<p>Six-figure homes in San Francisco are an ultra-rare commodity, as our monthly perusal through Zillow listings has repeatedly proved.  In November 2022, at least 11 properties sold for less than $1 million;  as far as the world&#8217;s eighth-most expensive city is concerned, that&#8217;s actually (sadly) a solid number. </p>
<p>What does a home in the high hundreds of thousands of dollars actually get you, though?  Usually, a few bedrooms, one bath (sometimes two) and, if you&#8217;re lucky, some refurbished interior space.</p>
<p>Below, check out our November Zillow findings, including a Potrero Hill steal, and some deeply depressing reality checks about how much these same properties went for in recent decades.</p>
<h2>2034 19th Ave.</h2>
<p><strong>Neighborhood:</strong> Sunset District</p>
<p><strong>Sold for: </strong>$905,000</p>
<p>The listing describes this two-bedroom, two-bathroom home as &#8220;livable but ready for a makeover.&#8221;  If that doesn&#8217;t quite entice you, the bay windows on both floors and the fairly ample kitchen counter space might.</p>

<h2>1998 25th St</h2>
<p><strong>Neighborhood:</strong> Potrero Hill<br /><strong><br />Sold for:</strong> $850,000</p>
<p>This semi-attached corner lot has five bedrooms and two baths across a surprisingly robust 2,285 square feet.  It has a basement storage area, plus a studio/workshop lower level, a main level with a patio attachment and two (tiny) bedrooms on the top floor.  Hard to find many San Francisco homes under seven figures with this much space.</p>

<h2>140 Caine Ave.</h2>
<p><strong>Neighborhood:</strong> ocean view<br /><strong><br />Sold for: </strong>$970,000</p>
<p>A two-bedroom, one-bathroom home coming in around 1,000 square feet, 140 Caine Ave.  sports a fresh exterior paint job, a remodeled kitchen and lots of natural light.</p>

<h2>955 Goettingen St.</h2>
<p><strong>Neighborhood:</strong> Portola<br /><strong><br />Sold for:</strong> $875,000</p>
<p>The property at 955 Goettingen St. sold for well under its original asking price of $950,000.  The listing says it&#8217;s three bedrooms and two baths but just 836 square feet. </p>

<h2>448 Holladay Ave.</h2>
<p><strong>Neighborhood:</strong> Bernal Heights<br /><strong><br />Sold for: </strong>$900,000</p>
<p>There&#8217;s lots of work to be done at this property, which is marketed as a &#8220;contractor special&#8221; that could turn into either a five-bedroom, three-bathroom home or a triplex for an aspiring landlord.  For now, there&#8217;s not much to speak of interior-wise.</p>

<h2>1635 Kirkwood Ave.</h2>
<p><strong>Neighborhood:</strong> bay view</p>
<p><strong>Sold for: </strong>$949,000</p>
<p>This Victorian-style home, originally constructed in 1907, is a decently sized 1,871 square feet, with four bedrooms and three bathrooms.  It sold for the exact asking price.</p>

<h2>178 Sadowa St.</h2>
<p><strong>Neighborhood: </strong>ocean view</p>
<p><strong>Sold for: </strong>$938,000</p>
<p>It&#8217;s impossible to miss this brightly colored two-story property: a two-bedroom, one-bathroom home with refinished hardwood floors and an updated kitchen.  For comparison&#8217;s sake, according to Zillow, 178 Sadowa St. sold in 1994 for $225,000.  Small difference.</p>

<h2>3859 San Bruno Ave.</h2>
<p><strong>Neighborhood:</strong> Little Hollywood<br /><strong><br />Sold for:</strong> $960,000</p>
<p>There isn&#8217;t much information available about this two-bedroom, one-bathroom home, save for another annoying blast from the past: In 2007, 3859 San Bruno Ave.  sold for $530,000. </p>

<h2>192 Shawnee Ave.</h2>
<p><strong>Neighborhood:</strong> outer mission</p>
<p><strong>Sold for:</strong> $825,000</p>
<p>This four-bedroom, two-bathroom &#8220;fixer upper,&#8221; as it&#8217;s described, comes with a large backyard, but other details are sparse.</p>

<h2>169 Talbert St.</h2>
<p><strong>Neighborhood: </strong>Visitacion Valley<br /><strong><br />Sold for:</strong> $999,888</p>
<p>This is a well-equipped, relatively spacious two-bedroom, one-bathroom home with a pretty-looking kitchen, a welcoming living room, a balcony and what appears to be an extensive garden.</p>

