<p>The state&#8217;s stem cell agency is moving into the heart of Bay Area biotech.</p>
<p>The California Institute for Regenerative Medicine will move its headquarters across the bay, from Oakland to South San Francisco, birthplace of the life sciences industry.</p>
<p>Its new facilities at 601 Gateway Blvd.  puts CIRM squarely in the region&#8217;s original biopharmaceutical hub as it works to promote late-stage clinical trials and bring to market the medical technologies it has funded for nearly two decades, the San Francisco Business Times reported.</p>
<p>The 12-story office tower is owned by a joint venture of real estate investment trusts Alexandria Real Estate Equities, based in Pasadena, and Boston Properties.</p>
<p>South San Francisco is the location of choice for leading life science companies. The San Mateo County city, home to more than 200 biotech companies, bills itself as the birthplace of the industry, with the largest biotech cluster in the world.</p>
<p>CIRM&#8217;s new neighbors will include Merck, AbbVie, Amgen and Genentech, plus large and midsized drug companies and early-stage biotech firms.  Its new home is within the three-building Gateway Commons life sciences campus.</p>
<p>CIRM, which has been based in Oakland since moving from San Francisco in 2015, will pay more for the new location, the newspaper reported.</p>
<p>Its eight-year lease for nearly 16,800 square feet on the fourth floor of 601 Gateway starts June 1 at $61.20 per square foot.  While the rate is below what is usually charged for life sciences space in South San Francisco, it&#8217;s more than CIRM the $41 per square foot it&#8217;s paying for its 17,000 square-foot headquarters overlooking Lake Merritt in Oakland.</p>
<p>CIRM, initially funded by a $3 billion bond measure voters passed in 2004, has doled out grants to institutions such as UC Berkeley, UC San Francisco and Stanford University while providing early-stage funding for start-up firms.</p>
<p>In November 2020, California voters narrowly approved a $5.5 billion bond measure to support stem cell and other medical research, including new therapies for such diseases as Alzheimer&#8217;s, Parkinson&#8217;s and other brain and central nervous system conditions.</p>
<p>The new measure allowed CIRM, run by President and CEO Maria Millan, to bring therapies for Food and Drug Administration approval, with any sales royalties paid to the state.  Its five-year plan also includes expanding its clinics, creating community care centers, and building a public-private manufacturing network.</p>

<p>In the middle of his third season, Deebo Samuel is one of the rising stars of the National Football League.  The San Francisco 49ers wide receiver leads his team in the distance and is second among the players in his position in the league.</p>
<p>Samuel is now trying to capitalize on his early production to make more money outside of football.  He just signed with Excel Sports Management agency to get more support and get involved in investments, the company told CNBC.  He will work directly with marketing agent Parker Cain, who joined the agency in August.</p>
<p>Excel has negotiated more than $ 4 billion in active player contracts and represents some of the biggest names in the sport, including golf star Tiger Woods.  It also represents NBA players like Brooklyn Nets forward Blake Griffin.  For marketing deals, the agency&#8217;s client list includes Hall of Fame quarterbacks Peyton Manning and Joe Montana.</p>
<p>Excel will only negotiate Samuel&#8217;s marketing deals while the Creative Sports Agency &#8211; or CAA &#8211; handles his NFL contract talks.  Samuel previously worked for Quality Control Sports Management and his most important advertising deal to date is with Nike.</p>
<p>As the NFL&#8217;s second quarter begins, current and former players are leveraging the league&#8217;s huge audience and their own supporters to make new agreements and find ways to generate alternative income.</p>

<p>Seattle Seahawks linebacker Bobby Wagner uses his weekly press conference to announce partnerships, including a recent investment in Public.com, a website that allows retail investors to buy stocks and cryptocurrencies.  Tampa Bay Buccaneers quarterback Tom Brady is one of several players trying to make the most of the non-fungible token (NFT) during the ongoing NFL season.</p>
<p>&#8220;I want my brand to be something that everyone sees &#8211; not just a great soccer player, but a great character off the field,&#8221; Samuel told CNBC.  &#8220;When they switch from one marketing director to another, they promise the same thing, but the conversation with Parker was different.&#8221;</p>
<h2 class="ArticleBody-subtitle">Named after a tyrant</h2>
<p>The 49ers drafted Samuel in 2019, paying him $ 1.4 million for the 2021 season. Samuel is second in the NFL at receiving yards at 548 yards and has scored four touchdowns while his team is 2-3.  His contract expires after the next season unless he signs an extension.</p>
<p>Samuel was named after a famous character from actor Tommy &#8220;Tiny&#8221; Lister, who died last December.  Lister played a neighborhood bully named Deebo in the Friday film series and also starred in the 1989 film No Holds Barred.</p>
<p>For Excel, Samuel is the first non-quarterback NFL client.  Cain attributed Samuel&#8217;s versatility in the NFL as the reason he will have crossover appeal.  The wideout also runs as a running back and accumulated 207 rushing yards and four touchdowns in his career.</p>

