<p>As NBC Bay Area&#8217;s Investigative Unit has learned, the designer of the problematic repairs to the sinking and tipping Millennium Tower recently informed city officials about a particularly unpleasant potential byproduct of subdivision development &#8211; sewage backups.</p>
<p>“Sewer lines must have a slope (at least 1/8 inch per foot) to allow for efficient flow of material,” Ron Hamburger said in an email to city officials in late August. He identified at-risk drains that currently slope south and east — contrary to the current northwest slope — and said those lines “will experience a reduced gradient and potentially become a problem.”</p>
<p>The sewer alarm was part of an assessment of the building&#8217;s &#8220;functionality&#8221; as the building leaned an additional five inches during work on the so-called rehabilitation that began in May. This <a href="https://losgatosnewsandevents.com/current-updates-in-automotive-hvac-system-market-analysis-report-segmented-by-functions-geography-tendencies-and-projection-2028-ksu/">project is currently on hold pending testing and analysis</a>, which triggered the unexpected, accelerated settlement.</p>
<p>Hamburger told city officials that experts were assessing the stress on vertical pipes due to the tilt, while engineers had found no signs of a &#8220;malfunction&#8221; in the elevator system.</p>
<p>With the building now tilted 22 inches to the west, experts believe the sewage problem will worsen because the tilt has flattened the angle of some drain lines by up to 25 percent.</p>
<p>The drains in the owner&#8217;s third-floor eat-in kitchen have already experienced &#8220;some blockages,&#8221; Hamburger said in his email summary to city officials, and they now require &#8220;maintenance through regular chemical flushing.&#8221;</p>
<p>“This and other lines may need to be adjusted to restore the grade,” Hamburger noted in a presentation to city officials.</p>
<p>“There is the problem that the slope is not enough or is too great, in either case there can be problems,” says Mark Savel, an architect and contractor with three decades of experience analyzing building damage, such as the balcony collapse in Berkeley in 2015.</p>
<p>“A blockage or system backup is to be expected – so the existing system should be inspected and monitored,” says Savel.</p>
<p>Meanwhile, <a href="https://losgatosnewsandevents.com/san-francisco-breaks-floor-on-reasonably-priced-housing-for-96-homeless-residents-in-soma-cbs-san-francisco/">residents risk losing entire wooden floors</a> and walls because of the health risks associated with massive traffic jams, Savel says. He adds that the risk is particularly high when people use the system at the same time.</p>
<p>“On those days when the <a href="https://losgatosnewsandevents.com/jon-payne-made-a-house-full-of-music-in-boulder-creek/">house is full</a> of people, you’re celebrating a holiday, or you have a special occasion,” he says, “you end up calling Roto-Rooter. Because your system will be put to the ultimate test.”</p>
<p>Savel says building managers should first order a <a href="https://losgatosnewsandevents.com/san-francisco-drain-cleansing-plumbers-announce-99-san-francisco-drain-cleansing-particular-and-free-video-drain-inspection/">video inspection</a> of all plumbing to identify immediate risks and long-term problems.</p>
<p>Any final solution, which would involve adjusting the height of hundreds of pipes to allow proper flow, would have to wait for the sinking and tilting structure to fully stabilize, he says.</p>