<p><strong>Sold for:</strong> $820,000</p>

<p>There have been whispers of cooling housing and rental prices in the San Francisco Bay Area, but that hasn&#8217;t yet translated into practical, noticeable dips for residents on the hunt for something even remotely affordable.  In fact, even homes under $1 million — still an enormous, largely unattainable sum of money for many — are almost impossible to come by in San Francisco.  To illustrate that point even further, and to show what you can get for less than seven figures, we compiled a list of six-figure homes that sold in the month of October, according to Zillow.</p>
<p>Some of the homes offer more than others, as you&#8217;ll see.  None are larger than about 1,300 square feet.  And a few include interesting amenities, like a surprisingly spacious garden area.  See the full list below.</p>
<h2>350 Howth St</h2>
<p><strong>Neighborhood: </strong>ocean view</p>
<p><strong>Sold for: </strong>$975,000</p>
<p>This two-bedroom, one-bath home was recently on the market for the first time in 50 years, according to the listing agents.  It was originally priced at $1.2 million in July, but sold for well under that.  Described as the &#8220;perfect starter home,&#8221; it&#8217;s got lots of carpeted space, a solid sized kitchen, and an odd washer/dryer room with a treadmill and what appears to be a shower in the corner.  So a nice little backyard!</p>

<h2>146 Vienna St.</h2>
<p><strong>Neighborhood: </strong>Excelsior</p>
<p><strong>Sold for: </strong>$900,000</p>
<p>With three beds and two baths, this 1,329-square-foot home is, believe it or not, larger than most of its competitors in the under $1 million price range.  It&#8217;s a two-story property in need of some TLC to clean up the interior, and many of the rooms don&#8217;t have ample natural lighting.  It does include a covered patio and garage, though.</p>

<h2>394 Capistrano Ave.</h2>
<p><strong>Neighborhood: </strong>Mission Terrace</p>
<p><strong>Sold for: </strong>$935,000</p>
<p>A two-bedroom, one-bathroom property flanked by two palm trees out front.  The listing says you have to walk through the car garage to get to the bathroom, which doesn&#8217;t seem ideal.  This sold for under the original asking price of $1.1 million. </p>

<h2>879 Rolph St.</h2>
<p><strong>Neighborhood: </strong>Crocker Amazon</p>
<p><strong>Sold for: </strong>$918,000</p>
<p>A sleek, updated two-bedroom, one-bathroom home with pretty backyard views, a garden, a deck and a storage area.  The kitchen has lots and lots of natural light, but it&#8217;s tiny.  The bathroom also appears to be quite small. </p>

<h2>230 Brookdale Ave.</h2>
<p><strong>Neighborhood: </strong>Sunnydale</p>
<p><strong>Sold for: </strong>$883,000</p>
<p>It&#8217;s only two bedrooms and one bath, but this 1,040-square-foot property makes the most of its space.  The living room and kitchen are relatively spacious and inviting.  There are plenty of new or updated features in the kitchen and bathrooms.</p>

<h2>1149 Plymouth Ave.</h2>
<p>Neighborhood: Ingleside</p>
<p>Sold for: $900,000</p>
<p>This Ingleside home features funky colors and textures throughout, including big black-and-white tiling in the kitchen.  It&#8217;s only one bedroom and one bathroom, but the backyard area is genuinely large and could easily host all sorts of social events.</p>

<p>San Francisco isn&#8217;t the easiest place to become a homeowner.  Despite a recent housing market slowdown that caused local home prices to drop, houses in the city are still notoriously expensive.  According to Redfin data, San Francisco&#8217;s median home price for August was $1.3 million.  That&#8217;s down from $1.5 million in July but still more than many of us can reasonably afford.</p>
<p>We&#8217;ve compiled a list of some homes in the city that sold for less than $1 million in September.  Many of these properties need some TLC, but that didn&#8217;t stop their new owners from taking advantage of these lower price tags. </p>
<h2>1690 Oakdale Ave.</h2>
<p><strong>Neighborhood: </strong>bay view</p>
<p><strong>Sold for: </strong>$950,000</p>
<p>This three-story Bayview home was on the market for the first time in 36 years.  Unless you&#8217;re a fan of outdated red carpet, the house is in need of some renovations — but its current state is still full of charm, complete with a large fireplace, built-in cabinets and a wood-paneled sunroom that the listing notes could be remodeled into a rooftop deck.  Plus, it&#8217;s located a block away from Third Street, where you can easily find some great eats, catch an event at the Bayview Opera House or hop on the Muni K/T line to downtown. </p>