<p>&#8220;He&#8217;s a fun player,&#8221; said Cain.  &#8220;He touches the ball a lot and in this creative offensive he will have many opportunities to help the team win. Brands want to work with winners and guys who show the growth and versatility on the field.&#8221;</p>
<p>Samuel has more than 500,000 followers on Twitter and Instagram, an essential metric for attracting advertising deals.  Brands are attracted to athletes with younger followers to show they have a large audience for promotions.</p>
<p>&#8220;I think it will attract blue-chip brands,&#8221; said Cain.  &#8220;He&#8217;s got a good following, but more importantly, he&#8217;s very committed.&#8221;</p>
<p>Among the NFL players, Brady is the leader in advertising revenue with $ 31 million in 2021, according to Forbes.  Arizona Cardinals star JJ Watt makes $ 7 million, the highest among non-quarterbacks.  Watts teammate DeAndre Hopkins made $ 1 million in advertising, most of it for NFL wide receivers.</p>
<p>Cain said it was too early to say how much money Samuel will make, but his location offers a huge advantage.  Being in Silicon Valley and near Palo Alto gives you access to the thriving tech start-up scene.</p>
<p>&#8220;If you get a share deal with the right technology company in Palo Alto, it could be worth more money than any deal you&#8217;ve signed during your NFL career,&#8221; said Cain.  He added that he is targeting fashion companies to match Samuel, who studied retail management while studying at the University of South Carolina.</p>
<p>Samuel has not yet made any lucrative investments as he is still working on a relatively small contract.  His production would suggest he will soon receive a sizeable raise.</p>
<p>The highest value contract for a top NFL receiver is $ 100 million ($ 60 million guaranteed).  That&#8217;s what the Dallas Cowboys Amari Cooper pay.  According to Spotrac, Cleveland&#8217;s Odell Beckham, Jr. has the most guaranteed money at $ 65 million.</p>
<p>As soon as Samuel is ready to invest, Excel offers a convincing network.  Montana has built a substantial start-up portfolio through its investment firm Liquid 2 Ventures.  The four-time Super Bowl champion was an early backer of GitLab, which made its Nasdaq debut Thursday, closing with a market cap of nearly $ 15 billion.  Montana&#8217;s original check for $ 100,000 is now worth approximately $ 62 million.</p>

<p>Samuel said real estate would likely be his first investment.  He credited Trent Williams, the 49ers lineman, for advising him on the asset class.</p>
<p>&#8220;He says what everyone says &#8211; money comes and goes,&#8221; said Samuel of his conversations with Williams.  &#8220;But it&#8217;s about how you care for it and how you make money with your money.&#8221;</p>
<p>The 49ers started the season 2-0 but have since lost three games in a row, including a loss to the Cardinals on Sunday.  Samuel finished that competition with three receptions for 58 yards and rushed for a touchdown.  The 49ers have a bye this week to play the Indianapolis Colts on October 24th.</p>
<p>&#8220;The season is not going as we would like it to be, but 99% of the team think we should be 5-0,&#8221; said Samuel.  &#8220;We lost a few close ones, but we have to [improve] the mental flaws.  We have to hold onto the little things that people don&#8217;t pay attention to. &#8220;</p>
<p>When asked about rookie quarterback and first-round pick Trey Lance, who made his first career start against the Cardinals, Samuel said he was &#8220;slowing down processing as a professional&#8221;.</p>
<p>Lance replaced quarterback Jimmy Garoppolo, who sustained a calf injury in week four.  Lance completed 15 of 29 passes and threw for 192 yards and an interception against the Cardinals.  He also rushed for 82 yards.</p>
<p>&#8220;It&#8217;s not easy &#8211; remembering all the plays and moves,&#8221; said Samuel.  &#8220;I applaud him for the way he approaches the system.&#8221;</p>

