SFHP provides health insurance to over 160,000 residents of San Francisco through California&#8217;s Medicaid program, Medi-Cal.  ECM is a comprehensive, community-based care management service focused on both clinical and non-clinical needs.  The program is part of the CalAIM (California Advancing and Innovating Medi-Cal) multi-year plan to integrate social services and improve outcomes for Medi-Cal beneficiaries.

<p>Upward Health recognized the partnership opportunity with SFHP as a natural fit.  Upward Health has been delivering its in-home, whole-person model of care to high-risk and high-need patients across the country, including within California, for years.  ECM similarly serves individuals with complex needs, categorized as unique Populations of Focus defined by the State of California&#8217;s Department of Health Care Services.  The Populations of Focus include those suffering from homelessness, those managing serious mental illness or substance use disorders, those transitioning from incarceration, and several other vulnerable groups.

<p>Encycle Corporation, a software technology company focused on helping commercial and industrial customers improve the efficiency of their HVAC systems and energy efficiency programs using IoT-enabled services, announced the expansion of its Swarm Logic<img src="https://s.w.org/images/core/emoji/17.0.2/72x72/2122.png" alt="™" class="wp-smiley" style="height: 1em; max-height: 1em;" /> energy management technology to the heating side of HVAC system optimization .</p>
<p>Swarm Logic deployed on cooling systems has been the mainstay of Encycle&#8217;s autonomous Energy-as-a-Service (EaaS) offering until now.  Swarm Logic for heating comes at an opportunistic time for Encycle&#8217;s current and potential customers who, like everyone else, are bracing for higher electric and gas utility bills this heating season, with natural gas prices jumping 112% since January 2021. The price increase will directly affect customers with gas-fired furnaces and electric heating customers whose electricity is supplied by gas-fired power plants.</p>
<p>The Swarm Logic energy management solution has been deployed at over 1,000 sites with 10,000 rooftop units (RTUs).  Typical Encycle customers save 10% to 30% on HVAC energy consumption, spend, and emissions with results verified by independent third-party reviews.</p>

<p>Swarm Logic technology connects via the cloud to existing building automation systems, smart thermostats, or IoT platforms, to dynamically synchronize HVAC rooftop units (RTUs), transforming them into smart, networked, energy-responsive assets.  The AI-enhanced technology enables RTUs to operate most efficiently in response to changing conditions such as outdoor temperature, building occupancy levels, and RTU performance.  Instead of operating in isolation, the RTUs become part of a closed-loop system that coordinates RTU activity, balancing energy consumption more logically among the individual RTUs.  This approach maximizes efficiency while maintaining desired building comfort levels.</p>

<p>  Withers has named Paul Jebely a senior partner in his Hong Kong office and head of his newly established global asset finance practice.

<p>  Jebely joins from Pillsbury Winthrop Shaw Pittman where he was Managing Partner of the Hong Kong office and Co-Chair of the firm&#8217;s Private Wealth and Asset Finance Practices.  He primarily represents wealthy individuals and their companies.  His clients currently include many well-known people on the Forbes Rich List and large corporations, both publicly and privately owned.  He has served as counsel on well over $ 20 billion in transactions for the past 15 years.