<p>At least three towering commercial campuses have been proposed to transform an area near the Caltrain station in South San Francisco.</p>
<p>A 17-story tower with lab, office and retail space is planned for 121 E. Grand Ave., while a campus with both a 10-story building and eight-story building plus an eight-story parking garage is proposed across the street at 100 E. Grand Ave.</p>
<p>Additionally, a biotech proposal for an adjacent site at 120 E. Grand Ave.  is being reviewed.  That campus would be 430,000 square feet, according to the city.</p>
<p>The 17 story tower would comprise roughly 940,000 square feet, rising close to 300 feet tall.  Parking for 1,394 vehicles would be included in the lower portion of the building.</p>
<p>The ground floor would potentially house a cafe, restaurant, convenience store and other services, with an additional cafe and restaurant on the second floor, according to a city report.  The building would be built in an L shape around an outdoor courtyard, the plans indicate.</p>
<p>If approved, the developer will pay close to $23 million to the city, largely for improvements in the area including near the Caltrain station and transportation infrastructure east of Highway 101. An estimated $58.6 million in impact fees would also be due from the developer.  A large portion of those fees would go to the city&#8217;s affordable housing fund.</p>
<p>The project is proposed as 100% electric, adding a cost of $7.2 million, according to the developer&#8217;s estimates.</p>
<p>It would replace the existing Comfort Inn and Suites, a three story hotel with 169 rooms.</p>
<p>The developer is San Diego-based Phase 3 Real Estate Partners, the same developer behind the Genesis towers, which include the city&#8217;s tallest structure, a 21 story, 317 foot tower completed in 2018.</p>
<p>For the 100 E. Grand Ave.  development, the two buildings would comprise roughly 550,000 square feet, according to the city.  The campus would replace a 70,000-square-foot warehouse.</p>
<p>The 120 E. Grand Ave.  project, meanwhile, would replace a warehouse that is home to custom foods co-packer Max&#8217;s Bakery and Kitchen.</p>
<p>All three projects are still under review by the city and will require various approvals.  The Planning Commission will review the 121 E. Grand Ave.  project at a 7 pm Aug 18 meeting.</p>
<p>The projects join a slate of other developments in various stages of planning or construction, slated to, together, add 13 million square feet of research and development and office space to the area east of Highway 101 in the next 20 years.</p>

<p>The designer of the troubled fix for the sinking and tilting Millennium Tower recently briefed city officials about an especially unpleasant potential byproduct of the building&#8217;s settlement &#8211; sewer backups, NBC Bay Area&#8217;s Investigative Unit has learned.</p>
<p>“Sewer lines must slope (minimum of 1/8” per foot) to enable efficient flow of material,” Ron Hamburger stated in an email to city officials in late August.  He identified at-risk drains that currently slope south and east – going against the current northwest tilt – saying those lines “will experience decreased slope and may become a problem.”</p>
<p>The sewer system alert was part of an assessment of the building&#8217;s &#8220;functionality&#8221; since the building tilted another five inches during work that began in May on the so-called fix.  That project is currently on hold pending testing and analysis of what triggered the unexpected, accelerated settlement.</p>
<p>Hamburger told city officials that experts are assessing the strain on vertical pipes due to the tilting, while engineers have found no signs of &#8220;distress&#8221; in the elevator system.</p>
<p>With the building now tilting 22 inches to the west, experts predict the sewer problem will get worse, as the tilting has flattened the angle of some drain lines by as much as 25 percent.</p>
<p>Already, drains in the third floor owner&#8217;s lounge kitchen are experiencing “some plugging,” Hamburger said in his email summary to city officials, and now must be “maintained with periodic chemical flushing.”</p>
<p>&#8220;It may be necessary to adjust this and other lines to re-establish slope&#8221; Hamburger noted in a presentation he gave to city officials.</p>
<p>“There&#8217;s an issue of not having enough slope or too much slope, you can have problems either way,” says Mark Savel, an architect and contractor with three decades&#8217; experience of analyzing building failures, like the 2015 Berkeley balcony collapse.</p>
<p>“You can expect a clog or the system to back up &#8212; that&#8217;s why the existing system should be inspected and monitored,” Savel says.</p>
<p>In the meantime, residents risk losing entire wood floors and walls given the health hazard associated with any massive backups, Savel says.  He adds, the risk is especially high when people use the system at once.</p>
<p>“Those days when you have the house full of people, celebrate a holiday or have a special occasion,” he says, “that&#8217;s the day you end up calling Roto-Rooter.  Because the system you have is being put to the ultimate test.”</p>
<p>Savel says building managers should first order a video inspection of all the lines with an eye to identify immediate risks and long-term problems.</p>
<p>Any final fix, he says, which would mean adjusting the level of hundreds of pipes to allow for proper flow, should await a full stabilization of the sinking and tilting structure.</p>