<p>Between June 2020 and June 2021, San Francisco passed 679 &#8220;camp resolutions&#8221; used by city officials to describe the evacuation of homeless camps in the city. </p>
<p>The department that implements these &#8220;resolutions&#8221; is known as the Healthy Streets Operations Center (HSOC), a multidisciplinary multi-agency effort that is highly controversial among homeless rights activists in the city. </p>
<p>&#8220;What we have seen over and over again is that HSOC operations are not followed,&#8221; wrote Jennifer Friedenbach, executive director of the Coalition on Homelessness San Francisco, in a recent Street Sheet article titled &#8220;When Tents Are Removed There.&#8221; there is no way &#8220;.  Home. &#8220;&#8221; But even if they were, the HSOC&#8217;s approach is highly problematic, traumatic and likely to make homelessness worse.</p>
<p>Friedenbach said that while HSOC says it won&#8217;t do sweeps unless it has enough services to serve the people, &#8220;that&#8217;s just not the case&#8221;.</p>
<p>&#8220;They may have protective beds &#8230; but living in a common room doesn&#8217;t work for a lot of people,&#8221; she said.  &#8220;These people may not want to share an interior space with hundreds of people.&#8221;</p>
<p>In Street Sheet, Friedenbach calls for the dismantling of HSOC, arguing that a &#8220;compassionate alternative response to homelessness that is not an institutional answer,&#8221; &#8220;fully equipped to work with people and try to meet their needs,&#8221; should take their place should kick.</p>
<p>The city now has HSOC.  SFGATE wanted to understand what exactly its goals are and how it wants to achieve them.  To understand the controversial agency, SFGATE spoke to Mary Ellen Carroll, executive director of the emergency management department that coordinates the city&#8217;s response to the camps of the homeless. </p>
<h2>What is the aim of the &#8220;liquidation of the camp&#8221;?</h2>
<p>Carroll said the primary goal of &#8220;camp resolutions&#8221; is to provide services to people on the street, but that is not the only goal.</p>
<p>&#8220;We also try to create security, which also means hygiene and cleanliness,&#8221; she added. </p>
<p>The overall purpose, especially during COVID-19, is to “make the road safe for everyone.  &#8230; Children deserve safe access to school or business, and it is important to us to ensure safety for all of us. &#8220;</p>
<h2>Who usually clears stores?</h2>
<p>The Healthy Street Operations team is clearing the warehouse.  The team consists of the Homelessness and Supportive Housing Department, Public Health Department, Emergency Management Department, Public Works Department, San Francisco Police Department, San Francisco Municipal Transportation Agency, and San Francisco Recreation and Park.  The fire brigade is also on duty when a paramedic is needed. </p>
<h2>Who exactly will order the evacuation of an area?</h2>
<p>The HSOC arranges warehouse clearings in cooperation with the above-mentioned offices. </p>
<h2>Who decides where and when a warehouse is cleared? </h2>
<p>HSOC regularly conducts tent and vehicle counts and examines camps with six or more tents, Carroll said. </p>
<p>“With this information, we will develop a schedule for developing inventory releases,” she said. </p>
<p>She said &#8220;there are all sorts of things&#8221; that determine where camps are on this schedule, including whether a school or daycare center opens nearby and is &#8220;at risk&#8221; or a construction project is about to break.</p>
<p>&#8220;In general, we look at the greatest and those that pose the greatest risk to people in the area,&#8221; said Carroll. </p>
<p>Carroll said HSOC is also tracking 911 and 311, &#8220;so in a way we are tracking hotspots around the city and seeing if they match the list we have and what we know from our road operations.&#8221;</p>
<h2>Are those involved specially trained?</h2>
<p>Mostly yes.  The team consists of members of EMS-6, the main paramedic unit for the ambulance service, including a paramedic who is trained in street medicine.  Clinical social workers from the San Francisco Department of Public Health are also involved. </p>
