If you own a home, you know that there is always something that needs fixing, installation, or general repair. Whether it's a faucet that's leaking, a new bed that needs to be assembled, or a Nest thermostat that needs to be installed, there's always something.

A startup wants to make this particular part of homeownership less painful by offering a dedicated handyman to take care of all the random tasks on your to-do list. It's an interesting model. Honey houses employs the tradesman as part of its staff as an employee to ensure that the work in your home is consistent. Homeowners pay Honey Homes a flat fee ($200 per month or $2,000 per year) for the convenience of an “end-to-end” membership-based service through the app.

The way it works is that members are assigned a dedicated handyman who comes by at least once a month to take care of home improvements and preventive maintenance. Because employees are employed, they also receive benefits, including parental leave and paid time off, a rarity in an industry that has historically relied on contractors.

Honey Homes launched with its first 10 beta customers in August 2021 and is currently available to single-family homeowners in all suburbs of the San Francisco Bay Area, but not in San Francisco itself. It recently began operations in Dallas.

Man-woman team Vishwas Prabhakara (Yelp's first general manager) and Avantika Prabhakara (former marketing director at Opendoor, Trulia and Zillow) joined forces with Katie Pham and Rory O'Connell in 2021 to create Honey Homes.

Over the past two years, Honey Homes has grown to over 500 members and says it has completed over 20,000 tasks for homeowners Vishwas. The company increased membership — and therefore revenue — eightfold in 2022, he added, and has already nearly doubled this year.

Since its inception, the company has raised a total of $12.1 million in funding, including most recently $9 million in a Series A led by Khosla Ventures. Khosla and Pear VC co-led Honey Homes' seed round in 2021. Other supporters are: Teambuilder Ventures and Moving Capital, as well as angel investors including DoorDash co-founders Tony Xu and Stanley Tang, Lyft co-founder Logan Green, Opendoor co-founder Eric Wu and Mercury co-founder Immad Akhund, among others.

Vishwas told TechCrunch that he has started working on the company in earnest after speaking to a number of homeowners and Conclusion: There would be enough people who would be interested in paying a generalist to come to their home once or twice a month to carry out ongoing maintenance or improvements.

“I asked her, 'Would this be interesting to you?' Would you pay for it?' And surprisingly for me the answer was a resounding yes,” he said. “We seemed to have struck a chord with homeowners.”

The Honey Homes app allows a homeowner to create a to-do list and schedule appointments. It also helps homeowners work with specialists when necessary.

But what if I were curious and crossed all the tasks off your to-do list? What then?

“The one thing that really opened my eyes is that when you offer this as a member service, you suddenly realize you want more,” Vishwas said. “And there are some people who just like the peace of mind.”

Honey Homes employs 45 people, including 25 craftsmen. Vishwas said the consistency of employees has helped strengthen the company's credibility.

“Of a From a homeowner’s perspective, you want someone you can build a relationship with and trust,” he told TechCrunch. “So it is extremely valuable for a homeowner to see the same person over and over again.”

The startup has also launched Honey Homes University, a training facility for people working in the field to develop their skills. Looking ahead, Honey Homes eventually plans to expand into urban centers, but for now is focused on serving suburban single-family homeowners, who tend to have greater maintenance and upkeep needs, according to Vishwas.

Khosla partner Evan Moore, who joined Honey Homes' board as part of its Series A funding round and is also a co-founder of DoorDash, said that as vice president of product at Opendoor, he saw that the company “could receive significantly better service, quality and prices from home service providers.”

But as an individual homeowner, “it is difficult to reliably get good work done at a reasonable cost.”

Moore wrote via email: “Many startups have tried to improve this customer experience and failed, but Honey Homes seems to have gotten it right.” Rarely does an idea work so well so quickly. I have been here since day one and have been fortunate to see the incredible response from customers.”

He believes Honey Homes is different from many other consumer home services startups that simply connect homeowners with potential providers or “act as a concierge.”

Moore added: “Honey Homes solves the entire problem of home improvement and maintenance, from idea to completion. By repeatedly delivering quality work, we build trust with our customers. They then reward us with more work over time.”

