Each spring, when temperatures in Northern Nevada run mild, heating, ventilation and air conditioning contractors usually see a slowdown in business as homeowners dial back the usage of their HVAC units.

Then summer hits and their phones light up.

Last year, however, many HVAC companies saw the summertime-like spike in inquiries sooner than usual — with people cooped up at home due to a novel virus proven to be transmitted through the air, suddenly air quality was fresh in the minds of homeowners.

Sierra Air Inc. has seen an increase in demand for all of its services — from air conditioning repair and installation to HVAC maintenance to duct cleaning, said Rickey Hayes, marketing manager at the Reno-based company.

“With people spending more time in their homes, people are more concerned about the air quality that they breath,” Hayes told the NNBW. “And with the coronavirus going around, that really affected people’s thought patterns about their indoor air quality and how good the quality of air they were breathing.

“So, it’s been really, really busy.”

UPTICK IN NEW EQUIPMENT INSTALLS

Busy, indeed. Hayes said Sierra Air had a “banner year” in 2020, noting the company’s revenue grew a whopping 26.5% compared to 2019. The company figured a tailwind of sales would last a few months early in the pandemic, but it didn’t anticipate the surge carrying through the rest of 2020 and into this year.

“We expected minimal growth — maybe 6% — if any,” Hayes said. “But we started picking up last May and then had a really strong summer … and it just continued through the rest of the year.”

In this 2018 photo, a Sierra Air Inc. employee uses a forklift to move around a shipment of new air conditioning units inside the HVAC company’s warehouse in Reno.

Along with repair requests, Hayes said Sierra Air has seen a significant increase in calls for new equipment. This, he said, is due to the fact that, 20 years ago, Northern Nevada experienced a housing boom — and those HVAC systems are on their last legs.

“All of those furnaces and ACs are turning 15 to 20 years old and that’s about the lifespan of a furnace,” he explained. “So, we’re seeing a boom from that — it plays a pretty large role.”

So much so that Sierra Air had to hire more technicians to meet the demand, said Hayes, adding that their team grew by about 4%.

This time of year, the company has nearly 150 technicians and a total of about 70 vehicles roving around greater Reno-Sparks for residential and commercial services.

‘TRYING TO KEEP UP’

Meanwhile in Carson City, Roper’s heating and air conditioning is also sending out technicians more frequently than ever, said owner Dirk Roper.

How much of it is because of the fear of COVID-19 and people taking extra measures? Roper said he isn’t sure. He does feel, however, that homeowners’ extended stays inside has stoked demand, especially for those who joined the work-from-home movement and realized their HVAC systems were lacking.

“I theorize, at least in part, it’s because people are spending a lot more time at home and they realize how uncomfortable their homes are when they’re trying to work there all day long without air conditioning or whatever,” said Roper, whose company saw a 7% boost in revenue in 2020. “So, we’ve been adding air conditioning and upgrading air conditioning. We’ve been very busy trying to keep up with the demand that’s out there.”

Demand has only cranked up for Roper’s Heating and Air Conditioning and Sierra Air after May brought multiple 80-degree days and the first week pf June ushered in a string of mid-90s scorchers in Northern Nevada. With temps in the upper-’90s forecast through mid-June, both Hayes and Roper don’t see business cooling anytime soon.

“If somebody calls, we’re booked out a week and a half,” Hayes said of Sierra Air. “It’s a blessing and a burden. We’re at a point now where I’m turning down marketing opportunities because I don’t know if we’ve got the infrastructure to handle even more.”

Meanwhile, Roper said his company is seeing “double digit” growth in 2021, adding: “So far, it’s turning out to be a blockbuster year.”

But the deals were made when mortgage rates were still 3%, not 4% as today.

By Wolf Richter for WOLF STREET.

In some cities, house prices continued their crazy spikes, such as in Phoenix, where prices have exploded by over 30% year-over-year for the sixth month in a row. In other cities, prices only surged, so to speak. And in a few cities, that surge slowed. Condo prices in the San Francisco Bay Area started to dip last summer and haven’t gone anywhere since 2018. That’s the range for the most splendid housing bubbles in America, as depicted by the S&P CoreLogic Case-Shiller Home Price Index today.

