Federal Home Loan Bank of San Francisco names Jeremy Empol, senior vice president, public affairs and industry outreach

SAN FRANCISCO, Jan. 17, 2023 (GLOBE NEWSWIRE) — Jeremy Empol has joined the Federal Home Loan Bank of San Francisco (FHLBank San Francisco) as senior vice president, public affairs and industry outreach. In this role, Empol will oversee FHLBank San Francisco’s government relations program, including representing the Bank’s interests with Congress, regulators, and financial industry stakeholders.

“We are excited to welcome Jeremy to this important role on our public affairs team,” said Anne Segrest McCulloch, executive vice president and chief legal officer at FHLBank San Francisco. “With his deep experience in the financial services industry and track record of building productive relationships with government and industry, he will be an effective advocate for the common interests of the bank and our over 325 member financial institutions.”

Empol was previously senior vice president of federal government affairs at the California and Nevada Credit Union Leagues, where he was the industry’s voice to congress and the administration for 16 years. Prior to his tenure with the Leagues, he served as a congressional aide to three members of Congress, was an aide to two members of the California State Legislature, and worked on a number of political campaigns. Mr. Empol holds a BA in Political Science from UC Davis and an MA in Government from Johns Hopkins University.

SENIOR INTERIOR DESIGNER

The position of Senior Interior Designer contributes to our success by overseeing the execution of all phases of design and project management for our hospitality projects. The designer will be expected to produce a visual representation of the concept and communicate the Interior Designer Director’s objectives both orally and visually. The designer will be expected to manage all project-related tasks, client meetings and contractor coordination working directly with the Interior Design Director and Project Architect/Manager, collaborating with fellow studio members, clients and consultants. This position may require travel.

RESPONSIBILITIES:

• Ability to interface and lead the design team effectively on the conception and design development of multiple projects to meet milestones within client program and budget constraints.
• Act as liaison between Interior Design Director and Project Architect/Manager and design team during design process to review scope, schedule, budget, staffing needs, preparing project cost & fee analysis and review project billing.
• Review in collaboration with Interior Design Director all documents to ensure they meet design intent, client vision and BSA standards. Ensure deliverables are submitted per the project contractual agreement.
• Direct and participate in the preparation of all design documents including:
  • Design Decks: presentation and development of any means required to communicate the design concept including mood boards, renderings including 2D and 3D drawing views, FF&E selections
  • Contract Documents: construction drawing documents and specifications including finishes, FF&E, hardware & plumbing selections, custom specifications drawings
  • Archiving: Finish boards and/or boxes, FF&E binders

• Lead team in performing field visits/measurements and construction administration services including site visits, directing the response to submittals and RFIs, reviewing control samples and shop drawings, coordinating with consultants, manufacturers, and contractors, and completing punch list.
• Direct and mentor intermediate designers

QUALIFICATIONS & SKILLS:

• Architecture or Interior Design degree, accredited 4 year program at a minimum
• Minimum 7 years of experience in hospitality design or accomplished skill level
• Strong conceptual design experience and managing the implementation of a design concept in a team environment through completion that is on schedule and budget
• Comprehensive knowledge of hospitality design standards with an experienced understanding of hospitality operations
• Proven organizational abilities and attention to detail with the ability to work on multiple projects across various phases
• Strong experience in management and coordination of construction drawing sets with knowledge of commercial construction detailing, materials, methods, and codes: fire safety codes, ADA codes, and applicable codes for textiles, furnishings, and finishes
• Strong experience in management and coordination of FF&E specification deliverables/implementation through available vendors and fabricators
• Proficiency in Revit is preferred, AutoCAD, Adobe Creative Suite, Bluebeam, SPEXX or Spec Sources, Sketch Up, and MS Office and other industry standard programs
• Collaborative, self-motivated, positive, and flexible with strong verbal and written communication and must be comfortable interfacing with clients, consultants, vendors and internal staff
• Strong interest in continuing education and studio development & growth.

Though a “letter of intent” ceremony is typically held when a high school athlete announces where they’ll go to college, one Kentucky high schooler had his own to sign with a plumbing company.

According to WDKY, Montgomery County High School senior Jacob Bradley signed a letter of intent to join Fast Flow Plumbing after his graduation this month. He’ll join the company as an apprentice and work under a master plumber for two years before earning his journeyman’s license.

It’s just more of my style,” Bradley told WKYT after signing with the Fast Flow Plumbing. “I was never really wanting to be an accountant or sit down.”

