With a storied, celebrity past and almost a century of careful preservation paired with with high-end, careful renovation, 2500 Divisadero is a San Francisco legend. You could write the next chapter for this historic mansion, on the market now for $15.995 million.

This 9,125 square-foot home was built in 1933 by locally renowned architect Angus McSweeny, a partner in Willis, Polk, and Company, an architectural partnership that produced hundreds of significant commercial and residential buildings in the Bay Area, including the Palace of Fine Arts .

The home’s current owners have enhanced the Tudor drama with glossy black paint and artistic design elements.

Jacob Elliot

Later McSweeny would go on to form his own firm. Along with this home, other notable buildings to McSweeny’s credit are 1200 California and St Mary’s Cathedral on Gough, the latter of which he served as part of collaborative team to create and construct.

Jacob Elliot

The grandeur of those buildings is clearly present in 2500 Divisadero, with its classic Tudor craftsmanship. hand-carved woodwork; hand-laid stone and brick; dramatic arches, peaks, beams, built-ins and embellishments; all of these features are still present.

Jacob Elliot

But the plethora of famous owners have kept the six-bedroom, five full bathoom and three half-bathroom abode current with modern day luxury.

Jacob Elliot

The home has illustrious history. Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, “The Navigator.” Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.

Jacob Elliot

The home has also housed the Canadian Consulate, and has featured in San Francisco’s Decorator Showcase. Previous owners and philanthropists Jeff and Laurie Ubben used the home to host fund raisers for a variety of causes. At one point, Martha Stewart stayed in the upper floor guest room while she and Jeff Ubben worked together.

The current sellers are Mike Depatie, financier and former CEO of Kimpton Hotels and his wife Holly, an interior designer. Holly Depatie’s design sensibilities adorn the home’s interior.

Jacob Elliot

“The house itself inspired me with its rich history, grand entrance, extraordinary hand-carved wood, custom ironwork, and gorgeously proportioned rooms,” Holly Depatie told SFGATE. “Because of the house’s connection to the visual arts I wanted it to exude a sense of dignified drama, a grown-up modern aesthetic that embraced both its glorious past and its most relevant place in the present as one of the great San Francisco houses. “

In the Depatie family’s hands, this home has continued to serve philanthropic causes as well as play host to a plethora of distinguished guests. Whoever buys the property next will enjoy almost a hundred years of history included with the sale.

The home has illustrious history. Before it was built, its location was a backdrop for the 1924 the Buster Keaton silent movie, “The Navigator.” Once the home was built, its original owners were the Bissinger family: Marjorie Walter Bissinger was the founder of the Asian Art Museum.

SAN FRANCISCO (KPIX) — A pair of brazen garage break-ins were captured on video in San Francisco’s Bernal Heights neighborhood.

One video shows Burglars intentionally ramming a garage with their car. It happened on Friday, March 4 around 5:30 pm on Franconia Street, in Bernal Heights. The driver casually gets out of the car and approaches the damaged garage. Another camera captures the passenger getting out as someone walks by with a dog across the street.

The two burglars walk out with stolen production equipment, and even hold up traffic on the residential street.

“The idea that these people could drive a car through my garage door in broad daylight, surrounded by witnesses and casually walk out with more of my property is a clear sign that there is no consequences to that type of action here in the city,” said resident Alex Cruzvergara.

This was actually the second time in two weeks Cruzvergara believes the same crooks hit his garage.

Video shows what appears to be a Subaru Outback outside his garage on February 18 around midnight. The burglars stole $25,000 worth of production equipment.

READ MORE: Notorious Pedophile Priest Stephen Kiesle Charged In Fatal DUI Crash In Walnut Creek

He said he lost nearly $7,000 worth of gear in the most recent break-in. One thief even dropped his hat in the garage, which police have as evidence.

Cruzvergara is a cinematographer and owns a small production company. He believes he was targeted.

“It was clear to me that they knew what they were taking. They knew what they had missed the first time, and wanted to come back and get the rest of it,” he said.

He’s since canceled and lost out of several jobs without his gear.

“They just didn’t really have any second thought, or anything just drove up, looked at the garage for a few minutes,” said neighbor Campbell Yore. “It’s pretty disturbing to see that.”