<p>Two hundred and fifty men and women cavort in the ballroom of the Sheraton Gateway Los Angeles Hotel, notepads in hand. Other educational opportunities include lectures on labor law, environmentally friendly house cleaning methods and finding the right nanny.  Welcome to the Domestic Estate Managers Association&#8217;s national convention, the first of its kind ever organized for a mysterious industry that you may not have known existed.</p>
<p>&#8220;Everything we do happens behind closed doors,&#8221; said Richmond Schmidt, landlord of a Palm Beach estate and president of the DEMA Chapter in Southeast Florida.  &#8220;There are people who work on the same block as me and I don&#8217;t know who they are.&#8221;</p>
<p>For those who live extremely large, Schmidt and the other conference attendees represent a new generation of servants, gentlemen and court ladies of the 21st century.  They may be compared to Upstairs, Downstairs, or Downton Abbey, but unlike the late Victorian-style English country house concept popular on television, these highly educated landlords are forging a new profession.  In fact, many of them are second or third career employees.</p>
<p>But there&#8217;s a good reason domestic property management as a career flies under the mainstream&#8217;s radar: the job description requires unwavering discretion.  Disclosure of even the smallest of facts could jeopardize a career in an industry where employees are privy to the most intimate details of the private lives of their &#8220;main family&#8221;.  There is a code of ethics that is signed and sealed with non-disclosure agreements.  (It&#8217;s not uncommon for applicants to sign NDAs just to apply for a position.)</p>
<p>The fact that the five-year DEMA (which reviews potential members and requires all 1,500 attendees to sign NDAs) organized a national conference where these managers can meet, network, and train with colleagues is somewhat unprecedented &#8211; and long overdue &#8211; Concept.  The association has 14 chapters in the richest areas of the United States that meet monthly.  The local meetings are partly self-help groups, partly educational workshops, partly professional networks.  The idea is to add both validation and a system of checks and balances to this isolated industry.</p>
<p>There are believed to be around 1,000 property managers &#8211; at the top of the private service pyramid &#8211; who oversee properties across the country, although little data is available.  “I don&#8217;t think anyone really knows how many private service professions there are.  &#8230; Some get paid appropriately and some don&#8217;t, while others are on the company&#8217;s payroll despite doing household chores, &#8220;said Michael Wright, co-founder of Domestic Association of Property Managers.  Matthew Haack, the other founder of DEMA, adds, “Just think about the professional sports teams out there and how many millionaires there are.  Someone is taking care of your estate.  Now add celebrities and billionaires. &#8220;</p>
<p>According to Teresa Leigh, a land manager who became a housekeeper, there are 50 universally accepted household job titles with room for more.  The property manager hires and manages these positions, usually overseeing two or more such properties.  He or she also involves external providers to carry out specific jobs or tasks.</p>
<p>&#8220;[My boss] pays me for the knowledge and experience I bring, just like a CEO, &#8220;said Graham Lefford, an estate manager and vice president of the DEMA chapter in Detroit. He dedicated 24 years to housekeeping after serving a dozen at the hotel and restaurant catering. &#8220;The CEO doesn&#8217;t do the practical work in a company, but he brings the knowledge and experience to run the company and get others to do it.  That&#8217;s what we do, even though most of us reach for a plunger as quickly as anything else. &#8220;</p>
<p>In return for considerable know-how, experienced estate managers typically earn six-figure salaries, which range from culinary and wine-related knowledge to an understanding of art and architecture to knowledge of housekeeping, personnel management, first aid, computers, high-tech security and HVAC systems .</p>
<p>“No task is too small or too big.  You could pick up poodle poop that same day and call Al Gore&#8217;s office, ”said Allison Pulley, vice president of the San Francisco Bay Area chapter.</p>
<p>Social skills &#8211; and thick skin &#8211; are a must.  Private service providers need to know when to enter and leave a room, when to be present but go unnoticed, as they tactfully update a school principal with household information.  Estate managers are paid to anticipate needs and solve problems.  Perhaps an extended family is planning to spend a month shooting game at their ranch in Kenya with the in-house gun collection.  To find out how to transport family and firearms, start by calculating the total weight of your luggage and arsenal, and perhaps renting four SUVs to transport everyone and everything to the airport in comfort.</p>
<p>&#8220;Just because you had nine children or were a personal assistant to a company doesn&#8217;t mean you can run one of these homes,&#8221; said David Barrie Jr., an estate manager for the Stephenson family, founders of America&#8217;s Cancer Care Centers.  Barrie, the president of the Chicago Chapter, has been with his main family, who live in Chicago&#8217;s northwest suburbs, for the past six years.</p>
<p>Barrie, a retired engineer, starts his morning at 5 a.m.  He knows how to lift a valuable vase so as not to leave any traces of oil and who to turn to when a piece of furniture from the 17th museum).  He has learned how to assemble sticks for several houses, breed Haflinger horses (and clean out their boxes), fire rifles, and repair ovens.  He has attended both etiquette classes and codependency workshops.</p>
<p>For example, when his main family flies to a ranch in Aspen that Barrie has painstakingly turned into a winter paradise and the cold makes them move to a Florida property, he tries to make sure that every aspect of that property is ready without any problems be inhabited, from the filled pantry to the heated swimming pool.</p>
<p>&#8220;David is the go-between. He&#8217;s the guy who can express dad&#8217;s needs when he can&#8217;t be there, and that can affect any aspect of a property,&#8221; explains Christopher Stephenson, the son of Barrie&#8217;s director.  Although he works directly for the older Stephenson, Barrie is available to everyone in the family.  When raccoons escaped with the baby chickens one Sunday morning and Christopher&#8217;s son hatched, Barrie left the concert he was attending and sought out replacement birds from Indiana before the end of the day.  &#8220;I fell in love with the family I work for and what they do,&#8221; said Barrie of the appreciation his act arouses.</p>
<p>Mutual respect and sometimes even love are a common thread in the work of the estate managers.  That is, once they have found a great family to work for.  “You don&#8217;t want to work for every billionaire, celebrity or multimillionaire.  You want to work for the family that you get on best with, ”said Nikki Brown, president of the Atlanta Chapter.</p>
<p>Horror stories pop up.  Navigating the sometimes turbulent power dynamic claimed by &#8220;trophy&#8221; women is a common source of anger in the workplace.  For example, an estate manager reports that he was violently fired by a new woman when the numbers on the replacement remote control were deemed too small.  (It was hired just as quickly when it came back from the store with a larger remote.) Some struggled with party-loving playboys hoping to be drugged.  In one case, a manager had to quit when her boss kept making advances.</p>
<p>But for every cheesy story, the lucky ones flood the conference rooms of the DEMA Convention.  There is an overwhelming sense of pride and loyalty that explains the appeal of being on call 24/7.  &#8220;The romance of the industry lies in the ability to see and care,&#8221; says Leigh, wiping her tears as she remembers the hearty reaction of a former employer to a simple birthday present she gave him years ago Has.  &#8220;To be able to identify all the little things that people just like and do them exactly that way, that&#8217;s the magic of this industry.&#8221;</p>