<p class="dcr-2v2zi4">San Francisco&#8217;s troubled Millennium Tower, which has continued to sink despite multimillion-dollar efforts to correct it, has yet developed another problem.</p>
<p class="dcr-2v2zi4">The luxury tower, popular among star athletes and retired Google employees before the tilting issues were widely publicized, has sunk 18in since construction was completed in 2009, and has a 26in tilt at the top.  Now, the engineer overseeing the retrofit of the tower has said the movement caused the formation of a one-inch gap between the building and a smaller 12-storey adjacent structure.</p>
<p class="dcr-2v2zi4">“Given the present westward tilt of the building, about 24 inches as measured at the roof, the gap between the two buildings in the east-west direction has widened by about 1 inch[2.5cm],” the project engineer, Ron Hamburger, said in a statement to NBC Bay Area.</p>
<p class="dcr-2v2zi4">The Millennium Tower uses an underground parking garage housed within the smaller structure.</p>
<p class="dcr-2v2zi4">Despite the gap, engineers “determined that the building is not at risk due to this movement, or any movement likely to occur before construction completion”, Hamburger said, and the gap is not expected to get worse.  He has previously warned that the tower&#8217;s elevators and <a class="wpil_keyword_link" href="https://losgatosnewsandevents.com/san-francisco-recycled-water-program-is-performative-environmentalism/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> may no longer work if sinking continues at its current rate.</p>
<p class="dcr-2v2zi4">Engineers are working on a retrofit of the building and plan to install 18 steel piles to bedrock, relieving pressure on the foundation, to stop further tilting and sinking as well as possibly reverse some of the movement.</p>
<p class="dcr-2v2zi4">“Once the voluntary upgrade is complete, further settlement of the building at the northwest corner will be arrested, some rebound will occur, and slight additional settlement of the rest of the main tower will act to reverse the tilting that has occurred and close the gap between the elevator thresholds in the adjacent podium building that connects the main tower and mid-rise together,” Hamburger told the San Francisco Chronicle.</p>
<p class="dcr-2v2zi4">Previous efforts to reinforce the foundation of the downtown tower came to a halt last summer, when engineers found the building had sunk an inch in the months since the attempted repairs started.</p>

<p>A planned 11-story apartment building could bring 189 homes to San Francisco, if it is approved at a Thursday Planning Commission meeting. </p>
<p>The building would be located at 1500 15th St. in the Mission District, which is currently a parking lot.</p>
<p>Kansas-based developer Elsey Partners is behind the project.  It also has a similar development in the works across the street at South Van Ness Avenue. </p>
<p>The 1500 15th St. building will feature a rooftop deck, dining room and lounge.  Additionally, each residential floor from the second levels through to the 11th floor will have a shared living space at the corner. </p>

<p>Of the 189 units—which will be spread evenly across 10 floors—25 will be priced as affordable housing.  Each unit will be the same size, resembling a studio apartment with a convertible murphy bed, full bathroom, fridge, cooktop and a microwave. </p>
<p>The application states that the structure will also have space for retail businesses and 64-bicycle parking spaces. </p>

<p>The San Francisco Planning Commission is scheduled to review the plans on Thursday at 1 pm If approved, the Board of Supervisors would have final say on the plans.</p>
<p>The commission will meet at the Commission Chambers in City Hall.  The meeting will also be streamed to the public online. </p>
<p>Building housing is notoriously difficult in San Francisco.  Last year, the Planning Commission approved a 495-unit complex on the site of a Nordstrom&#8217;s parking lot at 460 Stevenson St., only to have the Board of Supervisors put the development on hold after a fierce lobbying campaign. </p>

<p>A massive new tower complete with “floating cube” could soon adorn San Francisco&#8217;s skyline. </p>
<p>The 62-story tower will feature 826 rental homes, with 135 listed as affordable.  It will include 472 two-bedroom apartments, 118 three-bedroom units, 118 studios and 118 one-bedroom apartments.</p>
<p>Described as a “subtle glowing lantern” above SoMa by Arquitectonica, the Florida-based architect behind the project at 620 Folsom Street. </p>
<p>The site is between Hawthorne and 2nd streets on Folsom, is close to the Moscone Center and a short walk from the Montgomery Street BART Station.</p>
<p>The project description states: “The building&#8217;s scale supports the SoMa district&#8217;s ongoing transformation to a vibrant mixed-use neighborhood near transit services and employment opportunities.”</p>