<p>All other non-clinical workers have training that includes police officers and people from public works on the street. </p>
<p>&#8220;Everyone in this field has experience at different levels,&#8221; said Carroll. </p>
<h2>How big is the team that clears a warehouse on a particular call?</h2>
<p>The size of the team depends on this, but usually ranges from four to eight people.  Typically it is a core group of a paramedic and homeless team members (two to four people). </p>
<p>Later, a group comes to remove any items left behind, usually made up of two to six people with two policemen. </p>
<h2>Which places are evacuated most often?</h2>
<p>Carroll said there are &#8220;certain areas&#8221; that require frequent attention, including the alleyways on Van Ness Avenue.</p>
<p>&#8220;There are certain areas where we&#8217;ve gone back more than 20 times,&#8221; she said.  &#8220;We were able to successfully keep some areas free from camps, but not others.&#8221;</p>
<h2>When does the city not get away with a &#8220;dissolution&#8221;?</h2>
<p>&#8220;One [scenario] We&#8217;re going to a solution with say 10 beds, but there are 12 people who want these services.  Then we would stop the breakup, ”said Carroll.</p>
<p>Friedenbach denied this claim.  &#8220;It&#8217;s just not true,&#8221; she said.</p>
<p>“When we looked at the FOIA inquiries, we found that they had a number of people in the camp and not the right number of accommodations.  We also know that from observations, ”she said. </p>
<p>Carroll said it was &#8220;important to understand that we must obey the law, which means we cannot find a solution without having an alternative option for the person on the street.&#8221;</p>
<h2>What if people don&#8217;t want the services offered?</h2>
<p>Carroll said if there are 10 beds and only five people show interest, the remaining people will be asked to pack their belongings and move out of the area.  This was confirmed by Friedenbach. </p>
<p>Currently, people can stay in shelters &#8220;indefinitely,&#8221; according to Deborah Bouck of the San Francisco Department of Homelessness and Supportive Housing. </p>
<p>&#8220;We have been subject to an automatic residence extension policy since the beginning of the pandemic,&#8221; she said via email. </p>
<h2>Will people&#8217;s property be taken away during the trial?</h2>
<p>Carroll said the people&#8217;s property will not be taken from them;  However, if they go to emergency shelters, they will be asked to leave tents. </p>
<p>If someone declines to provide services, their tent won&#8217;t be taken away, Carroll said.</p>
<p>Friedenbach told SFGATE that this is not always the case.  Sweeps are typically done between 7am and 10am or 11am, and during this time not everyone is able to pack fast enough, forcing them to leave their belongings behind.</p>
<p>&#8220;You have to crawl and pack quickly,&#8221; she said.  “We often see people who are older and cannot move as quickly, or they have a limited mental function, a developmental disorder.  &#8230; You can imagine how difficult it is to get everything together so quickly. &#8221; </p>
<h2>What resources are available for HSOC? </h2>
<p>&#8220;I think some of that isn&#8217;t that much money, but the challenge was having the resources that people are more likely to love,&#8221; said Carroll.  “Safe sleep [city-sanctioned tent sites] while COVID was created and we still have, and that is a very popular resource for people.  Collective accommodation is probably the least popular.  It&#8217;s not a secret. &#8220;</p>
<p>The resources that flow into the HSOC include beds in emergency shelters, safe sleeping places, navigation centers and treatment beds, among others.  There is staff in every department.</p>
<p>Aside from one HSOC manager, &#8220;there isn&#8217;t a big budget or really a dedicated budget,&#8221; Carroll said. </p>
<p>In the 2020-2021 budget proposed by Mayor London Breed, she called for the HSOC to be allocated US $ 4 million over two years to “maintain existing services in the participating departments, with substantial new funding for additional staff at HSH and the Ministry of Health to be provided&#8221;.</p>