<p><strong>On-the-job training: lessons for real estate managers</strong></p>

<p class="p1">Indoor air quality is extremely important to the productivity and health of residents in any industrial, commercial or residential building.<span class="Apple-converted-space"> </span></p>
<p class="p2">HVAC air conveying systems with associated air ducts and ductless mini-split systems ensure acceptable indoor air quality.  However, they must be routinely inspected, maintained, and cleaned to operate efficiently and cost-effectively.  This routine includes cleaning the interior of the duct and replacing filters.</p>
<p class="p2">Air handling systems filter out dust, particles, volatile organic compounds (VOCs), mold spores, bacteria and viruses.  These systems also lower humidity while removing moisture in a building.  Unfortunately, dust, particles, VOCs, mold spores, bacteria, and viruses can accumulate on the interior surfaces of air handling systems and interior ducts.  This accumulated dirt can be aerosolized and carried over by air currents.</p>

<h3 class="p3"><span class="s1">Virus transmission studies</span></h3>
<p class="p1">Regarding the transmission of SARS-CoV-2, a 2020 Florida Atlantic University study showed that a human sneeze or cough dispersed smaller droplets in air currents up to 12 feet away and in the air for more than a minute can linger.  A study using high-speed cameras and lights done in an MIT laboratory confirmed that a fine mist of saliva and mucus can burst from a person&#8217;s mouth at a rate of nearly 160 miles per hour and travel up to 27 feet.</p>
<p class="p2">Research suggests that it is possible that coronavirus droplets can be nebulized, transported, and transmitted through HVAC duct systems.</p>
<p class="p2">A ducted HVAC system creates air currents that smaller virus particles are likely to be able to carry further.  A published research letter <span class="s2">The July 2020 journal Emerging Infectious Diseases of the U.S. Centers for Disease Control and Prevention (CDC) described an air conditioning-related COVID-19 outbreak in a restaurant in Guangzhou, China.  Ten people from three families who ate in the restaurant became infected.  The transfer of aerosolized droplets was triggered by air-conditioned ventilation.  A video from the restaurant showed that many of these diners were seated more than two meters apart.  The researchers concluded that a strong flow of air from the air conditioner could have carried droplets from one table to another and back.</span></p>
<p class="p2">A study published on nature.com in July 2020 detailed an ongoing pollution study that took surface and air samples in two Nebraska Biocontainment Units (NBUs) and nine residential isolation rooms with people who tested positive for SARS-CoV-2.  The tested room surfaces included ventilation grilles, table tops and window sills.  Virus samples with the highest <span class="s2">Concentrations were obtained from an air treatment grate in the NBU.</span></p>
<p class="p2">Airflow in the NBU suites came from a register in the upper center of the room and came out of grilles near the head of the patient bed on either side of the room.  Airflow modeling indicated that some of the airflow was directed under the patient&#8217;s bed, which may have caused the observed contamination under the bed, while the dominant airflow likely carried particles from the patient&#8217;s bed to the edges of the room and flew past the windows, which leads to some deposition there.</p>
<p class="p2">The New England Journal of Medicine published a letter to the editor in March 2020 from a research group investigating the stability of SARS-CoV-2 in aerosols and on various surfaces.  Their research showed that infectious aerosol can persist on surfaces for several hours and up to two days.  The longest viability <span class="s3">virus was on stainless steel and plastic.  The estimated mean half-life of SARS-CoV-2 was approximately 5.6 hours on stainless steel and 6.8 hours on plastic.  In conjunction with a study published in August 2020 by the University of California, Davis and the Icahn School of Medicine at Mt. Sinai.</span></p>