The overall National Index ticked up 0.9% in December from November, same as in the prior month. Compared to a year ago, the index jumped by 18.8%, same as in the prior month. “Buyers may have been rushing in anticipation of higher rates,” S&P CoreLogic said.

But the home prices here don’t yet reflect the higher mortgage rates. Today’s “December” data are a three-month moving average of closed sales that were entered into public records in October, November, and December, reflecting deals made roughly in September, October, and November, when the average 30-year fixed mortgage rate hovered at around 3%. On Friday, the average 30-year fixed rate was 4.08%, according to Mortgage News Daily.

All Case-Shiller Home Price Indices were set at 100 for January 2000. The National Case-Shiller Home Price Index, with a value of 279 for “December,” indicates that national home price inflation is now 179% since 2000. Over the period , consumer price inflation, as tracked by the CPI, has risen to 67%. In Los Angeles, house price inflation since 2000 has now hit 279%, over four times the rate of consumer price inflation.

Los Angeles subway: Prices of single-family houses rose 1.0% in December from November. Though steep, it was the slowest month-to-month increase since August. Year-over-year, the index jumped 19.3%. This 279% home price inflation since January 2000 makes Los Angeles the Number 1 most splendid housing bubble on this list.

San Diego subway: The Case-Shiller Index spiked 1.8% for the month, and 29% year-over-year. Since 2000, house price inflation has ballooned by 276%:

House price inflation as measured by the Case-Shiller Index. The index’s “sales pairs method,” compares the sales price of a house when it sells in the current period to the price of the same house when it sold previously, often years earlier. The data includes adjustments for home improvements and the passage of time between sales. By measuring the price movements of the same house, the index tracks how many dollars it takes to buy the same house over time and thereby measures house price inflation.

Seattle subway: House prices spiked 1.5% for the month, and 23.9% year-over-year. Since January 2000, house price inflation in the Seattle metro has ballooned to 258%:

San Francisco Bay Area: House prices rose 0.8% for the month, after having nearly stalled in the fall. Year-over-year, prices jumped 18.8%:

San Francisco Bay Area: condo prices for the month were unchanged, after having dropped three months in a row. For the past seven months, prices have gone essentially nowhere. This whittled down the year-over-year gain to 7.5%. Since June 2018, condo prices have risen just 3.9%:

Portland subway: House prices rose by 0.8% for the month, and by 17.9% year-over-year:

Miami subway: House prices jumped by 1.8% for the month, and by 27.3% year-over-year, the fastest since February 2006, when Miami was approaching its epic Housing Bust:

Washington DC subway: House prices ticked up 0.4% for the month, which whittled down the year-over-year gain to 10.5%, the slowest since January 2021:

Boston subway: House prices rose 0.7% for the month, after having been flat for two months, which whittled down the year-over-year gain to 13.4%:

Tampa subway: +1.6% for the month, and halleluiah, +29.4% year-over-year, a new record spike for this metro, out-doing even the nutty spikes during Housing Bubble 1 before it all came apart:

Phoenix subway: +1.3% for the month, bringing the year-over-year gain to 32.5%, a new record, out-spiking even the peak of crazy Housing Bubble 1.
The remaining metros in the 20-metro Case-Shiller Index—Atlanta, Charlotte, Chicago, Cleveland, Detroit, and Minneapolis—have house price inflation since 2000 of less than 150% and thereby don’t qualify for this list of the most splendid housing bubbles.

Dublin, December 03, 2021 (GLOBE NEWSWIRE) – Added the Global HVAC Equipment Market (2021 Edition) report to ResearchAndMarkets.com to offer.

The global HVAC equipment market was valued at $ 84.65 billion in 2020.

The global HVAC equipment market is experiencing lucrative growth due to the use of natural refrigerants such as CO2, coupled with increasing efforts by various governments around the world to promote energy efficient products is expected to drive the market.

Major factors driving the HVAC equipment market include the growth of new households, increasing average construction spending, increasing government spending on sustainable building development, rapid urbanization, and growth in disposable income in multiple economies.