<h2>243 Gennessee St. </h2>
<p><strong>Neighborhood:</strong> Balboa Park</p>
<p><strong>Sold for: </strong>$890,000</p>
<p>This two-bedroom, one-bathroom home is located right up the street from City College of San Francisco.  Though its listing notes that the house is in need of some upgrades and remodeling, its proximity to CCSF, Balboa Park BART station, the shops and restaurants along Ocean Avenue and the natural beauty of both Mount Davidson and Glen Canyon Park could easily make the extra work worth it. </p>
<p>The house is two stories with a garage on the first floor.  It features classic bay windows and is painted an eye-catching shade of light pink. </p>

<h2>398 Vienna St. </h2>
<p><strong>Neighborhood: </strong>Excelsior</p>
<p><strong>Sold for: </strong>$757,000</p>
<p>On the outside, this four-bedroom, two-bathroom house looks deceptively simple — like an orange box with barred windows — but inside, it&#8217;s hiding a basement level that turns the property into twice the size it appears.</p>
<p>Though its underground rooms still need to be permitted, the listing notes that the house could be perfect for musicians or party throwers who don&#8217;t want to deal with noise complaints from their neighbors.  It&#8217;s also located close to McLaren Park and the charming Excelsior portion of Mission Street. </p>

<h2>1991 San Jose Ave. </h2>
<p><strong>Neighborhood: </strong>Balboa Park</p>
<p><strong>Sold for: </strong>$730,000</p>
<p>Another Balboa Park house in need of some love, this property is described in its listing as being in “poor condition but great location.”  Photos of both the interior and exterior of the house show that it needs some serious work.  But Balboa Park is directly across the street, and the home&#8217;s bare bones look like they hold the potential to one day be a beautiful three-story property. </p>

<p>This two-bedroom, one-bathroom home is described in its listing as an “urban oasis,” and its beautiful backyard and garden are a testament to that — it even comes with its own chicken coop.  The rest of the house is sunny and simple, with sprinkles of midcentury charm throughout.  The property comes with a fireplace and a garage on the first floor. </p>

<p><strong>Sold for: </strong>$920,000</p>
<p>From its photos alone, it&#8217;s hard to believe this three-bedroom, two-bathroom Bayview home sold for less than $1 million.  It looks completely ready to be moved into and comes with a garage and outdoor space that both look huge for San Francisco standards.</p>
<p>The home also includes an original fireplace, retro checkered tile floors in the foyer and several charming built-ins (I&#8217;m partial to the built-in reading nook overlooking the backyard). </p>

<p>There&#8217;s a common truth in real estate: &#8220;Buy the worst house on the best street.&#8221;  In doing so, buyers can reap the benefits of owning lucrative property for cheap — and have a fixer-upper to call their very own.</p>
<p>But the San Francisco real estate market has warped that idea quite considerably, after a decrepit Noe Valley home with zero bedrooms and two bathrooms sold for $1.97 million.</p>
<p>The pre-1906 fire property, sold last Friday in a conservatorship sale, is billed by sellers as a “contractors special” — real estate speak for major fixer-uppers that are a time and money sink.  The property listing on Zillow makes no bones about its current state of disrepair and brands it as a diamond in the rough, going so far as to call it &#8220;the worst house on the best block&#8221; in the listing.</p>
<p>It sits on 2,158 square feet of land, and according to the Real Deal, which first reported on the sale, is zoned for two homes.</p>
<p>“Surrounded by many multimillion dollar homes;  this is the best opportunity on the block and your chance to make it shine as bright as the neighbors,” reads the listing.</p>
<p>(They&#8217;re not entirely wrong: Properties in the same ZIP code with comparable square footage sell for more than $2 million, according to a recent Zillow search.) </p>
<p>It was first listed in September for just under $1 million, but was in contract for $1.4 million before the final buy.</p>
<p>Local real estate blog The Front Steps listed some major gripes about the structure going as far back as 2006 — with neighbors alleging that the building shed lead paint and was “blighted.”  The property most likely has bedrooms, but as explained by the Front Steps, none of them are inhabitable and cannot be advertised as bedrooms.</p>
<p>It went viral on the Facebook page Zillow Gone Wild on Wednesday, with commenters griping about the cost of living in California and some others clamoring to fix up the place themselves.</p>
<p>&#8220;Never have I ever wished to be able to flip a house until this minute,&#8221; said one commenter.</p>
<p>Compass, the real estate agency for this property, did not immediately respond to a request for comment from SFGATE.</p>