Lewisville residents with limited incomes can breathe a little easier thanks to a new housing initiative aimed at fixing those pesky HVAC problems at no personal cost. The recently announced Minor Housing Rehab Program, supported by the Community Development Block Grant, promises to help eligible homeowners with essential repairs or replacements to their heating, ventilation and air conditioning systems.

According to the city of Lewisville, Texas, the program is aimed exclusively at low- to moderate-income residents who could help keep their homes comfortable and safe year-round. To qualify, residents must have owned their home for at least two years, use it as their primary residence, be current on mortgages and insurance, earn less than $57,500 per year as a single homeowner, and have less than $20,000 in savings have liquid assets. Each additional household member increases the income eligibility by $8,250.

Applications are currently being accepted, but the service will only be provided by an HVAC contractor selected and vetted by the city. The deal is straightforward: Once approved, all funds for the necessary work will be disbursed directly from the City of Lewisville to the contractor, so residents won't see a single invoice.

Additionally, City staff will assist applicants in Hakha Chin, Spanish and English during scheduled sessions at the Lewisville Public Library to ensure that no language barriers impede participation in the program. The first of these sessions took place on Tuesday March 5th, with two further opportunities for personal assistance on Wednesday and Thursday, where Spanish assistance will also be available.

Those in need of this vital support have been directed to the City's official website where they can find further information, guidelines and online applications. It's a solid move by the city government, which recognizes that maintaining a home goes beyond aesthetics and is about maintaining the health and well-being of community members. Every resident deserves warmth in the winter and relief from the heat in the summer, and through the Minor Housing Rehab Program, Lewisville ensures its citizens have just that.

We on the Marketwatch Guides team have compiled home insurance quotes for the providers mentioned in this article using data from Quadrant Information Services. Quadrant is a leading source of property and casualty insurance solutions and data.

Our example homeowner is a 40-year-old single man with good credit and no prior claims history. Our sample policies included a $1,000 deductible and the following coverages and limits:

Housing: $350,000

Other structures: $25,000

Personal property: $150,000

Loss of use: $50,000

Liability: $300,000

Medical payments: $1,000

For each provider, we obtained a quote for 50% of the zip codes in each state in which they are licensed. We used the most populous zip codes for our study. We calculated a nationwide average premium per provider from the average of these individual offers. Our sample prices are for informational purposes only. Actual rewards may vary.

I have been there since day one and have been fortunate to see the incredible response from customers.”

Choosing the right HVAC company for your needs

Choosing the right HVAC company for your needs can be a daunting task. That’s why it’s essential to take some time to consider all the factors involved. Consider experience, qualifications, and pricing. Additionally, ask the company questions about their services and how they would approach achieving your goals. Finally, review ratings and reviews of HVAC companies to find the best one for you! There are a number of factors to consider when picking an HVAC company, including ratings, certifications, and customer reviews.

In addition, it’s essential to consider the services offered by the company. Ensure you understand the service required for your specific home or business and ask about possible discounts or specials. Additionally, it’s helpful to know if the services offer any warranties or guarantees.

Choosing an HVAC company can be daunting, but following these tips will help make the process easier.

Understanding the different types of HVAC systems

When selecting the right HVAC company for your home, it’s essential to understand the different types of HVAC systems. These systems include forced air, gas furnaces, and electronic climate control systems. Each method has pros and cons, so it’s important to know what you’re looking for before making a decision. Forced air HVAC systems use a motor to move the heat or cold around the room. They’re great for large rooms or spaces with a lot of square footage, as they’re efficient and can heat up or cool down the entire space quickly. Gas furnaces use natural gas to generate heat or AC units. They’re great for smaller rooms or areas that don’t need a lot of cooling or heating, as they’re cheaper and more environmentally friendly. Electronic climate control systems use sensors and controllers to regulate temperatures in the room. They’re great for people who are sensitive to air conditioning and want to control the room’s temperatures.

Determining the size and type of system you need

It can be daunting to figure out what type of system you need for your home. That’s why starting by determining the size and type of system you need is essential. Size can depend on a number of factors, including the number of people in your home, the size of your room, and the amount of heat or air conditioning you want. The type also depends on whether you have a single-person home or a multi-family unit, for example. Once you have a good idea of the size and type of system you need, it’s time to start your search for an HVAC company. Make sure to consider the company’s reputation, warranties, and other services they offer. Remember to ask about their pricing, as finding an affordable company without sacrificing quality or service can be essential.