“I enjoy working with my hands a lot and just the environment and those types of people,” he added.

Bradley’s ceremony, which took place May 18, was the first non-athletic signing event for the high school, counselor Lacy Gross told WKYT.

“This is something that we have done several times for our athletes who are attending college upon graduation,” Gross explained. “But this is something new here at Montgomery County High School, but I hope that this will continue.”

Bradley’s mother said she couldn’t be more proud of her ambitious son.

“His dad and I are just over the moon,” Bradley’s mother, Angie, told WKYT. “Actually, he’s a great kid and we are very lucky.”

But plumbing isn’t entirely new for the graduating senior. Bradley spent half of every school day learning the trade since meeting Fast Flow Plumbing Vice President Ben Crum at a career fair.

“We are willing to invest in anyone that comes to us,” Crum told WKYT of recruiting students into the field. “We want to make sure they have the opportunity in two years to get their journeyman’s license.”

According to US News & World Report, plumbers, on average, made about a salary of $56,000 in 2020, with some earning over $75,000. The median salary for plumbers has increased steadily over the last decade, the outlet reported.

Bradley told WKYT that he one day hopes to become a franchise owner with Fast Flow Plumbing, “if [Crum] sees I work hard enough for him,” he said.

Affordable housing for seniors and people with disabilities, many of whom are on a fixed income and require additional in-home care, is hard to come by. Meanwhile, studies have shown that The City’s homeless population is aging, compounding health challenges for those with limited access to even low-barrier resources like the new Tenderloin Linkage Center and other in-person navigation services that The City has set up for people experiencing homelessness .

Now, city leaders are taking a second swing at a project that aims to add more than 200 affordable units for seniors and disabilities on the campus of the Laguna Honda Hospital nestled in the bucolic hills just west of Twin Peaks.

But only if community members don’t stop the project in its tracks, again.

“We all know there is a tremendous lack of supply of affordable assisted living in San Francisco,” said Mara Blitzer, director of housing development for the Mayor’s Office of Housing and Community Development, during a recent public presentation about the project. “Most senior designated units are being built downtown, with a dearth of affordable housing on the west side.”

Planners of the facility, which is still in its early phases, hope to include assisted and independent living components, a child care center for staff and an Adult Day Health center that would provide drop-in services such as medication management, transportation and meals. The project would work in tandem with its hospital neighbor, providing an alternative care environment for elderly patients at Laguna Honda who are ready to be discharged into a less institutional environment.

It could also help free up some of The City’s existing low-income housing supply. San Franciscans over the age of 62 and people with disabilities occupy 58% of The City’s affordable housing inventory, a city report from October 2021 found, far more than the amount that is specifically carved out for this population.

“People often need to move far from their homes to find affordable housing developments,” said Blitzer. “We’re looking for opportunities on the west side to build affordable housing. And large parcels of land are scarce; that’s another benefit of working with Laguna Honda.”

But efforts to build a similar 150-unit facility for low-income seniors near the Laguna Honda campus were threatened by neighbors in the wealthy Forest Hill and Midtown Terrace neighborhoods back in 2016. Members of the community who opposed the project said it could damage the hillside that gives Forest Hill its name and change the look, feel and physical skyline of the neighborhood, which is predominantly single-family homes.

The sentiment echoes much of the opposition that other low-income housing proposals have faced, causing delays or altogether abandonment of projects across San Francisco.

After the original plans floundered, city officials moved to give the idea another shot, this time in a slightly different location and new goals for the facility in mind.

In 2019, The City released a request for qualifications for a development team that could transform an empty oval lot on the hospital campus that had previously been used for construction parking during renovations. Mercy Housing, an affordable nonprofit housing development, was tapped to lead the new effort. The organization has 49 senior residential communities in California and 30 of those are in the Bay Area, and claims to have a 98% retention rate across all of its senior properties.

The pandemic shifted needs and priorities and now, in 2022, conversations with local community groups, hospital leaders, planners and other stakeholders are taking form to once again resurrect the effort of building affordable senior housing on The City’s west side.

“We are just commencing our community outreach. There is lots of time to come back,” said Tim Dunn of Mercy Housing, who is working on the project. “If things go well we would submit our permit at the end of summer this year, in which case we could have entitlements at the end of the year and funding applications for federal programs in 2023, and start construction in 2024. But there are a lot of variables in there.”