<p>Dr.  Karyn Skultety, Executive Director of Openhouse, will step down from her position at the end of May.  In her statement to the community, she said it was a family decision to move to Colorado.  She wrote: “COVID-19 has forced us all to ask questions about ourselves, our families and our lives.  It also reminded us of how quickly things change.  My family and I are privileged in many ways, and we have managed to maintain that perspective even amid the tremendous challenges of the past year.  Nevertheless, I am shaped by this pandemic.  I&#8217;ve seen my children fight.  I went through a COVID-19 fear with a family member that highlights my role as caregiver for my parents in old age.  &#8220;</p>
<p>She continued, “I love being your manager.  I love and call me at this time by the person I am outside of my work: a woman, mother, daughter, sister, and a LGBTQ + selected family member.  &#8220;</p>

<p>Tim Sweeney, co-chair of the board of directors of Openhouse, said, “We are grateful for Karyn&#8217;s determined and competent leadership over the past four years, which has kept the organization beyond the strength, self-sufficiency and sustainable model of care includes embrace this transition.  While we are saddened that she is leaving our family and community, we fully support her need to focus on the changing needs of her immediate and extended family.  &#8220;</p>
<p>In the four years that Dr.  Skultety was at Openhouse, she reshaped and reinvigorated the organization by advancing and empowering seniors, expanding services, creating new models of care, and delivering the kind of leadership that creates an environment where people feel seen and heard and cared around.  Out of gratitude, the Openhouse board member honors Karyn by calling the balcony of the Openhouse Community Activity Center in 75 Laguna as Dr.  Karyn Skultety Balcony. </p>
<p>Under Karyn&#8217;s leadership, open house seniors are honored and celebrated for their many accomplishments, and encouraged and supported to lead in all aspects of the community.  Karyn elevates LGBTQ + seniors at every opportunity and urges the larger LGBTQ + community and beyond to do the same.  Karyn said to me for the San Francisco Bay Times, “Our job and mission is to look at our LGBTQ + elders and let the world see the individuality, beauty and wisdom associated with age and living as who we really are.  I look forward to welcoming a successor who will continue to focus on the voices and experiences of the LGBTQ + seniors we serve.  &#8220;</p>
<p>Dr.  Skultety also introduced racial justice training for all board members and employees.  Karyn understands that it is up to leadership to set the bar by being proactive and using organizational resources to create a space where everyone can thrive. </p>
<p>Dr.  Skultety led the organization in collaboration with Mercy Housing through the construction of the Openhouse Community Center at 75 Laguna and the 79 new residential units at 95 Laguna.  Together with the 42 apartments in 55 Laguna, these 79 apartments form a total of 121 apartments in which LGBTQ + seniors are welcome &#8211; one of the largest LGBTQ + senior housing complexes in the country. </p>
<p>While Karyn was completing the open-house campus at Laguna 55-95, she also advanced the organization by providing services to the community.  During her time as managing director, Dr.  Skultety the number of LGBTQ + seniors available to more than 3000 parishioners.  This includes both open house residents and older LGBTQ + adults from across the city.</p>
<p>The variety and number of services has grown exponentially, with programs that offer assistance in securing housing, making it easier to navigate the often confusing care system for older adults and adults with disabilities, to the voluntary program for home visitors, and a cornucopia of classes for fun , Conviviality and education. </p>
<p>In collaboration with On-Lok, Dr.  Skultety is also the country&#8217;s first community-based adult daytime program developed for and with LGBTQ + elders.  This is a much-needed program that includes services for seniors who are physically and cognitively disabled. </p>
<p>The pandemic delayed the opening of the Openhouse Community Center at 75 Laguna and thus the opening of this innovative program.  The grand opening will hopefully take place sometime later this year.  If this is the case, the day program for adults in the community will be put into operation and the Dr.  Karyn Skultety Balcony opens &#8211; a fitting tribute to an extraordinary leader from a grateful congregation. </p>

<p>The San Francisco 49ers weren&#8217;t going to be big players during the first wave of the NFL Free Agency.  They had to spend just under $ 30 million below the estimated NFL salary cap of $ 182.5 and re-sign a number of core players. </p>
<p>The main focus was on what General Manager John Lynch and Co. would do with their internal freelance agents.  Primarily cornerback Jason Verrett and Pro Bowl left tackle against Trent Williams. </p>
<p>Those close to the 49ers also paid close attention to injury-ridden edge rushers Dee Ford&#8217;s contract position after he all played a game a season ago.  To do this, something had to be found out. </p>
<p>Well, two out of three are not bad on the free agency&#8217;s opening day.  The third?  That is another question. </p>
<p>Meanwhile, the 49ers added a prolific under-the-radar pass rusher who could potentially line up near Nick Bosa.  Below I summarize Day 1 of the NFL Free Agency through the lens of the San Francisco 49ers.</p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">San Francisco 49ers Jason Verrett re-sign</h2>
<p>This is a move the 49ers had to take on day one of the free agent period.  Even after the recent re-signing by Emmanuel Moseley, Verrett became an absolute necessity for San Francisco. </p>
<p>Despite receiving at least one multi-year deal in the market, Verrett decided to return to the 49ers on a one-year deal for $ 5.5 million with Pro Bowl incentives that would bring the deal to $ 6.5 million could.  That&#8217;s surprising considering how well he played in Northern California last season. </p>