Getting a quote from the company and comparing it to other providers

When choosing the proper heating, ventilation, and air conditioning (HVAC) company, it’s essential to take the time to get a quote. This will help you compare prices, services, warranties, and turnaround time for repairs or replacements. It’s also a good idea to ask questions about the company’s services and warranties. This way, you can be sure you’re getting the best deal possible. Remember, quality heating, ventilation, and air conditioning are only sometimes expensive – so don’t be afraid to compare companies and find the best HVAC provider for your needs.

Deciding who to hire and why

Hiring the right HVAC company can be a daunting task. There are a lot of factors to consider, and it can take time to know where to start. Here are five essential things to keep in mind when choosing an HVAC company:

Look for someone you trust and have a good reputation in the community.

Be sure to find an affordable HVAC company that offers competitive rates.

Ask questions during the interview so you understand precisely what they do and how they will help your home or business operate efficiently.

Finally, get a written estimate and sign the contract before starting work. This will help to avoid any unpleasant surprises down the road.

The installation process

Choosing the right HVAC contractor can be a daunting task. You should keep a few things in mind when making your decision, like checking their experience with air conditioning and heating systems, licensing and certification, and customer reviews. Additionally, be sure to ask around before making an appointment – you never know who you might find helpful. When choosing an HVAC contractor, go with your gut instinct and trust your gut feeling!

In addition, be sure to read these helpful installation tips:

Clear your work area before the contractor arrives. This will help them get started more quickly and avoid any potential accidents.

Arrange for a backup system in case of equipment malfunctions or unexpected problems during the installation process.

Make sure all air ducts and vents are clear before they start working, as even a small obstruction can cause significant headaches later on down the road – don’t risk it!

Have fresh water and cleaning supplies available at all times during the installation process so that everything goes smoothly

Conclusion

HVAC systems are a significant investment for your home, and choosing the right company to install them is essential. By understanding the different types of systems and getting quotes from multiple companies, you can make an informed decision about who to hire. Ask questions during the installation process to ensure you’re happy with the end result.

Despite hundreds of calls and complaints — and millions of dollars in contracts disputed by homeowners — an Ontario heating and cooling equipment company continues to operate even with dozens of charges alleging violations of the province’s Consumer Protection Act, a CBC Marketplace investigation reveals.

The Ministry of Public and Business Service Delivery is responsible for consumer protection, and states on its website that it handles complaints and enforces consumer protection laws.

Through a Freedom of Information request — a process that allows the public, including journalists, to access government records — Marketplace found that there have been more than 400 incidents, inquiries and complaints since January 2019 made to Consumer Protection Ontario, a program within the ministry , involving Ontario Green Savings.

What do you think about this story? Do you have a question, experience or story tip to share? Send to email to ask@cbc.ca.

In those complaints, homeowners have described feeling “lied to,” “cheated” and “scammed.” And many shared detailed descriptions of how they were led to believe that Ontario Green Savings sales people were government employees offering savings and energy rebates that would show up on a utility bill.

But the Ontario government doesn’t offer such rebates through private HVAC companies.

Records obtained by Marketplace show that since 2019, homeowners have contacted the ministry to dispute more than $2.2 million in HVAC contracts with Ontario Green Savings.

Marketplace investigated this scam earlier this year, finding that instead of saving any money, residents say they find themselves trapped in contracts that can last ten years and cost thousands of dollars more than what the rental equipment is actually worth.

WATCH | Hidden cameras capture deceptive tactics used to sell overpriced HVAC contracts:

Hidden cameras catch HVAC scam in action

Exposing deceptive sales tactics used to suck people into unfair and overpriced HVAC contracts. And insiders reveal the new ways they get you to sign up for other home equipment too.

And it could get far worse for some.

When rental equipment is attached to a home, from a doorbell to a furnace, the associated company can place a lien against the title of that property as a form of security that the contract will be paid. And companies can place a lien on consumers’ homes immediately, even without a missed payment.

The team at Marketplace has heard from dozens of customers of Ontario Green Savings and its financial arm, many of whom say they were shocked to find a lien or Notice of Security Interest (NOSI) placed against the title of their homes without them knowing, which in Ontario is legal and can be done without a homeowner’s knowledge.