Over the weekend, Cruzvergara noticed the same Subaru driving around his neighborhood and he followed it at a safe distance while he called the police. He said SFPD later found the car abandoned but identified two suspects.

The San Francisco Society for the Prevention of Cruelty to Animals (SFSPCA) is selling its longtime facility in Pacific Heights and using the proceeds to fund a new community clinic that will serve lower-income neighborhoods in the southeast quadrant of the city.

The SFSPCA announced the move Thursday, closing up its animal hospital at Fillmore and Washington streets and shifting its focus to a new community veterinary clinic in the Excelsior District, as the Chronicle reports.

The Pacific Heights hospital isn’t going away, though. The SFSPCA sold it to a team of Bay Area veterinarians who partnered with a San Francisco-based veterinary services company called Curo Pet Care, and it will continue operating as a veterinary hospital.

That should come as a major relief to pet owners nearby, given that that particular animal hospital sees 16,000 patients each year.

The SFSPCA says its mission is to ensure access to care for all pets (Photo: SFSPCA)

The money from the hospital sale is being used to fund the new community clinic, which will be mainly dedicated to serving the Excelsior, Bayview, and Hunters Point neighborhoods, as the president of the SFSPCA, Jennifer Scarlett, told the Chronicle.

“It feels like we’re sort of coming home to what is our true calling, and that is thinking about those animals that are not going to get care unless we come up with creative ways to do it, and do it where it’s in the greatest need,” said Scarlett. Selling the Pacific Heights hospital is bittersweet, she said, “but I am absolutely 100% sure it is the right thing to do, for Pac Heights as well as the area that we’re trying to serve.”

The SFSPCA says the move is less about saving money that it is about dedicating resources more appropriately and effectively. Scarlett says that animals from southeast San Francisco were frequently showing up at animal hospitals and shelters with infections that can be prevented with a vaccine. Investigating that trend, the SPCA learned people living in the southeast corner of the city often had challenges with transportation that kept them from getting proper veterinary care for their pets.

With the shift in resources, the SFSPCA says it’ll be able to help the Excelsior area while still knowing the Pacific Heights area will have access to pet care.

Equal access to pet health care is something that’s needed all over the country. The US Department of Agriculture says 45 out of 50 states have at least one area with a shortage of veterinarians. A study by Banfield Pet Hospital estimates 75 million pets in the US may not have access to veterinary care by the year 2030.

The SFSPCA has been around for over 150 years. The organization says it wants to impact five million animals by the year 2030. And the SPCA says that impact isn’t just about getting cats and dogs into shelters and homes, but also ensuring they have access to care and a better quality of life overall .

The new clinic in the Excelsior is expected to be open by the end of summer. It will offer low-cost basic vet services like wellness checks, vaccinations, treatments for simple skin and ear issues, and medications to ward off parasites.

The new hospital in Pacific Heights reopens Monday as the San Francisco Animal Medical Center. In time, its operators plan to expand the services it offers to include oncology and cardiology, along with 24-hour emergency services. And, as the Chronicle reports, everyone who had appointments at the SPCA facility will have those appointments honored at the new facility.

Amid a nationwide shortage of veterinarians, animal hospitals and pet owners have at times found themselves in dire straits. Many veterinary practices are critically short-staffed, and pet owners — even in a city as large and pet-friendly as San Francisco — have found that pet care is not always accessible.

In a bid to adapt to the unrelenting vet shortage and boost access to local care, the San Francisco SPCA announced Thursday that it is selling its Pacific Heights animal hospital to a team of local vets and opening a new, low-cost community veterinary clinic in the Excelsior District. The goal, SFSPCA officials said, is to bolster the city’s pet care landscape while further aligning the nonprofit with its mission of serving the neediest pet owners and their companions.

The Pacific Heights animal hospital on Fillmore Street, which sees nearly 16,000 patients annually, is being sold to a group of Bay Area veterinarians who have partnered with Curo Pet Care, a veterinary services company based in San Francisco. With revenue from that sale, SFSPCA will establish a community clinic that will primarily serve the Excelsior, Bayview and Hunters Point neighborhoods — an area of the city that is considered a “vet desert” for its relative lack of care providers, said Jennifer Scarlett, president of SFSPCA.