A website with information about the project in different languages ​​offers a place for residents concerned to submit questions. And Dunn said that his team is currently working with Supervisor Myrna Melgar, whose district includes the Laguna Honda campus, to connect with neighborhood groups over the coming weeks and months. Mailers have already been sent out, and Dunn said others will follow.

Given prior pushback, Dunn’s team is approaching the process with sensitivity but also optimism.

“A lot of opponents of that project were supportive of doing senior housing on the Laguna Honda campus,” said Dunn. “Our ears are open, and with robust community outreach, we can address those concerns.”

“Welcome to Coterie Cathedral Hill. We are right now standing in our 3,500 square foot living room and library space. It’s a beautifully designed space with hardwood floors, white oak throughout and accents of brass and leather,” said Tansy Mak, Related Companies Design Manager.

Waiting to move into one of the 208 units is Jim Meehan.

Luz Pena: “What was it about this specific community that attracted you here?”

Jim Meehan: “I’m in excellent health, but I live alone and I’ve reached the age where it’s sort of prudent for me to have assistance available, if I need it. I’m also looking forward to being part of a community of people.”

Residents will have access to an on-site nursing and wellness team.

“A lot of safety programs here at the property as well. We even have a watch called ‘Care Predict’ so residents will have a two-way communication should they need any assistance,” said Pounsberry.

The units are on a month-to-month basis, ranging from $7,700 for a studio and more than $17,000 for a two bedroom.

“That price is all inclusive. Everything you see here at Coterie Cathedral Hill. We’ll have a concierge team downstairs, we’ll have 24 hour security. That includes transportation for our residents also in a 5 mile range of the city,” said Pounsberry.

Food and utilities are also included, “Michelin-inspired cuisine. Over five dining options throughout the community,” said Pounsberry.

The 14 story building is built by the two national developers Related and Atria Senior Living. This San Francisco location is the first of its kind, followed by a second location in New York City.

“We have 25,000 square feet of amenities which is amazing,” said Mak and added, “We have a fitness center with an outdoor pool, which is unique for San Francisco. Luz Pena: “How did San Francisco inspire some of the rooms here?”

Michael Pounsberry: “Now we are staying in the beautiful cocktail lounge. This is actually called Karl after Karl the fog.”

The luxury complex will open March 1st, 2022.

South San Francisco this week sealed the deal on plans to build a new affordable 82-unit housing development for seniors, as well as the restoration and maintenance of the city’s historic fire station.

The new apartments will be next to the Baden Ave. 201 lie and partially wrap around the building built in 1948. On Wednesday, the city approved the sale of both the fire station, which is being converted for commercial purposes by a local architecture firm, and the building surrounding the city’s own property to a non-profit developer for affordable housing. The developer acquires the KFC Taco Bell next door and joins the land for the new building, which will keep the fast food restaurant as a tenant on the ground floor.

While exact plans for the apartments have yet to be determined, the units will, for the most part, be affordable for those earning roughly half the median income for the area, the developer said. That would mean rents in the neighborhood of $ 1,600 for units intended for a single resident, given the median household income of what is currently just north of $ 100,000 across the county.

“It will be very affordable,” said Nell Selander, deputy director of the economic and community development department. “I think it’s very much in line with the older South City population who really need it.”

The city’s 65-year-old and older population has grown faster than total population growth recently, accounting for more than 16% of the population in 2019, compared to 13% in 2010, according to census data.

“This is not just an affordable, off-market complex, but a badly needed senior citizen complex,” said Councilor Eddie Flores, noting the population growth.

The city has been looking for a developer for the site since at least 2017 and is working with four others before ending up with Eden Housing, which will build and maintain the houses. Getting Harman Management Corporation, the owner of the fast food restaurant, to sell the property was one of the biggest challenges, and the deal was made possible in large part by the city’s approval to include a drive through in the future design, Selander said.

Construction is scheduled to begin in 2023 and is expected to be completed in 2025. A final design for the building, including its height and square footage, has not been released, and it has been determined that the type of fast food restaurant integrated into the development may change.

The city-owned portion of the property that is to be converted into residential will be sold to the developer for $ 1 in consideration of future use. The city also plans to loan the developer up to $ 4.5 million for the effort, and government funding could help support the affordable housing aspect as well.

The fire station is being sold to Firehouse Work LLC for $ 1.025 million. Group 4 Architecture, Research + Planning, Inc. will use the space as their new headquarters and plans to register the building as a historic structure. The fire station was in use until 2006 when the fire brigade moved to a larger facility as the city grew.