Ontario government wasn’t there to help, homeowners say

Abel Cheung from Orleans, Ont., is out more than $11,000 all because he signed up for a water filter that was supposed to save him money.

Cheung says he felt compelled to pay Ontario Green Savings more than $11,000 to have the lien placed on the title of his home removed. After installing a water filter in his basement the company placed a lien on his home the next day, which he only discovered when attempting to refinance his mortgage almost a year later.

“I thought, ‘Oh my goodness, how dare they put a lien against my home?'”

Keira Major from Hamilton, Ont., found herself in a similar situation. She paid the same HVAC company nearly $9,000 to buy out a HEPA filter and have her home’s lien removed. Major says she thought the company was associated with a government program.

Both turned to the ministry for help but say they got none.

Cheung filed his complaint in 2020, and major the following year. Cheung says the ministry did nothing, citing delays due to the COVID-19 pandemic. And Major received a letter stating that her complaint wouldn’t be investigated and referred her to the non-profit Pro Bono Ontario for legal advice.

“The department is there to just make the government look good, that we’re protecting our consumers when they’re really not,” said Major.

Government lays charges, but that doesn’t stop company

In 2019, the ministry laid dozens of charges against Ontario Green Savings and its director for violations of the Consumer Protection Act, but customers say it continues with the same deceptive sales tactics.

In an email statement, a lawyer representing Ontario Green Savings said “the company is currently investigating the allegations against it and will defend itself, where necessary, in a court of law.”

He also said the company has already “taken positive reformative action” by updating its policies and practices.

And in an email statement, the Ministry of Public and Business Service Delivery said that it “monitors complaints and takes appropriate enforcement action in accordance with the Consumer Protection Act.”

It also said that because the Ontario Green Savings case is before the courts, it would be inappropriate to comment further.

A possible fix

Jennifer Lillie, a civil litigation lawyer with a focus on consumer law, says the government could do more to protect homeowners.

“I do think there’s a strong case that these NOSIs should be harder to register, and much easier to remove. So these companies don’t have to go to court in order to register the NOSIs, but consumers are forced to go to court in order to have them removed,” said Lillie.

Lillie is currently representing five clients who are suing Ontario Green Savings in small claims court.

(Anu Singh/CBC)

She says homeowners will often have no idea there is a lien against their property until they go to sell their home or refinance their mortgages.

“At which point they can’t close the sale or the deal, and they can be ransomed for ridiculous sums of money,” Lillie said.

One potential way to protect homeowners, Lillie says, is for the government to create a process in which the land registry office notifies people when a lien has been registered on their property.

How can you protect your home?

In Ontario, consumers have the right to cancel any contract signed in their home within a 10-day cooling off period, and up to one year after if the business or salesperson made misleading statements about the contract.

While door-to-door sales are illegal in Ontario, Lillie warns that some companies have found loopholes. She says that Ontario Green Savings has had some homeowners unknowingly sign a piece of paper stating they were invited to the home, which was a condition put in place by the ministry to protect consumers.

Homeowners who want to check if there is a lien against their property can contact the local or provincial land registry. In Ontario, consumers can purchase what is called a Parcel Register. There they will find liens listed, or sometimes it will say “NO SEC INTERST,” with the “no” being short for “notice,” and not an absence of a security interest.

Lillie says those who spot an unexpected lien should seek legal advice, and for those who cannot afford a lawyer, Pro Bono Ontario is a good place to start.

Cranbourne has been suffering from an extremely cold November. This has resulted in many Cranbourne residents calling Plumber Cranbourne to fix repairs they thought could wait until summer.

The state of Victoria has been on the receiving end of an extremely cold November. Usually, November is the final month before entering the Australian summer. Many Cranbourne residents put of roof and house hold repairs until the warmer months. However, this cold snap hasn’t allowed the Cranbourne residents to perform the work.

Plumber Cranbourne, one of the top rated plumbing service companies in Cranbourne, Victoria has had a significant increase in plumbing emergency calls. This is due to the fact that the local homeowners were unable to perform their own repairs before they became a serious issue.

One Cranbourne resident noticed a discolouration in their ceiling and has some basic plumbing knowledge and thought they would fix the problem themselves. However, there was a leak in the roof which was allowing the rain water to gain easy access inside the house. The homeowner had to call Plumber Cranbourne to repair the damage before anything could get worse.

