Martignetti Companies and tenant Ferguson Plumbing Supply have agreed to a lease for 260,150 square feet at the Taunton Trade Center in Taunton, MA.

Philip Verre, Rob Byrne, Pete Whoriskey and Paul Leone of global real estate services firm Cushman and Wakefield represented Martignetti Companies, a wine and spirits distributor based in Taunton, MA. Ferguson Plumbing Supply was represented by CBRE.

The Taunton Trade Center is a speculative industrial project with 584,640 square feet of prime high bay warehouse and storage space. The property features 112 loading docks with cross-dock capabilities, 40-foot ceiling heights, 132 trailer parking spaces, an 8-inch thick Ductilecrete custom floor slab that increases a user's cubic space by 25% compared to other new construction on the market, and 546 parking spaces.

The property is located at 300 Charles F. Colton Road, close to Interstate 495 and Interstate 95, providing access to the surrounding areas of MA and RI.

But she and her city are up against a seemingly unstoppable force: fentanyl.

On the rise of drug use in the tenderloin

Leighton Woodhouse: “COVID-19 and the emptying of the streets downtown, which created this sort of vacuum that was filled by the open-air drug market, which already existed in the Tenderloin, but then spilled out into … other neighboring districts. So that’s “One big reason. The other big reason is fentanyl. Fentanyl has been on the East Coast for quite a few years, but it’s relatively new to the West Coast, and now it’s cut into everything.”

“So if you buy cocaine, if you buy heroin, if you buy methamphetamines on the street, the chances are it’s cut with fentanyl, which is a very deadly drug and highly, highly, highly addictive. And so fentanyl, it’s killing more people And it’s addicting people like crazy. And not just cocaine and methamphetamines and things like that. There’s children, teenagers who buy Xanax on Snapchat.

“And what they get is something that’s either cut with fentanyl or sometimes is pure fentanyl. And they end up getting hooked. And some of those people, kids, end up in the Tenderloin. So this plague of this new, highly potent, highly toxic opioid is another part of the reason.”

If you were to walk outside right now, a couple of blocks around the neighborhood, what would you see?

Randy Shaw: “Mayor Breed got more publicity for the Tenderloin than ever. And every national and even international media covered her Tenderloin emergency order from last December. And when you hear the words that you just ran, your listeners should know that it was not followed by any Increased police activity. No more police were given to the tenderloin after that emergency order than before.

“No actual actions were taken to respond to the mayor’s emergency order, even though they were promised. So, it became almost a cruel joke on the tenderloin that they were promised that all these things were going to change. If you walk out now, most of the tenderloin is fine.

“The problem is you have some blocks that are so out of control, dominated by open air drug markets, that people see those blocks and they are fearful for the neighborhood. And people who live in the neighborhood can’t walk through the neighborhood without hitting some of those blocks. The real question is how does a progressive city like San Francisco install a drug containment zone in the last remaining multiracial, low-income community in the city?”

On the drug containment zone

Randy Shaw: “If we look in practical terms, almost a year, about a few weeks before the mayor gave the emergency order, there was a high-profile viral video of thefts coming from the Louis Vuitton store, wealthy bags from Union Square. The mayor dispatched 80 police officers to Union Square, very upscale shopping district a few blocks from the Tenderloin. And they stayed there for a month. And if you go to Union Square now, you’ll still see police officers and police cars everywhere to protect the property at Union Square.

“We never got a similar response ever to the drug operations in the Tenderloin. So at some point, and I think we’ve reached that point, you have to conclude that this is what the city wants it to be. The mayor continually makes statements about how upset she is, but she’s the mayor and hasn’t allocated the resources to solve the problem.”

So, you say she’s not doing enough to allocate resources or even to encourage law enforcement to change how they’re operating in the Tenderloin.

Randy Shaw: “Exactly. If you talk to the police chief, he’ll agree with everything. Yes, it’s terrible what’s going on. It’s awful. But why don’t you solve it then? And if it happened in a more affluent neighborhood, we all know drug dealers would not be allowed to stay there for a day.So it isn’t that San Francisco’s incapable.

