone but the people who actually follow the team. Although their bullpen has not stabilized and the team’s batting average is among the lowest in the league, their offensive is much better than conventional statistics would show.

Since Farhan Zaidi took over as president of the team, the Giants have grown from a relic of the Stone Age of baseball to one of the most progressive and analytical teams in the league. This has resulted in a team that has been surprisingly competitive for years and seen by many as a reason to rebuild.

Despite two consecutive records under 500, the Giants have improved year on year, putting together a solid crew of regulars, while tweaking veterans who were believed to be falling sharply.

On the surface, the Giants appear to be a team whose attack is slow to start, which in a sense is true. However, despite their small total number, they were able to become very efficient and cause damage.

For example, the Giants are 26th on the team batting average and 22nd on the wRC + team. Currently, they don’t hit well in the traditional sense, but what is really interesting is what they do when they hit and what it could mean if they start to warm up.

As already mentioned, the Giants are in 4th place in the majors in barrel percent. That means they hit the ball hard but have less to show than most other teams, given their low average batting average. However, the Giants are also ranked 4th among the majors in HR / FB%, which means 16.5% of their flyballs fly over the fences. The Giants do this while in FB% 20th in the league.

This coupled with solid pitching has resulted in the Giants having the league’s ninth best running differential to kick off the season. If the Giants can get the ball up more as a team, they should see a significant dip in run production and overall hit in the summer months.

Additionally, the Giants who meet the Brain Trust of Donnie Ecker, Justin Many and assistant Dustin Lind seem to have shown Buster Posey and Evan Longoria the fountain of youth as they both posted a wRC + north of 150 to start the season .

Posey also made a small mechanical tweak to his setup that helped him get a bit more loft and efficiency out of his swing. Right now, Posey’s FB% is 31.6%, which is slightly less than his FB% from some of his best offensive seasons. In addition, Posey’s effect on the pitching staff appears to be the most potent. It appears that his pitch calling and mentoring had a strong, positive impact on this top 10 pitching corps, despite their unusually below average framing numbers early in the season.

The San Francisco Giants currently rank 2nd in a division that headline steals Los Angeles Dodgers and San Diego Padres. The underlying metrics and the Giants ‘recent offensive history show that the Giants’ bats are not even hot. It will be very interesting to see what happens when their offensive starts clicking and catching up with their strong inclination. If the Giants can further optimize their contact with balls in the air, the runs could start in groups and they will be a very tough game for the future.

If you look in virtually anyone’s cleaning basket across America, you’re likely to find a bottle of Windex. The blue-tinted glass cleaner is about as ubiquitous as any cleaning product on the market since everybody has windows, mirrors and other glass surfaces they want to keep neat.

Windex was created in 1936 — originally as a car windshield cleaner that was sold in metal cans — and in the past 85 years, its loyal users have found many creative uses for it. Here are a few of the most unique uses for Windex for which we found credible evidence.

Cut Through Grease

Windex is brilliant at removing oily fingerprints from your windows and other glass surfaces, so it makes sense that it would be able to cut through grease. One of the most common uses for the product beyond glass cleaning is to wipe away messy surfaces in the kitchen. You can spray it on a cloth or paper towel and wipe down greasy backsplashes, stovetops and range hoods, depending on what they’re made of.

Our research found mixed messaging on whether or not traditional Windex was safe to use on stainless steel, due to its ammonia-based formula, so it’s probably better to be safe than sorry with that surface.

Clean Your Counters

Again, the jury is out on whether or not Windex is safe to use on certain kitchen surfaces, but the glass cleaner can be used to tidy up your countertops in place of another product. Bob Vila, the legendary handyman himself, recommends using Windex on a variety of countertop surfaces, including granite, marble and laminate. Readers Digest cautions against using it on granite, writing that the ammonia in it could dull the surface.

Mop Your Floors

This is another one that is dependent upon the type of surface you’re cleaning, but Windex can be effective at keeping your floors clean, too. It’s not recommended that you use classic Windex on wood floors, again because of the ammonia, but if you have laminate down in your kitchen or bathroom, Windex can do the job of a more expensive chemical. Some articles recommend simply spraying it on your floor and wiping it off with a mop or cloth, while others say you can dilute it with some water and it’ll dry in a hurry.