“It feels like we’re sort of coming home to what is our true calling, and that is thinking about those animals that are not going to get care unless we come up with creative ways to do it, and do it where it’s in the greatest need,” Scarlett told The Chronicle. Selling the Pacific Heights hospital is bittersweet, she said, “but I am absolutely 100% sure it is the right thing to do, for Pac Heights as well as the area that we’re trying to serve.”

The idea is that by selling the Pacific Heights location to a veterinary group, neighborhood residents will not lose the access to pet care that they already have, and that SFSPCA will be able to divert some of its resources to support communities that are currently lacking vet services.

“We didn’t want to leave the Pac Heights neighborhood in a lurch,” Scarlett said. “Our overall mission is to expand access to care, and that’s for everyone.”

Scarlett stressed that the decision to sell the hospital is entirely “mission-driven” and not about saving money. The SFSPCA Mission District campus will continue its current operations.

The need for a community clinic in the Excelsior became apparent a couple of years ago, Scarlett said, when the SFSPCA began taking a closer look at which parts of the city its patients were coming from. A large share of animals that were arriving at the animal hospital or shelter with parvovirus infections, which can be prevented with a vaccine, were coming from San Francisco’s southeastern corner. The SFSPCA set up vaccine clinics in the area and heard from residents that limited transportation and high costs for care were deterrents to seeking out veterinary services.

“San Franciscans love their animals but unfortunately, veterinary care is often available only to those who can pay substantial fees,” Supervisor Ahsha Safaí, who represents the Excelsior, said in a statement to The Chronicle. “The SPCA’s investment in the Excelsior will provide essential low-cost veterinary services. I look forward to working with the SPCA and stakeholders to expand low-cost veterinary services across San Francisco.”

The clinic is expected to be open by the end of the summer and will be modeled after a walk-in clinic that SFSPCA has been piloting for two years on its Mission District campus. The clinic will not be a full-service care center, Scarlett said, but it will provide some low-cost basic vet services that the city’s southeastern corner has been largely missing, such as general wellness check-ups, vaccinations, anti-parasitic medications and treatments for skin and ear issues.

“The whole idea is to keep the overhead low so that we can keep the costs low,” Scarlett said. “We know it’s not a complete answer, but we’re marching along this path of trying to figure this out in real time because there is such a shortage and need.”

The new Pacific Heights hospital — to be named San Francisco Animal Medical Center, or SF AMC — will expand on the services that the SFSPCA hospital there already offers. It will open on Monday for general practice and in the coming months will add specialty care such as oncology and cardiology, as well as 24-hour emergency services — something that SFSPCA officials were forced to end last summer because of the vet shortage.

The incoming veterinary group has said it will honor all existing appointments at the Pacific Heights location, and Curo Pet Care is planning to offer jobs to every SFSPCA employee at the hospital, allowing them to stay at the practice.

“San Francisco can count on us to provide them with the same great, quality care that the SF SPCA has always provided, and Pets Unlimited for generations before,” Margo Mehl, one of the incoming veterinarians, said in a statement. “We’re honored that the SFSPCA has chosen us to take over this renowned facility, carry on its legacy of excellence, and build an unrivaled center for veterinary care.”

In one of America’s most sought-after neighborhoods, San Francisco’s Pacific Heights, there is a newly listed building designed by one of the Bay Area’s most renowned architects of the past century: William Wurster.

Although Wurster designed landmarks like Ghirardelli Square as well as campus buildings at UC Berkeley (where he became the dean of the School of Architecture in 1950) and Stanford University, he was best known for designing hundreds of California homes dating from the 1920s to 1940s.

The entrance is carved into the front of the house – a design step that provides shelter on rainy days in San Francisco.

These houses were built in simple shapes with locally sourced wood and helped define contemporary residential architecture. Wurster’s Gregory Farmhouse from 1928 in Scotts Valley, California, is even considered a kind of prototype for the later ubiquitous ranch house.

The house Wurster designed on 1641 Green Street in Pacific Heights is not a ranch, but an exercise in higher-density urban living – its garage door greets visitors at the edge of the sidewalk, while the living areas are on the upper floors. Even so, there is a surprisingly lush garden area at the rear of the property, reminiscent of the more pastoral settings one associates with ranch houses.

The house leads to its back garden with a series of terraced balconies.