“At some point you have to decide. They’ve just decided to allow these drug activities in a low-income neighborhood, where people don’t have the political donations and the power. And this way they can identify it as, Well, we’re containing it in the Tenderloin so we don’t have it in more affluent neighborhoods.”

Tell me a little bit more about why you think the mayor… in your words, is allowing this to happen. Is it just simply because of the low income?

Randy Shaw: “The point in my book on the Tenderloin, I talk about the history and the Tenderloin was a very prosperous neighborhood for a long time until really the 1960s. And it started a 40-year decline. It started reviving under Mayor Lee in 2011. And had there not been COVID, none of this would have happened But I think what’s historically, there’s always been people who felt like, well, let it happen in the Tenderloin so it doesn’t happen in … the other upscale neighborhoods .

“And I think that, you know, we have district elections, so most of the supervisors don’t represent the tenderloin. So politically, it’s easier for them to not have to deal with it and just feel like it’s someone else’s problem. And then we have this whole crazy view that says that if you arrest drug dealers, you’re criminalizing poverty.

“But the people who are impacted by drug dealers are all poor. The tenderloin is all low income. We have no single-family homes. It’s the low-income areas, permanently affordable housing in most of the neighborhood. So there’s no risk of gentrification. So it’s really a hypocritical policy choice by a city that prides itself of being progressive.”

I’m looking at the overdose death rates for the city of San Francisco in 2021. 625 people died from drug overdoses. It was more than 700 in 2020. The city itself acknowledges that overdose death rate overdose rates are still 40% above pre-pandemic levels. Is that what you’re talking about?

Randy Shaw: “COVID closed down businesses, when it first started in March of 2020. And so it created empty spaces for drug dealers to proliferate. There were not this level of drug dealers prior to COVID, because businesses were thriving, and the city was operating and people were there. But once the city kind of emptied out after March 2020, when spots are empty, it invites opportunities for illegal activities.

“And it’s not just the Tenderloin, it’s nearby areas which are also taken over. And the city funds harm reduction programs that give out needles and encourage drug use. They’ve spent $30 million on a linkage center where the people can go to shoot up drugs and the drug dealers stood outside and sell them the drugs and they go in and shoot up in the city property. So there’s been a lot written about and talked about the nonsensical approach to safety in San Francisco. And it’s all true.”

What do you think the neighborhood needs right now to really get a handle on the situation?

Randy Shaw: “Last week, the mayor announced an $8.5 million investment in community ambassadors, unarmed ambassadors in various part, but they don’t deal with open drug markets. She could have taken that same 8.5 million and either have off duty police officers or armed security guards on the handful of blocks in the tenderloin where the dealers are operating and could have cleared that out.

“So when you see money being spent for things that don’t close open drug markets, it’s hard to understand how the mayor’s words are matched with actions, because they have not been.”

What needs to happen right now in San Francisco?

Leighton Woodhouse: “The first thing that needs to happen is, as we’ve remarked, you know, arresting the drug dealers, in my opinion. But there are, of course, many, many others that need to take place. Some of them already are being implemented in San Francisco. There’s much more treatment available than there used to be. I think the wrong mix of treatments, for example, you know, the harm reduction is sort of the prevailing philosophy in San Francisco. And harm reduction is basically premised on the idea that you need to keep people alive in order for them to be able to be steered to recovery.Obviously, nobody can recover if they’re dead.

“And so this is the philosophy around things like needle exchange, safe consumption sites passing out naloxone, which is an anti-opioid remedy and things like that. But in San Francisco, people aren’t pushed towards recovery. They’re given the implements and the oversight to stay alive, but then they’re just left where they are.I think there needs to be…much more aggressive towards opening beds in recovery centers where people can detox and rehabilitate with medically assisted treatment.

“They can go on Suboxone, they can go on methadone and things like that. But unfortunately, there’s no medication for meth. But where they can be treated and brought to point of functionality and ultimately sobriety. And that is not at all being pushed in San Francisco, it’s very much about just handing out needles, handing out foils, handing naloxone. And that’s it. That’s kind of where it ends in terms of treatment in San Francisco.”