“Through this partnership, not only are we preserving history by preserving the old central fire station, but we’re also creating meaningful, affordable housing development for our seniors,” said Mark Addiego, Mayor of South San Francisco, in a statement. “Certainly a win-win situation for our residents and for honoring the past of our city.”

Billy Chemirmir, 48, is charged with robbing and killing 18 seniors. If convicted, he faces life imprisonment without parole. The prosecution has decided not to apply for the death penalty.

Chemirmir allegedly pretended to be a craftsman or broke into apartments to gain entry. Most of the victims lived in separate shared apartments for the elderly.

One of the victims, Leah Corken, 83, was found on the living room floor of her apartment in 2016. There were makeup stains on her bedroom pillow and her wedding ring was missing.

“I knew something was wrong, but I didn’t know,” said MJ Jennings, Corken’s daughter. “I didn’t know it was murder.”

Families across Dallas have had similar stories of missing jewelry and puzzling deaths of their elderly but otherwise healthy loved ones.

In March 2018, 91-year-old Mary Annis Bartel survived after a man broke into her apartment and told her “don’t fight me” when he tried to suffocate her with a pillow and left with jewelry. Chemirmir was arrested the next day.

At a press conference after Chemirmir’s arrest, then Plano Police Chief Greg Rushin admitted a tendency to assume that the death of an elderly person is natural.

“There is no in-depth investigation … It would be very easy to cover up a crime,” said Rushin.

Chemirmir’s attorney did not respond to the AP’s request to comment on the story, but has previously labeled the evidence against Chemirmir as circumstantial. Chemirmir, who immigrated to the United States from Kenya, became a legal permanent resident in 2007.

Eight of the people he is charged with lived lived at The Tradition-Prestonwood, and he has been linked to the death of a ninth resident in a lawsuit.

Just days before Glenna Day, 87, was found dead there in October 2016, she told friends something was wrong.

“They asked how things were going. She said, ‘Well, I think I should move because my friends are dying,'” said her daughter Sherril Kerr, who added that the death caused her mother to see her doctor to go for a check up.

When Day was killed, the accomplished artist had been working to restore a friend’s painting and had just been dancing in a senior citizen center.

Chemirmir was charged with two deaths earlier this year in another Dallas retiree community – The Edgemere – and linked to a third via an autopsy report.

The Tradition deaths began after his release from prison in July. According to lawsuits against The Tradition, Chemirmir was escorted from the site in late 2016 and asked not to return. A November 2016 police report said the suspect – who is not named but whose description matches Chemirmir’s – was seen there several times and said he was looking for pipe leaks.

Chemirmir is accused of killing three of her roommates on Preston Place in Plano in the two weeks leading up to the attack on Bartel.

When the victims ‘children began to find each other, they founded Secure Our Seniors’ Safety. The group advocated new Texas law requiring medical assessors to notify families when a relative’s death certificate is changed and to require spot checks by officials in gold shops.

They say more work needs to be done, including more transparency in independent shared flats. In legal proceedings, the families accused the institutions of not having the advertised security.

“We didn’t know evil was roaming the hallways,” said Shannon Dion, whose mother was killed at The Tradition and who is the group’s president.

The tradition said in a statement that it relied on investigations by police and medical experts. Preston Place said it had settled the lawsuit but did not want to comment on the details. Edgemere did not respond to requests for comment.

When Scott MacPhee read an article about Chemirmir’s arrest, the death of his 82-year-old mother at their Plano home made sense. Carolyn MacPhee was found in her bedroom on New Year’s Eve 2017, a little over eight months after her husband died. Her glasses were bloody, a door and handkerchiefs in the bathroom. Two diamond rings she always wore were missing.

“I read the story that goes, ‘Well, holy crap, that connects all the dots,'” he said.

Robert MacPhee said police suspected her mother had a nosebleed and died of an aneurysm, so the family did not perform an autopsy. It turned out that Chemirmir, under the pseudonym Koitaba, had looked after her father, who had Parkinson’s disease, at home.

About nine months after Chemirmir’s arrest, Jennings learned that authorities believed her mother had been murdered.

“All of a sudden, all of the things I saw in this room that day … all made sense,” she said.

Jennings said Corken lived around the world and moved to The Tradition from Florida to be close to her.

“She was my best friend, she really was,” Jennings said.