<p>The breakdown of this deal includes a hit of $ 5.31 million against the 2021 NFL salary cap, with Verrett earning a $ 2 million signing bonus.  San Francisco&#8217;s ability to keep 29-year-old Verrett cheap is no small feat given its cap situation. </p>
<p>However, it does come with some risk.  Verrett was a pro bowler with the chargers in 2015 and played a total of six games over the next four seasons.  This is not a typo.  He has struggled with numerous injuries, forcing the earlier first-round election to sign a $ 1.05 million one-year deal in the final off-season. </p>
<p>Boy, did it work out for both sides?  Verrett started all 13 games he appeared in with 60 tackles, seven passes defended and two interceptions.  It also scored an incredibly low passerby rating of 77.5 when targeted.  To say Verrett played at Pro Bowl level would be an understatement. </p>
<p>Even so, the 49ers are nowhere ready to tackle the cornerback position.  You still have upcoming free agents Richard Sherman, Ahkello Witherspoon and K&#8217;Waun Williams. </p>
<p>San Francisco had shown interest in Michael Davis on Monday before deciding to return to Southern California.  Depending on the situation in Williams, the 49ers could seek help both in the slot and outside to move forward in the free agency and / or draft. </p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">San Francisco 49ers Sign Pass Rusher Samson Ebukam</h2>

<p>Granted, I didn&#8217;t know much about Ebukam entering the manipulation phase of the NFL free agents on Monday.  He wasn&#8217;t one of those pass rushers I expected San Francisco to help behind Nick Bosa. </p>
<p>After some digging (and using social media), it emerged that the 49ers may have found a gem in the Los Angeles Rams fourth round of voting.  The product from east Washington had a print rate of 14.7% for the Rams last season, compared to 12.6% for current 49er free agent Kerry Hyder.  He also recorded seven quarterback hits and 4.5 sacks in 14 starts. </p>
<p>The $ 12 million two-year deal gives San Francisco a good upward trend over the relatively cheap price point considering what other big-name Edge rushers got at the free agency on Monday. </p>
<p>Is it a world-shaking movement?  No.  But there is a possibility that Ebukam is showing more consistency as he has not missed a game in four seasons.  Recall that last season the 49ers were without Bosa in both games while Dee Ford was successful in one game.  Availability and upside are the two big keys here. </p>
<p>The expectation is that Ebukam, in Ford&#8217;s role, will keep up with obvious pass rush downs.  It should give the team more flexibility on the way to 2021.  However, it won&#8217;t stop San Francisco from reaching the marginal position in the 2021 NFL draft or doubling down during the rest of the free agency if another negotiating option arises. </p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">Dee Ford receives contract restructuring</h2>

<p>Ford agreed to a new $ 24 two-year deal with San Francisco on Monday.  It is not yet known what value this reorganization will bring to the 49ers in terms of cap relief this season.  But the number shouldn&#8217;t be less than $ 10 million.  Remember, Ford should count north of $ 20 million against the cap in 2021. </p>
<p>Whether this means the former pro bowler will even fit into the 49ers&#8217; plans for the next season remains to be seen. </p>
<p>Ford, one of the largest free-agent busts of the Kyle Shanahan and John Lynch eras in San Francisco, played in just one game last season due to back and neck problems.  In 2019, he dumped just 6.5 sacks in 11 games with San Francisco, immediately after signing a five-year deal for $ 85 million with the Kansas City Chiefs. </p>
<p>This is about the guaranteed money Ford still had for its contract prior to Monday&#8217;s restructuring and ongoing injury problems.  The 49ers would only have saved $ 5 million if they released him immediately and couldn&#8217;t wait to cut back after June 1st. </p>
<p>All of this is financial.  San Francisco can&#8217;t count on Ford to make an impact next season.  There is no guarantee that he will play for the team again.  That&#8217;s why the 49ers added a possible replacement for Samson Ebukam on Monday.  We have to wait some time for more clarity in this situation. </p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">The situation in Trent Williams remains unresolved </h2>

<p>This was obviously the biggest story outside of quarterback for San Francisco on the road to freelance agency.  It was expected that these two sides might be able to get something done before the legal manipulation deadline.  It never came to fruition. </p>
<p>The 49ers are said to be ready to offer $ 20 million annually for a long-term deal.  As an eight-time pro bowler, Williams is probably worth more than that in the open market. </p>

<p>In any case, it&#8217;s something the 49ers will have to pull off if they have any hope of returning to the Super Bowl competition in 2021.  Williams, 32, was absolutely great at replacing a recently retired Joe Staley as the 49ers blindside protector last season. He dropped in in a draft day deal with the Washington Football Team.  He remains the best left attacker in the game. </p>
<p>Given that so far we&#8217;ve seen San Francisco&#8217;s front office structural contracts close this off-season, there is more than enough room for Williams to re-sign.  In fact, a four-year $ 88 million contract probably wouldn&#8217;t cost much more than $ 8 million against the cap in 2021.  San Francisco just has to do this. </p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">New England Patriots Sign Kendrick Bourne</h2>