SAN FRANCISCO — Deebo Samuel, star wide receiver for the San Francisco 49ers who caught more than 1,400 yards last season, has reportedly asked for a trade.

Samuel, 26, told ESPN reporter Jeff Darlington on Wednesday he asked the team to trade him. Samuel said he did not want to discuss his reasoning for the request.

Samuel, who played at South Carolina in college and was drafted in the second round by the 49ers in 2019, finished fifth in the league in receiving yards last season with 1,405 and added six touchdowns. He was one of the league’s most explosive players, notching nine catches of more than 40 yards, tied for the league lead.

A dynamic threat, Samuel also added 365 yards rushing last season and eight rushing touchdowns. Samuel finished 10th in the NFL in rushing touchdowns.

In his six career postseason games, Samuel caught 281 yards and a touchdown, and rushed for 239 yards and a touchdown.

ESPN’s Adam Schefter previously reported that the 49ers wanted to pay Samuel, who is in the last year of his rookie contract. But Samuel, who skipped off-season workouts, removed the 49ers logos from his social media page and made it known he wanted to change teams.

“It’s not San Francisco not willing to do the deal, the 49ers are ready,” Schefter said at the time. “Deebo Samuel is the one who has put a halt to everything right now.”

It’s looking highly unlikely that a Deebo Samuel trade from the San Francisco 49ers will be the latest blockbuster during a crazy NFL offseason.

Despite the star wide receiver skipping voluntary workouts and creating somewhat of a buzz regarding his status in San Francisco moving forward, 49ers general manager John Lynch would be foolish to trade the offensive weapon.

According to Jeff Howe of The Athletic, inquiries from other teams about a potential Deebo Samuel trade have been brushed aside by the 49ers’ brass.

A second-round pick of the 49ers back in 2019, Samuel is entering the final year of his rookie contract. The South Carolina product is looking to cash in big time after the lucrative long-term deals the likes of Tyreek Hill, Davante Adams and Stefon Diggs received earlier this offseason. For good reason. He’s coming off an absolutely dominating 2021 campaign en route to leading San Francisco to the NFC Championship Game.

A Deebo Samuel trade doesn’t seem to be in the cards

There was some speculation that San Francisco might look to cash in on the volatile NFL trade market at wide receiver. It was earlier this offseason that the Kansas City Chiefs netted five draft picks from the Miami Dolphins for Tyreek Hill.

The Green Bay Packers also received a first and second-round selection from the Las Vegas Raiders for franchise-tagged wide receiver Davante Adams. Both the Chiefs and Packers decided on draft pick assets rather than paying out huge cash to veteran wide receivers.

San Francisco is in a different situation in that Samuel is only 26 years old and performed at a higher all-around level than those two stars a season ago.

For Samuel, his social media activity and rumors of discontent over contract talks with the 49ers had led to talks about a potential trade. It’s about the almighty dollar for the All-Pro, as it should be.

Obviously, Samuel is vastly underpaid in the grand scheme of things. He’s also given hints that $25 million annually needs to be the starting-off point in extension talks with San Francisco.

Should nothing come to fruition on this end, all eyes will be on what Samuel does next. Will he attend mandatory workouts later this spring? What about training camp? Perhaps a holdout could be in the cards. At that point rumors about a potential Deebo Samuel trade could heat up.

For now, it doesn’t seem to be in the cards.

The San Francisco 49ers trade up in last year’s NFL Draft has changed the dynamics of this organization in a big way. San Francisco will now rely on 2021 No. 3 pick Trey Lance to replace Jimmy Garoppolo under center.

As for Garoppolo, his situation remains in flux after the quarterback led San Francisco to a second NFC Championship Game appearance in three years. The 49ers were unable to pull off a Garoppolo trade before most of the vacant starting jobs around the NFL were filled. There’s hope that something can get done here.

Without a first-round pick in the 2022 NFL Draft stemming from the aforementioned blockbuster trade, San Francisco is not in an enviable situation leading up to the annual event in Northern California.

Below, we look at three trades the 49ers can make during the draft to help both their short-term future and long-term relevance on the broader NFL stage.