While many nearby apartment buildings are essentially maisonettes, with second units at the rear of their rectangular hilltop lots, this home reserves more than half of its entire lot for green space, including a tall, full-grown eucalyptus tree.

The garden, which combines traditional Olmsted-influenced design elements with modernist sensibility, was designed by William Wurster’s frequent collaborator Thomas Church.

The house was completed in 1940 – a transition period in Wurster’s life and career as he began to move away from primarily house design. Wurster also married influential public housing advocate Catherine Bauer that same year while attending the Harvard Graduate School of Design.

Like the adjoining dining room, the living room opens directly onto the garden.

Wurster’s clients for this Pacific Heights home were significant in themselves. During World War II, Harley and Georgiana Stevens both worked for the Office of Strategic Services, the forerunner of the CIA.

The dining room is particularly flooded with light.

Although they traveled extensively – both during and after the war (including spending several years in Beirut while Harley worked as a lawyer for the oil industry and Georgiana became Middle East correspondent for The Atlantic and The Economist) – the couple never let go of their home. After Harley died in 1959, Georgiana stayed here until her own death in 2004.

A 2017 remodel by Butler Armsden updated the finishes of the house – especially in the kitchen and bathroom.

Butler Armsden Architects from San Francisco completely rebuilt the four-story house in 2017. “Like most Wurster houses, this house uses simple, unpretentious materials – especially the Douglas fir paneling that you find everywhere,” explains Glenda Flaim, the office’s executive director. “It was designed with a flexible, adaptable plan that is still very relevant to our lives today and a great deal of attention to the location.”

The master bedroom looks out over the garden and continues the palette of Douglas fir paneling.

The master suite also has its own fireplace.

In fact, the Douglas fir walls are amazingly beautiful when you step into the house. Although this wood can often take on an unpleasant shade of orange with age, the panels here are exquisitely preserved and at the same time show a level of detail that makes the whole house sing.

“We have modernized the service rooms (bathrooms and kitchen) and restored the beautiful original materials and numerous fixtures,” adds Flaim, “but above all we have worked to preserve the essence of this house.”

The master bathroom on the third floor with its own shower area with glass cubes looks directly onto Green Street.

William Wurster was just one of two major designers involved in this project. The other was Wurster’s frequent associate and professor at the University of California, the landscape architect Thomas Church.

Though Church’s colleague Lawrence Halprin of San Francisco is often credited with introducing modernist principles to landscape architecture, it was Church, born 12 years earlier, that helped pioneer what became known as the California garden style.

The family room on the 4th floor has its own terrace with a garden view.

The family room deck expands the space for real Californian living indoors and outdoors.

Here in Pacific Heights, Church and Wurster created what the property listing aptly describes as “a magical retreat with a towering eucalyptus tree, green lawn and gardens, and an outdoor dining area adjacent to the chic formal dining room. “Church’s original landscape design and concept” has been carefully preserved, adding a sense of space and privacy to the home, “says Flaim.

The main kitchen / living / dining area of the four story house is on the second level, but due to the hillside location of the property, these rooms open directly to the landscaped garden in the background.

The second largest bedroom in the house is actually the one that opens onto its own terrace overlooking the back yard.

The deck on the second floor feels like your own private tree house.

Up one floor is the master suite, which has walls clad in the same beautiful Doug pine paneling and large windows overlooking the garden. Adjacent is a guest room with a convenience that even the master bedroom lacks: it opens to an aft deck.

There is a family room on the top floor which also extends to a private deck overlooking the street. There is also an additional bedroom that can be used as an additional guest room or as a small office. If you don’t feel like climbing three flights of stairs to get there, don’t worry: this home has its own elevator.

Completed in 1940, the house is unusually urban for a design by William Wurster. It borrows from the German Bauhaus movement and the work of architects such as Walter Gropius.

In a place like Pacific Heights, once dubbed America’s most expensive neighborhood, it’s not just about the house. About 12 blocks west is the Presidio, which has hiking trails and lots of greenery. A few blocks east of the property is hundreds of restaurants in Chinatown and North Beach.

Nevertheless, this house with its lush garden offers a personal oasis that one would never want to leave again.

1641 Green Street in San Francisco, California is being offered by Neil Bassi of Sotheby’s International Realty for $ 6,925,000.