<p>The 54th floor, below where the “floating cube” section begins, will be a community space complete with a fitness center and workspaces.  Within the cube itself will be residential floors.</p>
<p>The ground floor is set to include a cafe and bicycle parking, with a further 133 car parking spaces and over 300 bicycle spaces planned for underneath the tower. </p>
<p>Earthquake risk at the site is said to be “very low” according to a geotechnical investigation of the site by Rollo &#038; Ridley.</p>

<p>SF Planning published the plans on Wednesday, with an estimated build time of 36 months after demolition of the existing three-story office building at the site.  The build is expected to cost at least $250 million. </p>
<p>The joint property owners are listed as McLaughlin Family Associates, LP, and 620 Folsom Development Partners LLC. </p>
<p>The plans were submitted by Align Real Estate and are yet to be approved by the Planning Commission.  If approved, permits would have to be obtained before construction could go ahead.</p>

<p><span><span><span><span><span><span>The building&#8217;s office space will feature outdoor terraces, open floor plates, 14.5-foot floor-to-floor heights and energy-efficient dynamic glass.  It will also include touchless access throughout, ionic air purification in elevator cabs and a high-performance HVAC system with MERV-15 filters and 100% outside air capability.</span></span></span></span></span></span></p>
<p><span><span><span><span><span><span>The condos at 30 Van Ness will include </span></span></span></span></span></span><span><span><span><span><span><span>Studio, one-, two- and three-bedroom floor plans in an average size of over 1,000 square feet.  Twenty-five percent of the units will be designated as affordable and reserved to be sold below market rate to households meeting designated income thresholds, the release said.</span></span></span></span></span></span></p>

<p>The designer of the troubled fix for the sinking and tilting Millennium Tower recently briefed city officials about an especially unpleasant potential byproduct of the building&#8217;s settlement &#8211; sewer backups, NBC Bay Area&#8217;s Investigative Unit has learned.</p>
<p>“Sewer lines must slope (minimum of 1/8” per foot) to enable efficient flow of material,” Ron Hamburger stated in an email to city officials in late August.  He identified at-risk drains that currently slope south and east – going against the current northwest tilt – saying those lines “will experience decreased slope and may become a problem.”</p>
<p>The sewer system alert was part of an assessment of the building&#8217;s &#8220;functionality&#8221; since the building tilted another five inches during work that began in May on the so-called fix.  That project is currently on hold pending testing and analysis of what triggered the unexpected, accelerated settlement.</p>
<p>Hamburger told city officials that experts are assessing the strain on vertical pipes due to the tilting, while engineers have found no signs of &#8220;distress&#8221; in the elevator system.</p>
<p>With the building now tilting 22 inches to the west, experts predict the sewer problem will get worse, as the tilting has flattened the angle of some drain lines by as much as 25 percent.</p>
<p>Already, drains in the third floor owner&#8217;s lounge kitchen are experiencing “some plugging,” Hamburger said in his email summary to city officials, and now must be “maintained with periodic chemical flushing.”</p>
<p>&#8220;It may be necessary to adjust this and other lines to re-establish slope&#8221; Hamburger noted in a presentation he gave to city officials.</p>
<p>“There&#8217;s an issue of not having enough slope or too much slope, you can have problems either way,” says Mark Savel, an architect and contractor with three decades&#8217; experience of analyzing building failures, like the 2015 Berkeley balcony collapse.</p>
<p>“You can expect a clog or the system to back up &#8212; that&#8217;s why the existing system should be inspected and monitored,” Savel says.</p>
<p>In the meantime, residents risk losing entire wood floors and walls given the health hazard associated with any massive backups, Savel says.  He adds, the risk is especially high when people use the system at once.</p>
<p>“Those days when you have the house full of people, celebrate a holiday or have a special occasion,” he says, “that&#8217;s the day you end up calling Roto-Rooter.  Because the system you have is being put to the ultimate test.”</p>
<p>Savel says building managers should first order a video inspection of all the lines with an eye to identify immediate risks and long-term problems.</p>
<p>Any final fix, he says, which would mean adjusting the level of hundreds of pipes to allow for proper flow, should await a full stabilization of the sinking and tilting structure.</p>