Obviously, this is something the 49ers’ brass would like to get done before the draft. It’s also somewhat unlikely given that he’s recovering from shoulder surgery and the market is limited for the quarterback’s services.

At this point, San Francisco should move Garoppolo for pennies on the dollar. If the Houston Texans or Carolina Panthers come calling by offering up a mid-round pick in the 2022 draft and future conditional compensation, the 49ers need to please.

Garoppolo is still counting $26.95 million against the cap. The 49ers themselves have a mere $1.72 million in cap room. Even without a first-round pick, that’s not enough to sign their rookie class. Meanwhile, the team is currently in contract extension talks with All-Pros Nick Bosa and Deebo Samuel. Taking care of the Garoppolo situation has to be of priority for general manager John Lynch and Co.

The 49ers signed two mid-tier free-agent wide receivers ahead of the draft in that of Malik Turner and Marcus Johnson. San Francisco also signed one of the better punt returners in the NFL, Ray-Ray McCloud.

Even then, there’s a need for more talent and depth behind starters Deebo Samuel and Brandon Aiyuk. Enter into the equation a still young 24-year-old former first-round pick in N’Keal Harry. He’s out of favor in New England and could likely be had for a late-round pick. Despite Harry’s lack of success with the Patriots, he fits the mold of a bigger-bodied wide receiver the 49ers need (6-foot-4). The Arizona State product would also come cheap ($3.2 million cap hit in 2022).

Without a first-round pick in the 2023 NFL Draft, it makes sense for San Francisco to move off one or two of its nine selections in the 2022 event. The team will also have at least one extra compensatory third-round selection next year due to the Miami Dolphins hiring Mike McDaniel.

What does this all mean? With two third-round selections and three sixth-round picks, San Francisco could entice a team to give up a second rounder in 2023 for two of those selections. It would create more wriggle room for Lynch and Co. moving forward despite the lack of a first-round pick both in 2022 and 2023.

It might not be the trade all 49ers fans have talked about this offseason, but it’s feasible the Niners move linebacker Dre Greenlaw somewhere else.

San Francisco 49ers fans, and the rest of the league for that matter, have been queued in on the trade of quarterback Jimmy Garoppolo, that following in the wake of so many other blockbuster deals leading up to the start of the 2022 NFL new year on March 16

But the Niners may potentially move other pieces this offseason, too, and general manager John Lynch hasn’t necessarily shied away from trading commodities for other commodities.

One of the names that seems to have risen as possible trade bait this offseason is three-year pro linebacker Dre Greenlaw, the surprising find late in the 2019 NFL Draft who worked his way into the starting lineup and made one of the biggest stops in recent franchise history his rookie season.

Yet Greenlaw, entering the final year of his rookie deal, was notably surpassed in 2021 by fellow linebacker Azeez Al-Shaair, who admirably filled in for him while Greenlaw was out for all but three regular-season games and finished second in team tackles behind fellow backer Fred Warner with 102.

Al-Shaair might return as a restricted free agent, while Greenlaw is scheduled to earn $2.62 million this year, according to Over the Cap. While Greenlaw is an OK player, he’s not a great one. And it’s feasible San Francisco entertains the idea of ​​moving him while he’s still on a cheap part of his contract while opening up the door for Al-Shaair to take on a more prominent role.

If Lynch and Co. elect to go that route, here are three teams that make sense in a Greenlaw trade.

A Jimmy Garoppolo trade from the San Francisco 49ers can’t be made official until the new NFL league year opens up in roughly two weeks. In no way does this mean a trade won’t be agreed to here within the next few days.

49ers general manager John Lynch spoke to the media on Wednesday from the site of the NFL Scouting Combine in Indianapolis.

In doing so, the front office head told reporters that San Francisco has had discussions with other teams regarding a Garoppolo trade and plans to continue these talks as a free agency opens here soon.

The expectation has always been that San Francisco’s brass and Garoppolo will work together to find the 30-year-old signal caller a new home. Garoppolo touched on that immediately after the 49ers blew a 10-point fourth-quarter lead in the NFC Championship Game against the Los Angeles Rams back in January.

“I was talking to John (Lynch) yesterday about finding the right destination. I just want to go to a place where they want to win,” Garoppolo told reporters back on February 1.