Plumber Cranbourne is encouraging Cranbourne locals to call a plumber in Cranbourne if they have any plumbing issues before it’s too late. These issues can be a matter of life and death.

UNITED STATES—California’s Bay Area is home to nine counties, major cities like San Francisco, Oakland, and San Jose, and a lot of plumbing issues. Nearly 2% of houses in San Francisco have subpar plumbing infrastructure, which is the highest rate of any county and four times higher than Los Angeles.

When to Call Your Local Plumbing Experts

Plumbing issues can occur in a multitude of ways and vary greatly in potential damage and cost. While it’s tempting to repair any common plumbing issues yourself, it’s important to know when to pack it in. Otherwise, you could risk damaging your internal plumbing system significantly.

If your faucets are dripping, a pipe is overflowing, or you’re not getting any water from the taps, turn off your home’s water valve and call a local plumbing expert. A San Jose plumbing service, like ARS, can come to your home quickly, locate the problem, and fix it for a reasonable price.

8 Common Plumbing Issues Found in the Bay Area

If you’re a San Francisco resident, you’ll often come face-to-face with plumbing issues that are either dangerous, damaging, or inconvenient. Here’s what to do about them when they happen.

1. Leaking pipes

The Bay Area’s poor piping infrastructure often results in leaking pipes. While colder climates have to worry about the pipe freezing and cracking upon reheating, Bay residents have to worry about sinking buildings affecting the piping. Consult a professional to realign or fix your pipes.

2. Slow Draining Sink

Partially clogged or slow drains are often a result of a partial blockage. Hair, soap, grease, or foreign objects will build up in your drain over time, and you’ll need to use a drain snake or drain cleaning chemical to remove them. If the drain is still blocked, call a plumber to finish the job.

3. Clogged drain

A completely clogged drain may actually be an emergency if you can’t flush the toilet without it flooding your home or you’re forced to shower in ankle-deep water. It isn’t recommended to try and unblock the drain, as you could further damage the pipes. Simply hire a plumber instead.

4. Foul smelling drain

If you smell a distinct sewer-like odor coming from the drain, mold could be forming inside the pipes in your house. Mold is common in the bay area because it’s so humid, but if you let it linger in the pipes, you’ll get sick. Use a store-bought degreaser to remove that disgusting mold.

5. Dripping Faucet

A dripping faucet is more than just an annoyance; it’s a severe water waster. Typically, a leaky faucet occurs when the faucet itself has deteriorated, but you can also see if the problem is severe by shutting off the tap with minimal force. If it’s still leaking, replace the entire faucet.

6. Low water pressure

Low water pressure in a Bay Area home is a common problem, but the solution depends on what’s causing the pressure issue in the first place. Hidden leaks, pipe corrosion, and blocked sewer lines may be the problem, but try scrubbing the spout to see if you remove any buildup.

7. No hot water

A lack of hot water could indicate a problem with your water heater. Unfortunately, there are many reasons why your water heater isn’t working, ranging from a problem with your thermostat to sediment buildup in the tank. Don’t service your water heater yourself, as it could explode.

8. Running Toilet

If your toilet is constantly running, the moving valve controlling the water that passes from the toilet’s tank to the bowl drain may be loose. A hidden leak could also be the culprit. Since a running toilet wastes 200 gallons of water daily, you should call a plumber out to fix the problem.

SAN FRANCISCO–(BUSINESS WIRE)–The holidays are all about celebrating traditions with family and friends. Between choosing the right gifts and preparing delicious meals, you have plenty on your plate. Ensuring that you and your loved ones are safe can be an additional stress. Today, Thumbtack, the app used by millions of homeowners across the country to care for their homes, unveiled a new “Holiday Fire Prevention Checklist” that allows homeowners to check their home’s fire risk, and seamlessly book a home service professional to help prevent fires before they happen.

“We recently found that 75 percent of people know someone who has had a house fire, and the majority occurred over the holiday season. Yet, homeowners are reluctant to admit they themselves are at risk of a home fire — with only 1 in 5 stating they believe their own personal risk of a fire is high,” said David Steckel, Thumbtack’s Home Expert. “In order to ensure this holiday season is full of joy and celebration with friends and family, we want to help homeowners understand the causes of house fires — and take action to prevent them. Our goal is to give homeowners peace of mind so they can enjoy their holiday festivities.”