<p>The Bay Area housing market is notoriously unaffordable, with homes often selling for way over their asking prices.  Even with interest rates rising and the market showing signs of cooling, the median home price in San Francisco was nearly $1.5 million in July 2022, according to Redfin.</p>
<p>That means it&#8217;s pretty difficult to find a single-family home for less than $1 million in the city.  We decided to check out what sold for under that amount in August, and the pickings are slim, especially if you&#8217;re not looking for a full renovation.  But if you&#8217;re in the market for a fixer-upper, it seems like there are plenty of &#8220;deals&#8221; out there. </p>
<h2>108 Caine Ave.</h2>
<p><strong>Neighborhood:</strong> Inside</p>
<p><strong>Sold for:</strong> $960,000</p>
<p>Listed as a four bedroom, one bathroom, this single-family home was described as an &#8220;absolute bargain&#8221; in the listing.  There are no photos and not much more in the description aside from the fact that the garage has 8-foot ceilings, so it&#8217;s unclear if it was the bargain it was advertised to be.  Originally listed for $799,998 in 2021, before a price drop to $749,998 later in the year, it eventually sold for 28% over asking.</p>

<p>This classic two-story home has three bedrooms and one bathroom with an updated interior and a double garage.  The kitchen has been renovated, and there&#8217;s lots of potential in the backyard space.  Still, it ended up selling for nearly 7% below the asking price.</p>

<p>This home looks basically brand new — you&#8217;ll just have to ignore the bars covering every door and window.  It has new floors, granite countertops and even a small patio.  Four bedrooms, three bathrooms and over 1,700 square feet in this city for under $1 million?  Seems like a downright steal.</p>

This is another rare, sold-for-under-asking property.  Maybe the market really is cooling?</p>

<p>For &#8220;fun&#8221; this week, we scoured Zillow, looking for San Francisco homes that sold under $1 million in July 2022. There weren&#8217;t many candidates.  In fact, after eliminating listings with incomplete information, just eight sales made the cut.  Without further ado, here&#8217;s what sub-seven-figures will get you in the Paris of the West. </p>
<h2>461 Allison Street</h2>
<p><strong>Neighborhood: </strong>Crocker Amazon</p>
<p><strong>Sold for: </strong>$880,000</p>
<p>Two beds, one bath and 925 square feet of space for a cool $880,000.  The interior sports nice-looking refinished hardwood floors, and there&#8217;s lots of natural light throughout, especially in the living room.  The kitchen is tiny, even accounting for the square footage, with hard-to-reach cabinets.  The garage has a decent amount of storage space.</p>

<p><strong>Neighborhood: </strong>Sunnydale</p>
<p><strong>Sold for: </strong>$939,000</p>
<p>This two-beds, one-bath property sold for well over its listing price of $799,000.  It&#8217;s right next to McClaren Park, on a quiet street corner, according to the listing agent.  The home is 1,040 square feet, and offsets a relatively unassuming living room with a genuinely spacious kitchen.</p>

<p>It&#8217;s impossible to miss the exterior paint job on this two-bedroom, one-bath property, which is the featured image of this article.  The listing promises a &#8220;spacious kitchen with stainless steel appliances,&#8221; plus &#8220;windows and skylights allow for natural sun light throughout the home.&#8221;  Unfortunately, there aren&#8217;t any images of the interior, so you&#8217;ll have to take the agent&#8217;s word for it.</p>

<p>Another two-bedroom, one-bath home coming in a hair under 1,000 square feet (975, to be exact).  It&#8217;s located near BART and Muni, has a perfectly nice-looking kitchen, and the newly remodeled bathroom is in great shape. <p><strong>Sold for: </strong>$981,000</p>
<p>This two-bed, one-bath home has &#8220;tons of upside potential,&#8221; writes the listing agent.  The only problem?  A second bathroom and flex space were added without permits.  Surely, the new owner is figuring out what to do about this space, which is technically 965 square feet, presumably excluding the yet-to-be-permitted additions.</p>