Jimmy Garoppolo Shoulder Surgery And Impact On Potential Trade

There’s another pretty big backdrop to all of this. It was noted earlier in the week that Garoppolo is set to undergo surgery on his throwing shoulder and could miss up to 16 weeks. While this timeline would still make him available for some of training camp and the preseason, it complicates things further.

Lynch touched on that bit of breaking news, indicating that “it is described as a minor surgery” and “the prognosis is really good.”

Amid reports of Garoppolo needing surgery, ESPN’s Adam Schefter noted that there’s still multiple teams interested in the quarterback’s services. How said surgery might impact his trade value remains to be seen.

Common logic seems to suggest that the 49ers can get a haul similar to what the New York Jets received from the Carolina Panthers for Sam Darnold last offseason. New York acquired a sixth-round pick in 2021 as well as second and fourth-round selections in 2022.

When looking at the statistical differences between these two quarterbacks (past two seasons), it’s easy to conclude Garoppolo has performed better.

Sam Darnold: 60% completion, 4,735 yards, 18 touchdowns, 24 interceptions, 72.3 rating (6-17 record)

Jimmy Garoppolo: 68% completion, 4,906 yards, 27 TD, 17 INT, 97.2 rating (12-9 record)

Looking at it through the lens of quarterback-needy teams, there’s as many as 10 who could be in the market for a new quarterback. Among them, Garoppolo has been linked primarily to the Pittsburgh Steelers and Washington Commanders.

Pittsburgh saw longtime starter and two-time Super Bowl champion Ben Roethlisberger retire following the 2021 season. Meanwhile, Washington started three quarterbacks under center last season.

As for the Colts, they are preparing to move off Carson Wentz after just one season. That will likely come via trade or release ahead of the new league year. It’s an open question whether general manager Chris Ballard would view Garoppolo as an upgrade over Wentz.

Other teams that could show some interest in Garoppolo this month include the Houston Texans, Denver Broncos, Tampa Bay Buccaneers and Carolina Panthers.

When San Francisco traded up to the No. 3 pick in the 2021 NFL Draft to select Lance, there was some who believed that Garoppolo would be moved immediately.

That was never the plan behind the scenes. A small-school product from North Dakota State, Lance wasn’t ready to take over under center. While he displayed flashes in limited time as a rookie, growing pains were the name of the game.

Now, entering his first full offseason as a member of the 49ers, it’s time for Lance to prove that he can be handed the keys to the kingdom. Hence, why Garoppolo will likely be traded here soon.

In talking about his young quarterback on Wednesday, Lynch sounded an optimistic tone.

“He’s everything we thought he was when we traded a lot to go get him and more. I really believe that. There’s a tone of excitement. Of course, there’s some unknown. There always is in this game,” San Francisco 49ers GM John Lynch on Trey Lance, via NFL Network. “Trey’s made of the right stuff. Both talent wise and in his spirit of who he is, the intangibles. Guys like playing for him. Guys like being around him. We’re certainly excited to see what he can do.”

We wouldn’t expect anything different from Lynch given that San Francisco used three first-round picks and a mid-round selection for Lance. That’s especially true with Garoppolo firmly on the trade block. In reality, it’s a PR game to help hype up the youngster while attempting to create more leverage in Garoppolo trade talks.

For now, we wait and see what is going to happen with Jimmy Garoppolo and the 49ers. Talks will undoubtedly continue with general managers meeting up in Indianapolis during the combine this week. Perhaps something gets done in short order.

INDIANAPOLIS — To try and acquire a veteran quarterback, the Washington Commanders have started to lay what Ron Rivera calls “the minimal groundwork.” They’ve called teams to check in on possible targets — expressing their interest and reminding them they have “potential” to get a deal done with draft picks, he says.

The problem: Rivera and Co. are still unsure which of these guys are actually available.

“We’re just waiting to hear what’s going to happen,” he says.