<h3 class="p3"><span class="s1">A look at the airflow</span></h3>
<p class="p1">Although the interior of ducts can be made of smooth metal, fine dust can build up on the surfaces of air ducts, vents, motors, and coils.  Dead skin, hair and animal hair are caught in the dust, and after a short time this process creates a dense, mat-like environment in which viruses, bacteria, mold, dust mites and allergens can thrive.  This is similar to the exterior of a vehicle during a spring pollen season as the pollen would coat the vehicle and windows.<span class="Apple-converted-space"> </span></p>
<p class="p2">For example, when dust is carried by air currents generated by air conditioners and similar devices, the dust acquires a positive or negative static electrical charge when it comes into contact with various objects.  Dust with a positive electrical charge is attracted to objects with a negative electrical charge and vice versa.  The more dust there is in the air, the greater the amount of dust that will stick to objects in the room.</p>
<p class="p2">When sources of dust (mainly people and clothing) are electrically charged, the dust generated by these sources is also electrically charged.  This force of attraction created by static electricity is known as the “Coulomb force”.  In addition, the return air streams from ducts contain moisture and moisture.  As a result, this moisture can stick to the inside of the duct and trap dust particles.</p>
<p class="p2">HVAC air filters can help trap the virus particles and dust particles.  A high efficiency particulate air filter (HEPA) effectively removes small particles, 99.7% of the particles as small as 0.3 microns.  A MERV (Minimal Efficiency Reporting Value) filter removes larger particles from 0.3 micrometers to 10 micrometers.  A MERV filter with a rating of 17 or higher is considered HEPA-like efficiency.  However, most commercial buildings have MERV filters with a rating of 12 or lower.  Unfortunately, a coronavirus particle is around 0.1 micrometers in size and cannot be viewed with the human eye.  So there is no guarantee that a HEPA filter will stop virus particles and dust particles.</p>
<p class="p2">Current standard air handling units (AHUs) in HVAC systems circulate up to 80 to 90% of the air in regular systems during peak load conditions such as winter and summer when the outside air flow rate is set to the minimum percentage to conserve energy.  Standard filter units in HVAC systems cannot effectively remove the virus in a stream of air.  The HVAC system has become a focal point for the spread of the virus by recirculating contaminated air into space.<span class="Apple-converted-space"> </span></p>
<p class="p2">Based on the investigations cited, inspection, testing, surface and air sampling, cleaning and disinfection of HVAC air duct systems and associated pipes can help prevent the transmission of SARS-CoV-2. </p>