<p>The market would always determine whether Bourne returned to San Francisco free.  When the recipient patriots offered him a three-year contract worth $ 22.5 million, it became clear that the former freelance agent would not be returning to the 49ers. </p>
<p>25-year-old Bourne has turned into a handsome quality recipient since San Francisco picked him up from east Washington in 2017.  A season ago, he had 49 receptions for 667 yards while completing 66.2% of his goals.  That&#8217;s a solid production. </p>
<p>The 49ers have other options to replace Bourne.  Former San Francisco recipient Emmanuel Sanders was released by the New Orleans Saints earlier this off-season.  The Veteran could be an affordable option behind Brandon Aiyuk and Deebo Samuel. </p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">Other rumors of free agents in the San Francisco 49ers</h2>

<p>The 49ers were linked with Chicago Bears quarterback Mitchell Trubisky in the early stages of the free agency.  The interest would be to at least support Jimmy Garoppolo in the next season.  It remains to be seen how strong the interest is at this point.  I hear it&#8217;s mutual. </p>
<p>Other signs are that there is a mutual interest between the free-agent recipient JuJu Smith-Schuster and the 49ers.  While this would make sense in the field, San Francisco finances could prevent it.  There&#8217;s also a good chance Smith-Schuster&#8217;s camp is using the 49ers as a lever to get a better deal from a team like the Las Vegas Raiders. </p>
<p>Surprisingly, San Francisco was at the all-pro center Corey Linsley before signing a lucrative free agent deal for the Los Angeles Chargers.  The former star of the Green Bay Packers was the top center on the market.  With Weston Richburg&#8217;s career likely over, this is a huge need for the 49ers. <p>SANTA CLARA, Calif. &#8211; The San Francisco 49ers face a crucial off-season for the future of the franchise and face numerous challenges when it comes to their roster.</p>
<p>The new league year kicks off on Wednesday and the legal negotiating window opens on Monday as the Niners attempt to regroup and prove that last year&#8217;s 6-10 record was an injury-related coincidence.</p>
<p>To that end, here are the four boxes that the Niners will need to tick in the coming weeks.</p>
<p><strong>Again you sign Trent Williams and at least two from Jason Verrett, K&#8217;Waun Williams and Kyle Juszczyk</strong></p>
<p>The 49ers got the ball rolling in this department on Sunday evening when they agreed on a five-year contract with Juszczyk.  The team see him as a unique player they can use in ways most defenders don&#8217;t.</p>
<p>What happens to Trent Williams &#8211; ranked # 1 free agent in this year&#8217;s market by ESPN &#8211; will play an important role in shaping the off-season.  The Niners remain confident that Williams will be back, and he recently expressed similar confidence in a return.  It doesn&#8217;t get cheap, but it&#8217;s a necessity with other competitors like the Indianapolis Colts and the Kansas City Chiefs lurking.</p>

<p>The markets for cornerbacks Verrett and K&#8217;Wuan Williams should vary a bit, but don&#8217;t be surprised if Williams gets a deal from someone like the New York Jets that pays him out among the best nickel corners in the league.  That makes Verrett a better choice to stay, although his long injury history makes it difficult to forecast his market.</p>
<p>Even if the Juszczyk deal is closed, it seems unlikely to keep all four.  If the Niners can re-sign Trent Williams and at least one of the other two outside Juszczyk, they should still have plenty of headroom to seek help elsewhere and prepare to draft a value in April.</p>
<p><strong>Strengthen the quarterback depth map </strong></p>
<p>Much has been said about what the Niners are up to at the most important position in the game, but so far they seem determined to keep reigning starter Jimmy Garoppolo behind.  Backups Nick Mullens (limited) and CJ Beathard are set to free agency and there&#8217;s a good chance neither of them will return.</p>
<p>While we cannot rule out the possibility of Garoppolo&#8217;s Niners moving on, for now it is more pressing to see how they improve behind him.  So if he stays and struggles with injuries again, the Niners won&#8217;t have another losing season.</p>
<p>The Niners currently have Garoppolo, Josh Rosen and Josh Johnson under contract.  If Garoppolo stayed, it would be no surprise if the Niners added a veteran in the free agency or in commerce and drafted a development perspective.</p>
<p>Several reports have shown the Niners to be interested in New York Jets quarterback Sam Darnold.  A deal for Darnold would probably not be to replace Garoppolo, but to bring in a backup of the starting caliber that could push him.  Still, this would only be a match if the price wasn&#8217;t too exorbitant for Darnold because he can be a free agent after the next season.</p>
<p>Alternatively, the Niners could hit the base with some of the many seasoned quarterbacks that are slated to hit the market.  Jacoby Brissett, Ryan Fitzpatrick, Andy Dalton, and Tyrod Taylor are among the options that would be another fascinating opportunity to benefit in the free agency with Mitchell Trubisky if the price is right.  Gardner Minshew might be a cheaper alternative to trade.</p>
<p><strong>Stay in the mix with more of their own free agents </strong></p>
<p>While Trent Williams, K&#8217;Waun Williams and Verrett, as well as the already planned Juszczyk, are the main free hand targets, the Niners have plenty of others that they would love to keep if the price is right.</p>