<p>Designed by noted Bay Area architect Violeta Autumn, this three-bedroom, multi-level property in San Francisco may look as though it was plucked off a street in nearby Sausalito.  Autumn designed her own Sausalito home in a similar &#8220;organic architectural&#8221; style, a philosophy of design coined by Frank Lloyd Wright that refers to buildings that are integrated with — and often inspired by — their natural surroundings.  This home, just steps away from San Francisco&#8217;s Mission Dolores Park, seeks to do that with wood paneling and floor-to-ceiling windows that give out onto 360-degree views of the city.  The home is the upper unit in a two-condo building, with a unique spiral staircase connecting its floors, multiple fireplaces, and plenty of outdoor and rooftop areas well suited for entertaining.  With such unique features, the listing garnered plenty of interest, even though it came during a bit of a lull in the San Francisco real estate market.  Even before the recent surge in mortgage rates and stock market pullback, there was a noticeable slowdown in the market beginning in early May, said City Real Estate real estate agent Lily Johnson, who listed 608 Sanchez.  &#8220;It&#8217;s going to be a slow summer for SF,&#8221; said Johnson, who added that if agents were used to getting more than 10 offers on properties, they&#8217;re now lucky to get just a few.  Many buyers now are exhausted by the prospect of bidding wars, and some sellers are being encouraged to pause on listing their properties until the fall.  Those dynamics are paving the way for what may be more of a buyer&#8217;s market than it has been in some time, at least for a few months.  Still, these trends did not keep home shoppers from checking out 608 Sanchez, which saw 200 people come through its first open house and had 45 disclosure packages out. </p>

<h3>What makes it unique:</h3>
<p>It was the first time on the market for this four-bedroom, two-bathroom showstopping home, which was custom-built — on the space of what was an empty lot — in 1963 by the same family that had lived in it until it was listed in January.  The home, built in a distinctively Mid-Century Modern style, was designed by famed California architect Francis Joseph McCarthy, who specialized in library buildings and designed the Stanford University Library.  With separate bedroom wings, walls of glass, and a near-360 degree deck, the unique home isn&#8217;t typical for what you might find in Miraloma Park, one of San Francisco&#8217;s quieter residential neighborhoods on the southern side of the city.  The area has long attracted homeowners for its proximity to transportation, highly-rated schools, and hillside views.  But since the pandemic it has seen even more interest, with droves of buyers &#8211; many of them priced out of Noe Valley, in particular &#8211; buying up property in the neighborhood.  Homes are selling quickly and often for asking over price, said Compass real estate agent William Kitchen, who listed the property and has himself lived in the neighborhood for 24 years.  Back then, the neighborhood was far more affordable and many of its homeowners were older.  Now, the majority of them are young families, Kitchen said, as were the majority of the buyers who came to look at the property.  Though, he said, &#8220;it was such a unique home that a lot of people just came in because they wanted to see it,&#8221; he said.  Everything in the home is original from 1963, and every room inside of it has a view (except for the bathrooms).  &#8220;It looks like it should be in Hollywood,&#8221; he said.</p>

<p>There&#8217;s a common truth in real estate: &#8220;Buy the worst house on the best street.&#8221;  In doing so, buyers can reap the benefits of owning lucrative property for cheap — and have a fixer-upper to call their very own.</p>
<p>But the San Francisco real estate market has warped that idea quite considerably, after a decrepit Noe Valley home with zero bedrooms and two bathrooms sold for $1.97 million.</p>
<p>The pre-1906 fire property, sold last Friday in a conservatorship sale, is billed by sellers as a “contractors special” — real estate speak for major fixer-uppers that are a time and money sink.  The property listing on Zillow makes no bones about its current state of disrepair and brands it as a diamond in the rough, going so far as to call it &#8220;the worst house on the best block&#8221; in the listing.</p>
<p>It sits on 2,158 square feet of land, and according to the Real Deal, which first reported on the sale, is zoned for two homes.</p>
<p>“Surrounded by many multimillion dollar homes;  this is the best opportunity on the block and your chance to make it shine as bright as the neighbors,” reads the listing.</p>
<p>(They&#8217;re not entirely wrong: Properties in the same ZIP code with comparable square footage sell for more than $2 million, according to a recent Zillow search.) </p>
<p>It was first listed in September for just under $1 million, but was in contract for $1.4 million before the final buy.</p>
<p>Local real estate blog The Front Steps listed some major gripes about the structure going as far back as 2006 — with neighbors alleging that the building shed lead paint and was “blighted.”  The property most likely has bedrooms, but as explained by the Front Steps, none of them are inhabitable and cannot be advertised as bedrooms.</p>
<p>It went viral on the Facebook page Zillow Gone Wild on Wednesday, with commenters griping about the cost of living in California and some others clamoring to fix up the place themselves.</p>
<p>&#8220;Never have I ever wished to be able to flip a house until this minute,&#8221; said one commenter.</p>
<p>Compass, the real estate agency for this property, did not immediately respond to a request for comment from SFGATE.</p>