The APAC region had the largest share of the global HVAC equipment market. Climate is a major factor that will drive demand for HVAC products in the APAC region.

Countries like Australia experience extreme climatic conditions. Countries in Southeast Asia like Thailand and Malaysia are known for their wet and humid climates. The population in the Asia-Pacific region is looking for energy-efficient air conditioning systems to compensate for hot and extreme weather conditions.

The COVID-19 pandemic is restricting the supply of HVAC equipment and other control components due to serious disruptions in the global supply chain. Therefore, the expected growth of the HVAC controls market in several application segments is expected to decline. With social distancing the primary way to contain the spread of the disease, many HVAC companies are being forced to either close temporarily, lay off employees, or switch to remote operations.

Cooling systems are mainly used in summer to maintain the comfort of an enclosed space by regulating the warm air through the supply of conditioned air. Cooling units have been divided into room air conditioners, split AC, single air conditioners, VRF systems, chillers, chillers and cooling towers.

The story goes on

HVAC systems provide the residents of a building or room with thermal comfort, accompanied by indoor air quality. HVAC systems used for residential purposes maintain a constant temperature, provide varying levels of humidity, and improve air quality.

These systems can be divided into local or central systems according to zones, locations and air distributions. In addition, increasing urbanization has resulted in increased adoption of residential HVAC systems

The report tracks competitive developments, strategies, mergers and acquisitions, and new product development.

A recent Wall Street Journal article claims the national housing market is “losing some of its’ frenzy” as more homes are put up for sale and overpriced homes are on the market instead of “instant buyers.”

I wondered if that was the case with the San Francisco Bay Area market, which is often an outlier when it comes to real estate, and asked three experts for their opinions.

As with most things to do with living in the Bay Area, the answer is complicated.

At the national level, the market appears to be slowing, said Daryl Fairweather, chief economist for the Redfin residential development.

“We’re going from 100 mph to 80 mph,” Fairweather said. “What is happening right now is that many buyers are pulling out of the market due to high property prices. We are seeing lower sales and a slight increase in price drops.”

She noted that the national listings “restricted the market,” but that is not the case in San Francisco, where a small exodus of people has left the city for other locations in the Bay Area or California. According to the logic, the more people go, the greater the available housing stock.

Still, San Francisco remains the most expensive market in the country.

“That’s why everyone goes, because it’s so expensive,” said Fairweather. “But when you have the money (and have lots in the Bay Area), the market isn’t really a problem for you.”

Statistically, the number of deals signed in the Bay Area’s largest markets – Santa Clara, Alameda, Contra Costa and San Francisco – is slightly lower than it was in the spring. The exception is Alameda County, which, according to Compass, has increased slightly since the spring.

That said, it’s not uncommon for these markets to slowly slow down after the spring peaks as the summer season is usually slower.

Likewise, according to Realtor.com, the new listing data in the four above-mentioned districts rose significantly in June compared to May. Alameda grew by 5%, Contra Costa by 16% and Santa Clara by 5%. Only San Francisco was down 3%. Active entries on a specific day of the month increased in all four counties in June versus May. This number is influenced by the number of new listings that hit the market and how quickly buyers are buying them.

Alan Thuma, a longtime real estate agent at Vanguard Properties, says he has seen steady inventory but also “steady absorption”. In other words, while there can be plenty of active listings, these properties book out quickly – and often quickly. One reason for the increased inventory could be that many people are traveling this summer as COVID restrictions ease.

“But everything is still moving this summer,” he said, adding that he has hosted an open house every weekend this season.

Thuma believes that we “march continuously to an autumn market”. He expects plenty of inventory in the fall, but also expects buyers to anticipate this and start looking now.

“If you are a first-time buyer, it is very natural to be trained to see the market pick up after Labor Day,” he said, indicating that many buyers would hold off their search until then.

In general, he sees any market downturn in the “foggy San Francisco” season, when the market usually fades.

So is the Bay Area housing market cooling off? Probably not, no. And while inventory can rise in the fall, as usual, expect a lot of competition.