Move Heavy Appliances

This is definitely one of the most creative uses we found for Windex, but it seems a lot of people swear by it. If you need to slide a heavy appliance out of a tight space in your kitchen or laundry room, you can “grease the wheels” with everyone’s favorite blue liquid. TheKitchn says that liberally spraying some Windex on the floor in front of whatever you’re trying to move will help you easily scoot it around without making scuff marks or breaking your back. Again, because of the ammonia, hardwood floors wouldn’t be ideal for this trick.

Erase Dried-On Marker

Anyone who uses a dry-erase board at home or work knows that marker ink can be downright impossible to get off if it’s left sitting long enough. That’s where Windex can save you a lot of headache. Just grab your bottle, spray it on the board and scrub to get all that caked-on writing off. It might take some elbow grease, but you’ll be glad when you see that whiteboard looking new again.

If you’ve got jewelry that’s looking a little dull, you can bring it back to life with some Windex if you don’t feel like springing for special jewelry cleaner. Just try to avoid getting it on your skin because Windex can really dry your skin out — as you’ll see in another tip later.

If you’ve got vinyl siding on your home, you know it tends to get covered in dirt, grass clippings and other types of outdoor grime. A liberal spraying of some Windex can take care of the problem on a smaller scale than renting a pressure washer would. Simply spray the siding down and wipe it away and you should see a difference while not coating your siding in a sticky residue that would only attract more gross stuff.

The experts at Printer Hacks came up with this unique use for your favorite window cleaner. If you’ve got a clogged printer cartridge, you can easily clean it with some Windex to delay the need for buying an expensive new one. Loosen A Tight Ring

You know those old wives’ tales that always sound as dangerous as they do ingenious? We’re going to get into a few of those that involve Windex and have been praised by reliable sources. First is that you can use Windex to easily slide a tight ring off your finger. This one apparently is used by medical professionals in some emergency room settings, as writer Buzz Bishop once found out the hard way. In addition to lubricating the finger, the chemicals in Windex apparently cause the skin to shrink slightly, making it the perfect tool for this job.

With that said, S.C. Johnson, the maker of Windex, expressly warns against spraying it onto your skin. So, try this one at your own risk.

Fix Self-Tanning Streaks

Again, this hack is specifically not recommended by S.C. Johnson or skin care experts, but the properties in Windex apparently make it effective at wiping away self tanner. Model Ashley Graham revealed on Instagram in 2018 that she uses the window cleaner to fix errant streaks left on her skin. It worked in the demonstration she showed, but experts were quick to point out that the chemicals in Windex can severely dry out your skin. That last fact leads us directly to our next Windex hack.

Dry Out Blemishes

Some people have found a way to harness the ability of Windex to dry out your skin into a positive use. We found numerous how-to guides online from people who have used it to quickly treat zits and other blemishes by drying them out. Perhaps the most high-profile example comes from Nia Vardalos, the writer and star of “My Big Fat Greek Wedding,” who famously wrote a character into the film based on her own father, who had personal experience with this hack.

Vardalos told Entertainment Weekly that her father once accidentally gotten some Windex on a wart, and it removed it by drying the wart out, prompting him to start treating the cleaner as a wonder drug capable of fixing all kinds of problems.

Windex Myth: It’s Effective As Bug Killer

Here’s an example of a classic Windex “hack” that has been disproven by experts. We found several columns online that recommended using the glass cleaner as a bug killer in desperate situations. While spraying insects with Windex will likely kill them, it’s only because it drowns them and not because of anything in the spray, according to TheKitchn, meaning a bottle of water would be just as good. The pest control expert that website spoke with said Windex won’t actually do anything to repel other bugs from invading your home, which is what proper insecticides take care of.

While we’ve shown you that Windex is capable of tackling a lot of cleaning jobs that don’t involve your windows, there are a few places you should avoid using the classic version of it. The major ones are on your touchscreens and glasses.