With two weeks until free agency begins, Rivera said Tuesday there’s “no clarity” to whether big-named quarterbacks could actually be had in the coming weeks. For months, speculation has stirred over the futures of Green Bay’s Aaron Rodgers and Seattle’s Russell Wilson, but neither quarterback has yet to demand out of their situation. Other high-profile veterans like Las Vegas’ Derek Carr and Minnesota’s Kirk Cousins ​​are looking more likely to stay with their current teams.

So far, the market has hardly moved. San Francisco’s Jimmy Garoppolo, perhaps the most obvious trade candidate, has yet to be dealt with — and reports indicated Tuesday that the quarterback is set to undergo shoulder surgery that could keep him out until July. Colts general manager Chris Ballard, meanwhile, told reporters that the team is still undecided on starter Carson Wentz.

Now factor in the less than exciting incoming rookie quarterback draft class, the teams in need of a quarterback could end up disappointed.

“This year, there’s not much available,” Tampa Bay Buccaneers coach Bruce Arians told ESPN.

The Buccaneers, like the Commanders, are in need of a new starter thanks to Tom Brady’s retirement. Looking at the landscape, Arians told multiple outlets he was skeptical that any of the oft-rumored quarterbacks would actually be moved. His reasoning: Why would a team be willing to move on without a clear upgrade available?

“I don’t see it,” Arians said. “As a coach, I’d be really pissed if you traded my guy.”

That type of thinking is why most expect the Seahawks to be unwilling to part with Wilson. Seahawks coach Pete Carroll is 70, so what’s the incentive for him to part with a Super Bowl-winning quarterback in Wilson? And despite a down year with Wilson in 2021, Seattle would have no clear path to contend without Wilson unless it also got another top quarterback in the deal. (Wilson, too, has poured cold water on playing for the Commanders).

SANTA CLARA, Calif. — At the end of a 17-plus minute Zoom media session Tuesday, San Francisco 49ers quarterback Jimmy Garoppolo stopped, looked into the camera and delivered what was unmistakably a farewell message to Niners fans.

“It’s been a hell of a ride,” Garoppolo said to the 49ers fans. “I love you guys. See ya.”

With that, Garoppolo rose from his seat and walked into an uncertain future that almost certainly will end with him playing for another team in 2022. Not long before, general manager John Lynch and coach Kyle Shanahan largely deflected questions about what comes next for Garoppolo.

Shanahan and Lynch spoke at length about the end of the season — which came after Sunday’s 20-17 loss to the Los Angeles Rams — being too fresh to have a definitive answer on where they go from here. They promised to communicate with Garoppolo every step of the way and went into detail about how they have the finance wherewithal to keep Garoppolo and rookie Trey Lance next season if that’s something they want to explore.

An exact timeline for a potential Garoppolo trade remains to be seen, but there are plenty of reasons to believe it will be a priority to be done by the time the new league year starts on March 16. Garoppolo is scheduled to count $26.905 million against San Francisco’s salary cap in 2022. Moving on from him would save the team $25.505 million with just $1.4 million in dead money remaining from the signing bonus on the contract he signed in 2017.

Any place Garoppolo lands would still have to take on more than $25 million in cap charges, which is why he would likely be in line for a contract extension wherever he is traded. Another thing that will happen in the near future is a diagnosis on Garoppolo’s injured right thumb. Garoppolo played the final five games (including playoffs) with a torn ligament suffered in the Dec. 23 loss to the Tennessee Titans. “If I can avoid surgery, that’s really what I’m hoping for, but we’ll see,” Garoppolo said.

“Everyone put us against each other and everything like that in the media throughout this whole year, OTAs, everything, but he’s been nothing but a big brother to me,” Lance said. “He’s been nothing but great to me and I have nothing but just thankfulness for him and everything he’s done and how he’s handled everything. He’s going to be one of my best friends for my whole entire life.”

The speculation on where Garoppolo lands next will kick into overdrive in the coming weeks. There is no shortage of teams — Pittsburgh, Washington, New Orleans, Denver and Tampa Bay, among others — who figure to be in the market for a quarterback.

Depending on how things play out with others like Aaron Rodgers and Russell Wilson, Garoppolo could be one of the most accomplished quarterbacks available.

No matter how it officially ends, Garoppolo believes it will be a good thing for all involved.