<p>After this quartet, people like Kerry Hyder Jr., DJ Jones, receiver Kendrick Bourne and Jaquiski Tartt will be interested.</p>
<p>The 49ers don&#8217;t have the cap to commit all of these people to true market value, but the market will likely be lukewarm than usual for the middle class of gamers, which means there might be a chance to keep some of these players at bargain prices One-year transactions.</p>
<p><strong>Find free agent bargains</strong></p>
<p>Of course, the potential bargains that might be available aren&#8217;t limited to ex-Niners hitting the market.  With so many teams struggling to hit an 8% lower salary cap, good players are flooding the market and not all of them will be able to get the kind of contracts they would get in a normal off-season.  One-year contracts may be more common than ever.</p>
<p>Two names to watch out for for the released Niners are Nickel cornerback Justin Coleman and wide receiver Emmanuel Sanders.</p>
<p>Coleman became one of the highest-paying slot corners in the league just two years ago, but the Detroit Lions parted ways with him to save costs.  He played for the new 49er second coach Cory Undlin in Motor City and would be a logical possible fallback plan if K&#8217;Waun Williams leaves.</p>
<p>Sanders spent part of the 2019 season with the 49ers and it proved mutually beneficial before Sanders left as a free agent.  It is available again a year later after the New Orleans Saints released it to make way for caps.  Should Bourne leave and Sanders&#8217; price is anywhere in the $ 3-4 million range, seeing the Niners again would make sense and allow him to work out of the slot alongside outsiders Deebo Samuel and Brandon Aiyuk.</p>
<p>Others who might not break the bank but could fit in well: center Alex Mack, defensive end Markus Golden, cornerback Casey Hayward and guard Kyle Long, who is reportedly retiring.</p>
<p>Bargains don&#8217;t have to be cheap either.  It could be players who just aren&#8217;t getting the price they expected at the top of the market.  This is why you&#8217;ve heard the Niners have been associated with names like Le&#8217;Veon Bell and Austin Hooper for the past several years, and they almost landed them.</p>
<p>Among those who fit this description and could fit in San Francisco: Defensive end Romeo Okwara, Bud Dupree and Carl Lawson, close end Jonnu Smith, center Corey Linsley and cornerback Mike Hilton.</p>

<p>The San Francisco Municipal Transportation Agency may have to lay off nearly a quarter of its employees to meet its planned budget deficit for the next fiscal year if the agency does not receive government aid funding, agency officials said this week.</p>
<p>The SFMTA is currently well on its way to running a deficit of $ 68 million by the end of fiscal 2020-21.  Since the fiscal year began on July 1, revenue has declined 12.7% as San Francisco residents avoid public transit during the coronavirus pandemic.</p>
<p>The agency has also exhausted many of their one-off tools to save money, such as:  B. the introduction of a hiring freeze, the reduction of overtime and the use of federal funds from the Coronavirus Aid, Relief and Economic Security Act.</p>
<p>Even so, Jonathan Rewers, SFMTA&#8217;s senior budget manager, told the agency&#8217;s board of directors on Tuesday that the agency&#8217;s actual and projected revenue losses are so great that cuts in service and layoffs are on the table as a method of cutting spending.</p>
<p>SFMTA&#8217;s current revenue projections for fiscal 2022 show a net deficit of $ 168 million, even when factoring in financial savings such as the agency&#8217;s continuation of the agency&#8217;s hiring freeze.  According to Rewers, without further federal funding, the agency would have to lay off between 989 and 1,226 full-time employees &#8211; this corresponds to 18% to 22% of its employees &#8211; in order to compensate for the projected deficit.</p>
<p>While the board took no action on Tuesday to address the projected deficits, its members discussed possible vacation days instead of layoffs as a possible tool to reduce revenue.</p>