<h3><strong>Best practices for cleaning and disinfecting HVAC systems and ducts</strong></h3>
<ol>
<li class="p1"><span class="s1">Review HVAC air handling systems and associated drawings and diagrams of air ducts.<span class="Apple-converted-space"> </span></span></li>
<li class="p1"><span class="s1">When putting on the correct Personal Protective Equipment (PPE), visually inspect the exterior and interior of the HVAC air handling system and associated ducts, registers / vents, motors, coils, and filters.  If necessary, use a video endoscope camera and take digital pictures.  Document and log all observations, even if the channel “looks clean”.</span></li>
<li class="p1"><span class="s1">Test and inspect for air leaks, VOCs, particulates, and metal seam problems on ducts.<span class="Apple-converted-space"> </span></span></li>
<li class="p1"><span class="s1">Perform swab samples before and after the surface of the HVAC air handling systems and associated ducts, registers / vents, motors, coils and filters.  Sampling the smear in front of the surface can identify all hazardous substances and hazardous particles.</span></li>
<li class="p1"><span class="s1">Carry out a pre- and post-air sampling of the project area.  These samples help identify and isolate specific systems and affected areas along with hazardous substances and / or particles.</span></li>
<li class="p1"><span class="s1">Use environmental controls and infection control risk assessment protocols to contain and isolate the cleaning and disinfection project.  This includes setting up HEPA air washers, negative air machines, and containment barriers using a particle counter and air pressure monitor.</span></li>
<li class="p1"><span class="s1">Implement ultra-low-volume (ULV) fogging with acid-free, chlorine-free, EPA (EPA) registered virucidal, biocidal, and fungicidal disinfectants outside and inside ducts, on registers / vents, motors, coils , and the entire project area to inactivate viral aerosols.  To be effective, maintain a dwell time of at least 10 minutes on surfaces or follow the dwell time according to the virucidal label.</span></li>
<li class="p1"><span class="s1">Clean the inner duct surfaces of major dust and particles using HEPA suction, rotobrushing, air whipping, and mechanical cleaning.  Fiberglass-lined ducts inside require special attention and cleaning to prevent fiber damage and release.  Perform a visual inspection to avoid recontamination.</span></li>
<li class="p1"><span class="s1">Clean and disinfect internal metal ducts, registers / vents, motors and coils with an acid-free, chlorine-free, EPA-registered virucidal, biocidal and fungicidal disinfectant.  To be effective, maintain a dwell time of at least 10 minutes on surfaces or follow the dwell time according to the virucidal label.<span class="Apple-converted-space"> </span></span></li>
<li class="p1"><span class="s1">Replace and install new HEPA filters.  Ductless mini-split systems can have a washable filter.  It is best to vacuum the air handling unit (with HEPA filter) and frequently disinfect the washable filter with an EPA registered virucidal, biocidal, and fungicidal disinfectant.  To be effective, maintain a dwell time of at least 10 minutes on surfaces or follow the dwell time according to the virucidal label.<span class="Apple-converted-space"> </span></span></li>
</ol>
<p class="p2">Remember, it is important to routinely inspect, maintain, and clean HVAC systems.  When you do this, your air handling system works most efficiently, contributes to a healthier indoor air environment, and saves operating costs over time.<span class="s3"><span class="Apple-converted-space"> </span></span></p>

<p>PURPOSE OF WORK:</p>

<p>                  SAN FRANCISCO, CALIFORNIA, UNITED STATES, June 22, 2021 /EINPresswire.com/ &#8211; North East Medical Services (NEMS) and LucidAct Health Inc. have teamed up to help manage remote patient monitoring ( RPM).  LucidAct&#8217;s innovative and linguistically appropriate virtual health care will aim to improve patient outcomes for some of NEMS&#8217;s San Francisco seniors with limited English proficiency by making these virtual services available and accessible to seniors from the comfort of their homes.</p>
<p>NEMS, a state-qualified health center based in the San Francisco Bay Area, is partnering with LucidAct Health, a leader in RPM and virtual visiting software based in Silicon Valley, to improve the health and lives of seniors living at the NEMS program for everyone to participate.  Inclusive Care for the Elderly (PACE) in San Francisco.  NEMS is one of the largest community health centers in the United States, targeting the medically underserved Asian population.  Based in the San Francisco Bay Area and clinics in San Francisco, Daly City and San Jose, NEMS provides comprehensive healthcare services to over 65,000 patients, most of whom are uninsured, low-income and prefer to be served in a language other than English.  Launched in the heart of Chinatown in early 2021, the NEMS PACE program provides low-income, eligible seniors, the majority of whom are dual-eligible, with comprehensive medical and social services for Medicare and Medi-Cal (California&#8217;s Medicaid program).  With 90% of their patients identifying as Asian, NEMS and NEMS PACE prioritize the provision of linguistically competent and culturally sensitive healthcare services.</p>
<p>Dr.  Jerry Jew, NEMS Chief Strategy Officer, said, “We believe that having a comprehensive system of care for our PACE participants is the key to greater health equity while ensuring the safety and comfort of their home.  Through our partnership with LucidAct Health, we can provide the easy-to-use remote supply devices with multi-language capabilities via the 4G / 5G LTE network. &#8221; </p>
<p>During the COVID-19 pandemic, virtual care was a safe alternative to personal care, but access to many of these services remains a challenge for seniors.  These challenges were even greater for people with limited English language skills.  LucidAct&#8217;s RPM management provides seamless and easy-to-use virtual nursing tailored for seniors.  LucidAct&#8217;s multilingual devices can provide services in English, Spanish, Mandarin, Cantonese, Korean, Russian, Arabic, Hebrew, Hindi, and other languages ​​as required. </p>

<p>The demand for virtual care and care coordination from home has skyrocketed since the pandemic.  According to the International Data Corporation (IDC) survey[1] 51% of US consumers are concerned about going back to health care facilities.  In addition, older patients with language and cultural barriers face additional challenges.  These include the lack of access to suitable means of transport, the lack of easy-to-use technology and care teams who cannot converse in their native language</p>