The “Holiday Fire Prevention Checklist” highlights the top projects homeowners should tackle before the holidays, which have the highest risk of starting a fire if left unaddressed, including:

Hang holiday lights (hire a pro): A professional installer can take this festive (but time-consuming) task off your hands — and ensure you’re not overloading your circuits.

Sweep chimney (hire a pro): Annual inspections and cleanings are a must to minimize fire hazards, manage creosote buildup, and prevent gas leaks.

Maintain gas fireplace (hire a pro): These fireplaces need regular maintenance too — connections can corrode over time, leading to potential gas leaks.

Test smoke and carbon monoxide alarms (DIY): Working alarms are crucial. Testing yearly and replacing every 7 years is the best way to make sure you’re protected.

Clean dryer vents (hire a pro): Lint buildup causes about 3,000 house fires yearly. Cleaning your dryer’s exhaust pipe can help prevent a fire and improve efficiency.

Inspect fire extinguishers (DIY): Always keep a working dry chemical fire extinguisher (the dial should be in the “green region”) easily accessible and near the kitchen.

Trim trees (hire a pro): Keeping your trees trimmed prolongs the life of your roof, cuts down on potential fire hazards, and can prevent wildlife from moving in.

Deep clean gas range (DIY or hire a pro): Built-up grease can be a big fire hazard — especially with a gas range. Be sure to clean it out every 3-6 months.

Ensure space heaters are not a hazard (DIY): Only run space heaters in a clear, hazard-free space — and never overnight.

Do an electrical check (hire a pro): Prevent fire hazards by having a pro check your property (inside and out) for faulty electrical wiring and overloaded circuits.

Maintain Christmas tree (DIY): Make sure to water your tree, unplug it at night, or set a timer to avoid fires — artificial trees are also a great alternative.

In addition to creating a resource hub for homeowners, from December 1 – December 9, 2022, Thumbtack will also be offering consumers $50 off* their next home project so they can prevent fires this holiday season — from hiring a chimney pro to booking a home inspection, and more (terms and conditions apply).

Visit www.thumbtack.com/content/fire-prevention to learn more about potential fire hazards this holiday season, to see how your home ranks on the safety scale, and to book a pro to ensure you’re ready to tackle the holiday season — worry free.

Moving into a new home is supposed to be joyful. Before moving day, you may have pictured yourself spending the next several weeks painting walls, decorating, and breathing a sigh of relief after a grueling buying process. The t’s are crossed, the i’s are dotted, and you can finally chill. Congrats—you’re a homeowner!

But amid all of that excitement, many new homeowners have found unanticipated expenses due to a laundry list of items that need fixing. This is often the case with homes that were purchased as is. But even homes that went through a thorough inspection can be ticking time bombs for unexpected repairs.

We reached out to real estate pros and recent homebuyers to uncover the most common reasons why new owners call a handyman. Read on for what home inspectors might overlook, what kind of fixes they entail, and what to watch out for the next time you’re in the market for a new home.

1. Dryer vents

If a washer and dryer are blocking the vents, home inspectors often skip inspecting them.

“When home inspectors are unable to check dryer vents, it can be a big issue,” says Patty Sakunkooa homeowner and real estate investor who has purchased seven homes in California, Nevada, and Texas in the past 11 years.

“After closing, we’ve found that sometimes vents are so clogged, the dryers couldn’t even dry clothes,” she adds. “Plus, those clogs create fire hazards. If the vents are relatively easy to access and straight enough, you can clean them yourself. But you may need to hire a technician.”

Hiring a specialist will run you $50 to $150 per hour, depending on your location.

2. Faulty major appliances

In general, major appliances have a fairly standard shelf life. But even if home inspectors give yours the green light—and you believe they have a few years of life left—proceed with caution.

“Many appliances—especially things like water heaters and gas stoves—can fail with little or no warning, even after passing a home inspection,” says Troy Portillo, director of operations of Studypool. “This is one area where I’ve found that buying a home warranty or extended warranty on key appliances can be a worthwhile investment. If you’re cash-poor after buying a new home, a warranty can be a good hedge against the risks of a catastrophic appliance failure in the short term.”

Depending on the location and size of your home and the cost and age of the appliance, a home warranty or extended appliance warranty will run you anywhere from a few hundred dollars to a few thousand. But both options are much cheaper than buying a new gas stove or water heater.

3. HVAC breakdown

Maintaining your home’s temperature is essential to comfort. But often, home inspectors simply don’t have the time to assess real issues with your heating, ventilation, and air-conditioning system in one short visit. Therefore, you can start to see problems after move-in day.

“The HVAC system, specifically the AC, has been a big issue in almost half of the homes we’ve bought,” says Sakunkoo. “Sometimes, the inspector says the delta of the temperature is not optimal, but they wouldn’t elaborate. Then, sellers argue that it’s because the weather was unusually hot so the AC couldn’t keep up when the inspector happened to be there.”

Sakunkoo says she’s discovered leaks in the system or that the coil or evaporator needed to be replaced after a few months of homeownership.

“Sellers often try to hide AC problems because they’re costly to fix, but hard to prove unless you actually live there,” Sakunkoo says. “And problems with heating system are often difficult to identify in the summer when heaters aren’t operational.”

Even a minor problem in the HVAC system will end up costing several hundred dollars, at a minimum, with the potential to cost thousands.

4. Roof damage

In general, home inspectors are looking for cosmetic damage to a roof, or obvious structural concerns. But that means many issues fall through the cracks that inspectors aren’t trained to detect.

“While inspectors rarely miss major roof damage, they often flag issues in the inspection report by recommending a professional roofer takes a second look at it,” says Eric Waller, owner of Total Roofing Systems, with branches in Dallas and Grand Junction, CO. But because hiring a separate roof inspector will cost a few hundred dollars, many cash-strapped homebuyers ignore the advice.

“Please don’t ignore the warning,” says Waller. “Home inspectors aren’t qualified to assess the true functionality of roof systems, and they look for cosmetic damage like missing shingles and scuffs.”

Waller learned his own lesson the hard way in 2018, when he bought a large home with a damaged ridge section. He ignored the inspector’s red flag and ended up spending $35,000 soon after to replace the roof. The mistake did inspire him to launch Total Roofing Systems, and now he offers proactive roofing assessments to real estate agents.

5. Poor insulation

Insulation is—or should be—everywhere in a home, but because it’s hidden from immediate view, it’s hard to assess its condition. Inspectors often don’t have the tools to truly analyze the soundness of the home’s insulation in one short visit.

“There are many types of insulation hidden behind walls, in attics, and under floors, so it’s difficult to assess all of it,” says Cynthia Cummins, a real estate agent in San Francisco and the owner of Kindred SF Homes. “Poor insulation, such as air gaps between window frames, may not be noticed until the house has been occupied for some time.”

Gaps in insulation can result in higher utility bills and excess energy use. If certain areas of your home are consistently too hot or too cold, you’re going to need to call a handyman, Cummins says.

“Often, they can use infrared cameras to detect temperature fluctuations caused by inadequate insulation, and make repairs to damaged materials safely and securely,” she adds.

Depending on the extent of the damage and your home’s location, the fix will run from several hundred dollars to several thousand.

How to protect yourself

All of these issues may leave you feeling flummoxed and fearful. But you can protect yourself.

“There is a general misunderstanding about how much a home inspector truly knows,” says Denise Supplee, a real estate agent and the founder of SparkRental.com. “A good home inspector knows a little about a lot.”

So what can homebuyers do to make sure they’re not buying a money pit?

“Read all of the contracts thoroughly,” Supplee advises. “Make sure to also pay close attention to any seller’s disclosure. Some states, like Pennsylvania, require them.

“I had a situation myself where a homeowner did not disclose a mold issue,” she adds. “The home inspector missed it. Less than a few weeks of living in the home, the mold started coming through. I contacted a mold inspector. He found that the mold had been there and was painted over. Because they knowingly left out the mold issue in the seller’s disclosure, the sellers had to pay for the remediation.”

Read your contracts, do your homework, and, when in doubt, hedge your bets and spend an extra few hundred dollars on additional inspections from specialists, or invest in extended warranties.
